Coach James Short Podcast

Hi everyone, Coach James Short here, and welcome back to another episode of Leading and Growing Your Real Estate Business. This is where we dive into strategies, stories, and insights to help you achieve more as a principal, business owner, and leader. Today, I'm joined by Joseph Grean, a retired nurse, military veteran, and now successful real estate investor and educator with Taxdeed Wolf Academy. Joseph's story is a powerful example of resilience and reinvention — from burnout in healthcare to building financial freedom through tax deed investing. In this conversation, we unpack what tax deed investing is, how to get started, and the common pitfalls to avoid. Joseph shares his personal journey, the lessons he's learned along the way, and why education and persistence are key in this niche investment strategy. ✨ Five Key Takeaways ✔️From burnout to breakthrough Joseph's transition from nursing to real estate shows how dissatisfaction in one career can fuel the courage to pursue a new path to freedom and generational wealth. ✔️Tax deed investing explained He breaks down how investors can buy properties at auction for unpaid taxes, often at very low prices, making it an accessible entry point for beginners. ✔️Due diligence is everything Not every deal is a bargain. Joseph stresses the importance of researching zoning, liens, and comparable sales to avoid costly mistakes. ✔️Start small and build relationships Beginning with land parcels and selling to local builders provides steady cash flow and reduces risk, while also building valuable connections in the real estate ecosystem. ✔️Education, resilience, and balance Real estate is not a get-rich-quick scheme. Joseph highlights the importance of persistence, continuous learning, and even disconnecting from social media to stay grounded and focused. What an inspiring conversation with Joseph Grean. His journey from nursing to real estate investing reminds us that success takes vision, resilience, and the willingness to keep learning. If you're curious about tax deed investing, Joseph's story is proof that with the right education and mindset, it's a powerful way to build financial freedom. If you enjoyed this episode, be sure to subscribe, share it with your colleagues, and leave us a review. And as always, I look forward to helping you lead and grow your real estate business.

Hi everyone, Coach James Short here, and welcome back to another episode of Leading and Growing Your Real Estate Business. This is the podcast dedicated to helping you, the business owner and principal, achieve greater results, both personally and professionally. Today, I'm excited to be joined by Clint Ranse, Creative Director of My Video Producer and founder of Videos of Value. Clint is passionate about helping real estate agents and purpose-driven brands harness the power of video to build trust, authority, and long-lasting client relationships. In this conversation, we dive into how you can leverage video not just as a flashy social media tool, but as a strategic, evergreen asset that works for you around the clock. Clint shares practical advice, insights into the evolving role of AI in video production, and how agents can truly stand out in a crowded marketplace. ✨ Five Key Takeaways 1. Strategic content creation saves time and boosts impact Clint's Videos of Value program shows how agents can create a year's worth of video in just two days. This bulk approach ensures consistency, frees up time, and provides content that can be repurposed across multiple touchpoints. 2. Niche-specific content builds deeper trust Instead of trying to appeal to everyone, Clint encourages agents to focus on key client segments — such as downsizers or first-home buyers. Tailored, authentic messaging resonates more and positions you as the trusted advisor. 3. Video must serve multiple purposes Great content works on social media, as evergreen YouTube material, and as direct client communication. Repurposing videos like appraisal guides adds long-term value and demonstrates professionalism. 4. AI can support, not replace, authenticity Tools like AI are brilliant for scripting and research, but real estate is about people. Authenticity and genuine human connection remain irreplaceable. 5. Consistent, value-driven video trumps chasing virality Clint debunks the myth that agents should chase viral content. Instead, he highlights the power of consistent, valuable videos that start conversations and build relationships over time. What an insightful conversation with Clint Ranse. His approach provides a clear blueprint for agents ready to embrace video strategically, efficiently, and authentically. Remember, video isn't just a trend — it's a foundation for building trust and long-term engagement with your clients. If you enjoyed today's episode, don't forget to subscribe, share it with your colleagues, and leave us a review. Summary When you're promoted into management, the shift can feel like you're suddenly in charge, but with very little guidance. In this episode, Andy chats with executive coach and author James Turk about his insightful book The Giving Game: A Manager's Playbook for the First Year of Leadership. James brings decades of experience helping leaders navigate that tricky transition from individual contributor to team leader. They explore why being a subject-matter expert doesn't automatically make you an effective leader, and why the first 45 days in a new role are so critical. James shares practical advice for building a strong team climate, coaching instead of controlling, and why clarity is one of the greatest gifts you can offer as a manager. Plus, they discuss what new managers often miss about feedback and delegation (and how to avoid those traps). Whether you're newly promoted or preparing to step into a leadership role, this conversation is filled with actionable insights. If you're looking for real-world advice on how to lead when you're suddenly in charge, this episode is for you! Sound Bites “The number one reason employees don't do what they're supposed to do is that they don't know what it is.” “Leadership isn't about being the smartest person in the room. It's about creating the conditions for others to succeed.” “Climate is how it feels to work for you, and as a leader, that's something you have the power to shape every day.” “Coaching isn't fixing the past. It's investing in someone's future performance.” “Most people, when they're promoted, don't have the skills, and they're afraid to admit it.” “If I want people to do the work, they need to know what's expected of them.” Chapters 00:00 Introduction 01:57 Start of Interview 02:06 What early experiences shaped how you think about leadership? 05:30 Why call it 'The Giving Game'? 08:39 What would you coach me to do differently in my first 45 days as a new manager? 11:01 Why focus on climate instead of culture? 15:57 How do we shift teams from renter mode to ownership? 20:18 Why do so many managers think we're being clear? 21:42 How can leaders delegate in a way that builds ownership? 22:47 When did you make a delegation mistake because of lack of clarity? 25:25 What's an example of feedback that changed your career? 27:59 What do you think about the 'feedback sandwich' technique? 29:44 How can these ideas help parents at home? 32:10 End of Interview 32:31 Andy Comments After the Interview 36:15 Outtakes Learn More You can learn more about James Turk and his work at TheTurkGroup.com/TheGivingGameBook. This week's show brought to you by: Ketone-IQ You may have read a lot the last few years about the benefits of ketones for endurance performance, such as mitochondrial efficiency and glycogen sparing. Your body uses ketones for energy typically during fasting, long periods of exercise, or when you don't have as many carbohydrates. The problem is that you typically need to severely reduce your carbohydrate intake in order to take advantage of them, which is difficult to sustain, even for the most dedicated runner. But, thanks to Ketone-IQ you quickly deliver ketones to your bloodstream, putting you into ketosis within minutes without the need to fast, restrict calories or carbs, or exercise away your glycogen stores. And the academic literature on the effectiveness of ketones for running performance is overwhelming.  For example, a 2021 study demonstrated that the ingestion of ketones improved mitochondrial efficiency by 7% and 2019 study concluded that using ketones significantly enhanced endurance performance while minimizing overtraining.
