Annalise Frank of Axios Detroit chats with Citizens Research Council President Eric Lupher about the recent announcement by District Detroit developers that construction on their 17-story office building would be delayed. The codevelopers, New York-based The Related Cos. and the Ilitch organization's Olympia Development of Michigan, are instead changing the order of their 10 proposed District Detroit projects, moving up one of the planned new hotels as well as one of the residential buildings. Lupher has noted that, given the Ilitches' reputation for overpromising and underdelivering, some public skepticism is expected, but that the “resequencing” of the order makes sense, given the very difficult environment for financing office space. As Frank has reported: the city is banking on the $1.5 billion megadevelopment from the Ilitches' Olympia Development and billionaire Stephen Ross' Related Cos. to help downtown grow and attract new businesses, which includes three new office building projects. Under the new timeline, one of the first District Detroit projects will now be a new 18-story, 261-unit residential building with ground-floor retail at 2205 Cass, near the forthcoming University of Michigan Center for Innovation (UMCI). The apartments, expected to open in 2027, would provide housing for some students attending the UMCI, and 20% of the units would be offered as "affordable" at below-market rents. Frank and Lupher discussed the many potential opportunities that the residential building project could have on Detroit, providing much-needed affordable housing to Detroiters and facilitating housing for an additional student population that would likely seek out local shops, restaurants, bars, walking/running paths and all the benefits of living in an urban community.

On today’s episode, we dig out of the early and record-breaking November snowstorm and dig into a few of the things that aren’t working around town. Specifically, we talk about: That WXYZ investigation into a Detroit landlord whom the city has forgiven more than $1 million in unpaid taxes, fees and other fines he owes. It was part of the land swap the city orchestrated to pave the way for the new Fiat Chrysler auto assembly plant on the city’s east side. Now he’s screwing over families buying homes on land contracts. The Ilitches are at it again in District Detroit. Thanks to the Detroit Greenways Coalition, we know that the Ilitch family wants the city to grant it an easement over Henry and Sproat streets, which both run right alongside the Little Caesars Arena. Good idea? Or The Best Idea? And there’s a shortage of liquor, fueled by software glitches at one of the three companies the state authorizes to distribute booze to bars, restaurants and retail stores. Michigan’s Prohibition-era booze laws strike again. Last but not least, sportswriter Fletcher Sharpe joins us to talk about the Detroit Pistons at 4-7 in the early going, plus three Detroit-area soccer teams not named Detroit City FC that are making moves. The HBO show “Real Sports with Bryant Gumbel” last week turned its lens on the District Detroit, the Ilitch family’s mostly unrealized plan to redevelop 50 blocks as a vibrant mixed-use neighborhood between downtown and Midtown. Predictably, it did not go well for the Ilitches, who received $324 million in taxpayer assistance in exchange for what so far is the Little Caesars Arena, a Kid Rock restaurant and a couple dozen parking lots. Being opinionated on the subject, we talk about the episode, plus: 6:05 – An update on the progress of the old State Fairgrounds 6:45 – We break down the recent ruling from three federal judges that Michigan must redraw 34 congressional and legislative districts by Aug. 1 because they were unconstitutionally designed to favor Republicans. 8:07 – Jer interviews Detroit historian and civil rights author Ken Coleman about the life and legacy of Judge Damon J. Keith, a longtime federal judge and civil rights champion from Detroit who died Sunday at age 96. This week, Daniel Howes says the Ilitch family’s billion-dollar investment in its District Detroit, anchored by Little Caesars Arena, is being dogged by broken promises. Critics, including a new HBO segment, say the owners of Detroit’s Tigers and Red Wings have failed to deliver the residential, retail and restaurant investments promised in exchange for an infusion of taxpayer money. That’s a problem for other current and would-be investors pursuing landmark projects in other parts of town – a problem only the Ilitches can fix.

On today’s show, we have some fun discussing the return of the WLLZ call letters to Detroit’s FM airwaves, and by listener request we talk about the elephant in the room, the so-called District Detroit, in the wake of the big story that ran over the weekend in Crain’s. First up is a new Patronicity campaign to help restore Hamtramck Stadium, which hosted Detroit’s various Negro Leagues baseball teams during the 1930s. Hometown rock star Jack White ponied up $10,000 to jump-start the campaign, which seeks to raise $50,000 to restore the playing field and install signage. Elsewhere: Former Detroit Red Wing and NHL Hall-of-Famer Ted Lindsay has died. In addition to winning four Stanley Cups with Detroit, he played a big role in helping players to form a labor union. Detroit’s Wheels is back after IHeartMedia converted 106.7 over to the revered call letters WLLZ, giving it a classic rock format that frankly sounds different than the old classic-rock format of old. The Detroit Economic Development Corp. is looking for a developer for three buildings in the old Rivertown District. And we unleash many months worth of thoughts and observations about the District Detroit, the Ilitch family’s planned mixed-use, walkable and vibrant urban neighborhood surrounding the Little Caesars Arena. Your stories: - President Trump is celebrating a deal over a revised North American trade deal with Canada and Mexico as returning the U.S. to a “manufacturing powerhouse.” - Monday was the first day of a new work requirement for recipients of food stamps. About 67,000 recipients of the federal Supplemental Nutrition Assistance Program who are considered able-bodied received a letter from the state informing them they have three months to find a job or lose those benefits. - The timeline for the Gordie Howe International Bridge is now clear. The new international span between the United States and Canada over the Detroit River aims to open in 2024. - A major law firm is announcing its plans to move to a satellite office in downtown Detroit. Warner Norcross + Judd will open a new office in the District Detroit on Woodward Avenue between Little Caesars Arena and the new Mike Ilitch School of Business. The firm will be the sole tenant of the building’s third floor, occupying about 30,000 square feet. - A new analysis finds that legalizing marijuana could generate $130 million per year in new tax revenue. Voters on November 6th will weigh Proposal 1, which asks whether recreational marijuana should be legalized in Michigan. - It turns out the state of Michigan was running what a judge called “an unjustifiable protectionist regime.” And that regime was denying out-of-state retailers from shipping wine to Michigan until a federal court ruling on Friday. - BIRD BEE, a popular local boutique in Detroit’s Capitol Park that rose to prominence online, is opening up a sister store in the Scott apartment building in Brush Park. - Thanks to a pair of volunteer groups, American Handball is coming back to Palmer Park. There will be a grand reopening of the courts this Saturday, October 6th. - Crain Communications chairman Keith Crain has once again made waves with a column attacking that nefarious scourge of humanity, bike lanes. The University of Michigan-themed retail shop is opening its first location in the city of Detroit in the District Detroit. - In Warren, there’s a new Greek fast casual restaurant opening up shop. - This Saturday, Pewabic will be unveiling a new stein during their Oktoberfest celebration. On top of that, Eastern Market Brewing will be at the pottery studio on Jefferson Avenue serving its small batch Kiln Bier, an ale-lager hybrid that was brewed specifically for Pewabic.
