Is Canada headed for a rate hike nobody saw coming? In this episode of Make Money Count, Marcus and Justin sit down days before the Bank of Canada's June 10th meeting to break down exactly what's happening with interest rates, inflation, and your mortgage renewal. We break down: Why a rate cut on June 10th is basically off the table How Canada ended up in a recession with inflation still rising What the Strait of Hormuz has to do with your mortgage rate Why your bank's renewal offer is likely insulting and what to do instead What the big banks are actually forecasting for rates in 2026 and 2027 Why 40% of Canadian mortgages renewing this year is a bigger deal than most people realize This episode isn't about panic. It's about being informed, prepared, and ahead of the people who just sign whatever mortgage renewal their bank sends them. Watch till the end. The mortgage market is shifting and the decisions you make in the next few weeks could follow you for the next three years.

What does multifamily investing actually look like in today's market? In this episode, I pull back the curtain on what's happening inside my own portfolio right now. I'm dealing with a refinance on a 6-unit property after a planned sale fell apart. Rates moved almost immediately, changing the economics of the deal. At the same time, we're working through a refinance on our 13-unit portfolio while trying to position a 44-unit property for sale in a market where buyers seem hesitant to pull the trigger. I also share conversations I've had with other operators who are feeling the pressure from rising expenses, tighter lending, slower transaction volume, and challenging market conditions. But here's the thing... The same environment that's creating stress for operators may also be creating one of the best buying opportunities we've seen in years. In this episode we discuss: • Refinancing multifamily properties in today's lending environment • How quickly interest rates can impact a deal • Why multifamily transaction volume remains slow • What operators are experiencing behind the scenes • The reality of cash flow, distributions, and investor expectations • Why difficult markets often create the best opportunities • How I'm thinking about acquisitions moving forward If you're actively investing, looking to get started, or simply trying to understand what's really happening in multifamily real estate right now, this episode is for you. Remember: It only takes a small axe to build a lasting empire. #multifamilyinvesting #commercialrealestate #realestateinvesting #apartments #cashflow #multifamily #passiveincome #realestatepodcast #smallaxecommunities #buybuildingsbuildempires
In this early morning Daily Editorial, I am joined by Mike Larson, Editor-in-Chief at MoneyShow, to break down a heavily bifurcated market and locate where the true trading opportunities are hiding. With earnings season delivering strong growth but macroeconomic data remaining highly mixed, Mike shares his boots-on-the-ground perspective from recent investment conferences on where smart money is moving. The discussion covers a broad range of critical macroeconomic and sector-specific themes, including: Global Interest Rate Surges: How the conversation has aggressively shifted from rate cuts to potential rate hikes, and what the multi-decade highs in global bond yields mean for equity markets. The AI Hardware vs. Software Reality: Why current tech valuations might actually be supported by robust earnings, alongside a deep dive into the "SASS-pocalypse" and how software companies are altering pricing models to survive. The Looming IPO Supply Shock: A warning on how massive impending public offerings from giant private firms like SpaceX, Anthropic, and OpenAI could drastically alter equity supply-and-demand dynamics. Precious Metals & Energy Outlook: An analysis of the current "dead money" consolidation phase in gold and silver, juxtaposed against a structurally elevated energy market driven by geopolitical friction. Sectors to Watch in Las Vegas: A preview of the upcoming Money Show Symposium at Caesar's Palace, focusing on the strategic rotations into hard assets, financials, industrials, and materials. What happens when strong travel demand collides with rising costs and global uncertainty? April's data gives us a clearer picture—and it's more nuanced than you might expect. In this episode of The STR Data Lab, Jamie Lane and Bram Gallagher break down the latest U.S. short-term rental performance and what it signals for the critical summer season ahead. On the surface, the numbers look solid: ADR growth is outpacing inflation, demand continues to climb, and booking trends remain resilient. But beneath that strength are important signals hosts and operators can't ignore—elevated inflation, persistent interest rates, and a shifting supply landscape that could reshape competition in the months ahead. The conversation also dives into one of the biggest demand drivers of the year: the upcoming World Cup. While expectations may have started sky-high, the real story is how demand is spreading—not just across host cities, but into nearby “spillover” markets benefiting from longer stays and regional travel patterns. The result? A summer that's shaping up to be strong—but not without complexity. You don't want to miss this episode!Key Takeaways:ADR growth remains a bright spot: Existing operators are seeing ~6%+ year-over-year rate growth—outpacing inflation and signaling continued pricing power.Supply is accelerating (again): New listings are ramping up, especially in World Cup host markets, which could increase competition heading into peak season.Demand is steady—but not explosive: Overall demand is growing, though slightly trailing supply, leading to relatively flat occupancy levels.World Cup impact goes beyond host cities: Nearby and drive-to markets are seeing major “spillover” demand as travelers extend stays and explore multiple destinations.Macro factors still matter: Elevated inflation, high energy costs, and interest rate uncertainty could influence traveler behavior—especially for international bookings.Sign up for AirDNA for FREE

Jared Dillian joins Mining Stock Daily to break down the latest FOMC decision, highlighting a historic two-sided dissent and what it signals about a fractured Federal Reserve. He explains why the move higher in the short end of the yield curve and tightening liquidity conditions could eventually pressure risk assets—despite a market that continues to shrug off macro risks. The conversation also explores rising energy and grain prices, with Dillian outlining a longer-term bullish outlook for agriculture and its implications for inflation. From gold's technical setup to broader market parallels with past cycles, Dillian shares where he sees opportunity—and risk—across today's macro landscape.Pre-Order Jared's "The Awesome Portfolio" book HERE.

Selling a Home With Pets, Rising Rates & Bay Area Pricing: What Sellers Need to KnowVito discusses what home sellers should know about pets during showings, noting some buyers dislike animals and that pet odors, hair, and litter boxes can hurt buyer interest, requiring deep cleaning, removing pets during showings, or even relocating temporarily; if sellers can't do this, he says they should adjust the price significantly because buyers decide based on price, location, condition, and smell. He then highlights rising FHA student-loan delinquencies as a potential economic stressor and notes mortgage rates jumping from about 6% to 6.62%, suggesting sellers may need to cut price or pay points to make deals work. Guy Adami and Dan Nathan break down a market that looks calm on the surface but is flashing serious warning signs underneath. The real pressure point isn't the stock market — it's the bond market, where rising yields and an incoming Fed chair are setting up a test few are prepared for. The duo cover the stagflation setup quietly taking shape, the silent destruction in mega-cap tech (Microsoft, Nvidia, Meta), and why weakness in financials — with nearly $2 trillion in private credit exposure — may be the most underappreciated risk in the market right now. As Pete Townshend once said: "No one respects the flame quite like the fool who's badly burned." Guy and Dan think a lot of people are about to find out what that means. A recently proposed settlement in a central Pennsylvania electric utility rate case aims to protect average residential customers from rising rates connected to new data centers. Consumer advocates hope it'll serve as a model to protect all residential customers in the commonwealth. One year ago, half of U.S. Department of Education staff were laid off, including many in the Office of Civil Rights. That’s left enforcement of the agency’s agreements with school districts in limbo. That includes Western Pennsylvania's Norwin School District. The settlement with Norwin stems from a 2021 incident in which two students came to the school dressed in Confederate flag attire. Pennsylvania hunters harvested more deer in the most recently concluded hunting seasons. Gettysburg Borough Council Monday night appointed Alison Lintal as Gettysburg's new mayor from a slate of 14 candidates who applied for the position. She replaces Chad-Alan Carr who abruptly resigned less than three months into the job before being arrested on charges of alleged child sex crimes dating back to 20-11. Pennsylvania's political candidates are using artificial intelligence tools more than ever. They're using A-I to generate parody images of their opponents, create campaign materials, and answer questionnaires. In this month's YouTube Live, we're unpacking some interesting shifts happening in the Toronto real estate market. While the overall market remains relatively slow, some Toronto neighbourhoods are seeing noticeably stronger competition. In these pockets, well-priced homes are attracting multiple buyers - a reminder that even in a quieter market, demand can still concentrate in certain areas. At the same time, activity isn't uniform across the city. Some segments are picking up while others remain fairly soft, highlighting how uneven the market has become. We also discuss the outlook for interest rates. With global uncertainty increasing and long-term bond yields moving higher, borrowing costs may start trending up again - a shift that could influence buyer confidence and housing demand in the months ahead. In this episode of the Smart Property Investment weekly debrief, hosts Phil Tarrant and Liam Garman dive into how rising interest rates, policy shifts, and supply-demand pressures are shaping Australia's property market. As interest rates rise, mortgage repayments increase, making careful cash flow management essential for investors navigating these changes. The duo explores how financial pressure has been driving many to look beyond capital cities, where regional markets are outperforming thanks to lifestyle migration, creating opportunities for both first-time buyers and seasoned investors. At the same time, rental shortages and rising rents are intensifying challenges for tenants, while forcing investors to balance immediate yield with long-term growth. Adding to the complexity, proposed reforms to negative gearing and capital gains tax (CGT) highlight the need for strategic planning, with the Property Investors Council of Australia (PICA) advocating a sliding scale CGT discount to reward long-term investment. Meanwhile, construction delays and rising material costs threaten to worsen supply-demand imbalances, keeping property prices elevated despite broader economic headwinds. Yet, cultural and financial factors, including property's role as a wealth-building tool and the government's reliance on property revenue, provide a stabilising influence. For investors, the key takeaway is clear: consolidate debt, monitor cash flow, and avoid speculative over-leveraging to navigate uncertainty successfully. Thanks to our Partners, NAPA Auto Care and NAPA TRACS Watch Full Video Episode In this episode, Carm Capriotto speaks with Tom Ham about the rising labor rates shaping the automotive repair industry. Drawing from the Labor Rate Tracker tool on the Automotive Management Network, Tom explains how shops across the country are steadily increasing rates, with many approaching the $200 per hour threshold. Geographic trends reveal higher rates in regions like the San Francisco Bay Area and Connecticut, and Tom recommends gradual monthly increases of $1 to $2 to maintain profitability without alarming customers. They also discuss shifting business realities, including rising repair order values driven by vehicle complexity, higher parts costs, and increased technician compensation, even as car counts may level off. Many shops are also setting vehicle age limits to improve efficiency and reduce liability. Looking ahead, Tom highlights how artificial intelligence will enhance diagnostics and workflow, supporting the rise of a highly skilled mechanical specialist working alongside AI. The episode offers a forward looking view of an industry evolving through smarter pricing, cultural alignment, and advanced technology. https://laborratetracker.com/ Timestamps (00:00:00) Introduction & Industry Updates (00:02:30) Tom Ham discusses the "Labor Rate Tracker" and how shops are breaking through psychological pricing barriers as they approach $200 per hour. According to local health professionals, older adults are increasingly vulnerable to addiction and co-occurring mental health issues — especially in recent years. Substance abuse — most commonly alcohol but also prescription drugs like opioids — doesn't necessarily indicate a mental health condition, but they can often be connected. To get a sense of what lies behind the increase and what treatment options are out there, and what families and caregivers should watch for and how they can support loved ones in seeking help, we talk with someone from the Hazelden Betty Ford Clinic in Naples.

TRIGGER WARNING ⚠️ These podcasts examine and discuss suicide and associated trauma. If you have been affected by anything in these podcasts, you can contact the Samaritans on 116 123 For several years now, the levels of mental health and well-being within the UK police have been in decline. Many will argue that this is a result of an ever-increasing workload, a reduction in capacity and experience, underfunding, and a perception that social and mainstream media proactively portray a negative narrative of law enforcement within the UK. Additionally, lenient sentencing, poor organizational practices, and the disproportionate time spent on officers under investigation have contributed to create a perfect storm. In this short series of podcasts, I will be looking at the rising trend of police officers taking their own lives. I will be speaking with a variety of people to put a spotlight on police suicide, the reasons behind it, and hopefully how we can halt its rise. In this episode I talk with former Police Superintendent Andrea Quinton. She spent 30 years with Greater Manchester Police, including two as a Special Constable, and has worked in most areas of the service including response, neighbourhood policing, CID, prisoner processing, proactive policing, and training. She was a Tactical Firearms Commander with the North West Armed Policing Collaboration. A passionate believer in personal development, she is also a trained mentor and coach, having completed her Level 7 Certificate and Diploma in Executive Coaching and Mentoring. In a wide ranging interview we talk about the issues her recent blog raised and whether police wellbeing should be treated as a critical incident.

Anxiety in kids doesn't always look like worry. Sometimes it shows up as stomachaches, sleep struggles, irritability, or even constant visits to the school nurse. In this episode, I'm joined by pediatrician and author Dr. Natasha Burgert, who just released Managing Childhood Anxiety For Dummies. We talk about how anxiety can look different in kids, when parents should reach out for help, and the many supportive steps families can take before medication is even on the table.
