Most guides give you the same three answers: Roma. Condesa. Polanco. Those neighborhoods are popular for good reasons, but Mexico City is much more complicated than that. The right neighborhood depends on what you actually care about. Are you looking for nightlife? Do you want a large expat community? Would you rather live somewhere quiet and residential? Is public transportation important? Are you worried about earthquake risk? Are you buying real estate and hoping for appreciation? Are you planning to use the property part-time and rent it on Airbnb? Or do you simply want somewhere comfortable to live without paying a premium for the most famous address? Mexico City offers very different answers depending on your priorities. This guide compares some of the most popular and interesting neighborhoods in CDMX based on: Lifestyle and neighborhood feel Safety Metro and Metrobús access Earthquake and soil risk Property prices Expat presence Nightlife Family friendliness Short-term rental considerations Potential real estate appreciation Overall trade-offs There is no single best neighborhood in Mexico City. Start With Your Priorities Before comparing individual neighborhoods, it helps to identify what matters most to you. Trying to optimize for everything at once usually leads nowhere. A neighborhood with excellent nightlife may be noisy. A neighborhood with excellent earthquake characteristics may be farther from the social center of the city. Transportation: Do Not Just Look at the Metro Map One of the easiest mistakes to make when choosing a Mexico City neighborhood is looking at a transit map and assuming a neighborhood is convenient because a metro line appears nearby. That is not always true. What matters is the actual walking distance from your building to the station you will use. A 15- or 20-minute walk can make the difference between using the metro every day and relying mostly on Uber or other transportation. Coyoacán Coyoacán is a good example. The neighborhood is famous and well connected to the broader city, but the historic center itself is not directly on a metro line. Stations such as Coyoacán, Viveros, and General Anaya are located around the edges of the area. Depending on where you live, the walk can be substantial. San Ángel San Ángel has a similar problem. More Social and Lively Juárez is one of the strongest choices for nightlife. Roma and Condesa offer a slightly more relaxed version with restaurants, bars, coffee shops, and active sidewalks. Escandón is beginning to absorb some of the same energy at a lower price point. More Residential Narvarte, Del Valle, Portales, Nápoles, San Pedro de los Pinos, and Lomas de Chapultepec are significantly quieter. The Building Matters as Much as the Neighborhood Soil conditions tell only part of the story. The specific building is extremely important. Mexico City’s building standards changed substantially after the devastating 1985 earthquake. For that reason, building age deserves careful attention. A practical approach is to favor newer buildings when possible and investigate the structural history of anything older. Useful questions include: What year was the building constructed? Was it damaged in the 2017 earthquake? Has it been structurally inspected? Is there a current dictamen estructural? Were repairs or reinforcements performed after 2017? A newer, properly engineered building on weaker soil can still be a reasonable choice. Likewise, good soil does not eliminate the need to inspect the building itself. Safety and Crime Crime and earthquake exposure are completely separate types of risk. A neighborhood can perform very well in one category and less well in the other. Areas Where More Caution Is Appropriate Doctores and parts of Centro Histórico deserve more careful consideration, particularly at night and away from the busiest streets. As with any major city, safety can vary significantly block by block. Airbnb Rules in Mexico City Anyone thinking about buying a property and using Airbnb should understand that Mexico City has tightened short-term rental rules. The city has imposed a limit of 180 nights per year per property for short-term rentals. Hosts are also subject to registration requirements. This changes the economics of buying a property primarily for year-round Airbnb use. A property can still potentially work for a combination of: Personal use Medium-term stays Short-term rental income But the old assumption that you can legally operate an apartment as a hotel for 365 days a year is no longer realistic. Narvarte may be especially attractive for someone who prioritizes: Long-term value Safety Residential quality of life Lower expat density The main downside is that it is much quieter than Roma or Condesa. If nightlife and a large international community are priorities, Narvarte may feel too residential. Del Valle: Polished and Residential Del Valle offers a similar profile to Narvarte but generally feels somewhat more polished. You have direct access to: The Zócalo Museums Colonial architecture Historic churches Restaurants Multiple metro lines It is also relatively affordable compared with many central neighborhoods. But there are meaningful drawbacks. These include: Older buildings Lakebed soil Subsidence Heavy tourist traffic More petty crime Less traditional residential atmosphere Centro Histórico can be fascinating for someone who prioritizes culture above almost everything else. Xóchitl Gálvez es una ingeniera, empresaria y política mexicana con el propósito de romper paradigmas y abrir brechas y oportunidades. Estudió Ingeniería en Computación en la UNAM. Después de trabajar en el desarrollo del Pabellón de México, en 1992 fundó High Tech Services, una empresa especializada en el diseño y automatización de edificios inteligentes, logrando ser reconocida como Empresaria del Año y recibir distintos reconocimientos, como ser una de las 100 líderes globales del futuro del mundo en el Foro Económico Mundial de Davos.Más tarde fundó también OMEI, enfocada en automatización e infraestructura inteligente, y en 1995 creó la Fundación Porvenir, dedicada a combatir la desnutrición infantil en comunidades indígenas. Entró al servicio público con Vicente Fox, siendo la primera directora general de la Comisión Nacional para el Desarrollo de los Pueblos Indígenas; después fue jefa delegacional de Miguel Hidalgo y senadora de la República desde 2018, presidiendo la Comisión de Asuntos Indígenas.En 2024 fue candidata presidencial de la coalición Fuerza y Corazón por México, demostrando su gran liderazgo y capacidad de unir a los mexicanos. Xóchitl es mamá, ingeniera, empresaria, excandidata presidencial y una mujer que nos recuerda que se puede llegar muy cerca de la silla más alta del país sin haber nacido dentro del sistema que la ocupa.
