Recession or not, America needs more Affordable Housing… However, when deals are getting harder to pencil out, can affordable deals make sense? To figure this out, I'm bringing on expert LIHTC Investor and Nashville native, Evan Holladay! Today, we discuss why affordable housing is so different from every other asset class and the key drivers of Evan's success.  The problem is that the demand for housing in cities far outpaces the supply. Since it costs the same to build affordable housing as it does to build luxury class A, developers build the product type that will result in the highest NOI.  The only way to solve this problem in our current economy is for governments to incentivize developers to build affordable housing through various programs, such as Low-Income Tax Credits (LIHTC).  When deciding whether a deal works out, we tend to look at IRR and Cash-on-Cash returns.  However, in affordable housing, a deal works out if there are enough sources of capital to get the deal done because NOI is not what drives success.  LIHTC solves this problem by covering 40-70% of the development costs for developers.  However, that still leaves a significant portion of the capital to be found, which is where Evan's attention to detail and creative people skills make all the difference! I started out on the Pre-Med route in college and learned very quickly that I hated science and chemistry. At that point I really had no direction and didn’t know what I wanted to do next. That’s when a new $56 million mixed-use development was about to start construction on campus and I knew I had to be a part of it! Got ahold of the owner/developer and he wanted me to help with getting people to attend the Groundbreaking, then we could maybe talk about a job. Got help from fraternity brothers to pass out flyers on campus and got a few hundred people to attend the Groundbreaking! I was the first one hired at the development and really learned the ins and outs of real estate and real estate development work. After getting a real taste of the business, I knew I had to take a stab at this real estate thing on my own! I worked with a team and we founded a modular housing development company that would use the same layout as houseboats and houseboat manufacturing plants to create affordable, energy-efficient modular housing. With the housing market crash of 2008, we were looking at ways to give back jobs to 1100 skilled workers laid off at the houseboat factories, while creating affordable housing for families in need. We ended up winning business plan competitions competing against teams from others universities from across the country, and being told by the venture capitalist judges that we were onto something. It wasn’t until the VCs told us we were onto something, did we really start to believe in ourselves. I started this podcast, honestly to pick the brains of the most successful leaders and open that conversation up for everyone to listen in. I figured, if I was already going to be having these conversations and asking these important questions...why not record it and give you the chance to learn from those making massive change as well. Ok, so let me tell you a little bit about who I am… I am a real estate developer and I specialize in large-scale affordable and mixed-income housing developments. Real estate has been a passion of mine from a young age, and my goal is to ultimately be a top real estate developer in the world while pushing the envelope of innovation, affordability, and sustainability. Speaking of sustainability, I am constantly working on more sustainable developments and being more environmentally conscious. My girlfriend and I also have two investment properties, one we are wrapping up a full remodel now, where we host Airbnb guests. I am based in Louisville, Kentucky but travel and work often in Nashville and New Orleans. And outside of work, I love to go hiking, go mountain biking, spend time with my family and friends, and traveling the world.
