     Eternal salvation unfolds in three tenses. Phase one is justification—past tense. That's the moment you trusted in Jesus Christ as your Savior. You were saved from the penalty of sin (John 3:16; Rom 5:1; 8:1). It's instantaneous, permanent, and entirely by grace through faith (Eph 2:8-9). Eternal life is a free gift from God (Rom 6:23). You didn't earn it (Rom 4:5), you don't maintain it (Gal 2:16), and you can't lose it (John 10:28-29; Eph 1:13-14; 1 John 5:11-13). Phase two is sanctification—present tense. It's the daily battle: learning doctrine (1 Pet 2:2), renewing the mind (Rom 12:2), being filled with the Spirit (Eph 5:18), walking by the Spirit (Gal 5:16), walking by faith (2 Cor 5:7; Heb 10:38), and saying “no” to the flesh (Rom 13:14). It's not about staying saved—you're already secure. It's about growing up spiritually and living like a child of God (1 Pet 2:2; Eph 4:1). Rewards are at stake (1 Cor 3:12-15). Fellowship is on the line (1 John 1:6). Phase three is glorification—future tense. It's the finish line. No more sin nature. No more death. You get a resurrection body, custom-fit for eternity (1 Cor 15:53; Phil 3:20-21). Face-to-face with Christ. No struggle, no failure—just perfect conformity to His image forever (1 John 3:2, 5). That's your guaranteed future. All three phases are part of God's gracious plan, but they must be kept distinct. Confuse them, and you'll either fall into legalism or question your salvation. Get them clear, and you'll live with confidence, freedom, and focus. Living the Sanctified Life – Phase Two      Eternal salvation is just the beginning. Phase one secures our position in Christ; phase two deals with our condition—how we live. That's sanctification. It kicks off the moment you're saved and continues until the Rapture or your last breath. This phase is about spiritual growth, transformation, and learning to think like Christ (Rom 12:2; 1 Cor 2:16; Phil 2:5; 2 Pet 3:18). God gives the assets: the indwelling Holy Spirit (1 Cor 6:19), the Word of God (2 Tim 3:16; 1 Pet 2:2), a new nature (2 Cor 5:17), and spiritual gifts (1 Pet 4:10). But unlike phase one (where God does all the work), phase two is a team effort. It's synergistic. God supplies the knowledge and power; we bring the positive volition. We either walk by the Spirit—or we don't (Eph 5:18; Gal 5:16).      Discipleship is the practical outworking of phase two. It's healthy Christian living. But don't confuse it with salvation. Salvation is free, but discipleship is costly. Faith alone in Christ alone saves (John 3:16; Rom 3:28; 4:5; Gal 2:16). But faithfulness? That's the road of the disciple. That road is paved with learning (1 Pet 2:2), obedience (Jam 1:22), denial of self (Luke 9:23), and fruit-bearing to the glory of God (John 15:8). It's not about earning salvation—it's about living like someone who already has it. It's about learning “to walk in a manner worthy of the calling with which you have been called” (Eph 4:1). To follow Christ is to align your mind, values, priorities, and choices with His (Rom 12:1-2; Phil 2:5). It's a daily grind. It is repeatedly saying “yes” to the Lord and “no” to your flesh. And yes—it's going to cost you. Relationships may strain, comfort may vanish, opposition will come (Luke 14:26-33). But the payout? Eternal rewards (1 Cor 3:12-15; 2 Cor 4:17). Discipleship is no cakewalk—but it's worth every step.      Spiritual growth depends on spiritual nutrition. Feed the new nature or starve it. It's that simple. We grow through the Word (1 Pet 2:2), apply it by faith (Jam 1:22), and stay filled with the Spirit (Eph 5:18; Gal 5:25). Fail to do that, and you'll stay a spiritual baby—saved but stunted, secure but stuck (Heb 5:11-14). Discipleship is moment-by-moment decisions—choosing divine viewpoint over human viewpoint, maturity over mediocrity, truth over trends. It requires humility, commitment, courage, and discipline to stay the course.      Rewards? Those are tied to phase two, not phase one. Salvation is a free gift, but rewards are earned. At the Judgment Seat of Christ (2 Cor 5:10; Rom 14:10-12), we won't be judged for our sins—they were judged at the Cross. We'll be evaluated for our service to the Lord. Did we build with gold, silver, and precious stones—or wood, hay, and straw? (1 Cor 3:12-15). Every believer stands on the unshakable foundation of Christ. But what you build on it determines reward, honor, and future rulership (Luke 19:17-19; Rev 2:26-27).      It's important to understand that failure in phase two doesn't cancel phase one. Carnal believers are still believers. Eternal security is a reality of grace. Lot was called righteous (2 Pet 2:7-8), yet his life was a moral disaster. The Corinthians were saints—positional saints—yet they were fleshly and divisive (1 Cor 1:2; 3:1-3). Demas bailed out, but that doesn't mean he burned out of salvation (2 Tim 4:10). Eternal life isn't fragile. But loss of fellowship, reward, and testimony? That's real. The Christian who fails to follow the Lord's directive to advance spiritually will face divine discipline in time (1 Cor 11:30-32; Heb 12:6), suffer the loss of testimony (1 Cor 3:1-3), reap the consequences of his own bad choices (Gal 6:7-8), forfeit eternal rewards (1 Cor 3:14-15), and be classified as least in the kingdom of heaven (Matt 5:19).      Bottom line? Phase two is where the battle is fought. It's the grind, the test, the place where spiritual momentum is made—or missed. Phase one determines where you'll spend eternity. Phase two determines how. Some will receive greater rewards, honors, and possibly positions of responsibility in Christ's coming kingdom (Luke 19:17; Rev 2:26-27). And though the carnal Christian “will suffer loss [of reward]; he himself will be saved, yet so as through fire” (1 Cor 3:15). Our present choices echo into eternity. And glorification? That's phase three—the final phase. It's guaranteed (John 3:16; Rom 8:1). God finishes what He starts (Rom 8:30; Phil 1:6). Every believer will be conformed to Christ, resurrected in glory, and ushered into a sinless, eternal state forever (1 Cor 15:53; 1 John 3:2). God's calling is high, holy, and worth it. So live worthy of it (Eph 4:1). Pursue maturity (Heb 6:1). Avoid legalism. Press on (Phil 3:14). You've been saved freely—now live powerfully. The Cross is your foundation. Unlocking Private Market Potential: Key Insights from Jim Dowd of North Capital   Jim Dowd, CEO of North Capital, brings four decades of experience across the sell-side and buy-side to my discussion with him on a topic top of mind for commercial real estate sponsors and investors: how to navigate a rapidly shifting capital landscape where regulation, liquidity, investor behavior, and macro volatility collide.   Here are the key insights from our conversation – designed specifically to you make better, more informed investment decisions in today's market.   1. Private Markets Are Growing — But Liquidity is the Blind Spot Jim sees a long-term, secular shift from public to private markets. This trend has been driven by: Rising regulatory costs of public capital raises Falling costs and barriers to entry in private placements Broader investor access due to reduced minimums (from $250K+ to $10K–$20K) But here's the warning: private securities still lack liquidity. Investors participating in these syndicated deals should recognize that they are locked in, sometimes for years, with no clear exit.   “It's like three guys trying to run through a door at the same time – when everyone wants out, they can't.”   Solution: Jim's firm has built an Alternative Trading System (ATS) to create secondary markets for private securities, a concept CRE sponsors might want to look at. While not yet equivalent to public exchanges, these platforms offer an emerging way to address investor liquidity concerns and could give forward-thinking sponsors a competitive edge.   2. Don't Be Fooled by the Illusion of Diversification Many sponsors pitch private equity real estate as an uncorrelated asset class, perfect for diversifying out of stocks and bonds. Dowd challenges this narrative.   “In a crisis, all risk assets tend to correlate. The illusion of diversification is mostly due to slow re-pricing in private markets.”   Takeaway: Sponsors should be transparent with LPs. While real estate is a solid long-term asset, it's not immune to systemic shocks. Treating it as a diversification tool must come with proper liquidity and risk disclosures.   3. Risk Has Moved From Banks to Private Markets Jim argues that the risk which once destabilized the banking sector during the GFC has now migrated to private markets. The positive spin: these markets are mostly backed by equity, not federally insured deposits, reducing systemic risk.   Investors (LPs) should understand that the margin for error in private real estate has shrunk. Mispricing risk in this environment is more likely to catch up with you, especially in a rising rate context.   4. The 10-Year Treasury: The Most Important Metric in CRE Jim highlights the 10-year Treasury yield as the single most important signal CRE sponsors should track.   Why?   “A 6% cap rate in a 2% Treasury environment is fundamentally different than the same cap rate in a 4.5% Treasury world. That delta blows up every underwriting model.”   Cap rate spreads are compressing. And yet, many sponsors haven't recalibrated assumptions.   Jim's advice: treat macro indicators like interest rates and liquidity conditions as core components of your investment thesis, not just afterthoughts.   5. Investor Behavior Has Changed: Active Risk is Now in Private Markets Jim sees a structural shift in how investors approach risk: Liquid portfolios (ETFs, mutual funds) are increasingly passive and macro-driven. Private investments, including real estate, are now where most investors take active risk. For sponsors, this has profound implications: Investor trust and manager selection matter more than ever. Sponsors must demonstrate operational excellence and a clear, differentiated strategy. Geographic proximity still matters. Many large managers raise capital locally. Relationships built within a 100-mile radius still drive much of the private capital flow. 6. On Crypto and Tokenization: Don't Confuse the Two North Capital does not allocate to crypto but Jim is bullish on blockchain infrastructure for private markets, especially tokenization.   “Blockchain could enable scalable, transparent, and low-cost transactions for private securities – if regulators allow it.”   Tokenization may hold long-term promise for CRE sponsors looking to expand liquidity, access global investors, and reduce friction. But the infrastructure and regulatory frameworks are still evolving.   7. Investor Advice: Time in the Market Beats Timing the Market Jim's advice to investors (including his own son) is simple: don't try to time the market. Instead: Keep short-term money in treasuries or cash equivalents Deploy long-term capital systematically over a 3–12 month window Accept volatility as the price of long-term outperformance For sponsors, this means messaging matters. Emphasize long-term fundamentals over short-term fear. Help investors contextualize volatility and maintain confidence in your strategy. 8. Watch for These Signals: What Could Change the Outlook Jim tracks two key macro indicators to signal inflection points: The 10-Year Treasury yield (as mentioned above) Capital flows in public markets – a pullback here could foreshadow slower fundraising in private markets. This is Guthrie Chamberlain, Your Guide to Wisdom Day 2597 – Wisdom Nuggets – Psalm 55:9-14 – Daily Wisdom Wisdom-Trek Podcast Script - Day 2597 Welcome to Wisdom-Trek with Gramps! I am Guthrie Chamberlain, and we are on Day 2597 of our Trek. The Purpose of Wisdom-Trek is to create a legacy of wisdom, to seek out discernment and insights, and to boldly grow where few have chosen to grow before. In today's Wisdom Nugget, I'll guide you along the paths of wisdom, truth, and spiritual insight as we journey through God's Word together. I'm honored to walk alongside you today as we continue exploring Psalm 55, a profoundly personal psalm written by King David during one of the most painful periods of his life. Today, we'll focus on Psalm 55:9-14, where David vividly describes the agony of betrayal—not from strangers or known enemies—but from someone he loved, trusted, and considered a close friend. In these verses, David invites us into his world of intense emotional pain, showing us how even godly leaders experience heartache, conflict, and confusion. Let's begin by reading Psalm 55:9-14 from the New Living Translation: 9 Confuse them, Lord, and frustrate their plans, for I see violence and conflict in the city. 10 Its walls are patrolled day and night against invaders, but the real danger is wickedness within the city. 11 Everything is falling apart; threats and cheating are rampant in the streets. 12 It is not an enemy who taunts me— I could bear that. It is not my foes who so arrogantly insult me— I could have hidden from them. 13 Instead, it is you—my equal, my companion and close friend. 14 What good fellowship we once enjoyed as we walked together to the house of God. David's Cry Against Evil (Verses 9-11) David opens this section with a passionate plea to God: “Confuse them, Lord, and frustrate their plans, for I see violence and conflict in the city. Its walls are patrolled day and night against invaders, but the real danger is wickedness within the city. Everything is falling apart; threats and cheating are rampant in the streets.” These words highlight David's deep distress at seeing the corruption and chaos inside Jerusalem. Notice he doesn't merely pray for deliverance—he prays specifically that God would disrupt and frustrate evil plans. David recognizes that enemies and threats are not merely external; the deeper danger comes from within. In the Ancient Israelite worldview, the city—especially Jerusalem—was meant to be a place of order, justice, and peace, reflecting God's righteousness. City walls were symbolic of protection and security, guarding against external threats. Yet here, David identifies that the walls, though guarded diligently, can't protect against the internal moral decay. Wickedness, corruption, deceit, and violence permeate Jerusalem, threatening the very fabric of society. David's request—“Confuse them and frustrate their plans”—echoes back to Genesis 11 and the Tower of Babel, where God disrupted human plans built on pride and rebellion. David trusts that God can similarly frustrate evil plots and restore justice. Illustration: Imagine a fortress city carefully guarded by strong, vigilant soldiers. While they focus intently outward, enemies cleverly slip through unnoticed gates inside, causing chaos from within.
