 Wear an Easter LillyI did not think Easter is almost upon us. It has crept up on me. For Irish republicans Easter holds a special significance. It is synonymous with the 1916 Easter Rising and the heroism over a century ago of those who rose up against the British Empire and declared for a Republic. It is also a time when we remember all of those women and men – over countless generations – who gave their lives in pursuit of Irish sovereignty and independence.In the course of my activism I have travelled widely. I have visited many countries. Time and again I have been struck by the determination of nations to honour the patriots and freedom fighters who gave meaning to their desire for freedom and self-determination.Across the world there are countless memorials to those who fought in wars against colonialism. National ceremonies of remembrance are held. Buildings or lands and even prisons associated with struggles for freedom are protected and used as aids to teach young people the value of citizenship and the importance of freedom and democracy.Across this island and beyond there are many such monuments to Irish patriots. Next Sunday tens of thousands of people in towns, villages and cities, at country crossroads and at lonely hillside graveyards across the country, will gather for commemorations. They will gather also in Britain, Australia, Canada, the USA and many other places.Most will wear an Easter Lily. This is a symbol of our enduring commitment to the ideals of 1916 and of the Proclamation of the Republic and is a mark of respect for all those, from every generation, who paid with their lives in the cause of Irish freedom.  Micheál Martin and Moore St.Micheál Martin visited 14-17 Moore St. last week. Number 16 is where the leaders of the Rising held their last meeting before their execution. Numbers 14-17 are the planned location for a National Monument to those who fought in the 1916 Easter Rising and who evacuated to that street as the GPO was in flames. Martin's visit comes 12 years after he called for the "protection and enhancement" of Moore Street. It comes 19 years after the Fianna Fáil government of Bertie Ahern designated 14-17 Moore St. as a National Monument. During that time the buildings lay derelict and have fallen into a dangerous state of disrepairNow almost two decades later Martin takes an interest, on the cusp of Easter, in a site that his government has starved of funding. Moreover, Martin has backed the plan by the London based developer Hammerson to obliterate the Moore St. Battlefield site, including historic buildings that are part of that period.The rumour was that he was to make a public statement about this. Representatives of the Moore Street Preservation Trust were there to respond, including the grandson of James Connolly, James Connolly Heron. James presented An Taoiseach with the Trusts plan for a 1916 historic and Cultural Quarter. This encompasses the preservation, restoration and management of the Moore Street Battlefield Area, as designated by the High Court in 2016 “the lands, buildings, streets and lanes within an area including Moore Street, Henry Place, O'Rahilly Parade and Moore Lane, in which the 1916 Rising Volunteers travelled after evacuating the GPO”.  Two different Voices on UnitySpeaking of Micheál Martin, the Fianna Fáil leader was interviewed for the Belfast Telegraph last week. I was disappointed but not surprised by his assertion that he wasn't even thinking of a ‘border poll'. Christy was praising the quality of the work Bobby created in the harsh conditions he endured. He was making the point that you can only imagine what Bobby might have gone on to produce in different circumstances where his creative imagination could have been nurtured and not repressed. But of course this was not to be. Bobby led the second hunger strike in the H-Blocks of Long Kesh and he was the first of the ten men who fasted to death in that awful summer of 1981. ON Saturday night I was privileged to attend the oíche mhór Ghlór na Móna in Belfast's City Hall. The event was to celebrate twenty years of this amazing Irish language initiative made up mostly of and aimed at young people in the Upper Springfield area. It was a great night. Packed out with young Gaeilgeoirí. But there was also a good clatter of veteran campaigners. The pioneers who gave us the Shaws Road Gaeltacht, An Chultúrlann, Lá, Raidió Fáilte, An Meánscoil (now Coláiste Feirste), an Cheathrú Ghaeltachta and many other wonderful cultural and communal creations, including a thriving Irish medium education sector.Protest and book launchMoore St THE threat by English developer Hammerson to demolish much of the 1916 Moore Street Battlefield site in Dublin was given the green light by An Bord Pleanála several weeks ago. Unique Robert Ballagh Moore Street PrintAs regular readers of this column know I have been involved for a very long time in the campaign to protect and develop as a historic and cultural quarter the Moore St. Terrace and its environs in Dublin. The entire terrace 10-25 Moore Street was occupied by the evacuated GPO garrison at the end of Easter Week 1916. The developer - Hammerson - wants to demolish much of the terrace.You Are Never Alone With A Book.  I'm glad to say I finished reading a few books over the last month so I will update you on them over the next couple of weeks.First off  is The Ghost Limb by Claire Mitchell. This is an intriguing read and Ms Mitchell is a persuasive writer, gentle, witty and positive. She describes herself as an alternative Protestant and Ghost Limb has a sub-title ‘Alternative Protestants and the Spirit of 1798'. In this compelling book a  group of these citizens retrace the steps of the United Irishmen - and women- who worked for the unity of Catholic, Protestant and Dissenter over two hundred years ago as a means to end the connection with England.Walking with my MotherOur mother Annie Hannaway – Annie Adams died on the 4th September 1992. Her spirit lives on in the memory of our family and those who knew her. Here's a little poem I wrote a few years ago.

Timestamps: [1:44] Aleksandra: What initially sparked your interest in sustainability within real estate? Originally I was an architect so my primary expertise is in real estate, I know how it is designed, constructed and managed. I discovered the issue of sustainability when I was working as a design manager for the Building Schools for the Future Program. One of the requirements of the funding was that it had to achieve a sustainability certification to a certain level. I feel sustainability is a primary issue so if I can contribute to it using my primary expertise then I will. [3:54]  Simon: How did you get into this role in ESG? I started off my career as an economist working for a very small economics consultancy in London and then moved to DWS Group 11 years ago. ESG influences a lot of my work nowadays, it's always been a factor but now ESG touches pretty much every part of the research and strategy that we do.  [7:47] Simon: Are there any key data points and trends you can show us from your research? We still struggle for data in this area and there is a lot of noise around it so it is important that the more data points we get, the better the analysis.  I think we will be moving from a world of green premium to a world of brown discount. I think the industry will in time all have high levels of environmental credential sustainability and the buildings that don't will be at a discount rather than the market average. [9:26] Aleksandra: How do you tie the live data into your strategy? The critical point is your due diligence when you're making the acquisition decision and getting the actual performance data from the building. It is still not practised in the market to provide full information of how the asset performs to the potential buyer. Historically we used energy performance certificates which are not reflective of reality, they are a theoretical model which only looks at regulated energy. The live data for both the asset management and acquisition management process is incredibly important. The issue is that a huge number of assets have old meters, therefore smart solutions are really important to help digitise the data on those buildings. [13:10]  Simon: Do you think the rising interest rates, inflation and geopolitical uncertainty will affect the investment and adoption of ESG? I think we are in a market environment in general where we will see less investment in real estate, we got the real capital analytics data for the second quarter for Europe today and year on year investments are down by about 20%. ESG strategies will not be fully immune to what is going on but the trend towards ESG based strategies will continue to grow and accelerate. I think there are some positives to be taken from the price correction going on. The buildings today that are of poor quality and low environmental standards are likely to reprice at more than the market average, allowing opportunities for repositioning and impact. [15:45] Aleksandra: In terms of rising interest rates, inflation and geopolitical uncertainty, what is affecting your strategy and investment decisions? Some of these aspects are actually accelerating the focus on energy usage. Energy prices rising will definitely favour buildings that are energy efficient and give tenants a financial incentive. These measures are payback to sustainable buildings either in low utility costs or higher tenant demand. Whether you believe in climate change or not, if the energy prices continue to rise, tenants are going to want more energy efficient buildings. [18:58] Simon: Have you got any data points about how much money people could save if they used a certain technology? Given the rise in gas, carbon and energy prices, those buildings with low energy ratings are susceptible to rental declines and rental underperformance. Looking at it from a risk perspective, if you come into conflict with regulation and you're no longer able to lease that building because it is not meeting the standards then you have an obsolete building. [20:28] Aleksandra: What changes in regulations have you seen in your career and how do you collect data on it? We are assessing the risks accordingly, we use a tool called CRREM which is based on real life data to help assess stranding risks of these assets. That then directly has an impact on our investment and asset management decisions. Regulations will have to deal with existing building stock if we are to achieve net zero carbon goals. Therefore, some of the regulations that come in will need to regulate private house owners, not just commercial landlords. [25:25] Simon: What do you have to say about regulations? I think we should see regulations as a part of life not as a negative or a risk from an investor perspective.When regulations are well specified and known in advance then we can respond accordingly. In terms of collecting data on regulations, it is important to have people on the ground engaging with local bodies and the government, in order to understand how that regulation will impact upon your investment. [27:20] The ‘LMRE' part, Louisa asks the guests to talk about;  L – Touch on the main lessons you have learnt throughout your career. Aleksandra: Flexibility and being open for opportunities, if you want to be successful in your career then being flexible and open-minded is the best advice. The status of ethnic diversity on FTSE Boards It is five years since the 2017 publication of the first report into Ethnic Diversity of UK boards by Sir John Parker and the Parker Review Steering Committee. Over the last five years, we have seen changes in diversity and inclusion, and it is a huge success that as of today, 94 FTSE100 companies have met the target. But while much has been achieved, there can be no grounds for complacency, and it is clear that more needs to happen.In this podcast, Dr Sabine Dembkowski talks with David Tyler, who has recently taken over from Sir John Parker as Chair of the Parker Review. David Tyler is currently the Chair of Domestic & General, The White Company and Imagr. He is one of the most respected and admired Chairs in the UK, having also served in this role at several other companies, including Sainsbury's, Hammerson and Logica.Some of the key takeaways of the conversation include:"I hope listed companies can be a beacon for other organisations"Since 2017, the number of FTSE 100 companies with someone from an ethnic minority background on the board has doubled, from 47% to 94%. In terms of directorship, this has also doubled, from 8% to 16% directors. "What's important is the mindset's changed"David outlines how diversity is important in a wider cultural sense. The benefits of diversity around the board table are now largely accepted, with many companies wanting to show their employees and outsiders that people from ethnic minorities can succeed."Only when you have the data can you do something about it"Firstly, companies need to know their diversity data, which means that people need to self-declare how they identify. This enables a company to monitor percentages of any particular group of people, such as those at executive committee level. Without this data, it is impossible to measure your position and progress, understand who is leaving, progressing well in the company, and why. "Show the direction you're going"Secondly, targets for minority ethnic participation need to be set – and not just at board level, which the Parker review focussed on.  "You don't have to reinvent anything"Third, David feels the heart of what companies need to do is to create if they don't already have it, an inclusive culture throughout the organisation. This is a culture where everybody feels safe, secure, and valued and where everybody experiences fair and happy working conditions. "From little things, big issues can arise"Fourth, David warns that 'microaggressions' must not be tolerated. Examples of these might include ignoring people from a different ethnicity, not looking them in the eye, interrupting them, and allowing inappropriate or even hurtful "banter," and so forth. Good companies should not tolerate such behaviours. "Get the tone from the top set in the right way"Finally, he advocates that management needs to be seen as driving this issue forward from the top, believing that if people in senior positions show they are working at this, others will follow their example. The three top takeaways from our conversation are:1.      Companies that are more diverse are more likely to succeed because there is more room for debate and less potential for 'groupthink.'2.     A more diverse company reflects a more diverse society. It is not just about profit but also about contributing to society, showing that anyone can succeed, and encouraging more people to engage.3.     This can both enhance the economy and make companies more competitive.

The rally was called at short notice by the Moore Street Preservation Trust in response to the decision by Dublin City planners to green light the redevelopment plans by the UK based developer Hammerson for Moore Street and its environs.Remembering  Clyde Bellecourt - Thunder Before the StormThe drum beat and the chant echoed across the emptiness of Milltown Cemetery. Despite our heavy coats the January cold leeched through to the bone. Margaret and Alfie Doherty, the parents of hunger striker Kieran Doherty; Jim Daly, whose wife Miriam – a member of the National Smash H-Block Armagh Committee - was assassinated by the UDA in 1981; and myself, Alex Maskey and others  were at the Belfast Republican plot. So was Maura McDonnell, sister of H Block hunger striker Joe McDonnell.It was 1985 and we were accompanying a delegation of Native American Indians from the American Indian Movement (AIM). They were in Ireland to ‘see the situation – political and cultural …'  The delegation laid a wreath at the graves of our Patriot Dead and chanted the national anthem of AIM to the beat of their drum.

Time Running out – Save Moore StAt the beginning of June the British-based property company Hammerson lodged three planning applications for major developments on and around Moore Street. The applications will effectively destroy much of the 1916 Rising Heritage of the site. Some of the buildings in the terrace that runs for 10-25 Moore Street and where the last meeting of the 1916 leaders was held, and scores of those evacuated from the burning GPO took shelter, will be demolished under the Hammerson plan.The Aghadavoyle Train Ambush.One lesser known aspect of the visit to Ireland by George V occurred in South Armagh two days after the Belfast pomp and ceremony of the opening of the Parliament in Belfast City Hall.  On the 24th June three trains carrying the trappings for the opening of the Parliament, as well as members of the 10th Royal Hussars Regiment, a cavalry unit which had acted as the personal bodyguard to the British King, were heading south to the Curragh British military camp in County Kildare. Volunteers from the 4th Northern Division of the IRA, mostly from South Armagh, under the direction of Frank Aiken ambushed the last train which was carrying the Hussars and their horses in the townland of Achadh Aileóg, a few miles from the Aghadavoyle train station.

Why Would Arlene Leave Fermanagh?Arlene Foster talks of leaving the North in the event of a Yes referendum vote for a United Ireland.   “I cannot see how I could be British in Fermanagh, in a United Ireland, because by the very definition you are no longer British because you are living in an all-Ireland state.”I see no reason for Arlene to leave Fermanagh. That will be her decision of course, not mine. But Fermanagh is her  homeplace regardless of its future constitutional status. Why anyone who suffered during the conflict and survived as she has, would voluntarily leave such a beautiful peaceful place simply because it would be part of a United Ireland is worthy of deeper analysis. Maybe Arlene should elaborate?The second battle of Moore StreetAs you read this week's column cast your mind back to Dublin 105 years ago. Pádraig Pearse and James Connolly had stood at the entrance of the GPO on Monday and issued the Proclamation of The Republic to the Irish People.After five days of fierce fighting and with the GPO in Sackville St (now O'Connell St) in flames the Volunteers were forced on the Friday evening to evacuate that position. There was a British Army barricade at the top of the street where it joined with Parnell Street. The O Rahilly led a failed charge to break through into Parnell Street. Wounded he was to die against the side wall of 25 Moore Street after writing a last poignent letter to his wife. Carrying a wounded James Connolly, and under constant machine gun and sniper fire the GPO Garrison had  made their way across Henry Street to Number 10 Moore Street. They broke through the outside wall of Number 10 and began tunnelling their way up through the terrace of houses.The next morning – Saturday - five of the signatories to the Proclamation – Pádraig Pearse, Seán Mac Diarmada, Tom Clarke, James Connolly and Joseph Plunkett met in Number 16. There they discussed their next steps. Surrounded on all sides by British forces; with no prospect of success and concerned about the ongoing risk to civilians, the leaders reluctantly decided to surrender. Decades later Moore Street and the lanes surrounding it – The Battlefield Site - stand alongside national monuments in other states around the world where the right to independence and freedom was fought for. It is, as the National Museum of Ireland has described: “The most important site in modern Irish history.”Regrettably, successive Dublin governments have taken a different view preferring to back private developers whose plans would see the destruction of much of this iconic area.   Currently a second battle of Moore Street is taking place. A company called Hammerson is about to lodge planning permission for a development that would ruin the Battlefield Site if it is given the go-ahead.

Simon Shares I am traveling this week so recording on Monday and hence no thoughts. Naspers (JSE code: NPN) hits R4,000.00. Survey results are out. Up coming events; Position your portfolio for 2018 * I hold ungeared positions. Stop faffing, start trading I want to aim this mostly at the newbie traders. Those who've been flirting with the idea of trading for ages. Maybe you've tried your hand at it but failed or perhaps you haven't dipped your toe into the water as yet. Trading is not hard, the psychology is hard, but there are ways to deal with that. First find a strategy you think makes sense, then start working on it. Test it with hundreds of back tested paper trades. Tweak as required and test again, rinse and repeat until you have something that seems to have a profitable edge. This may take you weeks of manual work - that's fine. Then when you have something that seems to work, start with a small amount of money. Small as this will help reduce the stress. Set the rules and risk management and get trading. Track your performance, your perfect trades and keep a journal. Importantly change NOTHING about the system. Ideally you should trade the exact same system for the entire 2018. If it is losing money badly, then your testing was bad. But by the end of 2018 you'll ideally have a working trading strategy and you can start increasing the portfolio size. Point is start and have modest expectations.
