In this very different -- and very difficult -- episode, DB sits down with Mia Schachter of Consent Wizardry to talk all about consent. But what DB gets is not what she expected. Please note that this episode contains difficult and potentially triggering conversations around consent. This episode touches on discussions and experiences of consent violations, as well as a perspective that might trigger feelings or memories of victim blaming for some listeners. Be sure to listen through the Pleasure Preview and Afterglow of this episode, where DB talks about her perspectives on consent and this conversation, as well as giving some vital resources. Please do not seek out our guest from this episode for any form of harassment or criticism based on this episode or on behalf of Sex Ed with DB. Online or not, harassment, bullying, and dogpiling are never okay, and we don't condone it. This episode is an invitation for discussion and internalization -- not an invitation to discredit, disparage, or defame anyone involved. In this powerful and informative episode of The People's Podcast by Ismail, I sit down with Fauzia Deen, an activist lawyer and civilian board member of the Fairfax County Police Civilian Review Board in Virginia. Fauzia brings deep insight into the role of civilian oversight in policing and the ongoing work required to build accountability, transparency, and trust between law enforcement and the communities they serve. Our conversation explores Fauzia's personal journey into activism and law, what motivated her to serve on the civilian review board, and the real challenges faced when civilians are tasked with holding powerful systems accountable. She breaks down how the board functions, why civilian involvement matters, and what meaningful police reform looks like beyond slogans and headlines. This episode is an honest, necessary discussion about justice, civic responsibility, and the importance of community voices in shaping public safety. Fauzia Deen's work reminds us that change often happens at the local level-and that informed, engaged civilians play a critical role in that process. Target Market Insights: Multifamily Real Estate Marketing Tips
Nic Espanet is the founder of Flex Equity Group and host of the Flex Forward Podcast. After two decades as a physical therapist, Nic transitioned into real estate—starting with passive investments before becoming a lead general partner. He's now led eight out of ten multifamily deals across Texas, with a focus on operational systems, investor communication, and market strategy. Through his podcast and syndication work, he helps others build freedom through clarity, consistency, and resilience. Make sure to download our free guide, 7 Questions Every Passive Investor Should Ask, here. Key Takeaways Start as a passive investor to learn best practices and build trust. Your first GP deal might require sacrificing equity to gain credibility. Raising capital today is about thoughtful follow-up, not just email blasts. Real estate's control and tangibility make it more appealing than stocks. Take fast action with underperforming property managers—delay can cost you. Topics From Healthcare to Real Estate Nic spent 20+ years in physical therapy before pivoting to real estate. Originally planned to invest in single-family homes before discovering multifamily. His first steps were as a passive LP, which taught him how great GPs operate. The GP Transition Joined a Dallas real estate network to meet experienced sponsors. Partnered with a seasoned operator for his first deal and earned credibility through effort. Built his own investor systems based on what he appreciated as an LP. Capital Raising in Today's Market Early deals filled in 2–3 days. Now it often takes weeks of phone calls and reminders. Uses GoHighLevel CRM to track interest, follow-ups, and conversations. Avoids texting new investors due to new legislation (SB140 in Texas). Lessons From the Field During COVID, personally took over a failing asset and drove occupancy from 70% to 90%. Now focuses on Texas secondary markets with population growth and minimal new supply. Attributes success to consistent communication, team alignment, and market adaptability.

Learning concepts is only half the battle — the real skill comes from practice. In this episode of Dealer Talk with Jen Suzuki, I share an interactive activity from my live classes that helps service advisors take everything they've learned — from warm greetings to Job-Risk-Reward explanations and analogies — and put it into action using real MPIs. I'll cover: How to use MPIs, photos, and videos to plan conversations Partnered role-play exercises to practice greetings, JRR, and analogies Tips for managers to coach their teams during practice Turning practice into confidence so live customer conversations feel effortless A weekly challenge: pick two MPIs, create analogies, practice, get feedback, and level up your team When advisors practice in a safe environment, their confidence rises, explanations become clear, and customer trust — and approvals — soar. An eagerly-awaited serving of TCF as Eddie gets to tell us all about the Dunhill Links experience where he showed more than a few glimpses of what he can do and where he belongs. Partnered with Andy Murray and playing with some of Europe's finest, there were huge crowds, 18 birdies for Eddie and a sizeable contingent of dogs as well as Big Ron and Mad Gazza planning their Saturday night out. A good week was clearly had by all, but where does Eddie go from here? Add to this the news that Eddie was served with a court order and Iain fell over in a kitchen and you can imagine that it is quite the episode. This week, DB reflects on last week's fantastic conversation with Dr. Claire Perelman. Let's take a moment to really unpack jealousy and envy, no matter if you're ENM or monogamous. What does jealousy say about us -- and what does it not? There's a sense of shame around jealousy that we can move past using our emotional honesty and by naming what we're feeling. Plus: a vocab lesson on jealousy versus envy. They're different! JEALOUSY SCRIPTS YOU CAN STEALWhen jealousy pops up mid-scroll: “Hey love, I'm feeling a jealousy pang. I'm going to take 10 minutes to breathe and journal, then could we do a quick check-in about Friday's plans? I think I need a clearer start/stop time so I can plan something for me.” When you need reassurance without rules: “I'm not asking you to stop seeing them. I'm asking for a reassurance ritual--a goodnight text and a Saturday morning debrief. That would help my nervous system a lot.” When you want to celebrate your partner but still have feels: “I'm happy you had a great date, and I'm noticing some jealousy in me. Could we carve 30 minutes tomorrow for us? I want to reconnect.” Repair after a jealous blow-up: “I got flooded and got snappy. I'm sorry. The story in my head was ‘I'm being replaced.' Here's what I'm going to try next time: pause, breathe, then ask for a check-in.” ABOUT SEASON 12 Season 12 of Sex Ed with DB is ALL ABOUT PLEASURE! Solo pleasure. Partnered pleasure. Orgasms. Porn.
