Amanda Young stumbled into real estate. After being let go from a job, dealing with a family emergency, and homeschooling her son, Amanda knew that she had to find a way to provide for her family, but also allow her to discover her hidden edge. After finding BiggerPockets and joining a local REIA (real estate investors association), she decided to take the jump and buy her first rental. Now, in 2020, she has 7 rental properties and a flourishing flipping business, working with a partner that matches her energy.Amanda found her localized niche by targeting owners of “sinkhole homes” and offering them deals that not only made sense for the buyer, but were a steal for her. She then used creative financing (really creative) to get these homes under contract.Amanda is the definition of someone who has grit, and is willing to work hard to earn their piece. She talks through Section 2 deals, 1031 exchanges, refinancing, and even how to “COVID-Proof” your tenants, so when the next global emergency happens, you’ll be ready. In This Episode We Cover:How to fight your analysis paralysis and get deals doneWhat probate deals are and how to find leadsWhy owner financing can be a win-win for buyers and sellersHow Amanda found a niche in “sinkhole homes”Why it’s important to find a niche that others would run fromHow to “COVID-Proof” your rental propertiesGetting ahead as a woman in a male-dominated industry (flipping)Empathizing with the seller so you’ll win negotiations (even with less money)And SO much more!Links from the ShowBiggerPockets ForumsDavid's InstagramBrandon's InstagramBiggerPockets PodcastSinkholes: Swallowed Alive (Discovery Channel)BiggerPockets Podcast 412: Start Investing in Large Multifamily? When it comes to life, most people worry about time and age. "I thought I would have achieved more by now, I thought I would own a house by now, I thought I would further along in my career, met the man of my dreams, earned more money" - however you measure your 'success'.When it comes to the fertility journey, this fear of Age and Time gets even more heightened because of all the scary statistics and this ticking of a biological clock. These fears can often drive us to then try to CONTROL every little aspect of trying to get pregnant until we drive ourselves crazy. But it's time to embrace where we are and let these things go so we can put that energy into conceiving. In this episode I talk about:Why the AGE thing is where most of the fear and panic comes fromHow society influences us to believe we can't conceive over a certain age through language and outdated ideas from the days of our grandmothersWhy conceiving in your 40's is actually a natural thingThe 'statistics' and why they aren't accurateWhy making a commitment to letting it go is importantThe truth about diminished egg quality from a purely scientific point of viewHow to actually embrace the age you are and why your current age is a good thingYou are more powerful that you give yourself credit for. Make a commitment to that power and change your results.Enjoy xx

This means they place at the centre of everything they do the concerns and needs of the individual, not the technology or process.Dave also chairs the Cyber Security Department at the University of the Sunshine Coast and is also Director for Cyber investigations and Forensics there. He teaches, carries out research and leads programs of national importance so we are very excited to have Dave on the show!Read his full bio here https://www.idcare.org/team-members/professor-david-laceyWe chat to Dave about:Who IDCARE are and why they existThe common reasons people call IDCARE for help, who are they and where are they fromHow consumers feel when their info is involved in a data breachWhat IDCARE see when it comes the emotional impact on people of cyber and identity crimeWhy intelligence has nothing to do with people falling for scamsHow well the security community is doing when it comes to our response to data breaches & how consumers really want us to respondWhether the breach notification law in Australia has helped moved the needle for everyday Australians and if not, what more can be doneWhether Data breach notification fatigue is realWhy the time, effort, frustration, bureaucracy and heavy lifting through the system harms the consumer and the opportunity for solving thisHow Australia compares globally when it comes to cyber crimeWhat are the high risk and low risk pieces of personal info from what Dave sees the criminals can do withHow ID care see there is a knowledge gap from both consumers and incident responders around what high risk and low risk items areWhy it is so hard to understand the risk when communicating on data breachesWhether we (as an industry) make enough of the link between telephone and the misuse of information onlineIf data is the new oil, who are the refineries? What does the future hold? HERE'S A SNEAK PEEK OF THE GOODNESS…“When it comes to seeking worthiness outside of ourselves, the crux of it is this: If the feedback we get doesn’t match our internal beliefs -- if we don’t already believe that we’re worthy -- we’re not actually going to taken any of that feedback on board.” - Jenna“Everything that any of us will ever need is already within us right now.” - Jenna“All the love, acceptance, confidence, and wisdom you’ll ever need is already within you. The challenge is to listen to what’s within, uncover it, and not allow it to be drowned out or overshadowed by the external. That is your truth.” - Ashley“If we’re focused on the external, there will never be enough, but if we’re focused on the internal, we’ll never run out.” - JennaWHAT YOU'LL LEARN ABOUT IN THIS EPISODE…What it means to be a worthiness seekerThe ways in which we seek approval and worthiness outside ourselvesWhere our standards of worthiness come fromHow to shift focus from externally-driven worthiness to internally-created worthinessWhy externally-driven worthiness is a myth and fallacy — and the truth about worthinessLINKSInsight Timer appCalm appShare the Eff Perfect love with a fellow perfectionist, procrastinator, or people pleaser! And because we’re in this together, be sure to take the Eff Perfect Pledge. And follow us on Instagram @effperfect!

Wow. Christine Gutierrez was the awesome, honest, upfront and intelligent guest I had only dreamed of being able to ask some hard questions of. Questions that included the "hard" stuff that a lot of people are scared to bring up.But I believe in the power of conversation, and in staying open and curious.Christine is a Licensed Therapist & Spiritual Healer. She has, for many years, been leading women on retreats and in her practice, find there way back to themselves and overcome the trauma and violation that holds them back. She is also a strong voice when it comes to diversity, inclusion & privilege, and one who strongly believes in standing up for and elevating the voices of those who perhaps don't have the same privilege to be heard. If you're looking for a REAL and POWERFUL conversation talking about all the things...don't go any further. This episodes includes:Understanading Spiritual BypassingThe strange Self-Help Elitism that is occurringIntergenerational Trauma; What it is and how it shows upPrivilege, and how it shows up in many different waysHow we can be curious about all the types of privilege we haveAnd what can you do that with privilege we do haveThe importance of lowering our defenses and embracing curiosityDangers of commercialism in generating popularityHow we can be aware of MarginalizationHow we need to have spaces for people to explore their pure and raw rageUnderstanding that we are all learning, and the journey is far from flawlessHow have we have all, at some time, partaken in that which has caused negative impactThe divide that has been highlighted by recent political climateHow important it is to recognize that we all have something to learn from one anotherWhere being hurt and triggered is often coming fromHow the amount we judge one another is hurting us. In today's episode, Pilar and Lisette share some of the ways in which they learn about themselves, their work and their colleagues. Online Learning does not mean watching videos! (1) Overview What do we mean by "learning"? Kolb's cycle. Involves change. A lot of our learning is experiential. Experience (concrete experience) Reflect (reflective observation) Theorise, generalise (abstract conceptualisation) How could it work next time? Plan. (active experimentation) From "How do I use the tool?" to "How do I approach you?" Just in case (most formal learning) vs Just in Time (most informal learning) (2) Informality Spectrum Social aspect of learning - learning from others through their point of view; building empathy From chatting over coffee to structured events. (3) Specific examples of learning through Virtual TT Trust - learning about topic but also about turning knowledge conversations into content. Formal - learn about trust; informal, learn about others, myself Lean coffee and mentoring - formal / self-directed by your own topic Informal/directed by others by observing, listening, empathy Organise events - learn about the people and dynamics. As we work with others, we adapt and learn about ourselves, about those we work with and the world around us.
