Geoff Thompson's documentary, Luxembourg in America, shows the continued and important connections between American ancestors from the wave of Luxembourg immigrants to the U.S. Midwest After a round-up of the ever evolving and heavy news of our times, with Sasha Kehoe, my guest this week is Geoff Thompson. Geoff is known for many things in Luxembourg, but most recently has turned his hands and brain to documentary making. Mid-19th century exodus In the mid-19th century, due to Napoleonic law here in Luxembourg which meant equal sharing of inheritance, once sustainable farms became unsustainable when divided between large numbers of children. And so, some shares were sold to siblings and that money was used to pay for the voyage to the ‘free world'. Geoff Thompson's documentary Luxembourg in America visits their descendants in places like Wisconsin, Illinois, and Iowa, and sees the heritage that is both celebrated and remaining. A Personal Exploration of Heritage Geoff Thompson, who is also President of the British & Irish Film Festival Luxembourg, shared his motivation: “It started with a simple curiosity – how had these Luxembourg communities preserved so much of their identity? What I found was an entire parallel Luxembourg, alive and well in small towns across the Midwest.” From townships like Dacada and Belgium in Wisconsin to the Luxembourg American Cultural Society (LACS) housed in a traditional stone home, the film uncovers an "island of Luxembourgish culture" preserved across oceans and generations. Thompson brings the audience along to the annual “Luxembourg under the Stars” summer festival, where Bofferding beer flows, Träipen (blood sausage) contests are held, and Moselle wine is imported and enjoyed. Midwestern Roots, European Branches The importance of maintaining and exploring one's heritage is deeply evident in this documentary, underscoring our internal need to know where we come from. By deepening our roots on this earth, we seem to feel more connected to our time and place in history. This documentary shows the shared journeys of these Luxembourg-Americans back to Luxembourg for visits, and vice versa, where Luxembourg officials visit the American diaspora. Notably, it is when some of the American Luxembourgers find family connections still alive here in Luxembourg that the magic deepens. The roots grow stronger and that ancestral bond over time is secured today. For Luxembourg nationals and many of us who live in Luxembourg, coming from other countries, this film highlights our own movements and distance from our own roots. It provokes conversation and reflection on multiculturalism, belonging, and identity. Half of Luxembourg's current population is of foreign background. Yet, just like the Luxembourg-Americans abroad, the modern Grand Duchy is also navigating what it means to preserve culture in a globally connected society. We often think of emigration as loss, and indeed one third of the population of Luxembourg was lost at the time, but it grew in another part of the world, maintaining what culture there was. Dealing With Anger PART 2 Diving into the 'How To' So now we get to learn more about the intention of anger and how it really is an inappropriate emotion. We can see examples where others have used it to propel their lives, using the energy contained in the emotion and that's ok, I guess, if you don't hold onto it. Can you think of better emotions to use? This is part two. Part two? The second part. That's what a part two is, of dealing with anger. This is where we deal with the process of letting it go and changing, creating the life we want. So I. You haven't listened to part one. Please do, because it will make so much more sense, obviously. So have a listen to part one, and then if you want, then you can come straight into this. So that'll be fine. Absolutely. Superb. So here we go. I know it's important to you. Have a listen after this. Okay, my friend, welcome back. Hopefully, now you've listened to part one, getting ready to let go, make the changes you want. Create a rich life. Because you'll be amazed. You'll be amazed when things change. Your new normal will be so rich. And in fact, I believe over time, you'll forget the old life, uh, the old way, because it no longer served you. It will no longer serve you anyway. But it's all been done. We're going to create that new way of being so it's really exciting, isn't it? I think it's really exciting. And if you remember in the first part, told you a little bit about the, uh, positive intention behind anger, trying to protect you. It's a secondary emotion. It comes in after fight and flight, and fight and flight is what protects you. Anyway, it's hardwired, as we said in your neurology. So no worries. You're always going to be protected. And what we want now is to create a way that you use the learnings, the learnings from the past, so you can be safe and therefore you can access better, uh, more appropriate emotions, behaviors and beliefs. Because when you do that, you're going to be so protected, but feeling comfortable, feeling good. And that's where we're going to be going in a short while. You remember those stories I was telling you about the guy who came and saw me with all that anger? Remember that NLP guy came up on for his presentation? And Geoff Thompson? We're going to finish those shortly. But first of all, I want you to find a comfortable place. And this is not hypnosis, by the way. You might find you're going to go inside because you're going to use your memory and maybe a little bit of imagination. So if you can find a place where you're going to be undisturbed, you're going to want to be writing things down. And I know when people go, oh, bloody hell, do I have to? Yes, it's so important that you write this bugger down, because in order to get the real depth of this, when you write it down, you have to go inside and find the right words, find, uh, how to communicate your thoughts in your head to the paper. And that makes this process so much more deeper and more connection, uh, I believe a more deeper connection with your unconscious mind. So yes, you do have to write it down. And the other bonus of that is you can come back, come back at any time, and especially in the second part of this process, you can come back and add to it, add to the things that are going to make your life richer. And I think that's important because when we come back, and it's also a great reminder, or a re reminder, as my son hates me to say, a re reminder. It's a re reminder of your commitment, your commitment to change and what you're going to get and what you're aiming for. Because we have to have an intention, and our intention is what we anticipate to achieve. I believe, and I like even go to expect this is our expectation. So you have your intention, and you may be able to visualize it from the words. Well, you will. You'll be able to visualize it from the words that you write down. And you'll be able to see a new you, a new you that is doing all the things that you want it to want him to do, her, uh, to do whichever way around you are. But it is so important that you can come back to this and, uh, even look at it and go, do you know what? I'm going to make that even better because now I know the process. I can make it even better. I will make it even better. I'm going to start to think about consequences, opportunities, because that's where we're going to start going. I'm not going to give you all now because we're going to go through the process, but I just want you to find that place where you'll be generally undisturbed, so you don't need complete solitude, but it's somewhere where you can focus and think about or use your thinking. Go inside and just muse and then write on your paper. So go and find a comfortable place, that quiet place, and set your intention, your expectation of releasing this negative emotion of anger and finding wonderful ways to put in place of the old way. And you don't know what they are yet, but we're going to go there. Okay, so get ready, and then we'll jump into the second part of this. Ask yourself what negative emotion is costing you today or in the past There you go. Okay, let's get there. Now you see what happens. Say we were to look down upon it and what we're going to ask, we're going to ask ourselves some questions. But what I have to say to you is, if you're going to do this with me, if you're going to do this, you're going to need a pen and paper because we're going to have to write it down. As I said, we're going to look down on our life, as it were. Ask ourselves some questions, get some answers. But you have to do both. Don't just do it 50 50 because we're going to do some negatives and we want to do the positives. Don't want to leave anybody in anything. So remember, I'm a therapist, and your therapist, if you want to do this, it's not a big deal, but just do the. Just do it all. So I want you to write down, first of all, what you think that emotion is. Uh oh, maybe it's. And you can swear and do whatever you like. If it's anger, or whatever, you can write it down on the top of the page, right in the middle. If it's a mind map, if you're doing a mind map, just draw a line down the middle, because we're going to have the one side and then we're going to have difference on the other side and the first one. The question is, what's it costing you? So let's just refine that a little bit. What has it cost you? And, um, write that down. Be honest with yourself. What's it bloody cost you? It'll probably cost you relationships. It might have cost you jobs, it might have cost you maybe physical things. Maybe you've done damage. What has it cost you in the past? And write those down. And when you write those down, you're going to say, be honest. Just go through all those. Not all the times, but the one, the significant ones that come to mind. What has it cost you today? Let's be honest. Because if it's costing you things which are negative, then your unconscious mind is going to start to see, oh, it's not working, is it? Because everything, the effects of this are, uh, negative. And then I want you to think, well, okay, what's it costing me right now, today, holding on to this? And it could well be your health, could be finance, could be relationships, not just necessarily romantic relationships. It could be the family, friends, social work colleagues. Write it down. Write the answers down. All on the same side. Right or left, I don't care. And then what would be the consequences if you were to choose to continue to have this emotion and think about that? Just don't go mad. We got to be realistic. But what would the cost be? What would be the consequence if you continued to choose this anger or this negative emotion? We'll go with anger. And when you look at all of that, you might just want a summary. You can ask yourself, well, how is this working for me? And you know how the answer is. It nearly swore. It's not. It's not at all, is it? But I want you to be really honest with yourself, to know that your unconscious mind is doing something for a positive reason. But what are the effects now? Might have worked at the very first time, maybe the second time, but after that, it diminishes, and now it's causing you harm, it's causing you negative effects through negative behaviors, negative emotions. And then you've got the other side of the paper again. You got to write this down and make sure you do it. What beliefs would you rather have about yourself? And they'd be positive How would you rather be? Just think, how would you rather be. So what beliefs would you rather have about yourself? And they'd be positive. They're not, I'm not angry person, because that's a negative. I'm not angry. Now, how would you be? Maybe how I would rather be is a loving person, a kind person, maybe gentle. I don't know. That came to my mind. Just what belief would you have? And it's going to start off with I'm. Even if it's the subtle one, like, I'm okay, I've got this. I can deal with this easily, effortlessly. I'm the type of person that stands up for myself in the appropriate manner. So what beliefs would you have about yourself? Because these are identity beliefs of how you would rather be in place of the old way. So no negatives. So I would rather believe I'm not angry person. No, that we want these in the positive. How would you be if you had this right now, the way you want to be? What would you believe in yourself and write those buggers down. What emotions would you have instead in place of the old anger? So it might be calmness, might be an awareness, maybe reflection, maybe just feeling of comfortable. I love comfortable. Because when you're comfortable, you can access all different things. You can access different emotions. Thoughtful, empathetic. If you like empathy, you can have anything you want. There's one beginning with a common I can always forget the bloody thing, but that's the one I want. Now what behaviors would you have in place instead of the old one? Reflect on the behaviors that would come from those emotions. So if you're, I don't know, just say you were comfortable, well, maybe you would walk differently, you would breathe differently, wouldn't you? You'd probably see things more clearly. You'd be able to talk to yourself in a different way, wouldn't you? How would you like to talk to yourself in place of the old way? And as you think of that, you're seeing in some ways, and I know you've got to, got to see it. Even if you don't see it in perfect 2020 vision, somewhere in your mind's eye there's a vision of yourself. How, uh, you'd like to be believing about yourself in such a positive way, accessing really good positive emotions, having the behaviors, using the learnings you've learnt along with all the experiences. And when you're like that, how would affect you in the world? What would the effect be on you personally? I'm sure you'd be more healthier, I'm sure you'd have more opportunities. I'm sure your esteem would grow because you can be a warrior, huh? But you can also be a lover. You can be not a comedian, but have humor. You put those three together, that's a wonderful combination. So what would the effect of on you be when you're believing in yourself in that positive way, positive emotions and those behaviors, and how would that affect others, the people around you, your close friends, maybe closer than that. Uh, those one to one relationships. What about family? How would it affect your family? How would it affect you at your work, maybe in your social life, your health, life? M how would affect your prospects for living and life? And when you think about that, what would be the consequences of being like that? What are the opportunities that are going to come your way that in the past wouldn't at all, but now, when you're like this, what are those opportunities? What dreams could you have and believe they could become true? And when you imagine all of that as one, what would that feel like? And try to describe that feeling. You have to write this down. You have to. There's no, well, I can think about it. Cloughie. Uh, I can do this. No, you have to write all of these down because it's your reminder. You can go back to all of this. You can schedule some thinking time and expand upon it. You can do it daily, and then you can see the changes. You can make it richer. So you schedule in this and you imagine one of the things, how would I act? As if I was to act as if I have those beliefs, those emotions and behaviors, and the learnings and the experiences and those wonderful goals, how would I act? And if I was to act as if right now, what would that be like? And describe it. Yes, a lot of writing, but it's going to be so worthwhile. And it doesn't have to be pages and pages, but it's so worthwhile. So when you schedule just thinking, maybe just daily seeing that you, it's a bit like that ultimate vision of yourself, but just imagine yourself having let go and now acting as if see yourself over there being that person has all the beliefs, attributes, emotions, behaviors, the skills, and is continued learning and is starting to take those opportunities that come their way. And I'll tell you what happens when you do that. We were talking about, um, that NLP man within minutes on the stage, and it was literally probably about 1520 minutes. He had tears at the end of it, but there were tears of joy. Tears of joy, because he suddenly realized, I don't need that anymore. I've let it go. And he could see in his future, just, as I said, the consequences now of the change that he'd made. And we saw him during the training. From that moment on, he was a great participant practitioner up to then, but he just got so much more out of the training. And I know he went to see various, uh, people to explain just things, and he felt so much stronger for it. What happened when Geoff Thompson channeled and learnt from his anger So what happened to Geoff Thompson, this bruiser, this bouncer? I mean, he's like five black belts in five different bloody ways. He said he can kill you in five different ways and all that stuff. But what happened when he channeled and learnt from his anger, when he used that energy, first of all, to write, but write books that help people, help people create lives for themselves to be able to deal with the things that he dealt with. He also wrote, um, film place. Film place, scripts for films, whatever it is. And they were really emotional. This is this big bruiser now writing screenplays. And what happened? He won a bloody BAFTA. He's been writing plays. He's got books. He does talks, and he inspires people. I've talked about him before. He's such a lovely man. So he's let go of the anger, and he's learned from it. I believe he's learned. He says he's channeled it into doing all this stuff, but I just think his unconscious mind has learned from it. It's no longer protecting. How can we use that energy into different things? So it's just using the energy, not using the anger. That's my view. And, uh, what happened to my client? Well, he came back after the session, and I didn't know he was coming back. And, uh, my sons had taken. Had made the appointment for me. And when I saw it in the diary, I thought to myself, oh, bugger. Maybe it didn't work. That's the first thing. It's like that negative thing you think of. Oh, no. You always think the worst. Don't we? We do. Oh, no, it hasn't worked. But he came in and said, I'm going to pay for this session, but I don't want a session. I want to sit here and talk to you and explain to you what's happened. And he told me, he said, I've been to the doctor. I'll have been to the hospital. My body is now getting better. Everything is starting to get better and get, uh. Uh. All the dials are getting more positive. And all this stuff. I say dials because they don't look quite big. All his metabolism everything was changing for the positive back to normal health. He said, my son, we don't live together because we found out really he needs his time, his space, and so do I. But we meet and we meet often, and we have this wonderful connection now. He said, just as special, he said, you don't know where I've been last weekend, do you? I ain't got bloody clue. So I'll tell you where I've been, Paul. I've just come back from the christening of my granddaughter, and I stayed with my daughter and her husband and my granddaughter, and I was at the christening. And that's all down to letting go. These are the consequences to him of letting go of that anger and being able to access those positive beliefs, the emotions, the behaviors, and learning from everything. And yes, two of those people, my NLP man, or Joseph's NLP man, my man, they were based or, uh, used processes. But the processes, in some ways, what I've explained to you, learning from the past and then learning how you can change and be better in the future. Geoff Thompson, he created that same, I believe, similar process. He learned from the past, learned what was working. He knew if he carried on, it would have been a disaster, the consequences. And he decided to change and channel that energy into the good. So that's exactly what we've done today or in this episode. And so that really means I've put equals an equal sign in my notes. So can you. But there's a couple of pre work credits. One is you have to decide what you want and you have to decide to be it. Uh, acting as if. Just act as if you've got everything you need. Yes, I know you haven't done the work yet, but if you were just to act as it, that would change everything straight away and would give you the platform, the foundations. But when you look at what it's cost you and look what you can do in future and write down the things that would do that. Because here's the thing. If you say, well, I want to be calm, you've got calm inside you because you wouldn't know you wanted it. If you wanted to have whatever emotion or whatever behavior, you can learn it. And I know you've already got it in you anyway, because if you didn't know about it, you wouldn't know to want it or think it would be good. And these are the learnings you are using your conscious mind. End with your unconscious mind to learn. Learn what will work because they're coming from the experiences that your unconscious mind has missed because it's been using that old negative emotion of, say, anger. So you have to decide this or something better. That's what you have to ask when you do this, this or something better because that's then putting the lowest bar and you're going to achieve it more and more. Take charge, decide, become the driver of your bus, not be a passenger Now, as you know, there's a couple of things I want to finish off with. One of the things I wanted to tell you, I always put these notes on the side of my paper and, uh, what I want to tell you, what was this all about? And one of the things was, don't put up with it. Take charge, decide, become the driver of your bus, not be a passenger. Get empowered. Because when you're empowered you're at. Cause you're taking responsibility. We talk about, I can do this, I get to do this good. And here's the real thing, which is that taking responsibility, it's up to you and only you. No, don't give me any excuses or don't give yourself any excuses. Oh, I couldn't do it because of. No, no one makes you, you make you, you choose. Once you've choose and use the will to do whatever you, whatever you can, the will to do whatever you need to do, you'll get there. After becoming a highly ranked martial artist in numerous disciplines, Geoff became a nightclub bouncer in Coventry in the UK at a time when it was known as the most violent city in Europe. From this experience he went on to develop a form of martial arts based on real world situations that centred on the idea of efficacy, or to put it another way - hitting first. From this he became one of the world's leading self defence experts and got to a point where he was teaching Chuck Norris's students in the US. In this rather esoteric conversation Geoff discusses how he used methods from his martial arts training to develop himself spiritually and overcome the darkness within him. I'm A Peeping Tom I'm not - It's a metaphor silly It's all about looking through windows, that is different perspectives and seeing the world differently and full of opportunities. Let me tell you two stories one from a little while ago and one just from yesterday. The first is around a guy called Geoff Thompson and sheds real light on what we can do, instead of thinking of all the things that take up our time and our thoughts that we cannot affect. It's where we can make a difference and where our energy can really make a difference. Which is my window through which I can see how I can find fulfillment and hopefully make a difference. I wonder..........? The second story, my story, is getting angry, p**sed off by other people's actions and how that affects other people in my life. And how I was reminded what I know and not to wallow in that anger or making the excuse that it's those people who MAKE me angry. I was looking through the wrong window (like a peeping tom) so what did I do? Maybe this will resonate with you and that you realize where to direct your attention and focus to make your life so much better. It may be a bit of a ramble but I think, like me, you will find ways to find fulfillment and growth - I really hope so. Today will be a special episode for me, because I have followed Geoff Thompson since I was a teenage martial artist in England, and I read his first best seller, "Watch My Back". Geoff is a man who has lived many lives. In his earlier years he worked on some of the toughest “doors” in Coventry, as a Bouncer, sometimes literally fighting for his life to protect the innocent against the violent (four of his colleagues were murdered during this time). He went in to become the prolific author of over 50 books, an award-winning film maker, a spiritual teacher, and has been a life-long martial artist. Geoff wrote two books solely about fear: both overcoming fear, and developing a strong mindset to face challenging situations. I remember reading these back when I was fighting in MMA to get my mind ready for combat, but his writings on overcoming fear are useful in almost any endeavor, especially the fear of being an entrepreneur with no steady paycheck. So let's kick it off with this first episode. We hope you enjoy. Hey everyone, welcome to the SFR show. We're going to be talking today with Geoff and Sanjay on Roofstocks web three team about cryptocurrency tokenization, alternative investments, portfolio theory and risk management just to name a few. So with that, let's just jump straight into it. Geoff and Sanjay, good to see you both. How have you been? Sanjay: Great. Good to see you again and, Michael, you look really different from the last time we spoke and so much younger and much more refreshed, I think after the holidays. Michael: Thank you. Yeah, I came back from the holidays ready, you know, cut, put some 10 pounds on and took 10 years off my face. So I'm doing the best I can, so… Geoff: That's it. Michael: That's it. So for anyone who didn't catch our prior episode together, I'd love if you could give a really quick intro who you guys are and what is it that you're doing here at Roofstock. Geoff: So yeah, we are co leading the web three business unit every stock. I'm Geoff Thompson, this is Sanjay Raghavan and we have been at Roofstock for several years and over the last year, we've spent all of our time focusing on how to use blockchain and web three technology to improve the real estate transaction process and to generally make single family rentals more accessible and asset class. Michael: And for anyone who isn't familiar with what web three is definitely go back and give that prior episode a listen. Sanjay gets into it and kind of what the technology is. So I'm curious gents where we are today, where are you seeing blockchain and tokenization playing a role in the single family space. Sanjay: So first of all, we had a sale of our Genesis property in mid-October. So for your audience who may have read about it on crypto Twitter or on media publications, that was a very successful launch of this product, we spent about 10 months working on legal and tax analysis of how to structure this product so that it would be compliant and when somebody was purchasing this property in a web three as a web three home, they were in fact getting, you know, ownership of the underlying assets. So that took us about 10 months to engineer and the sale. The first sale that happened in mid-October was a huge success, went viral on crypto Twitter, and was picked up by all the leading crypto and non-crypto publications and the reason for that was because for the first time, what really happened in crypto and blockchain, which, if your followers are looking at the market, in general, this has been a really particularly bad year in the industry for the stock market. Inflation has been at a 40 year high feds have been drastically, like we went to 475 basis point interest rate hike and so, you know, we're going through this very tumultuous time in the industry and crypto has not been an exception, either, they've, you know, Krypto has been having an unprecedented winter, where either like Bitcoin and Aetherium lost 60% of their value since last year to this year and then a bunch of crypto companies went insolvent, because of various either it was just poor risk management or just, you know, for whatever other reasons, you know, they didn't have the capital to withstand the, this bear market. So during these times, you know, this was sort of like a ray of light in this industry, because we had successfully demonstrated that it was actually possible to sell a single family rental property, which normally is a three four week closing process was done instantaneously using battery technologies. But we were also able to find a leverage partner who was able to provide a loan for that property at a 65% LTV and so the combination of all of this really was a very positive thing in the industry, and we got a lot of outreach because of that. Michael: Hopefully it wasn't FTX, right… Sanjay: No, the leverage partner was not FTY, it was Dehler finance. But specifically, you know, about your question about, you know, with respect to blockchain tokenization, what does that really mean for real estate is that, you know, we've been able to now demonstrate that it is possible to have a better sale experience, right? When you typically look at the three week closing process on a real estate transaction, there's a bunch of contingencies on an offer, both the buyer and seller are extremely nervous about what happens during the diligence period in those three weeks. You know, like, for example, as you're aware, you know, the inspection results come in, and then you find out something about the property that you were not aware of before and then there's typically some kind of negotiation that goes on the offer price after the fact. There's an appraisal, contingency financing contingency, and, you know, so anything can happen during this three week period, the seller and buyer, even though an offer was accepted, may have a disagreement later on, you know, based on the results of further analysis, and sometimes the offer can be rescinded and then you're back to the drawing board trying to relist the property and sell it. So it's a particularly stressful time, both for the buyer and seller and doing it through this web three mechanism essentially allows us to take a lot of that diligence, which still has to happen, but we're just moving it, you know, upfront in the process, so the buyer and seller have access to the same information about the property, and the buyer is able to perform all of their diligence upfront. The way Geoff talks about his experiences, you may spend a week or two looking at Amazon Prime to figure out what you want to buy for Christmas. But once you've made that decision, you want it to be delivered, you know, on Amazon Prime, same day or next day, you don't want to wait four weeks for it to be then shipped from China to you know, get to Los Angeles, and then from there to be transported to, you know, San Francisco. So, you know, we really want to make this process easy for people, right. So you do all your diligence upfront, but when you decide to make that purchase decision, it happens instantaneously and on top of that, when you add that financing in a way that's asset based and not based on your personal credit underwriting, you're not trying to find a lender and you know, sending them two years of tax returns and bank statements and as you as you're aware, Michael, what happens in this process is you send all this information, you get a pre underwriting approval and then as you're getting ready to close on the property a month or two have elapsed, and all your information is outdated, and you're resending all the information back to the lender. So you know, you want to avoid all of this as well, because that's also incredibly stressful as you're going through a purchase process and here, because it's a rental property, it's cashflow generating, you based on the value of the asset, you can actually underwrite the loan and say, you know, it's a $200,000 property, I'm comfortable giving you $100,000 loan against it and that makes the lending paradigm a lot simpler as well. So overall, it's generally a better experience, both for the seller and the buyer, when you bring in the battery technology into this process. Michael: This is mind blowing, you guys. So, I'm curious, like, how are you seeing really or rather, are people doing this at scale? I mean, is this we did it once we've, we've proven that it can be done once. But what is the scalability factor look like here? For both buyers and for sellers? Geoff: It is yeah, I can jump in here. It is scalable. It's scalable in the same way that buying and selling homes today can be done, you know in bulk, or you can assemble your own portfolio over time. It's not you know, there isn't a delayed production process in creating these and preparing them to be sold on the blockchain. We do get that question a lot. Well, how much does it cost to mint a token? You know, is it 10s of 1000s of dollars? No, that's, that's essentially free. How long does it take, it's essentially instantaneous. The work that we do to prepare this to be sold is, is what Sanjay alluded to the diligence and inspection making sure everything photos have been taken, taxes have been paid HOA square all of those things. That's what we do up front, which has to happen in any real estate transaction, we just package that up in a very short timeframe of you know, call it five or 10 days, once the home has been purchased, and rehabbed and you know, it's ready to be listed for sale. So this can be this can be scaled and then once the home has been put on chain, then this is where the seller really is going to feel the scalability and the ease of interaction because imagine that you own five or 10 or you know some number of homes, you want to rebalance your portfolio. Maybe you want to get into one market and get out of another market. Right now you know, you'd have to do that through the traditional process. It might take a few months and involved a number of different intermediaries. In our case, if you if you own those homes as tokenized properties, we can get them ready for sale in five or 10 days, and then they can be listed immediately and once they've been listed on an NFT marketplace, the sale can happen with one click. So you don't as the seller, you don't have to go through a you know, a prolonged and painful back and forth with the buyer countering after they get the inspection and you know, trying to haggle on the price or trying to get a discount here, whatever it might be. That's all taken care of up front. So in that sense, it's it does make this much more scalable and much more liquid than the traditional process. Michael: Should audience and listeners be thinking about crypto almost like a foreign currency and so just quick anecdote. So I've invested in Portugal, I signed my purchase agreement to purchase the property in Portugal back in 2020, just before the pandemic, then where the dollar was really strong against the euro than the Dollar tanked against the Euro and so I changed money after the fact and just got totally hosed on the exchange rate. How should people be thinking about exchange rate, if you will, between cryptocurrency and whatever currency there? Sanjay: Yeah, that's a that's a really good question, right and when you think about a cryptocurrency, like Bitcoin or Aetherium, these are the two sort of more commonly discussed cryptocurrencies, in a way it is, you can make the analogy that these are almost as though they are, you know, sovereign currencies of their own and there is an exchange rate between the US dollar and Bitcoin or Aetherium. The only difference here being that, you know, unlike Euro, or the British pound, where they have their own fiscal and monetary policies that, you know, determine what happens to their bank against the dollar, in the case of cryptocurrencies, they are highly volatile and we see that there's, they're very, actually strongly correlated to the stock market today. So, when, for example, the, there was an indication that the feds might slow down the rate at which they're increasing the interest rates and I think the expectation for, I believe this week the Fed is meeting and the expectation is that this week, it will be a 50 basis point taken sort of a 75 basis point high, the stock markets rallied and sorted Bitcoin with that and however, even though they're kind of strongly correlated, they're also highly volatile and so when we talk about people having cryptocurrencies that they can use to buy these properties, we actually suggest that they buy and keep their money in stable coins, which are pegged against the US dollar and there are companies such as circle which have USDC, and Paxos which has its own version of dollar pegged stable coin. And having your money in stable coins means that you're not subject to the same volatility, as Bitcoin or Aetherium might be which can drop or go up in value by 20-30% in a single day and that's, that's how we will really think about it. If people want to, you know, have an allocation, if somebody is really long on Bitcoin or Aetherium, and they want to have an allocation in that asset class, that's fine. As long as they're aware that those are highly volatile and in the short term, they could be, you know, fluctuating quite a bit. Michael: Yeah and that makes sense and so when are you seeing people make the change from the stable coin to whatever coin they're going to be using to purchase the properties? Sanjay: So the stable, you can actually purchase properties with stable coins and because, you know, we have a way to when we received those stable coins, for example, if we are the seller of the property, and, you know, property is purchased using, let's say, serpents, USDC. Once were paid in USD C, we have a way to convert that back into US dollars. So that's, you know, it makes essentially, you can think of the stable coins as programmable money meaning this whole transaction is happening on the blockchain, and it's happening through a piece of computer code, there's no you know, you and I are not sitting across the table signing documents and you know, giving a check and receiving title and in return. So, this is all happening because a piece of computer code is transferring money from you to me and transferring the, the LLC through the NFT giving you the LLC that I own, which has this property and since this is all being executed by computer code, this stable coin is really, you know, we refer to it as programmable money because a piece of computer program is able to move money from you to me, and, and allow this transaction to happen in that one click process that Geoff was talking about earlier. Geoff: You know, it feels like this is the way things should work, right? If you think about the system that we have right now for closing property transactions. It's basically inherited from England 800 years ago. You know, we've made small advancements, but not really and it shouldn't you know, it all of everyone who is involved in these transactions, and every step that's taken is taken for a reason it's solving a particular problem. But if you stop and rethink how this is done, you realize that by reordering some things, and maybe, you know, using a splash of new technology here, you can actually dramatically change the experience for everyone and it's not necessarily, you know, a zero sum game, I think it's best, it's better for everyone, everyone who's in the industry is going to be better off, there will be more transactions, because it's easier to transact, there'll be more demand because people are interested in getting in, if they know they can get out easily, right? Right now, you know that if you're looking at buying a property, you're probably going to have to hold it at least five years to recover your closing costs and wait for it to appreciate a little bit and you know, it's going to be a headache, when you do have to sell, if you don't have those constraints, you know, transaction fees are less and the time involved is less, you'll be more inclined to get in the market, because you know, you can get out when you need to. Sanjay: And, you know, I'll also add one more thing to that, right. So Michael, if you think about, you know, back in the day, when there were these kind of all day, buyers, a lot of them were like businessmen that, you know, one year, they might have made half a million dollars, but you know, then another year, it was only 150, or something and so it's very hard to underwrite those types of folks through a traditional underwriting process, because you're looking at two years of, you know, income and tax returns, and all of that, and a lot of them may not can qualify for more conventional financing. However, in an asset based lending type solution, you know, as long as you have the money, and, you know, you're not constrained by, you know, your income for the last two years or three years, as long as you have the money to buy the, you know, to put in as down payment on the product, and the asset itself has the value, you're able to borrow against it much more easily. So, you know, we just talked about the complexity of closing a real estate transaction, in general. But once you add in the financing layer, on top of that, it gets even harder because, you know, there's, again, in a in a, you know, when the market is going up, you just, you just don't know, if you know the max, you want to make the best offer, you can but at that offer, you don't know if you will qualify for the loan, because the also the rate might have moved since the time, you initially got underwritten and suddenly, with the new rate, you don't qualify anymore for that and you have to find that little bit more down payment to offset it or buy some points. You know, you and I have gone through this numerous times in our lives. But you know, you can avoid all of those types of issues because in an asset based lending program, you know, that when you buy this asset, which is worth $200,000, there's a lender, if they're willing to come in at 65%, LTV, you know that based on the value of the asset, you're going to get that loan. Michael: And if we just decouple the crypto piece of this and blockchain piece of this, I mean, asset based lending, is that available for regular folks? Sanjay: So in the traditional finance world, it is available, right, but it becomes it becomes harder, because when you're buying an investment property. As you know, Fannie Mae puts limitations on how many investment properties you can get financing for as an individual. Once you get past that limit, then you're looking at pretty much private money, hard money type lending solutions, until you can get up to a scale where you have enough properties where Citibank or Wells Fargo or Goldman Sachs might be interested in working with you. But there's this pocket where after you know, your first 10 properties till you get to a few 100, we are primarily working with, you know, non-bank lenders who are generally, you know, where the rate could be 10 or 12% and then, oftentimes, some of these lenders will also ask for a personal guarantee on top of it. So it's not, you know, while it is possible to get financing on investment properties in the traditional finance world, at some point, it doesn't scale very well and, you know, you're sort of in that desert for until you can somehow figure out a way to get to 200 properties when suddenly the larger lenders are willing to talk to you. So that problem goes away when you're using Blockchain, and specifically decentralized finance or defy as we refer to it, because they're incrementally each property that you're buying is getting financed based on asset value and so you know, you're able to get a much more sort of a pleasurable experience to get through the lending process on the blockchain than on the traditional work. Michael: Let's pivot just a little bit and talk about risk management and portfolio theory and as folks are starting to scale their portfolio or really as institutions have already a sizable portfolio, where does tokenization fit in to their playbook? When's the appropriate time? When should people be thinking about it in general? Sanjay: The way I like to answer this question is if you as an individual, if you went to your financial advisor, and said, okay, you know, I have, you know, a million dollars, I want to invest, and I want to make sure there's, you know, come up with a portfolio allocation, that makes sense for me, typically, they're going to, like, in the old days, it was just a sort of a 60,40 rule, there was 60%, in stocks, 40%. In bonds, yeah, but I think people have gotten smarter over the last 10 years and nowadays, when you go to a financial advisor, they're going to say, some allocation in stock, some allocation in fixed income bond products, and then an allocation to alternative investments, because that's where, you know, you can get non correlated yields, because the stock market moving in one direction should not and like, you know, God forbid, if you have an emergency, and you need some cash, like this would be a, you know, if you bought at the height of the market last year, this would be a really bad time to sell, you know, your S&P 500 shares to, to, you know, pay for whatever you had to write, whether it's a wedding, a doctor's thing, education, whatever it is. So, generally speaking, financial advisors these days suggest that you should have an allocation in alternative investments that are non-correlated to the stock and bond markets and, you know, you can access that pool of capital, you know, when you need to, right. So from that, from that perspective, diversification, and then when you talk about alternatives, there's, obviously, there's a wide range of assets there. But real estate is on top of mind, for almost all the, you know, anytime we talk about alternatives, real estate, sort of is one of the top things people talk about. So from that perspective, you know, almost every investor should probably be looking at some allocation, and it will depend on their individual circumstances, whether their age, their income, their marital status, and you know, their need for cash there, this cauldrons and all that, but, you know, advisors might ask you to put five to 10% or, or more into alternative asset classes and so the same financial hygiene should also be applied by corporations and institutions, because you're sort of being asked to manage the treasury of your company, let's say you are a venture funded company, and you just raised $100 million, well, you are going to keep a good portion of that money in cash and cash like instruments, money market, and so on, because you have working capital, you have other things that you need to be spending on. But some allocation of that you might put in US Treasuries, for example, right and in the crypto world, crypto institutions may keep some allocation in Bitcoin and Aetherium and other protocols that they have high conviction and but nevertheless, whether it's a web two institution or a crypto institution, it's just basic financial hygiene to have an allocation in alternative asset classes and specifically, with our product, being a web three product, you know, that money can stay, you know, essentially, the token they're purchasing is a is an NFT and it is part of the blockchain ecosystem, so they can keep their assets within the crypto world without having to continuously off ramp into US dollars and then on ramp it back into crypto when they need to switch back and forth with respect to how they receive rental income, of course, you know, if your properties are managed by a property manager, which they should be because institutions are not in the business of managing properties, you can collect your rent in cash if you have, you know, if you have to, if you have expenses that need to be paid out in US dollars, but also if you want to collect your rent and USDC or DDM, you have the option to do that as well. So whether you're a two institution or a web three institution, depending on your cash needs and your crypto needs, now you can have a yield generating crypto asset, and the yield can be collected in Fiat or in or in cryptocurrency. So, you know, it is good financial health to do it. We encourage everybody to have some allocation, whether it's through Roofstock, or through any other channel channels that they would like to pursue, but they should have some allocation and alternatives if it just makes sense. Geoff, if you'd like to add something back? Geoff: No, that's it. I mean, in our case, because we've designed a solution that allows you to transact with crypto natively. This is something that we've heard from a number of crypto or web three institutions that it's potentially very interesting for them, as opposed to maintaining all of their assets in a cryptocurrency or a stable coin, this isn't a way to get access to, you know, a diversified asset that does create yield and it does have a price appreciation component. So there are a lot of, you know, we've heard from the web three community in particular that this is a perfect diversification play. Michael: And if I'm someone that owns a sizable portfolio, maybe I own it all in cash, because that's been my mantra and I do need that quick capital injection. I mean, could I tokenize these properties and then go get asset based lending and convert that into cash very quickly. Geoff: Yes, that's your thinking ahead, I like that. Yes, the properties can be tokenized. Basically any point in their lifecycle. If you own them, now, you bought them through a traditional sale and settlement, you can, you know, basically what it means is you have to drop it into an LLC and the LLC has a particular structure that we've worked out, it is very particular. So you know, we'll work with you to set that create that LLC, to help transfer the property into the LLC. In most states, I think the vast majority of states that transfer from an owner to an LLC that's owned by the owner doesn't create transfer tax obligations. So there's, you know, there's a little bit of the traditional closing costs, recreation fee, or whatever that might be part of that. But it is perfectly possible to onboard existing assets that you own into the system and similarly, for if we're talking about other points in the lifecycle for builders, we've had a few builders reach out and say they're close to completing a community and they might want to try to sell some of these as in an NFT form, those can those new assets as new properties that really have never been titled before, those can also be titled directly into an LLC. So it's a very flexible structure, it accommodates property at whatever stage of the lifecycle it's in. Michael: Anyone who's got conventional financing experience under their belt might be listening to this and saying, Well, you're talking about lending or talking about LLCs. Those two things often don't jive play nice get in the sandbox. So the acid base lender that we're working with, or that we are going to be working with, I would imagine has no issue lending to an LLC. Is that right? Geoff: Yes, that's exactly right. The lenders that we're working with are the web three lenders, we have talked to numerous traditional lenders, and some of them expressed a lot of interest in digital assets and maybe they've even created a team. But in most cases, the underwriting aspect of it isn't, isn't there yet. They're not ready to take this to credit committee and make a loan on the structure that we're proposing here but that's okay because there are there's a lot of money that's available in the web three space, and it is more flexible in terms of what it requires. They don't necessarily need to have all of the same checks and balances that a traditional lender would be in terms of underwriting against the individual. They can be comfortable underwriting against the asset, because they're comfortable that in the event of default, that asset, it is already in their vaults. So it's in the lenders wallet at the time of default and because we're building this system where you can sell them through an NFT marketplace, there is liquidity that there wouldn't otherwise be if you were holding this you know the traditional way so you to your to your question. Are Trade Fi lenders, the traditional finance space interested? Yes, we've heard some say they're interested we haven't seen anyone actually show up to engage in detail. But there is an entirely separate pool of capital into web three space that's much more flexible and willing to work with Blockchain structure. Michael: I think my last question, guys before I let you out of here is like I'm sold this sounds obviously like a really great product, like a really cool technology that exists. Who isn't this for who, who listening to this should think about that. It's not a good fit for me because XY and Z. Sanjay: Yeah, I mean, I can start with a couple of things and then Geoff, you can add to that as well. So if the property already has financing in the Trade Fi world, this structure is hard, because we can't really transfer unencumbered property into an LLC and then tokenize it right because there's a traditional mortgage on the property and there's a whole kind of thing that's a fillip off chain, in terms of financing. So it's not going to work. If primarily you're looking to get off chain financing, then this is not for you. You have to you know, sort of follow the traditional sense. But anybody that's open to purchasing this as a web three property and open to looking at web three financing alternatives. For those people, this absolutely should be something they should consider. The one kind of drawback or question we've heard from a lot of people as they need to become familiar with how to use crypto wallets and how to essentially convert money into USD C or some stable coin, and then use that to go and make a purchase. We're here to help with those types of Q&A, right? The, you know, until you do it for the first time, it's hard, but after you've done it, then it's you know, it's easy, right? Just like when we, the, you know, iPhones first game, and people didn't know, you know, how do you which way do you swipe to do what, but then over time you get used to it and so we're absolutely happy to help anybody that's staying in the sidelines, purely because they don't understand the technology aspects of it, we can help them out. But for people that have financing constraints or other things, and you know, for them, it is until they can, you know, overcome those issues and look at sort of a pure web unencumbered property in the web three world with, then financing added to it on the blockchain. So for those audiences, that might, you know, until they figured out that, it might be a challenge. Geoff: I'd also add for owner occupants, the financing isn't fully worked out yet. So the financing that we added to the initial home sale a few weeks ago, that was very much geared towards an investment property, and for the immediate future, to the extent that we're building out the different options for defi lending, it looks like most of them will be focused on these as investment properties, as opposed to owner occupant properties and that's for lending law reasons, not wanting to cross over into a mortgage lending licensing requirement and it also just dealing with, you know, the people that are different in the, at that point, the underwriting is different as well, because it's not as easy to necessarily sell that asset if the owner is living in it and so that type of thing. So for at the at the moment, we're thinking of this mostly for investment property, use cases. Michael: Really, really cool stuff. But that, you know, once the rehab is completed that that'll get, they'll get tokenized soon, but once the rehab is completed, we'll have it available for sale. Michael: Awesome, we'll definitely have to keep my eyes peeled for the process and for the property once it's finished. That's super exciting. It was daring for the ABC. Geoff Thompson's Background Briefing is well worth a listen, though 3CR has been reporting on this movement for ages. We are looking for social tipping points when the majority of people understand that direct action is needed. Then I go to the Sydney Climate Rally of August 7th. The harsh new anti protest laws and imminent opening of new gas wells are upermost in our minds.Paddy Gibson talks about the hopes of the Gommeroi people that the new government will stop the Santos Gas project in the Pilliga. Yet Santos is attempting to overide their Native title to establish 850 gas wells in the Pilliga Forest.Paul Keating and Abigail Boyd voice the massive opposition from unions and civil society groups to the new police powers over protesters and Rilka speaks about how harshly they had been applied to Blockade Australia. Then we hear from David Spratt talking to Nick Breeze about climate risk. He says that the IPCC is giving policy makers the wrong message. For him the only question is "What is the worst that can happen and what do we need to do to prevent it? Breaking news : Paul Gilding's comments on changing our focus from reducing emissions to slowing the RATE of warming by cancelling methane."Much of the climate debate and its central arguments were formed in the 1990s when we perceived we had decades to get things under control. The context has now dramatically changed. The 2020s already see unprecedented heatwaves, wildfires, floods, emerging food crises and related geopolitical conflict – and yet this process has just begun. Every fraction of a degree of warming now brings us closer to climate tipping points that if breached, could lead to a runaway process we cannot control. We are teetering on that edge.Therefore, we need to reset the debate to have a laser focus on the immediate rate of warming and everything that influences it.This will not be easy. History shows that most large-scale global change happens with many distributed actions. Rather than ‘death by a thousand cuts', it's more like ‘life by a thousand little victories.' Thus, most arguments about the merits of different possible actions on climate change, end up with the same conclusion – we need an ‘all of the above' strategy. We see no silver bullets or amazing heroes, just all of us, and all that we do.Sometimes, though very rarely, an idea comes along which is not like that. A single action that could literally change the course of history.I believe slashing methane emissions urgently, with large reductions this decade, is such an action. Methane is a climate weapon of mass destruction if we don't act, but a silver bullet if we do. It will not stop climate change - not even close - but it might buy us the time to do so. Success in rapid methane reduction could be the singular difference between achieving some level of messy but manageable global change vs the descent into chaos and economic collapse.However, we will only take this action if we shift our mindset and focus from the ‘level of emissions' to the ‘rate of warming'.It's a hard argument to make because of the deeply entrenched focus and momentum on emissions reduction – towards which all progress is then seen as additive. As a result, everyone agrees methane is important, but its singular power to change the path we are on is not yet recognised.Let me be very clear - my key argument is not ‘methane vs CO2', it is ‘warming vs emissions.' They're connected, but very different. And it's the difference that defines the importance.If we are to reduce the existential risk of runaway climate change, we must slow the 'rate of warming' in less than 10 years. Even drastic reductions in CO2 emissions - while essential and urgent for different reasons - will simply not get us there. Firstly, because CO2 warms the climate slowly (and thus cutting it reduces the rate of warming slowly) and secondly because cutting fossil fuel use also reduces the aerosol pollution which currently has a temporary ‘cooling' effect.Given all the above, we can see that slowing the ‘rate of warming' is our single most critical task and urgent methane reduction is the most viable way to achieve it.We must therefore throw everything at this task – including faster elimination of fossil fuels, especially gas, and a dramatic focus on food and agriculture, particularly livestock. And we must deliver this change in less than 10 years.It's a tall order. The good news is that, while not easy, it's completely doable. Everything we require is available - we just need to decide. As with fossil fuels, the incumbent players will argue it's complicated and difficult, bad for jobs and the economy, that ‘sure we need to change, just not so fast!'.They are completely wrong. The science is clear that the path we are on – unprecedented climate events, geopolitical chaos, food crises and the risk of runaway warming - is immeasurably and incomparably worse than anything we can do to slow it down.If you want to understand the detail behind this argument, I explored it all in a recent discussion paper at the University of Cambridge. It covers the emergency nature of the task, the actions available and the economic opportunities that result. In particular, I explain why a focus on food and agriculture – particularly livestock – should now be our priority task.This detail matters, but don't let it distract you from the simplicity of the idea. The path we are on today is accelerating climate change with the risk of runaway warming and global economic chaos. We can choose a different path, but only if we slash methane emissions to slow the rate of warming. For episode 99 we are joined once again by Geoff Thompson. A prolific author and teacher. He is a BAFTA award winning writer. He is a world renowned martial artist and has taught seminars for Chuck Norris. He has a 7th Degree Black belt in Shotokan Karate along with a 1st Degree Black Belt in Judo. He worked as a night-club doorman for about 10 years in various clubs. He became a doorman to face and overcome his fear of violent confrontation. He has written fifty books, several multi-award-winning films, three stage plays and hundreds of articles, many published in national magazines and broadsheets. In the show we discuss the shadow and how irrespective of what's going on in the outside world no matter how crazy it is, all change starts within and in facing our shadow and our individual behaviour. In the Plus show Geoff explains, how in looking to grow we can find happiness. How the divine finds the optimum route for us, we just need to listen. Geoff explains how perceptions become reality in an absolute sense. In that we create, we maintain and we dissolve our reality. Fundamentally we need to work on ourselves and be distracted by the outside world via what he terms as Radical ownership. In doing so challenges will arise in the form of our shadows, We must catch these shadows at the level of there provocation. He asks the question of us - who are you when you're in the dark at night? Marina Cantacuzino talks to Geoff Thompson and Andrea Martinez – both victims of child sexual abuse. Geoff Thompson is a filmmaker, prolific author and martial artist. Andrea Martinez is an actress, talk show host and young mother. Their connection comes through having had a profound conversation a few years ago when Geoff was able to offer Andrea support and advice in dealing with the trauma.
