The complex consisting of the Hilton San Francisco Union Square and Parc 55 hotels has seen its value drop by $1 billion, the San Francisco Business Times reported Monday, citing a note from real estate data firm Trepp. Additionally, a Moody's Ratings report obtained by Hotel Dive was not kind, downgrading the complex's bond classes “as a result of the properties' continued underperformance.” Originally class A, the bonds have since fallen five levels to Baa1. It's the latest hit for a market that's already generated negative headlines in recent months. The bond class downgrades stem not only from the hotels' underperformance, but also “continued weak fundamentals of the San Francisco downtown hotel market.”

Offices across the country are still sitting empty. The nationwide office vacancy rate reached a high of about 20% in the first quarter of 2023, according to JLL, and while big tech companies are pressuring workers to return to the office, the hybrid work model has led to an increase in commercial office delinquencies. According to Trepp, a real estate analytics firm, the office delinquency rate surged 125 basis points in May to over 4%.  This spells trouble for the commercial real estate market and the broader economy, according to some experts. Analysts at Morgan Stanley are predicting a decline in commercial property values of up to 40%, a crash akin to the 2008 financial crisis. Fred Cordova, CEO of Corion Enterprises, believes the crash is already underway. But while most firms agree the office sector is under stress, some are more optimistic than others about the outcome for commercial real estate. As a series of U.S. lenders were besieged by customers yanking out their money this month, banking giants such as JPMorgan Chase & Co, Citigroup Inc. and Bank of America Corp. warned employees: Do not make it worse. JPMorgan, the nation's largest bank, told all employees they "should never give the appearance of exploiting a situation of stress or uncertainty," in a March 13 memo. "We do not make disparaging comments regarding competitors."In this episode of The Higher Standard, Chris and Saied examine this news and determine the effect it will have on the economy as a whole.They discuss data showing that customers have recently pulled nearly $100 billion in deposits, while Treasury Secretary Janet Yellen, Federal Reserve Chairman Jerome Powell and more than a dozen other officials convened a special closed meeting of the Financial Stability Oversight Council.Chris and Saied look at news that Deutsche Bank's stock plunged Friday as the market hones in on the German firm as the next major bank at risk in the wake of long-time rival Credit Suisse's collapse and similar events stateside. Finding a balance between the intuitive and conceptual is a goal, living a life of adventure is a way, embarrassment is often the result. She works across media, combining performance, installation, painting, and sculpture to create intricate setups that result in photos, drawings and animations. In our first episode with Selina Trepp, we talk about her current show “Virtual Exhibition (IRL)” at Lydian Stater, using NFTs as a tool for accessibility, the microcosmic qualities of an art studio, the relational aspects of an economic exchange and the philosophy of actions and reactions.  Selina Trepp (Swiss/American b.1973) is an artist researching economy and improvisation. Finding a balance between the intuitive and conceptual is a goal, living a life of adventure is a way, embarrassment is often the result. She works across media, combining performance, installation, painting, and sculpture to create intricate setups that result in photos, drawings and animations. In addition to the studio-based work, Selina is active in the experimental music scene. In this context she sings and plays the videolah, her midi controlled video synthesizer, to create projected animations in real-time as visual music.
