What are the primary differences between Proptech 1.0, Proptech 2.0, and today's Proptech 3.0? In what way did Brian's consulting work quickly change as financial firms navigated the Great Financial Crisis? What was it like to be at the forefront of the technology revolution within investment management that led to quant investing? Why did Brian get the chance to build a reinsurance business from the ground up and how did this work establish his credentials for raising institutional capital? How did a weekend and weeknight personal research project on shared equity in real estate lead to a role at Unison? Why was it important that from the get go the Jubilee Homes solution work within the existing real estate ecosystem? What is a leasehold product and how does this differ from a traditional mortgage? Why is Jubilee Homes focused on markets where there is a high land share percentage for home purchases? What attributes of the residential ground lease asset class make it particularly interesting for institutional capital? Why was it important for Jubilee Homes to build trust with real estate agents? Does the leasehold product work for real estate asset classes outside of residential real estate?Brian Elbogen - CEO and co-founder of Jubilee Homes, joins Proptech Espresso to answer these questions and discuss how a conversation with a professor on a recruiting trip around the opportunity to study operations researched tipped the scale in favor of attending Princeton over the Univeristy of Penn.

Sister Rosetta Tharpe was known as the ‘godmother of rock and roll' and influenced countless musicians from Elvis to Johnny Cash. Now Olivier Award-winning performer Beverley Knight is playing Sister Rosetta in a new production, Marie and Rosetta, which has just opened at the Rose Theatre in London. It tells the story of Rosetta and her singing partner, Marie Knight, described as one of the most remarkable and revolutionary duos in music history. Beverley joins Nuala McGovern in the Woman's Hour studio to discuss how the show hopes to restore these forgotten musical heroines to the spotlight. The Government has announced that care workers will no longer be recruited from overseas as part of a crackdown on visas for lower-skilled workers. The care sector has criticised the plans as "cruel" and "short-sighted". To discuss this and what good care looks like, Nuala is joined by Gavin Edwards, Head of Social Care at Unison, and care worker Kathryn Faulke, author of the memoir Every Kind of People: A Journey into the Heart of Care Work. It's thought that around 3 to 4% of people in the UK, that's one in 20, have ADHD - Attention deficit hyperactivity disorder. However many women still remain undiagnosed for decades of their lives, with those in their 40s, 50s and 60s only now discovering they have it for the first time. Jo Beazley was diagnosed with ADHD just two years ago at the age of 49, after her symptoms worsened during the menopause. She joins Nuala along with Amanda Kirby, the former chair of the ADHD Foundation and a professor in the field of neurodiversity. This week we'll be hearing different perspectives on the recent Supreme Court ruling on the definition of a woman under the Equality Act, and how it could and should be interpreted on the ground. The Equality and Human Rights Commission has issued interim guidance that, in places open to the public, trans women shouldn't use women's facilities such as toilets. Today Nuala speaks to Robin Moira White, a barrister who specialises in taking discrimination cases, and who is also a trans woman. Robin transitioned in 2011 and is co-author of A Practical Guide to Transgender Law. Presenter: Nuala McGovern Producer: Sarah Jane Griffiths

Those of us who survived the 60s did have one invaluable take-away ... culture follows music.  While powerful anti-establishment lyrics did temporarily redirect the war industry, so we thought, those tumultuous times we're orchestrated to plant insidious seeds for a larger psyop that would later reveal itself. On this Alfacast we have a delightful musical talent making waves through music, but with eyes wide open.  Grant ‘Prezence' Ellman is a multi-instrumentalist, vocalist and producer from Sedona, Arizona. His 2021 truth-bomb dismantling the SCAM of “covid” and “government” was censored from Spotify within a week of release. Prezence is fiercely devoted to his mission of spreading TRUTH, FREEDOM and LOVE through radio ready records, vivid videos and lucid live performances. His studio work is completely self-produced, mixed, mastered, shot, edited and promoted, with a true DIY ethos and work ethic. On stage, Prezence captivates audiences by live looping multiple instruments, singing soulful vocals & live mixing — "dubbing" his loops. His innovative Ableton Live rig pays homage to dub pioneers King Tubby & Lee "Scratch" Perry as well as modern dub masters Umberto Echo and Laurent “Tippy I” Alfred. With heavy inspiration from the modern reggae of Midnite, Protoje, Jesse Royal, Kabaka Pyramid, Grant weaves elements of funk, jazz and rock into a sonic tapestry that is uniquely, and undeniably, Prezence. In just one false election cycle, he's released three albums worth of singles, videos to boot. His empowering energy has graced main stages at Rise & Vibes, Unison, Music & Sky, Totality, Viva Iriezona, Anarchapulco, The Greater Reset, where he's supported the likes of Steel Pulse, Tribal Seeds, Kabaka Pyramid, The Elovaters, The Movement, Mike Love and Dub FX — just to name a few. Prezence is grateful to have found his life's purpose making music and sharing that gift with others.  Please join this episode as we have an insightful discussion on the present state of our world, and if we're lucky, Prezence just may entertain us with an inspiring tune. Afternoon all,I've gone solo again as I enjoyed it so much last week and Jai is still going through it. He'll be back next week.Points I covered here:* Planned protest - Made a mockery and laughing stock of Chelsea fans. Needs to be done in unison, needs some proper organisation across some polls, needs even like an independent fan board to head and organise it the right way with pro graphics etc. Does not need Racism, Xenophobia, fans bickering over the real reasons for the protests, and needs context and reason as to why it's happening. The word ‘American' or ‘Yanks' should not feature in ANY promo material for it or by anyone protesting.* Going through the latest fan Polls on owners/SDs* Can SDs/Club turn things around? * New info, SDs are under some pressure after January window weakened the squad.* Viktor Gyokeres and Marc Guehi linked - is it briefings to calm fans down or are they genuine? Gyokeres 27 in June, Guehi 25 in July. Right step forward?* Villa vs Chelsea 5.30pm Saturday - Villa could go one point behind us. Looked good against Liverpool. Thanks for stopping by!Peace, Si. In early 2025, we see stress that we have not seen before. The GAO has issued a report examining the federal IT Acquisition process and concluding that it needs to strengthen oversight, implement a mature acquisition strategy, and have a capacity-capable system. Today, we sat down with Reid Jackson from Unison to discuss how to make these key acquisitions.  During the interview, he discussed Acquisition Management, Cost Engineering, Virtual Acquisition, and Project Management. Unison has been involved in federal acquisition since 1984 and has a deep and thorough understanding of the procurement process.  Reid Jackson relates that some newer organizations may have a superficial knowledge of regulations and may deploy software solutions that do not enable astute and effective decisions for federal agencies. During the interview, Reid Jackson from Unison overviews many aspects of these challenges.

Unison voices in a rhythm that has more of Stravinsky or progressive rock than Louis Armstrong or John Coltrane. A Good Start To 2025. On Saturday last leading trade union activists from across the island of Ireland came together in Newry for a packed Ireland's Future event in the Thomas Davis Hub. It was a wet winter morning and i was pleasantly uplifted by the turn out. The panel included ICTU assistant general secretary Gerry Murphy, Unison regional general secretary Patricia McKeown, Phil Ni Sheaghdha, general secretary of the Nurses and Midwives Organisation, Katie Morgan of FORSA, Greg Ennis of SIPTU and Gerry McCormack of the ICTU. It was a lively and informative debate which pointed to a much better future for workers in a united Ireland.Ireland's Future is for holding the referendums by 2030 and Saturday's public sectoral meeting is part of a consultation for what it believes is the ‘crucial five-year period' ahead of us.Niall Murphy, who is the secretary of Ireland's Future explained that it seeks “to continue to inform, educate and stimulate the conversation on constitutional change in the years preceding a referendum. The pace of change has quickened and we are firmly of a belief that a referendum will take place around the year 2030, therefore it is incumbent upon the political administrations in Dublin, Belfast and London to prepare, and it is also imperative that civil society, including the trade union movement, recognises the constitutional space we are now entering.”Let the Music Keep Your Spirits HighI am not a big watcher of television. When I have my way – which is usually when everyone else is out – the TV goes on only when there is something I want to watch. Other times it is a constant background noise. An intrusion. Like white noise.Sometimes I just like the silence. Or some good music.Alexia and I have become friends. I like to listen to music when I'm writing. So Radio Na Gaeltachta, Radio Fáilte, Lyric, Radio Ulster and RTE Radio1 are my broadcasters of choice. I also have tons of tunes on my phone. And an IPod loaded up with thousands of songs from Seamus Drumm who has the most expansive reservoir of ceol of anyone I know. My ambition is to listen to all Seamie's collection before I die. Listening to music on these various devices wraps me in a melodious comfort blanket of uplifting sounds. Sometimes I will even join in.A CeasefireThe ceasefire in Gaza is only a step in a long process. It is about justice, peace, and the right of the Palestinian people to have self determination.

Fredrik talks to Dejan Milicic about software development - understanding, methods, and stories. We start by talking about encapsulation of knowledge and the essential software in organizations. Almost every organization should - it can be argued - be developing software that solves their unique problems, and yet so many outsource so much of their knowledge encapsulation. Oh, and we can never completely encapsulate our knowledge in code either, so all the more reason to keep people who actually know what the code does and why around. Dejan tells us about his way to Ravendb and a developer relations role - and how you can craft your own job, stepping suitably outside of your comfort zone along the way. We also talk about shortening attention spans, daring to dig down a bit and find out about the context of things. Like the second sentence of some oft-repeated quote. Prohibit bad things, but help automate doing good things and avoid doing the bad things completely. Dejan shares some database backstories - why would someone want to build one more database? Specifically, what lead to the creation of Ravendb? And the very strong opinions which have been built into it. Avoiding falling into marketing-driven development. After that, we drift into talking about processes and how we work. Every organization is unique - which strongly speaks against adapting the “best practices” and methodologies of others. Or keeping things completely the same for too long. Innovation is also about doing what other people are not doing. Why is concurrency still hard? The free lunch has been over for twenty years! Functional programming and immutability offer ways forward, why aren't these concepts spreading even more and faster? We get right back to understanding more context when Dejan discusses how few of us seem to have understood, just for example, the L in SOLID. Dive deeper, read more, and you will find new things and come up with new ideas. Finally, Dejan would like to see software development becoming just a little bit more mathematical. So that things can be established, verified and built on in a different way. Thank you Cloudnet for sponsoring our VPS! Comments, questions or tips? The project, named Bellwether, aims to install 400 turbines, each with a capacity of 6. 2 megawatts. Once operational, it could become the largest onshore wind farm outside of China, significantly boosting Australia's renewable energy capacity. Shifting to technology advancements, Weidmüller USA has introduced BoltControl, an innovative monitoring system for wind turbine blades. This system detects broken bolts in the blade root, potentially preventing costly damage and reducing downtime. The technology promises to enhance safety and efficiency in wind farm operations. In South Korea, Unison has achieved a milestone by developing the country's largest offshore wind turbine. The 10 megawatt direct drive turbine represents a significant leap in Korea's wind energy capabilities. For Unison plans to begin performance tests in October of this year, with commercialization expected by early 2026. GE Vernova has secured five new agreements in Spain, further solidifying its presence in the European wind market. The company will supply a total of 16 turbines for wind farms in Castilla, León, each with a capacity of 6. 1 megawatts. Additionally, GE Vernova will repower a wind farm in Catalonia and supply turbines for a new project in Andalusia. Lastly,

In addition to serving as lead pastor at Unison, Chase is a gifted musician as well as a racial equity coach for many schools, churches, and businesses. In this conversation...Chase and I talk about planting churches in a multi-ethnic context.I ask Chase about his journey as a co-vocational pastor, including a question he's never been asked or thought about before. And we discuss his new book, Seamless: What Your Spiritual Gifts are Really For, exploring the background on why he wrote the book (his answer may surprise you), what the church has often gotten wrong about spiritual gifts, and how a proper understanding of spiritual gifts is needed today more than ever amidst a rapidly changing church landscape. And lots more! And now let's get to our conversation with Chase Rashad.
