Community opposition can thwart the most desirable—and needed—development projects. Connecticut developer Jerry Davis and CBRE's Jessica Lall offer tips and strategies for marshalling community support for worthwhile projects and overcoming the instinct to “just say no” to new development.1. Engaging the community early and maintaining open lines of communication are crucial for real estate developers to overcome community objections. By involving local stakeholders in the planning process and addressing their concerns, developers can build trust, gain allies and smooth the path for project approval.2. Local governments that adapt regulations to allow for a variety of housing types can ease the "missing middle" problem—affordable housing that falls between single-family homes and large multifamily properties.3. The affordable housing shortage can provide an impetus for regulatory changes and innovative solutions.4. Successful pilot projects can demonstrate how local communities can benefit from new development.5. Collaboration between government and the private sector can advance worthwhile projects that can be derailed by well-intention community opposition.

Jerry Davis is a seasoned professional in the construction and attractions industry, serving as the President and Principal of PeakCM, LLC, an award-winning construction firm specializing in a wide range of projects from theme parks to healthcare facilities. Jerry's passion for the attractions industry was ignited after graduating from UCF and landing his first job at Beers Construction, where he worked on the iconic Marvel Superhero Island at Universal's Islands of Adventure. Over the years, Jerry has been involved in numerous incredible projects, and took his expertise to establish PeakCM, his own construction management firm. In this interview, Jerry talks about constructing attractions, controlled chaos, and balancing quality, time, and cost. Constructing Attractions "You need to learn how to manage the stress, pressure, and deadlines." Jerry understands that constructing attractions is a unique and complex endeavor, often described as an intersection of cutting-edge technology, groundbreaking art, and innovative design. One of the most daunting aspects of constructing attractions is managing the budget while maintaining high-quality standards. Jerry acknowledges that working within a specified budget without compromising on quality can be an incredibly tough task. Jerry recognizes that construction of attractions can be challenging, with various stakeholders, complex designs, and tight deadlines. To mitigate this chaos, Jerry emphasizes the importance of getting hands-on from the early stages of the project. One of these keys to success is when the contractor is brought on board early by the owner or project team, allowing for better communication, coordination, and alignment of expectations. Controlled Chaos "Construction projects are like controlled chaos." Jerry acknowledges that construction projects, especially in the attractions industry, often face challenges with changes in design, unexpected issues, and potential impacts on timelines, quality, and costs. It is rare for a project to feel like it will be completed on time and on budget during the construction phase. To effectively combat these challenges, Jerry emphasizes the importance of proper communication channels and a culture of collaboration. Having the right people with the right expertise and mindset around you can make a significant difference in addressing issues head-on, rather than getting stuck in a cycle of problem-solving without finding a solution. Balancing Quality, Time, and Cost "When you really want quality, your time gets sacrificed." The quality, time, and cost triangle is a fundamental concept in the construction industry. For years, contractors and owners have sought to strike the perfect balance among these three elements, but often have to make tough decisions, as achieving all three simultaneously can be borderline impossible. In recent times, however, the landscape has evolved with additional variables impacting the triangle. Factors such as extended lead times on materials and significant fluctuations in pricing have disrupted the traditional equation of time and cost. Jerry emphasizes that finding the right balance among quality, time, and cost is crucial to delivering a successful project, requiring effective communication with the owner and making educated and fair choices. Today on the Rarified Heir Podcast we bring you an encore edition with brothers Josh Davis and Anthony Davis, whose father Jerry Davis wrote and produced episodes of classic television shows like “Bewitched,” “The Odd Couple” and “Bewitched” among many others. We love this episode because frankly with all the connections to guests we've had in the past, host Josh Mills and both Davis' have known each other since Kindergarten and spent the majority of their youth growing up together. From school to holidays to vacations to camp, from motorcycles to steam cleaning car engines to seeing wildly inappropriate movies in Bakersfield, Ca. to basketball/football games, the Mills' and the Davis' were inseparable. We spoke to Josh and Tony about everything from their half siblings Matt (whose mother was actress Marilyn Maxwell) and Jeff (a screenwriter and comedy writing professor) to their dad's incredible raconteur lifestyle. In fact, it's revealed on this episode that it was Jerry Davis who introduced Ronald and Nancy Reagan to one another. We talk about classic sitcoms, their amazing mother Berle Davis, the street they lived on with a ton of celebrities, a Dean Martin story that is one for the record books and a Groucho Marx story that will blow your mind. So enough of my yackin'. Let's boogie. Let's take a listen to this encore episode of the Rarified Heir Podcast

Former Stanford football alumni Branyon Davis talks about being recruited by Dennis Green and playing for Bill Walsh. Branyon is the son of University of Kentucky's #25 Jerry Davis. Branyon recaps playing in the Blockbuster Bowl. The one thing he forgot when he negotiate his CFL contract is seeing a player fight the coach in Arena Football. We joke with the Stanford alum about being a teacher in South Central LA and how he wanted to inspire his students. Branyon first writing credit was the Nike commercial for Lebron James. His projects include writing for Tyler Perry's 'Assisted Living' and Charles Barkley's executive production of the scripted series, “The Line,” based on Charley Rosen's book on the 1951 gambling scandal that destroyed college basketball at City College of New York (CCNY). #UnderReview #Field2Life #unofficiallounge #unofficialpodcast #football Find us at https://linktr.ee/unofficiallounge Follow the host: @805monty - Instagram @805monty - Twitter @thechefandtheref - Instagram @CravonneB - Twitter

Today on the Rarified Heir Podcast, we are talking to brothers Josh Davis and Tony Davis, whose father Jerry Davis was a five-time Emmy nominee and mother actress turned Psychologist, Beryl Davis were a second family to our host, Josh Mills growing up in the 1970s. Jerry came to Los Angeles from Brooklyn where he was then writing for the New Yorker and became a fixture behind the scenes as writer/producer on TV shows such as The Odd Couple, That Girl and Bewitched. And if you listened an earlier episode of the podcast with Andy Marx who confirmed to us that it Jerry who introduced Groucho Marx to later-years-companion Erin Fleming. We also learn it was Jerry was likely the man who introduced Ronald Reagan and a then little-known actress named Nancy Davis. All this makes perfect sense and even sounds like something from one of his TV scripts. Jerry was a one-of-a-kind raconteur whose TV credits were slightly more famous than his celebrity filled Gin card games and legendary as his “Hello Jerry” dinners on the town because it took him 20 to 30 minutes to actually sit down at dinner before he made the rounds and said hello to friends, collogues, waiters, bartenders, valet parkers and anyone else in his line of vision. It's a behind's the scenes look growing up Davis with special guest stars, Phil Spector, Eartha Kitt, Tony Bennett and Sydney Sheldon on the Rarified Heir podcast.

A small Missouri college is taking the Biden administration to court over a directive that allows biological men who "identify” as women to live in female-only dormitories. The College of the Ozarks, a Christian school with just over 1,500 students, filed a lawsuit against the Biden administration in April after the Department of Housing and Urban Development issued a directive requiring colleges and universities to open dorm rooms and other sex-specific spaces to individuals of the opposite sex.The directive came after President Joe Biden issued his “Executive Order on Preventing and Combating Discrimination on the Basis of Gender Identity or Sexual Orientation.” “We're seeing an example that from our point of view is out of touch with reality,” Dr. Jerry Davis, president of the College of the Ozarks in Point Outlook, Missouri, said of the directive. He added that the order will “do irreparable harm to a school like this. And it seems to me that somebody is going to have to stand up and say what this really is … . It's an overreach [of government].” The College of the Ozarks is represented by the Christian legal organization Alliance Defending Freedom. Davis and Ryan Bangert, Alliance Defending Freedom attorney, join “The Daily Signal Podcast” to discuss the lawsuit and the broader implications of the case. Jerry Davis has spent decades succeeding in hard jobs supporting critically important missions. He is a decorated combat Veteran who served in he US Marines for 11 years including in Operation Desert Storm/Desert Shield. He also served in the Central Intelligence Agency in service to world wide missions including leveraging technology in denied areas against high profile targets. Jerry would later become the first CISO at the US Department of Education, then the CISO for NASA and later the CISO for the Department of Veterans Affairs. He returned to NASA as the CIO for the Ames Research Center, a position he held till 2018. Jerry currently provides strategic consulting and design assistance focused on mitigating risk to mission critical programs and activities, including some of the most interesting activities humans are planning on conducting in space. This OODAcast we ask Jerry about his approaches to leadership and management, what motivated him to pursue the hard jobs, and how his early times in the field with the CIA helped him throughout his career (he learned to be a really good critical thinker, and also credited the fact that he learned by being exposed to many different cultures, all of which translated well to the cyber world). Jerry clearly has a fond place in his heart for intelligence and the community, and makes the point that even though the IC has huge technological components, but it is really a people centered business. The importance of training and practice and honing skills was also a key part of Jerry's background including how to think on your feet. He is a believer in planning and having backup plans and backups to the backup plans. No plan survives first contact, so learn to be agile. We also examined Jerry's leadership methods in organizations that are reluctant to change but need to. Jerry also has deep experience leading security in collegial environments (like leading security for the NASA mission centers). Jerry is a future focused person who is closely tracking the US space program and its many interesting programs (like Artemis, the return of humans to the moon). We ask his views on the future and the technology and risks we all need to mitigate to optimize the future.

"I hear you cluckin', Big Chicken!" That's the simple refrain that Little Chicken repeats to his mama throughout a typical day. But Little Chicken can be distractable . . . and when he wanders off and gets lost, the day becomes anything but typical. With subtlety and humor, this sweet little story sweeps through a wide range emotions using the simplest of language. From husband and wife team Katie and Jerry Davis, this is a little book with a huge heart. The perfectly minimal illustrations and spare text belie the enormous message at its core: that with family, help is always just a cluck away. NOTE: This title is a Bargain book. Bargain books are excess inventory or store returns from publishers that are discreetly marked with a small dot or line on the edge of the pages and, while most are in great condition, some books may exhibit minor cosmetic wear and tear. They may also have a price sticker on it from the original store it was returned from. In rare cases the actual cover of the book might not match the one in the display picture. The big buzzwords among the executives and world leaders at the World Economic Forum’s annual meeting this year were “stakeholder capitalism,” the idea that a corporation should serve a social and environmental good, not just enrich shareholders. What a concept, right? It comes after those Business Roundtable guidelines on corporate responsibility, and sustainability pledges from big players like Microsoft and BlackRock. But is this really a challenge to Milton Friedman’s 50-year-old treatise on corporations’ purpose? Or just a savvy but cynical PR move? We put that question to Jerry Davis, the associate dean for business and impact at the University of Michigan’s business school. He says it’s harder for a company to be a “successful hypocrite” now.

Jaymes reads Frakendates and Jerry Davis swings by to talk Dungeons and Dragons.
We titled this from a very small portion of the episode, but if you take nothing else away from listening (or don't listen to this episode at all) just remember that bit. Both Dan and Jerry touch upon ideas they had but DID NOT run with, and someone else did -- and that's why Jurassic Park is by Micheal Crichton and not Jerry Davis. Absinthe-wise, Jerry is still confused about Versinthe. Is/was it absinthe or a pastis? There's conflicting information out there, but regardless Jerry thought it was pretty darn good ... whatever it was. Beside that, the boys talk coffee, gold panning in New York City, anxiety from low absinthe levels, and a beautiful model named Caroline Madison who is half Asian, and has naturally blazing red hair (we featured her as our "absinthe fairy" once, back in 2011). --- Send in a voice message: https://anchor.fm/slowdeath/message
