A recent report from Paragon showed increasing numbers of aspiring portfolio landlords are targeting HMOs, with NRLA research revealing the number of landlords with HMOs in their portfolios has risen from 17% to 22% in the last decade alone. We look at the reasons for this, the changing face of HMOs and the challenges facing the sector over coming years, particularly in the student sector. Landlord support team leader Danny McKeown Henshall fills us in on the hot topics on the NRLA phone lines this month, and, to mark the launch of two new courses from the NRLA Training Academy, we shine a spotlight on mental health. The award-winning academy's new mental health in housing course will help private sector landlords identify common mental health disorders and develop strategies for prevention, intervention, and support. The Listen Up Landlords team is joined by expert trainer Mike O'Hara to talk about the issue of mental health in the PRS, what landlords can do to support tenants and, where they can turn for support, if they find themselves struggling. Often when we think about training the aging adult, we think about an individual who is chronically diseased and functionally limited. While that is certainly true of some (maybe most) aging adults, it's not true for all. The highways industry needs to improve the way it communicates both internally and externally to the travelling public so it can inform what it is doing and more importantly why it is doing it in a more engaging way. These are the thoughts of experienced marketing and PR Director Helen Blood of Boundary Marketing & PR - a company dedicated to helping the sector to promote itself more effectively. She was speaking on this week's Highways Voices podcast and said the sector should not be afraid of telling the public what it does well. "There are of course some really good examples of great communications work in the industry, but we have a long way to go often to get the public on side. It is about informing and engaging and that will encourage users of the networks to do something differently and to behave differently." But this will only happen if the industry works together, she said. "It's about getting all the right information from the whole supply chain that are going to be delivering the schemes and the consultants that have been involved in designing the schemes and then actually really understanding the reasons behind the project and making sure that we communicate the 'why' factor so the public understand why we are doing something and the reason behind it, we need to be able to communicate that effectively to people, and we need to engage them as well. We need to be able to answer the questions that matter to them." Ms Blood also said more effective use of technology on the roadside will also help deliver the right message if planned in the right way and there will be more tools at our disposal in the future, "but it is how we make best use of them," she added. "The business case for 5G is not transport, let's not kid ourselves," says connected vehicle expert Andy Graham from White Willow Consulting on this week's Highways Voices podcast. But, he explains, the technology does give many opportunities to transform transport, "We should be definitely pushing with 5G... we should be really taking the advantage of high bandwidth and low latency. But we do need to make sure that we don't leave behind other use cases and other customers." Graham is the second Highways Voice on this week's podcast reacting to a fascinating interview with Chris Holmes, Programme Director of West Midlands 5G, the test bed looking at how the technology can be used. "We're... supporting projects, and the trialling associated with those, to try and get the projects to a more mature state, and close to market," he explains, "by engaging with the commercial 5G," which he says "will give them the opportunity of seeing the performance of not only the products and services, but also how the mobile communications technology is working." In the interview, Holmes runs through a number of the potential use cases for transport, from helping partially sighted people get around to counting the number of people on public transport, and from pothole monitoring to parking. Legendary Tomorrow's World presenter Michael Rodd features in this week's podcast saying that inventors of clever technology must "actually go through the whole process of market analysis of working out whether something was... meeting a need that was sellable to the rest of the world." Rodd presented new ideas to the nation for ten years before starting one of the first independent TV production houses that he still owns today. The Highways Voices interview is highlights of a chat he had with the Transport Technology Forum, and features several of its key members. Andy Graham of White Willow Consulting supported Rodd's take on the business case adding, "I want to play back what you just said to everyone who I know who develops a new piece of kit and I say, well, what's the business case for this? What are the benefits? Why would people buy it, particularly if they're a local authority that doesn't have much resources, particularly if they're a driver of an older car hasn't got much money?" The fascinating interview includes memories from Rodd about a variety of things he covered on Tomorrow's World including an in-car navigation system from 1971, the first portable ticket machine on trains, a driverless vehicle and magnetic levitation, plus making the first televised mobile phone call and reporting on the financial viability of Concorde. But it's his message to the industry that resonates 50 years after he started on the show where he warns against silos, vested interests and particular prejudices. "We're locked in to the way our minds work," he says, "And I do think in in almost all areas of life, that is a major issue that if we're really going to move forward, we've got to take more seriously."
