About the Guest(s): Corey Peterson is a seasoned real estate entrepreneur and the owner of Kahuna Investments. Known affectionately as the "Big Kahuna," Corey has built a portfolio that specializes in multifamily and student housing properties, spanning over seven states. With a diverse real estate investment portfolio, Corey believes in the power of affecting positive change in people's lives beyond generating profits. He has recently transitioned into vertically integrated property management, emphasizing company culture and operational efficiency within his investment approach. Episode Summary: In this invigorating episode of the Accelerated Real Estate Investor podcast, host Josh welcomes the dynamic Corey Peterson back to share his invaluable insights into managing a flourishing real estate venture during turbulent times. Corey provides a candid look into how recent economic shifts influenced his property management strategy and led him to take an integrated approach to his business. Following the warm exchange of greetings and updates, Corey delves into the recent market situation, their roller-coaster experience in the last few years, and the excitement surrounding their latest property acquisition through auction. He describes the strategic location of this acquisition and its benefits for student housing proximity to a college campus. Furthermore, Corey elaborates on his vertical integration move, the impact of people and company culture on his business, and his approach to inculcating his core values within his team. Key Takeaways: Vertical Integration: Corey Peterson has taken the bold step of vertical integration by taking over property management for his investments, believing this move aligns better with his goals and has greatly contributed to operational efficiency and organizational culture. Investment Strategy: Despite previously owning properties in various locations, Corey is now focused on growing his presence within the states he currently has investments, particularly within the student housing sector. Company Culture: Emphasizing people over profits, Corey discusses the importance of building a strong company culture and fostering the right team dynamics, highlighting how this leads to better business outcomes. Mitigating Expenses: By managing properties in-house, Corey has significantly cut costs on property turnover, citing an example of how self-management saved him over $200,000 compared to third-party management costs. Market Outlook: With economic factors currently priced into the market, Corey sees opportunities for acquisition. He stresses the importance of cash flow and believes that if a deal pencils out now, it sets up for potentially even better returns in the future. Notable Quotes: "Making a difference in people's lives. Now, that gets me juiced." "Their Google-ness has to be strong in our company… because we're not looking for robots here." What you'll learn from this episode What it means 'a lazy investor' and how you can be one An important point in how to master raising private capital is to never ask anyone for money. Asking for a high amount is one of the best characteristics of salesmanship. Sometimes it’s in the things that go wrong where we get the best lessons in life. In this episode, let https://www.linkedin.com/in/KahunaInvestments/?locale=de_DE (Corey Peterson), the owner of https://kahunainvestments.com/ (Kahuna Investments), inspire you with his rags-to-riches story. When a day of disappointing his son made him realize that he was not living life on his terms, Corey set out on a bold journey to learn how to raise capital to achieve financial freedom. This once car salesman went on to become a real estate expert, raising capital in the millions and finally getting his piece of “sunsets and palm trees.” He talks about how his eagerness to learn and to adapt to changing trends led him to investing and private lending and to the success he is today. — Listen to the podcast here: Investing And Private Lending with Corey Peterson I’d like to thank you for stopping by. The other thing I’d like to thank you for is lending me your time. If you’re looking for practical tips and advice on mitigating and eliminating risks with your private mortgage lending, then you are in the right place. If you’re going to learn from my mistakes so that you can avoid them, then pull up a chair because I created this show for those select individuals who are looking to take control of their financial future by doing what it takes to create wealth in the marathon of life with old-world techniques and values. I’m looking to create a tribe of lenders that will disrupt the way we think about money and how we can grow wealth. I also want to change the way we teach our kids about money. I think it's antiquated to say the least. Before I get in our episode, I wanted to invite you out to the Quest Trust Company Self-Directed IRA Expo, which is going to happen in August 23rd through the 25th, 2019 at the Royal Sonesta Hotel in Houston. I believe there are tickets still available. I know the VIPs have sold out, but the general admission, which are still a good deal are available. Go to http://privatelenderpodcast.com/expo/ (PrivateLenderPodcast.com/expo) for the link there for tickets and use the promo code, PLPodcast, for your 25% discount. For this show, I had a gentleman reached out to me and said, “I’d like to be on your show.” I said, “What do you do?” “I do apartments.” I was like, “Perfect,” because my idea for the show, the first year it would be all single-family. The second year, we would move into some multifamily. However, this is a fluid dynamic podcast as all things in this life. I'll have some multifamily experts to come on. Our guest, https://kahunainvestments.com/ (Corey Peterson), I believe he's out in Arizona. He reached out and I got in contact with him. I like him enough. I’ll put him on the show because I want someone to start scratching the surface on multifamily. I’m not saying I’ll do it every month, but I would definitely at least a couple of times a year in 2019 to touch on multifamily and how private lenders can fit into the syndications and other things. I like Corey. He’s letting people know what he does and they can reach out to him, which is the right way to do it. He can explain and build that rapport, build that relationship so he can invest under the auspices of the SEC. I want to put it out there for the Lender Nation because I know some of you have inquired about multifamily and other things besides just single-family. This is my first foray into multifamily. Let’s go ahead and get down to the brass tacks and to the interview with Corey Peterson. — I am honored to have Corey Peterson on the show. In this episode of the Real Estate Investing for Cashflow Podcast, Kevin shares the mic with Corey Peterson; Founder of Kahuna Investments based in Phoenix, AZ. Corey’s first experience with Real Estate started with meeting his inspiration early on: a man named Bruce with a significant amount of wealth and free time. Everything Corey ever wanted at that age was in front of him; expensive cars, a huge house by the water, and not a care in the world. Corey’s question of “What do you do?” led him down the rabbit hole of real estate investing; even the name “Kahuna” is named after the experience, as Corey was committed to becoming the “Big Kahuna” like Bruce. Nearly a decade and a half later, Corey owns several multi-family properties across the nation, narrowing the niche down to Student Housing. HIGHLIGHTS: [5:55] What is Corey’s Background? Would you like to save ten years or so and get right to the financial freedom part of real estate investing? Corey Peterson is finally living what he calls the ‘Sunsets and Palm Trees' lifestyle, but his path was not an easy one. Like many a real estate investor before him, Corey got into the fix and flip business, and while he looked successful on the outside, he was a wreck on the inside. Running rehabs was running him ragged, and he was spending his Saturdays with contractors—instead of his family. Corey knew he had to do something differently, and that's when he made the transition from single- to multifamily real estate. Today, Corey is the owner of Kahuna Investments, a multifamily firm that provides its investors with stable cashflow and long-term capital appreciation. Since 2011, Corey has been involved in the ownership and management of commercial properties worth a total of $31M, and he is a sought-after speaker in the multifamily investing space. Corey is the also the host of the Multi-Family Legacy Podcast, and he has been featured on FOX, CBS, ABC and NBC affiliates. Corey joins me to share his story, explaining how ‘Bruce Wayne' introduced him to real estate and how being fired from his job as a financial advisor inspired his commitment to full-time investing. He walks us through the ‘hustle and grind' of his years in the fix and flip business, describing the Saturday he missed his son's game and how that feeling of failure motivated Corey's transition to multifamily. He addresses how he developed a talent for raising private money and how that translated to a partnership and his first multifamily deal.
