1. Assess Your Financial HealthCredit Score: Check your credit score (usually 620 or higher is required, though higher scores get better rates).Debt-to-Income Ratio (DTI): Calculate your monthly debt payments compared to your gross monthly income (lenders typically prefer a DTI below 43%).Savings: Ensure you have enough for a down payment (typically 3-20%) and closing costs.2. Gather Financial InformationLenders will need the following:Proof of income (pay stubs, tax returns, W-2s/1099s).List of assets (savings, investments, retirement accounts).Details of current debts (credit card balances, student loans, etc.).3. Choose a LenderResearch different lenders, including banks, credit unions, and online lenders.Compare prequalification options (many allow online applications).4. Complete the Prequalification ProcessFill out the lender's prequalification form (online, over the phone, or in person).Provide basic details about your income, debts, and assets.5. Review Prequalification ResultsThe lender will give you an estimate of the loan amount and potential interest rate.Remember, prequalification is not a guarantee of approval and doesn't involve a hard credit inquiry.6. Follow Up with PreapprovalIf you're serious about buying, consider getting preapproved, which involves a more in-depth review and is stronger than prequalification.Tips:Use online calculators to estimate affordability before reaching out to lenders.Avoid large purchases or opening new lines of credit during the prequalification and preapproval process.Would you like details on specific lenders or tools to compare mortgage options?tune in and learn at https://www.ddamortgage.com/blogdidier malagies nmls#212566dda mortgage nmls#324329 Support the show

In today's saturated market, standing out from your competition is essential. It's not enough to simply list your product or service's features—you need to clearly and persuasively communicate the unique value you provide. This requires a strong, focused marketing message that grabs attention, builds trust, and motivates action. Below is a three-step guide to crafting a marketing message that will resonate with your target audience. It's designed to help you clarify your message, provide context that supports your value proposition, and create a vivid, memorable image of your solution in action. Step 1: Clarity - Precisely Explaining the Problem You Solve First and foremost, it's crucial to clearly define the problem that your product or service solves. Being vague here is a lost opportunity. Potential customers need to immediately understand and relate to the issue you're addressing. Tips: Write a clear, concise statement that articulates the problem you solve. Use language your target audience uses and understands. Test your problem statement on people outside of your industry to ensure it's clear to those unfamiliar with your space. Example: Instead of saying "We offer comprehensive financial planning tools," say "We help young families create a secure financial future without the stress of complex planning." Step 2: Context - Supporting Your Value Proposition with Unique Selling Points Now that you've defined the problem, it's time to convincingly communicate why your solution is the best choice. This is where your unique selling points (USPs) come into play. USPs are specific, tangible benefits that set you apart from your competitors. Tips: List 3-5 unique selling points that are both relevant to the problem you've identified and distinct from what your competitors offer. Use data, testimonials, or specific examples to support each USP. Keep these points focused and concise. Example: "Our tool simplifies financial planning through easy-to-use templates, provides real-time budget tracking, and offers personalized advice from certified financial advisors." Step 3: Creative - Helping the Visitor Visualize You Solving the Problem A powerful marketing message doesn't just tell—it shows. This step is all about painting a vivid picture of how your product or service will improve your customer's life. This ‘visualization' can be created through storytelling, examples, or imagery. Tips: Use a compelling story or scenario that shows your product or service in action. Consider before-and-after visuals, such as images, videos, or infographics. Use emotional and sensory language to make the scenario as relatable and tangible as possible. Example: "Imagine a Sunday evening where instead of drowning in spreadsheets, worrying about retirement savings, or stressing over upcoming bills, you're relaxing with your family, secure in the knowledge that your finances are in order and your future is bright. That's the peace of mind we bring to young families every day." In conclusion, crafting a winning marketing message is about more than just saying what you do—it's about clearly articulating the problem you solve, substantiating your solution with unique and compelling selling points, and painting a vivid, emotional picture of the positive outcome you deliver. By following these three steps—Clarity, Context, and Creative—you'll be well on your way to a marketing message that not only stands out but also converts. Today we will be sharing the (4) temperaments framework, and helping you to understand each of the temperaments. You have an opportunity every day, with every person you encounter, to hurt or to help. Temperament VS Personality Temperament is what you're naturally predisposed to. Like your eye color or fingerprint, it's unchangeable. It is why some people are drawn to the spotlight and stage and others are content with a cubicle in a quiet office. You don't choose who you are and you can't change how you're wired… though many of us try. Personality is how you display your thoughts and feelings. It's influenced by things like birth order, education, and experiences. It can, and does, evolve over time. Just think about the high school version of you compared to the man or woman you are today. The years and experiences in between have changed you. Here are the (4) Temperaments. Sanguine: Traits: Cheerful, outgoing, social, optimistic, and lively. Tips: Embrace your extroverted nature and sociability. Your enthusiasm and energy can be contagious and positively impact those around you. However, be mindful of impulsive behavior and remember to follow through on commitments. Choleric: Traits: Ambitious, confident, decisive, and assertive. Tips: Use your natural leadership skills to motivate and guide others. Your strong determination can be an asset in achieving goals, but be mindful of being overly controlling or aggressive in your approach. Melancholic: Traits: Thoughtful, analytical, reserved, and sensitive. Tips: Your introspective nature allows you to see things from a different perspective. Embrace your creativity and use it to express your emotions and thoughts. Be cautious of overthinking and negative self-talk; find a healthy outlet for your feelings. Phlegmatic: Traits: Calm, easygoing, patient, and diplomatic. Tips: Your ability to remain calm under pressure can be a great asset in resolving conflicts and creating harmony. Use your diplomatic skills to mediate and bring people together. However, make sure you also express your needs and avoid being overly passive in situations where your input is essential. Remember that these temperaments are generalizations, and most people possess a combination of traits from multiple temperaments. The goal is not to fit into a specific category but to understand yourself better and capitalize on your strengths while working on areas that may need improvement. Self-awareness can lead to personal growth and more harmonious relationships with others. with Simona Scarpaleggia In the last episode of the season, I talk with Simona Scarpaleggia, an international business leader, author, board member and former global CEO. It was under her leadership that IKEA Switzerland has achieved worldwide recognition for reaching gender equality, both overall and in management. In just 9 years, the company has increased the proportion of women in management positions from approximately 4% to 50%. In this conversation with Simona, we delve into the topic of how to create sustainable change in the workplace, why she thinks part-time shouldn't be a career killer, and whether the DEI policies she advocates for are harder to implement in smaller companies. This episode is gold for both high-level insight and incredibly practical advice. Simona highlights specific areas of action, common setbacks you're likely to encounter on your DEI journey, and how you as a leader can become a role model for your team. Learning Points: Diversity, equity and inclusion policies are key to creating change, but it won't last if the policies only rely on certain individuals to make them work. They need to have systems built around them that are independent from leadership. A workplace with general equity not only gives you better reputation as an employer, it can also be a competitive advantage because you become a representation of the diversity in the market, meaning you can understand and serve your clients better. The winners of tomorrow will be those who can effectively utilize the potential of a hybrid work environment. This requires challenging deep-rooted assumptions about the role of leadership and what you think of as the key traits of a great employee. Tips: Use role models and success stories to show your employees they won't get penalized for taking advantage of policies like paternity leave and part-time work. Don't use the same leadership style with all of your employees. Learn to distinguish between situations where clear direction is needed versus ones where your role is to inspire, then just let your team do their job. When considering someone for a promotion, focus on the results of the person and what they bring to the table rather than their availability to be physically present all the time. I had an interesting back-and-forth with someone on Facebook and while I'm still not quite sure "what" their intent was, it did bring up a great talking point in regards to what "actually" is the cause of money being made in the markets. Is it "because a move happened", or is it because you had the tools and a strategy available to "take advantage" of the move. Let's discuss.

For more tips and inspiration, go to my website majo.co and follow me on Instagram @majo.heroineYou made it this is the last and final minisode in a four part series on boundaries. If you haven’t already done so, make sure to listen to the entire series from top to bottom, because it will give you a full picture on how you can maintain healthy, strong, boundaries to be more badass in a world that is clawing at your time and attention. In this episode, I want to introduce you to a four-step communication tool for speaking up when something is bothering you, when you feel someone has overstepped one of your boundaries, and you want to let them know that’s not cool with you. Because in working with and talking to hundreds of women, I noticed a pattern – after years of growing up in the patriarchy, when something bothers us, we don’t speak up. You know, It starts in our teens. Harvard researchers found that during adolescence, girls stop speaking from their experience, and expressing their true feelings and thoughts, even though they were outspoken as children. They literally lose their voices, become more quiet, and say “I don’t know” a million times, really as a way to hide. The researchers conclude “to say what they are feeling and thinking often means to risk losing their relationships...”Sound familiar? It starts in our teens but carries on into our 20s, 30s, 40s and beyond. The tool I want to introduce to you is called nonviolent communication – NVC for short. Started by a psychologist in the 60s, Marshall Rosenberg, this process will help to communicate to others about you need with less judgment. You might want to pause the audio and grab a paper if it’s helpful to take notes.Surely, you’ve been in a scenario, where you’ve felt triggered and want to respond, so what can you do? NVC consists of four simple steps:Step 1: State the facts – What events did you observe? Step 2. State your feelings – How did you feel?Step 3. State your needs – What is your unmet need? (Note: I like to give the option of stating your values here, if that works better in a professional context than your needs)Step 4. State your requests – What is your request? What do you want moving forward?I’m going to break it down and run through examples and tips.Step 1. What events did you observe?__________________________________________________________________________________________________Example: “Last month, you authored the article about our project.”Notice here, that I’m sticking to the facts. It’s something that a third party objective observer would agree , and couldn’t be argued. Tips:So, you want to stick to the facts. “You seldom do what I want,” is an evaluation, versus “You did not attend the last three meetings,” which is more factual. You want to be specific. “She frequently attends,” is too vague, versus “She attended at least three times a week,” which is precise. You want to focus on observable behaviors. Memories about words people said can be subjective and distorted, so report on actions. Step 2. How did you feel? “I felt …__________________________________________________________________________________________________Example: “I felt frustrated.”Tips:Focus on emotions and sensations. Most derive from these five: sadness, disgust, fear, joy, and anger. Avoid thoughts (e.g., "I feel like I didn't get a fair deal"), stories about yourself (e.g., "insecure"), how you think others are evaluating you (e.g., "unimportant"), or what we think others are doing to us (e.g., "misunderstood," "ignored").Be vulnerable. It takes courage to state something plainly, but it’s powerful!Step 3. What is your unmet need or value? “Because I need/value …._________________________________________________________________________________________________________Example: “Because I need/value collaboration and equality.”Tips:Focus on universal human needs and/or cultural values. Under your feeling is an unmet need or unheld value. That’s why you’re hurt, sad, surprised, frustrated, because some universal human need feels like it isn’t being met. For a list of common needs, check out: www.cnvc.org/Training/needs-inventoryStep 4. What is your request?_________________________________________________________________________________________________________Example: “When we launch the next product, I’d love to author the announcement post. How does that sound?”Tips:Use clear, actionable language. Don’t expect a yes. Requests are free of demand. We put the request out there, but it may not necessarily be met. Empathize. If you receive a "no,” don’t give up. Instead, empathize with what is preventing the other person from saying "yes" before deciding how to continue the conversation. So there you have it, the four steps to non-violent communication. Honestly, it’s one of the most powerful communication tools I’ve come across – and I’ve used it on myself and with clients, with family, with friends, and it’s really given me the power to set a boundary about what I need and want, and share how I feel about a situation, instead of staying quiet, and stewing in my bitterness. Outro:That’s it.We have wrapped up our minisode series on boundaries – I hope you found it helpful. Since starting the series, you have gained so many more tools in your toolbelt to conserve, and yes, protect your energy, so that you can invest it towards your creativity and calling on this planet. We really need you to have those boundaries as a modern woman, so that you rock your heroine’s journey to its fullest. Playing Favorites: Cauliflower with Almonds, Raisins and Capers, Chicken Enchiladas with Creamy Green Sauce, and Chicken Cacciatore We break out some recipes we have been making for years with two recipes Kate and Betsy found online years ago and a family favorite from their childhood. Smitten Kitchen’s Cauliflower with Almonds, Raisins, and Capers gets an update and Martha Stewart’s Chicken Enchiladas with Creamy Green Sauce does not disappoint. Betsy and Kate revisit their childhoods with Kitchen...er, Chicken Cacciatore. Lastly, we might have a few new magazines to read on the beach or anywhere with a spot of sun this summer. This week we cooked... Cauliflower with Almonds, Raisins and Capers (Original): Smitten Kitchen; Kate’s Simplified Version Cauliflower is roasted and then topped with crunchy, herby, tangy mixture of almonds, herbs, capers, and raisins. Smitten Kitchen started out with the original take on this dish and Kate simplified it for her sisters and listeners. Tips: This is a lovely vegetarian “main” dish or on the side of a light protein like white fish or chicken paillard (see Episode 3 for a paillard how-to) The original version is tasty but has a lot of moving parts. Read it through and decide if that or Kate’s version is more your speed. Chicken Enchiladas with Creamy Green Sauce: Martha Stewart Shredded chicken is wrapped in corn tortillas, covered in a creamy green salsa, topped with cheese and then baked up to comfort food perfection. Tips: Choose your salsa based on the taste buds of you and your family. A spicier salsa definitely adds dimension to the dish but could be too much for little mouths. Chicken Cacciatore: Schulz Family Recipe (card 1, card 2) The Dinner Sisters grew up with this family-friendly dish of chicken lightly browned and then slow-simmered with onions, garlic, herbs, and tomatoes. Serve with spaghetti and watch it disappear. Tips: Use chicken thighs and drumsticks here. Chicken breasts will just dry out. A slow simmer is key- try this on a night you have time to cook the sauce for an hour. Total prep and cooking time takes at least an hour and a half. The Dinner Sisters grew up eating this with spaghetti or other long noodles but polenta would also be nice here. From the Smorgasbord... Try world cuisine adapted for the home cook with recipes from a new magazine, Milk Street. And if you're interested, a bit of the controversy behind Christopher Kimball's exit from America's Test Kitchen. Netflix's series, Chef's Table, showcases amazing food and the sacrifices people have made to be the best in their craft. The latest, Season Four, highlights pastry chefs. We really liked the Christina Tosi episode but all were worth watching. (Check out the gelato episode...oh man...) Episode 03: Sheet pan love In this episode we jump in on the sheet pan dinner trend with a winning recipe for barbecue meatloaves. We also cook up some french bread pizzas and make a kale, apple and cheddar salad. Plus, we all make sure to watch the video about how to make chicken paillards and learn a technique that we’ll use for a long time to come. This week we cooked... French Bread Pizzas : The Pioneer Woman While our mom was more likely to make her own french bread than buy french bread pizzas from the freezer section, this recipe still holds childhood appeal. (No joke, our mom still turns out at least a couple loaves a week. Maybe more. She's a machine.) The toppings make this pizza, so go wild! Tips: Think of this recipe as a starting point...don't need 12 pizzas? Halve or even divide it by thirds (add this to notes re: amounts). Don't like a topping? Get rid of it and replace with something you like. Really, we saw this recipe as a reminder that weeknight meals can and should be fun. We thought this is a good recipe to have in your back pocket for large groups or when you are in a limited kitchen (ie: only have a toaster oven). Sheet Pan BBQ Meatloaf Dinner: Budget Bytes Sheet pan dinners are super convenient, which is why they are so popular. Everything on the pan? Good. Bake and eat! BBQ sauce and meatloaf are a delicious combo. Tips: Use the handy scale up/down arrows on her recipe to make this for two or eight people. Half sheet pans are super useful! Get yourself one ASAP (See link below) Kale, Apple and Cheddar Salad: NYT Cooking & Chicken Paillards: Martha Stewart The internet has many a kale salad. This is one of our favorites. The apple and cheddar are nice foils to the bitterness of the kale greens. The technique for chicken paillards is a good one to have in your back pocket. Pound out a chicken breast for even cooking. Tips: Deviate from the recipe a bit and massage in the oil first- then add the rest of the dressing. This helps soften the kale. Good news- this salad holds up over the course of a couple days. Perfect for lunch the next day. From the Smorgäsbȯrd: Seeded Whole Wheat Banana Bread We also thought you might like... We also talk about how humidity can also affect density altitude by as much as 32%, especially at lower altitudes. We also discuss the effects on human physiology and give tips for what pilots can do to minimize the effects of heat on themselves while preflighting and flying general aviation aircraft.
