As always, you can send your suggestions and feedback to: podcast@pensionbee.com Renting has been a hot topic of debate throughout the cost of living crisis - and with good reason. The cost of privately renting a home has risen every month since November 2021, with the average price now 12% higher than this time last year. In this episode we take a look at the reasons behind this, what your rights are as a tenant or a landlord, and what needs to change to improve the housing market for everybody. Helping us to do so with their expertise are: Policy Officer for Shelter; Jenny Lamb; Deputy Editor for Property at The Times ; David Byers, and Director (VP) Public Affairs for PensionBee; Becky O'Connor. Episode Breakdown*: 02:49 Recent national rental increases 03:35 How much are we spending on rent? 04:18 Housing supply and demand 06:05 Evictions and homelessness* 10:01 The impact on our other finances 11:18 The impact on older renters 13:24 Property as an alternative to a pension 15:54 Your rights as a tenant or landlord 18:36 Where to go if you're struggling to pay 21:42 The Renters (Reform) Bill 24:50 Affordable housing. * We talk about Section 21 notices in this episode, but wanted to give you a clear explanation of what they are. A Section 21 notice can be used if a landlord wants their tenant to leave a property that they own. A landlord can only serve you this notice if your fixed-term tenancy has come to an end or if you're in a periodic tenancy, but they don't need a reason to make you leave. A landlord must give you at least two months' notice to vacate the property. At the end of that period, if you haven't left the property, the landlord can start the formal court process to formally evict you. This usually takes a number of weeks and could result in a court order that forces you to leave the property. You can see all the rules around Section 21 notices on gov.uk. If you've been served a Section 21 notice, you can see what your rights are on the Citizens Advice website. Adam Gausepohl is the CEO and Head of Creative and Social Strategy at PopShorts, a social media strategy and influencer marketing agency. As a leader in the social marketing space, he serves as a judge of The Shorty Awards, The Webby Awards, and The Lovie Awards. Adam was named a Forbes 30 Under 30 finalist in marketing and advertising and has crafted award-winning campaigns for the world's largest brands, studios, and agencies. His past clients include NBC, Sony, Geico, Chase, Nordstrom, Ford, and Adobe. In this episode… Despite reports of a potential ban, TikTok remains one of the leading social media platforms, so brands must develop a strategy to engage their audiences. Influencer marketing has a high success rate on the platform, but selecting an ideal creator to boost campaign performance is essential. How can you optimize this approach to maximize ROAS and sales? Social media strategist Adam Gausepohl affirms that creating a viral video is not a necessary component in generating sales. Instead, you should identify a campaign objective so the TikTok algorithm displays your videos to the appropriate audience. When evaluating influencers, Adam recommends selecting creators who market to your target audience and align with your brand goals. Creating a high-performing campaign requires collaborating with creators to integrate your messaging with their style. In this episode of The Digital Deep Dive, Aaron Conant sits down with Adam Gausepohl, the CEO and Head of Creative and Social Strategy at PopShorts, to discuss best practices for influencer marketing. Adam shares how to generate audience engagement on TikTok, key metrics for evaluating TikTok campaign performance, and how influencer marketing has evolved.

In this episode, Gavilán wants to learn more about his abuelo, so he meets El Guacho, a vallenato musician and very close friend of Lolo's. El Guacho tells him the story of the two rhythm instruments of cumbia and vallenato: the caja and the guacharaca, and how so many rhythms, and even a rather fortunate accident, trace their roots to these two sounds. Students were up in arms after reading the Financial Times scoop that the UK government is considering lowering the salary level at which graduates have to start repaying their loans. Currently, student loan repayments start when you earn more than £27,225 per year, but the FT has reported this could be reduced to around £23,000 in future. Any changes are expected to apply retrospectively to those who started university courses after 2012, including this week's podcast guest, 24-year-old graduate Ola, who fears how much any changes could cost her. “If this is retrospective, then for me it's a breach of natural justice and it's certainly something I would be yelling about,” Martin Lewis tells Claer. “Should students be scared? Yes.”As well as exploring the likely impact on young people's budgets, we hear from FT reporter Bethan Staton about the political motivation for any changes to the loans system.
