Bailey is a Real Estate Investor, a young budding Entrepreneur, and a college drop-out. He started his career at just the ripe age of 20 while studying, taking calls and reservations in the middle of class. He began to ask ‘why?' when he's earning so much already. Bailey was one semester away from graduating college then he decided to drop out. It's an incredible story. No one approved, especially his parents. There was so much uncertainty getting into real estate at his age, and of course a college degree naturally felt like a safer, more necessary option. This decision ended up taking him to great success and he credits it all to networking. Bailey didn't have the knowledge, he started from scratch but with the courage to take that one step forward without any guidance, he found & created connections that got him to where is today. If it's already difficult to network as an adult, it's twice as difficult to do as a college drop out. But again, Bailey made it work. It's one of my favourite things in the world to see real estate investors finally take the leap from student to practitioner. When they finally take that step and buy their first investment property, it's truly something special to watch all of their fears go away.  It's not that they don't have things that concern them, but it changes. The primary fear that causes people to hesitate is “What if I lose all my money?”.But the first thing that happens to new investors is their mindset shifts from “What if I lose all my money?”, to “How do I make this work?”.  It might not seem like much from the outside, but that fear keeps people locked in “Analysis Paralysis” for months, years, or sometimes forever.  I mean think about it, we all that friend or relative who's told us something like,“Ya know… I coulda bought that property way back in the ‘70s for next to nothing. Have you seen what it's worth now?”  The worst part is, that's a regret they've been playing over in their mind for decades, and it's going to continue to play until the day they die. The fear of losing what seems like a minuscule amount now in comparison, kept them from taking action, and caused them to miss out on the benefit of owning that property now. A time in their life when that extra income would make a massive difference.  So how do you overcome that fear?  That's exactly what we're talking about on today's episode of the “Investment Property Income” podcast. Our first guest of 2022, realtor, investor, property manager, Bailey Kramer, got started in real estate investing just over a year and a half ago. He now owns 7 short term rental properties in different parts of the US, and did it all using other people's money and experience.  The most fascinating part is he's only 21, and doesn't have a background in Real Estate. He decided that he wanted to learn. Found every meetup he could. I specialize in raising private capital, locating, negotiating, & acquiring value-add multifamily assets, & teaching others how to follow in my footsteps. I have grown to have a passion like no other for multifamily real estate. My journey started 2 and a half years ago when I bought my first multifamily property which was a fourplex. My experience throughout that journey has given me the needed expertise in managing contractors, subcontractors, and materials for multi-unit rehabilitations. I have been a licensed Aircraft Technician for the last 3 years. The job of an Aircraft Technician is fun, and it requires meticulous attention to detail for the safety of the flight crew. I have never had any aircraft required to be reworked due to unsatisfactory work. My attention to detail allows me to be the expert needed to run these types of assets.
