The following conversation may not be appropriate for younger listeners, or those who've experienced abandonment, sexual abuse, or drug addiction. Today's guest, author Hannah Sward, has quite the story to tell. So much so, she wrote about it in her memoir Strip, an International Book Award Finalist, Reader's Choice Award Finalist and Book Soup Bestseller…which is quite the homage to her late father; the renowned poet and novelist Robert Sward.  Widely published in literary journals in the US, Canada, and the UK, her work has also appeared in publications such as LA Times, HuffPost, and many others. She was a regular contributor at The Fix and Erotic Review and columnist and editor at Third Street Villager in Los Angeles.  Hannah Sward, was born in the bohemian seventies, abandoned by her mother at the age of two and lived with her father on an island in Victoria, B.C. that had no stores or cars.  At the age of six, she was kidnapped and molested by a stranger, and as she got older, became a stripper and a prostitute with a taste for crystal meth.   Although Strip is often referred to as an addiction memoir, as one book reviewer wrote, “that is just one part of it. Strip is about so much more. It is a book about loss, loneliness, and the yearning for something more.” It is also, as Nobel Prize Winner J.M. Coetzee wrote, “Touchingly honest, and written with a light touch.” She writes about the silent gurus, sugar daddies, and drinking in the CVS bathroom before therapy sessions in a painstakingly honest, detailed, and often humorous way. ‘Strip' is a heartfelt memoir revealing Hannah's journey from innocence to darkness and beyond, to a world of empowerment. This group held the largest social justice rally on ASU's campus and was responsible for creating social justice policies and changes that still stand today. She graduated with a BA in Journalism and Mass Communication and was recognized by her alma mater and various organizations including the Lambda League for her work. Christina started working in treatment as a detox technician in 2013. Over the last nine years she has worked just about every job in treatment from technician to supervisor, admissions, program manager to operations. During her five-year tenure at an LGTBQ specific treatment center, she focused on creating and improving policies and procedures. As Director of Operations, one of her proudest achievements was hiring a diverse staff that thrived and creating a safe space for those seeking recovery. n April of 2021 Christina returned to the Friendly House as the Admissions and Business Development Manager. This week I had an awesome conversation with Don Swartz, who coaches my wife's Masters swimming program at North Bay Aquatics in Marin County, California, and is someone I respect, admire, and try to emulate in my own life. Don was inducted into the American Swimming Coaches Association Hall of Fame in 2013, he coached several swimmers to Olympic, World Championship and Pan-American teams in the early-to-mid 1970s, not to mention a handful of world records (including Rick Demont in the 400m freestyle when he became the first person in history to break 4 minutes in the event), and he's widely credited with revolutionizing modern-day swim training with the introduction and implementation of cycle training (i.e. alternating hard days with easy days) in the early 1970s. At 77 years old Don is still on the deck, coaching both youth and Masters athletes at North Bay, and he's beloved by his athletes and fellow coaches alike. I recently sat down with Don for a couple hours at his kitchen table to talk about his coaching journey, how he approaches working with swimmers despite never being a competitive swimmer himself, founding the Creative Performance Institute in the 1970s and teaching the mental side of sport to coaches and athletes, how he stays sharp, what keeps him going, and a lot more. This group held the largest social justice rally on ASU's campus and was responsible for creating social justice policies and changes that still stand today. She graduated with a BA in Journalism and Mass Communication and was recognized by her alma mater and various organizations including the Lambda League for her work. Christina started working in treatment as a detox technician in 2013. Over the last nine years she has worked just about every job in treatment from technician to supervisor, admissions, program manager to operations. During her five-year tenure at an LGTBQ specific treatment center, she focused on creating and improving policies and procedures. As Director of Operations, one of her proudest achievements was hiring a diverse staff that thrived and creating a safe space for those seeking recovery. In April of 2021 Christina returned to the Friendly House as the Admissions and Business Development Manager. In January of 2022, she became the 4th Executive Director of the Friendly House. “To have gone through the house and to now be running the house is a full circle moment for me. It's been a busy fall and I haven't been recording many new episodes of the podcast these last couple of months, so I'm re-running a few of my favorite conversations from years past. This week's is with Mike Smith, who is the director of cross-country and track and field at Northern Arizona University. We recorded this episode over 2-1/2 years ago in the early stages of the pandemic. Mike is arguably the top collegiate distance running coach in the country. His NAU men's cross-country team has won the national title six of the past seven years. His women's squad finished sixth this past fall, their highest placing since 2007. Mike has been named National Men's Coach of the Year five times, and is only the second coach to win this award three years in a row. I've been following Mike's career since the mid-1990s when we were both running as high schoolers in small-town Central Massachusetts. When this episode originally went live in April of 2019, Chelsea hadn't done an Ironman yet and she wasn't even a household name in triathlon at the time. In this Real Estate News Brief for the week ending October 9th, 2021... new conforming loan limits, self-touring option for home buyers, and a way to save gas when you're house hunting.Hi, I'm Kathy Fettke and this is Real Estate News for Investors. If you like our podcast, please subscribe and leave us a review. Economic NewsWe begin with two economic reports, from this last week, on the job market. The one for unemployment shows that initial state claims were down 38,000 to 326,000. Economists say it's a sign of a strengthening labor market. The unemployment numbers keep dropping and are getting closer to pre-pandemic levels, but we're not quite there yet. Before the pandemic, initial state claims were in the low 200,000s. Ongoing benefits were also down 98,000 this last week, to a seasonally adjusted 2.71 million. (1)The number of people collecting benefits from a total of eight state and federal programs dropped dramatically at the start of the month. They went from 11.3 million last month to just 4.17 million. That's mostly due to the expiration of a special federal program to help people hurt by the pandemic.The other job market report shows that 194,000 jobs were created in September. That's far less than a Wall Street forecast for a half a million new jobs. MarketWatch says the numbers are falling short of expectations because of low employment at public schools. The official unemployment rate did drop almost a half a percentage point. It went from 5.2% in August to 4.8% last month. (2)Mortgage RatesMortgage rates are teasing us again. After a brief rise above 3%, Freddie Mac says the 30-year fixed-rate mortgage dipped down two basis points, to 2.99%. The 15-year was down five basis points to 2.23%. (3)In other news making headlines…Average Mortgage Amount Creeps HigherLow mortgage rates can help offset higher home prices, but they aren't totally preventing loan amounts from rising. The average amount that homeowners are borrowing has risen to $410,000. That's according to the Mortgage Bankers Association. (4) The MBA's Joen Kan says: “Applications for larger loan amounts continue to outpace lower-balance loans.” In July, they had risen at an annual rate of 19%. There are more homes coming into the market right now, but inventory is still much tighter than it was a year ago, and that's putting a lot of pressure on prices.Higher Loan Limits for Pricier HomesTwo big lenders are responding to the need for larger loans by raising their conforming loan limit caps. PennyMac and United Wholesale Mortgage announced this last week, that they are raising their caps to $625,000. (5)That's about $75,000 more than the 2021 conforming loan limit of about 550,000 set by the FHFA. The FHFA is also expected to increase that amount for 2022, with an announcement sometime next month.Redfin's New Self-Tour FeatureRedfin is expanding it's “Direct Access” program to 22 U.S. markets. This feature allows buyers to unlock vacant homes with the Redfin app, and tour those homes without an agent. This will give buyers a faster way to look at homes they might want to buy. (6)ADT security is supplying the smart locks and sensors that allow buyers to enter the homes. They also keep track of who's entering and exiting. Once the homes are sold, buyers can keep that equipment.Redfin's Bridget Frey says: “In this hot market, more than a third of homes are finding a buyer within the first week, and buyers are hustling to see new homes as quickly as possible.” Newly added markets for the self-touring feature include: Austin, Boston, Dallas, Denver, Las Vegas, Phoenix, San Francisco, and Orange County California.Google Maps Intros New Eco-Friendly ToolYou might be able to save on gas as you tour all those homes by using Google Maps. The company has introduced a new eco-friendly tool that shows you which route is more fuel-efficient. (7)When the fastest route and the most eco-friendly route have a similar ETA, Google Maps will default to the eco-friendly one. Fuel consumption is estimated according to the incline of the road, traffic congestion, and traffic patterns. That's it for today. Check the show notes for links. Since early in 2015 we've had the pleasure of hearing the insights and interviews of the Nonprofit Hour's co-host Julie Falk but we are sad to say that, due to the demands of her numerous other commitments in our community, she has informed us that she will no longer be able to continue with our show. We have greatly enjoyed having Julie as a part of the team and have benefited from viewpoints and perspectives she has shared with us and it is with that thought that we dedicate today's show to her. First up we will be hearing the final interview that she recorded for us with SAGE Metro Portland which is a program run through Friendly House that gives support to elders of Portland's LGBT community in transitioning through different stages and experiences of aging. In the second half of the show we will listen to a conversation with Emily Evans of the Women's Foundation of Oregon -- an organization that Julie Falk also served a pivotal role within during the same time that she has been with us on our program. We wish JUlie all the best and are glad to know that a person of her caliber will be involved in vital police accountability issues in the future through her role on the Portland Citizen Review Committee.
