Our guest for today's podcast is Bordon Lai, Managing Director at Beach Point Capital Management.  Bordon joined Beach Point in 2021 to help build out the firm's private equity and special situation investing capabilities.   Bordon has been in the industry for over 20 years and was previously at Quilvest Private Equity, a global multi-family office with $5B of AUM. Prior to Quilvest, Bordon worked at Pegasus Capital Advisors and Vision Capital, where he invested under a flexible mandate in opportunistic investments in the middle market.   Bordon started out his career as an investment banking analyst at Wachovia Securities and Credit Suisse First Boston. On this Episode we are joined by Mike Dempsey. The word' resiliency' defines the journey of Mike Dempsey. Mike Dempsey was born and raised in Brooklyn, New York (Flatbush / Kensington) attending Midwood High School and graduating from the State University of New York at Albany where he played both football and baseball. An Arena Football League opportunity ended prematurely for Mike with the first of two ACL reconstructive surgeries and he later was forced to abandon his professional football hopes and dreams after a failed rehabilitation and comeback with Tampa Bay in the summer of 1995. After an aborted attempt with World Championship Wrestling's Power Plant training facility ended prematurely later that year, Mike then embarked on a brand new career direction in banking and risk management. While working for Credit Suisse First Boston in 5 World Trade Center, Mike was injured and hospitalized at NYU's Beekman Hospital on September 11th, 2001 while trying to escape the second Tower when the second plane hit the Tower directly over him at 9:03am. Shortly thereafter, Mike became immersed in philanthropy and advocating for September 11th families and survivors through the WTC United Family Group and the Coalition of 9/11 Families.On October 1st, 2017, Mike was in Las Vegas, Nevada for filming of an episode of the Animal Planet hit television show “Tanked” and was staying at the Mandalay Bay hotel during the Route 91 concert mass shooting and was outside the hotel when the shots were fired and ended up in lockdown during the chaos. Mike channeled his September 11th and Las Vegas experiences with PTSD, etc to help other victims and survivors' families cope with their ‘new normal.' He specialised in trading all fixed income products, focusing on Government Bonds and derivatives on those. He advised central banks and ministries of Finance on what they could do to finance their bond issuance at the lowest possible yield in order to save taxpayer money. The last ten years Mads has dedicated to studying, politics and activism. Ben Butcher currently serves as Executive Chairman of the Board, following his 12-year tenure as Chief Executive Officer, President and Chairman of the Board of Directors since STAG's formation in July 2010. Prior to the formation of STAG Industrial, Mr. Butcher oversaw the founding and growth of its predecessor business, serving as CEO and a member of the Board of Managers of STAG Capital Partners, LLC, STAG Capital Partners III, LLC, and their affiliates from 2003 to 2011. From 1999 to 2003, Mr. Butcher was engaged as a Private Equity Investor in real estate and technology. From 1997 to 1998, Mr. Butcher served as a Director at Credit Suisse First Boston, where he sourced and executed transactions for the principal transactions group (real estate debt and equity). Prior to that, he served as a Director at Nomura Asset Capital from 1993 to 1997, where he focused on marketing and business development for its commercial mortgage-backed securities group. Mr. Butcher serves as a member of the board of trustees and a member of the audit committee and compensation committee of Elme Communities (formerly WashREIT), an owner of multi-family properties in the greater Washington, D.C. metropolitan area. Mr. Butcher holds a Bachelor of Arts degree from Bowdoin College and a Master of Business Administration degree from the Tuck School of Business at Dartmouth.Our conversation with Ben begins with his graduation from Bowdoin College and his path to the Tuck School of Business at Dartmouth College. Ben then talks us through his first role post-MBA in the paper business and his departure from that industry upon hearing about opportunities in the commercial real estate brokerage arena. Ben then took on a variety of entrepreneurial development pursuits, a crash course in the ‘blocking and tackling' of commercial real estate dealmaking. From there, Ben's interest in making the jump into real estate finance was piqued when a friend from Tuck recruited him using the overture: “it's playtime without adult supervision.” That kicked off Ben's colorful career with Nomura and Credit Suisse First Boston, in the go-go days of CMBS lending and charging hard with the era's most prolific lenders.Finally, we get to the formation of STAG Capital Partners upon Ben and his partners' recognition of an opportunity in the industrial market, and the fight through numerous headwinds to successfully complete the platform's IPO as STAG Industrial (NYSE: $STAG). After graduating with a Bachelor's Degree in Law from the University of Tokyo, Yasunori Takeuchi began his career in the financial sector by working for 12 years with the Long-Term Credit Bank of Japan. This was followed by positions with Commerzbank, The Royal Bank of Scotland, ABN Amro Bank NV, WestLB Tokyo and Credit Suisse First Boston. Mr. Yasunori joined Standard Charted Bank Japan in 2012 as the Managing Director, Head of Corporate & Institutional Clients and Co-Head of Wholesale Banking, before becoming the current advisor/former CEO of Standard Chartered Bank Japan in 2015. When reflecting on his career Mr. Yasunori describes his role as a team leader in Japan for European banks partly being that of a translator or interpreter. He explains how many European banks, like the country they originate from, have a very direct culture. This does not always align with the Japanese culture of arriving at decisions through consensus building via official and unofficial methods. Mr. Yasunori states one of his leadership roles was to try and act as a cultural translator between these two conflicting styles. Soon after becoming the CEO of Standard Chartered Japan, Mr. Yasunori led the company to create a country vision document. At first, they tried doing it amongst the leadership but quickly realised that wouldn't work and it needed input from across the organisation. Mr. Yasunori explains how, apart from giving some opening comments and instructions, he deliberately excused himself from the process so that junior staff would feel more comfortable sharing their ideas in an open discussion. The result was a productive and interactive process. In his career in leadership, Mr. Yasunori has tried to develop positive corporate culture by breaking down the divisions within organisations, or silos, and increase interdepartmental interaction. He believes this can be achieved through unofficial means such as Diversity & Inclusion events. Events like International Women's Day, Mental Health Day, and a charity run that Standard Chartered has been hosting for 10 years that encourage staff participation are all opportunities for staff to engage within various departments. To foreign executives coming to work in Japan, Mr. Yasunori advises that while their core leadership style does not need to change, they need to understand how Japanese may respond. Are you getting silence in return? What will you do next? He also advises patience and the ability to create an atmosphere where Japanese feel comfortable to talk. On the topic of Japanese language skills, Mr. Yasunori does not believe they are of vital importance for a foreign businessperson - a useful tool but you can certainly get by without it.

"It's too hard to park"  and "The landlords ruined it by raising rents" and "There are no mom and pop shops" and "Amazon killed it" and "It's lost its charm"  More recently the work-from-home phenomenon has led people to wonder about the future of office space. And yet despite these problems our restaurants are having record-setting business, retail vacancy rates are below 5% and workers are returning to the office. Or are they?Our first two guests are two of the biggest change-agents in Fairfield County. While others may manage more square feet, their projects seek to define the future of two of our most beloved towns, Darien and Westport. These two men are transforming the downtowns while recognizing the challenges of creating transit-oriented development, pedestrian-friendly, with a collection of attractive buildings set around beautifully-designed and well-maintained public spaces in the heart of their respective downtowns – all with just the right mix of curated retail, restaurants and other businesses, and the addition of residential housing and office use. Laura Budd and Tucker Murphy are Directors of the New Canaan Chamber of Commerce and for the last decade their jobs have been "to connect the community with commerce". When I want to know what merchants are thinking or where rents are moving, I ask them. Waldman is responsible for re-developing and managing over 800,000 square feet of office and retail space, primarily in downtown Westport. David founded David Adam Realty in 1991. His focus has been on maintaining and expanding his portfolio as well as retail leasing in Downtown Westport. He is currently Vice President of the Westport Downtown Merchants Association (WDMA) and heads the Capital Improvement Committee, a group he has been affiliated with since 1998. Previously he has served as President from 2004-2006. David is currently spearheading an initiative to beautify and revitalize the Main Street area. David also sits on the Board of the Plan Implementation Committee (PIC) whose mission has been to revitalize Downtown Westport since 2008. David and his wife currently sit on the board of The Advisory Council to the Campaign to Establish an International Center for Velo-Cardio-Facial Syndrome. David graduated from Syracuse University, Bachelor of Arts in Child Psychology in 1991. He is also a member of ICSC.R. David Genovese is adding 116 luxury apartments, 12 units of housing purpose-built for adults with developmental disabilities, 85,000 square feet of Class A office space, and nearly 100,000 square feet of retail, restaurant & fitness space in Darien. David founded Baywater Properties in 2001, following a 12-year career in real estate investment banking in New York and London. Prior to founding Baywater, David served as Co-Head of Real Estate Investment Banking for Credit Suisse First Boston. Previously, David served as a Managing Director in Bankers Trust Company's Real Estate Investment Banking Group. David is an honors graduate of Colby College and The London School of Economics and Political Science. David also received an MBA from The Wharton School of The University of Pennsylvania. Duane asks, Just curious. Have you ever come across something that looks like a great opportunity, but was way beyond your capabilities? Duane, This is a great question. The short answer is yes. That’s the only way to grow. But the further you are from your proven capabilities, the lower your chances of success are going to be. So if you know going into the venture that your chances of failure are real, you want to make sure that: 1) You’re bringing the best people with the most relevant expertise onto your team to improve your chances of success 2) You want to limit the risk on the downside. So if you fail, the cost to you personally will be acceptable, and more importantly It takes courage to do something that is unknown. After all, you might fail. Failure has all kinds of negative connotations in our culture. When you fail, you’re a failure. Even worse, you’re a loser. On the other hand, if you’re a scientist running an experiment, then somehow experimentation is elevated to a higher stature. An experiment, by definition will have an unknown outcome. It may not be your desired outcome, but it will have an outcome and the main purpose of an experiment is to learn. Therefore, an experiment can never really fail. So the question is how do you undertake projects that can be a little bit of an experiment? I’ve done this several times in my career. For example, in the world of technology, the year was 2003. IBM had a division that designed and manufactured microprocessors. I had been at Tundra Semiconductor developing system controller chips that worked with the IBM microprocessors. So I had the crazy idea of going out to raise the money and build the management team to buy that division of IBM. I had never raised $250,000,000 in one shot before. I had not run a business of that size before. I didn’t have the brand name to go down to Wall Street and raise the money. I started with an idea. The first person I called was someone who had been general manager of a similar business. He had sold processors into Apple. He ran an automotive microprocessor business and counted Mercedes, General Motors, BMW, VW, and Toyota among his customers. His name is Brian Wilkie. The venture was my idea. But I hired Brian to be my boss. I contacted the CEO of another chip manufacturing company. She had previously run that division inside IBM and reported directly to the executive who had responsibility for that business. She became one of my advisors. I brought another 5 people on board with similar pedigree. Brian and I went down to NYC and met with Credit Suisse First Boston’s private equity group. We met with Citicorp Ventures who in that year had been very aggressive about investing in technology buyouts. As a result of these relationships, our pitch to IBM matched almost exactly what IBM was looking for in a partner. IBM entered into exclusive negotiation with us. We spent 3 weeks at IBM headquarters, negotiating 19 agreements around the clock. IBM wanted to close the transaction before March 31, 2004. A week before closing, the IBM management team delivered some bad news from one of the customers. That spooked our banker who asked for additional time to complete their due diligence. At that point, the senior executive in IBM said that he needed the asset sale in the quarter to compensate for a loss elsewhere in the division. He was a on notice from the CFO that he should not deliver a negative surprise to Wall Street. The asset sale was required to prevent that embarrassment. At that point, IBM invited a California company called AMCC to bid on the business. Literally at the stroke of midnight, AMCC offered $100,000,000 more than us and scooped the business out from underneath us. We were devastated.

Retailers are moving into online marketplaces at lightning speed because of the extent of their reach but for Richard Baum, while they do offer convenience, products sold in physical stores still have an upper hand in key areas of the retail market such as product quality assurance and brand equity. Richard Baum is the Managing Partner at Consumer Growth Partners and for him, selling on Amazon is a great idea but it isn't the end-all and be-all for the companies who are looking to sell their products. He also says that while big brands should consider getting into partnership deals with Amazon to protect their brand credibility, small businesses should focus on establishing their brand in Amazon's volatile retail environment. Scott Kupor is the managing partner at Andreessen Horowitz where he is responsible for all operational aspects of running the firm. He has been with the firm since its inception in 2009 and has overseen its rapid growth, from three employees to 150+ and from $300 million in assets under management to more than $7 billion. Prior to joining Andreessen Horowitz, Scott worked as vice president and general manager of Software-as-a-Service at Hewlett Packard. Scott joined HP in 2007 as part of the Opsware acquisition, where he was senior vice president of Customer Solutions. In this role, he had global responsibility for customer interaction, including professional services, technical pre-sales, and customer support. Scott joined Opsware shortly after the company’s founding and held numerous executive management positions including vice president, financial planning and vice president, corporate development. In these roles, he led the company’s private financing activities as well as its initial public offering in 2001. Scott also started the company’s Asia Pacific operations and led the execution of the company’s multiple acquisitions. Prior to Opsware, Scott represented software companies in both financing and mergers and acquisitions transactions at Credit Suisse First Boston and Lehman Brothers. He graduated Phi Beta Kappa from Stanford University with a bachelor’s degree in public policy with honors and distinction. Scott also holds a law degree with distinction from Stanford University and is a member of the State Bar of California. Scott is chairman of the board of Genesys Works; cofounder and co-director of the Stanford Venture Capital Director’s College; co-founder and co-director of the Stanford Rock Center’s Guide to Venture-Backed Board Membership; Executive in Residence at Haas School of Business and Boalt School of Law; and a Lecturer at Stanford Law School. He is vice-chair of the investment committee of St. Jude’s Children’s Cancer Research Hospital and also serves as a member of the investment committees for Stanford Medical Center, the Silicon Valley Community Foundation, and Lick Wilmerding High School. Tom Bushey is the founder of Sunderland Capital, a Boston-based hedge fund he started in 2016.  Tom graduated from the Wharton School as an undergraduate, and worked as an investment banker at Credit Suisse First Boston, private equity analyst at Thayer Capital, hedge fund analyst at Millenium and Mayo Capital, and portfolio manager at Blackrock before trying his hand on his own.  Even with that stellar resume, the road to success running an asset management business has plenty of obstacles along the way. Our conversation tells Tom’s story of what happened through his career and launch process.  He shares an inside look from a manager’s perspective of what it takes to get a fund off the ground.  As an important aside and disclaimer, I’ve known Tom for a while and have advised him for the last two years.  I happen to like him a lot, both personally and professionally, but you should know I have a small vested interest in his success.

China has driven GDP based on heavy capital investment. When, at some point, that ends, and China's GDP growth falls dramatically, what will happen to the rest of the world? Not that much, argues Michael Pettis. Pettis is a leading thinker on international trade and investment flows. He is currently a nonresident senior fellow in the Carnegie Asia Program, based in Beijing, and also professor of finance at Peking University's Guanghua School of Management, where he specializes in Chinese financial markets. He formerly taught at Tsinghua University's School of Economics and Management and before that at Columbia University. He spent the first half of his career on Wall Street in trading, capital markets, and corporate finance, working with Manufacturers Hanover (now JPMorgan) and Bear Stearns. He has also worked as a partner in a merchant-banking boutique that specialized in securitizing Latin American assets and at Credit Suisse First Boston, where he headed the emerging markets trading team.

Welcome to the 12th CONKERS’ CORNER. In this interview I have the pleasure of speaking with Nicolas Marx @marxnd on Twitter. After completing his Apprenticeship in the Hospitality Industry, Nicolas went onto study at Hotel School in Germany. It was during this time that he became curious as to where those in Hotel investing and Operations got their funding. His curiosity led him into the Investment Industry firstly with Merrill Lynch in Commodities trading & Retail Brokerage. Then with Credit Suisse (First Boston) in their Mergers and Acquisitions Team and Private Equity specialising in the Real Estate and Hospitality Sector. Nicolas states that the first stock that he held was HOST MARRIOTT. He explains that he was gifted 100 shares as a young man from his Dad. Although he describes himself as a contrarian that likes high risk, decades on and many share-splits later Nicolas still has Marriott stock in his long-term portfolio. When First Boston was dismantled, Nicolas decided to set up his own shop. The year was 1997 and aged just 30 years of age Nicolas set up NMCO, his very own Boutique Investment Bank. Which he describes as being “in the intersection between Investment Banking and Private Equity”, specialising in Turnaround, Restructuring and Structuring. Nicolas’s passion for Corporate Finance, Private Equity, Real Estate and the Hospitality Industry leads him to travel globally. It is just as well that he speaks Spanish, English, German and Italian. She's held managerial, technical and administrative positions at Verizon Wireless, Dow Jones Markets, and Credit Suisse First Boston. She co-founded and organizes Vegan SoulFest, an annual vegan festival for Baltimore's inner-city communities which attracts around 7,000 attendees. She is also the Executive Director of the Black Vegetarian Society of Maryland, an organization that connects people wherever they are on their journey to veganism with a focus on the Black and Latino communities. Greg had no intention of becoming a vegan chef. Like Naijha, he had a career in corporate America – in fact they worked together at Verizon. After becoming vegetarian in the late 1990s and then vegan, he learned how to cook without animal products out of necessity. In 2008, during the height of the mortgage crisis in the US, the couple left their successful jobs to realize the dream of opening a vegan soul food restaurant. The eatery attracts a diverse range of clientele from all walks of life, both vegans and non-vegans, including politicians and celebrities such as Stevie Wonder. What's extra special about The Land of Kush is that as well as being a for-profit business, it also has a social mission to give back to the local community. Many of the employees are black youth who have never held a job. Naijha and Greg provide training and mentoring and go out of their way to give people, many of whom have been on public assistance for a long time, a chance to become leaders. Tom Nides is a Managing Director and Vice Chairman of Morgan Stanley, a leading global financial services firm. He focuses on the Firm’s global clients and other key constituencies around the world, serves as a member of the Firm’s Management Committee and Operating Committee, and reports to Morgan Stanley Chief Executive Officer James Gorman. Prior to rejoining the Firm in March 2013 in his current role, Mr. Nides was Deputy Secretary of State, serving as Chief Operating Officer of the Department. Appointed by President Obama, he was confirmed by the Senate on December 22, 2010 and sworn in on January 3, 2011. Previously, Mr. Nides was the Chief Operating Officer of Morgan Stanley from 2005 to 2010. He was an executive officer and served as a member of Morgan Stanley’s Management Committee and Operating Committee. Before joining Morgan Stanley, Mr. Nides served as Worldwide President and Chief Executive Officer of Burson-Marsteller and as Chief Administrative Officer of Credit Suisse First Boston, the investment banking division of Zurich-based Credit Suisse Group. Mr. Nides began his career on Capitol Hill, as Assistant to the Majority Whip of the United States House of Representatives and Executive Assistant to the Speaker of the House. Mr. Nides later served as Senior Vice President of Fannie Mae and as Chief of Staff to the United States Trade Representative. Mr. Nides serves on the Board of the Urban Alliance Foundation, the Atlantic Council and is a Member of the Council on Foreign Relations. Prior to serving in government, Mr. Nides was the Chairman of the Securities Industry and Financial Markets Association and a member of the Advisory Board of the National Zoo. Mr. Nides, a graduate of the University of Minnesota, is married with two children.
