Multifamily real estate can be a valuable asset for individuals looking to elevate their retirement portfolios. This investment offers several advantages over traditional retirement savings options, such as stocks, bonds, and mutual funds. One key benefit of investing in multifamily real estate is the potential for consistent, passive income through rental income. This income can provide a reliable source of retirement income that can help to supplement social security and other sources of retirement income.Another advantage of investing in multifamily real estate is the potential for long-term appreciation. Real estate has historically appreciated over time, and multifamily properties can be especially valuable due to the increased demand for rental housing. This type of investment also offers the potential for tax benefits, as expenses related to owning and operating a multifamily property, such as property management, maintenance, and repairs, can be tax deductible. In addition, individuals may be able to defer taxes on the sale of a multifamily property through a 1031 exchange. Overall, investing in multifamily real estate can be a smart strategy for individuals looking to elevate their retirement portfolios and secure their financial future.Jorge Abreu is a Full-Time Multifamily Real Estate Investor and CEO of Elevate Commercial Investment Group. Our new Dealmakers podcast episode is live and this time, we had the distinct pleasure of talking with Jorge Abreu.Jorge does it all - he's a construction company owner, runs an investment group with over $325 million in AUM, and is a member of the Forbes Real Estate Council."I keep running into people who think they can raise the equity because people have told them - you've got a good deal, the equity will come. I'm here to tell you that it's not true. And I've seen people lose real money because they couldn't come up with the equity. They're counting on this equity broker that's going to bring the big check, and I tell everybody: You need to plant the seeds. You need to have those relationships built. focus on your $100k investors, your $200k investors. Build the equity there, and then the private equity will come with it."Jorge also talked about his transition from single-family to multifamily through syndication, what he's looking for in a potential asset, and what makes for a perfect Co-GP.To connect and learn more about Jorge Abreu and his company, please visit Elevate Commercial Investment Group.

Class-A Multifamily deals have lousy returns, RIGHT?! We all have loved Class-B and C over the last decade, but I wouldn't be so quick to dismiss Class-A… There was a time, not too long ago, where Class-C cap rates were 300bps higher than Class-A! Unfortunately, these times are behind us. But, before you say, “but Class-A has no more meat on the bone!” Tune in to today's episode to hear Brian Wagers' incredible investment strategy… Brian is a Principal at Elevate Commercial Investment Group and is one of the fasted growing RaiseMaster, with over 6,000 units under management! One common fear with Class-A multifamily is that during a recession, we might expect Class-A tenants to move down to Class-B. However, this doesn't seem to be happening this time around! With the work-from-anywhere trend and the affordability crisis in home ownership, Class-A tenants are staying put. To learn how to capitalize on this opportunity, you won't want to miss this episode! When we started investing in multifamily, we relied on property managers to handle construction. As the business grew, we hired GCs to run construction projects with little oversight on our part. And got very mixed results. That's when we realized that if we wanted to scale our multifamily portfolio, we needed an in-house team. But how do you build a construction arm for your real estate business? Jorge Abreu is Cofounder and CEO of Elevate Commercial Investment Group, a multifamily firm based in Dallas, Texas, and Founder of JNT Construction, the in-house construction arm of Elevate CIG. With 15 years of experience in real estate, Jorge has acquired a portfolio of nearly 7,000 units worth more than $500M. On this episode of Financial Freedom with Real Estate Investing, Jorge explains why he started his own construction company and how JNT gives Elevate a competitive advantage. Jorge walks us through the process he used to build an in-house construction business, describing what he looks for in a project manager and how he leverages software to hold the team accountable. Welcome back to the Passive Mobile Home Park Investing Podcast, hosted by Andrew Keel. On this episode of the Passive Mobile Home Park Investing Podcast, Andrew talks with Demetre Booker and Gretchen Zucker of Elevate Commercial. The big topic today is “social impact” and “social responsibility” when it comes to mobile home park investing and management. Investing, managing, and operating mobile home parks isn’t just about the property, it’s also about the people. One would argue, it’s mostly about the people. Demetre, Gretchen, and Andrew talk about how to handle non-paying residents, how to look at a deal in a “socially responsible” way, and what “social impact” means for passive mobile home park investors. Demetre and Gretchen also tackle Andrew’s questions on the toughest hurdles they have faced in manufactured housing community ownership, their advice for limited partner investors, and their process of sourcing deals. Elevate Commercial Investment Group is a real estate firm that focuses on acquiring value-add multifamily assets. They are a full-service, socially responsible, and vertically integrated and has either acquired, partnered, or consulted on over 1,300 work-force housing multi-family units, over 1,400 mobile home park lots, and over 113,000 sq ft of retail and medical office buildings since 2015. Demetre Booker Jr. is the Principal Partner of Elevate Commercial, a full service, socially responsible, and vertically integrated commercial real estate firm. Gretchen Zucker has a career working with social entrepreneurs. She works with around 4,000 entrepreneurs, in over 90 countries to blend profits with social impact. Andrew Keel is the owner of Keel Team, LLC, a Top 100 Owner of Manufactured Housing Communities with over 2,000 lots under management. His team currently manages over 30 manufactured housing communities across more than ten states. His expertise is in turning around under-managed manufactured housing communities by utilizing proven systems to maximize the occupancy while reducing operating costs. He specializes in bringing in homes to fill vacant lots, implementing utility bill back programs, and improving overall management and operating efficiencies, all of which significantly boost the asset value and net operating income of the communities. Andrew has been featured on some of the Top Podcasts in the manufactured housing space, click here to listen to his most recent interviews: https://www.keelteam.com/podcast-links. In order to successfully implement his management strategy Andrew's team usually moves on location during the first several months of ownership. Find out more about Andrew's story at AndrewKeel.com. GUEST BIO We are joined in the lab by Jorge Abreu, a Multifamily Investor with over a 1,000 doors on the GP and LP side. Jorge got into the real estate investing business when he found out that a lot of the successful people he read up on kicked off their careers in the same venture. Jorge is the CEO of the Elevate Commercial Investment Group. His company looks into Elevating the Multifamily Community by providing a better quality of life for residents and above average investor returns. The business came about funnily enough because of his not so ideal experiences with contractors. GUEST BIO John Okocha joins us in the lab with many experiments of enlightenment that evidently lead him to VP of Acquisitions for Elevate. Born in Dallas, Texas while his parents are originally from Nigeria. As a first generation son to immigrant parents John always had a focus on school first but was always open minded. When he was still in high school his close friend gave him the book "Rich Dad, Poor Dad" and it peaked his interest and the beginning of his real estate experiments began. He started going to real estate seminars alone, then eventually brought his parents. John did all the basics and soon enough he found a mentor who taught him about the single family side. He then got his first property under contract at 17! John worked for an investment firm that managed single family rental portfolios...after being reluctant to work on the single family sector John increased their acquisitions by over 75 percent landing himself the title Acquisition Manager. After seeking his next opportunity in the multifamily space, he was able to earn a role as an acquisitions specialist after a successful trial on the job — getting a letter of intent on a 400 unit apartment building on behalf of his company in just 30 days — the rest is history. What's up Experiment nation! John Okocha is joining us in the lab ready to blow us away with proven real estate experiments. John Okocha is born and raised in Dallas, Texas but his parents are originally from Nigeria.
