Are you a landlord who has their fair share of horror stories? Do you need help evicting tenants, or finding and placing the best tenants? Who should you be renting to so that you don't bring tenants in and then have to kick them out later? Applicants can be nice or be nightmares. Today, Clint Coons of Anderson Business Advisors talks to David Pickron, President of Rent Perfect, an investigative screening company that helps clients onboard tenants from the initial background check to leasing and payment collection. David is a licensed private investigator and landlord who manages several short- and long-term rentals. Also, he hosts the Rent Perfect Podcast, which offers the latest industry news and provides expert tips on how to manage properties. Highlights/Topics: How much is a good tenant worth? The key to managing your own cash flow.is to have stable tenants. What's going on with moratoriums to collect rent? The government wanted to pass another one, but it did not go through. Landlords are partners with the government right now because they can't evict someone or take their property. How do landlords protect themselves? They want long-term renters and holds to set it, forget it, and let them go. What can landlords do to find the right renters? There are still a lot of regulations stacked against landlords, and there are a lot of courts that are withholding data. Why did credit bureaus pull off all evictions, judgments, and liens? They were getting sued for putting the wrong data on the wrong people's files Have you heard of that new Experian Boost? They're realizing that they're not giving us all the information we need on those credit bureaus. They're allowing consumers to start reporting their own credit to their own credit bureau. If you are screening a tenant, can you find out if they were evicted because they weren't paying rent during the pandemic? There's an eviction moratorium, but some people could be or were evicted because of set parameters. Why ask tenants for 12 months of bank statements? It shows if they paid their rent or prioritized spending money on other things, such as a new boat. What are detailed criteria? Exactly who qualifies for your property so everybody's treated the same. Don't allow anybody with a felony record within the last 5 years or misdemeanor within the last 3 years; or collections against landlords for the last 2 years. What is fair housing? If they have a criminal history, do an individual assessment - How long ago did the crime occur? How old was the person when they did it? Have they been in any rehabilitation that they can prove? What To Watch Sell in May and Go Away - Explained Each spring, the same phrase pops up for stock investors: "Sell in May and go away." It's important to track, as generally stocks go down, and so do rates. That question is whether or not stock market investors will see “Sell in May and go away” this season. Yahoo Finance tells us that the full axiom was originally, "Sell in May and go away, and come on back on St. Leger's Day.” It has its roots in the city of London. Financial professionals would go on holiday in May for approximately four months to escape the summer heat and return for the St. Leger derby in mid-September. Traders and bankers in the U.S. appropriated the aphorism over the years and condensed it to its current form. The current form is based on the historical tendency for the stock market to produce its best gains between Halloween and May Day (the so-called “winter” months) and to produce well-below-average returns the other six months of the year (the “summer” months). We did not see “Sell in May” last year, as the stock markets were on a big surge higher after the huge losses seen in March due to the shutdowns. But with stocks at record high levels and high market volatility, there is a possibility of a move lower in stock prices after earnings season winds down at the end of the month. Despite never-ending stimulus, which stocks love, they cannot go straight up, and corrections big and small are always healthy and expected. If this were to occur, it could shift some investing dollars from stocks into bonds, which would help to further stabilize or cap the recent rise in mortgage rates that was seen from mid-January until the end of March. If "Sell in May" does not take place this year, do not get too worried. The Federal Reserve continues to try and hold rates at historically low levels and will do so until we see full employment and ideal inflation. Can mortgage rates increase marginally if the economy continues to grow? Yes, that would be normal in an an expanding economy. If the economy is strong, and if the job market continues to rebound, modestly higher rates should not be a deterrent to homeownership. Bottom line: Rates are still historically low, and now is still a great time to either refinance or consider purchasing a home. Although no one can forecast what will happen with entire certainty, housing trends can give you an idea about what to expect when it comes to buying or selling a home. It should come as no surprise that 2020 saw huge fluctuations in the housing market as the country was hit with massive amounts of unemployment and extensive shelter-in-place orders. Now in general, I’m not a fan of paying for a credit score and generally think it’s best to just be patient and build it over time. But I think it might make sense for some people who are thinking of applying for a significant loan or mortgage in the near future. So in this video, I’m going to break down how you can buy a 730+ credit score with only about $25. Add me on Instagram! - AppleCriderOfficial So if you’ve heard anything about buying a credit score before, you’ve probably heard of buying tradelines. I give that a big thumbs down because you’re essentially paying someone to add you to a line of credit that they have had established for a while. These are deceptive, can cost thousands of dollars, and may sometimes qualify as bank fraud. So let’s steer clear of that. Instead of potentially committing a crime, I’m going to fill you in on a way to “buy” a credit score that is 100% by-the-books and approved of by banks as a legit way to establish your credit. This is by reporting your bill payments to the credit bureaus. Your credit score is largely a measure of your ability to make on-time payments (this makes up 35% of your credit score), so many banks are willing to take your cell phone payment and utility bills into account when calculating your score. This can be an ideal solution for people in the Dave Ramsey “credit cards are evil” camp because it allows you to build credit without the use of credit cards or the potential to get into debt. Now, you personally can’t just start editing your credit report and adding your Netflix payment to your credit report, but there are a number of companies that will allow you to do just that. One of them is a completely free option, and the other is going to run you $24.95 per year. The free option is Experian Boost and it is a service provided by the credit bureau Experian to “boost” your credit score by linking to your bank account, finding the monthly bills you pay and subscriptions you are on, and reporting these on your Experian credit report. These are only going to show up on your Experian report and not on your TransUnion or Equifax reports. So if you’re in the market for applying for a loan, it might be worthwhile to ask the lender which report they’ll use before you sign up for Experian Boost. But what about the downsides? Well, Experian Boost only reports positive payments which might seem like a good thing but lenders aren’t a huge fan of this. Imagine if every time you paid late on a credit card or went into default you could just opt out of putting that on your credit report. Kinda makes the whole system not very useful. So some banks don’t value Experian Boost as highly as typical on-time payments. The paid option for increasing your score is similar but likely to have a bigger impact. This is called eCredable. eCredable is going to work with your TransUnion report instead of your Experian report and is generally looked at more highly by lenders. That’s because they don’t plug into your bank account. Instead, eCredable plugs into your utility and phone bill accounts to track your payment history. As a result, they’re going to be reporting on-time payments as well as late payments so lenders will know they’re getting the full picture. Additionally, eCredable pulls back the last 24 months of payments across an unlimited number of accounts which can have a really big impact for someone with low-or-no credit. On their site, they estimate that a person coming in with no credit could see their score jump to over 730 with only 3 bills that they have paid on-time for 12 months. That’s a huge jump and enough to make you eligible for many of the best rewards credit cards out there. In the end, I think that both of these services have a use case for people who need to build their credit from scratch and are looking for a better option than a predatory credit card. Experian Boost is free and the biggest downside is that it won’t impact your score at all, so if you’ve got a thin credit file and pay bills from your bank account, it might be worth it to take a couple minutes to sign up and see what happens. eCredable does cost $25 per year which is more than zero, but if you are planning on applying for a loan relatively soon, paying $25 to boost your credit score by a potentially significant amount could end up saving you thousands of dollars or more. Personally, I don’t use either of these nor am I incentivized to get you to sign up, but I do think they make much better options than buying tradelines or paying someone $200 to remove a credit inquiry off of your report. One of the questions someone recently asked me was: What would you do today if you had to rebuild your life after a financial loss? And it got me thinking back to 2009 and my devastating bathroom floor moment. Now, if you’re new to Redefining Wealth, you might not know this story. So, let me quickly give you the gist. Straight out of college, I built a 7-figure business. Then at the height of the recession, I went from making a million to scrounging for change in couch cushions, old purses – any and everywhere possible. Fortunately, though I was able to pick my life back up and rebuild everything. And if I had to do it again, I’d use the same tangible things we talk about on today’s podcast. Give Yourself Grace I know for many people who find themselves in financial despair, it can leave them ashamed, embarrassed and downright depressed. I know for me, when I lost everything, we’re talking foreclosure, repossession and creditors calling left and right, I felt guilty and ashamed and I beat myself up about the situation – wondering how could I have let this happen. You see, it’s so easy to fall into that beat-up mindset, BUT I want you to remember (and tweet) this vital point: [spp-tweet tweet="[bctt tweet="“You are not a failure simply because you find yourself in a failed circumstance.” – Patrice Washington" username="seekwisdompcw"] Now, a big part of Redefining Wealth is the Faith Pillar, and one thing that it has taught me is this: [spp-tweet tweet="[bctt tweet="“Nothing in life happened to me; instead, it happened for me.” – Patrice Washington" username="seekwisdompcw"] I want you to remember these two things and show yourself some grace. Yes, take personal responsibility and acknowledge what you could have done differently, but drop the shame and beat-up mindset because they’ll not serve you well at all. Instead, get curious. Think about what you could do differently in the future. What changes would you make? What might you notice sooner? Commit to a Plan One of the first things I remember doing in 2009 when everything was falling apart was to refocus and reflect on my goals at that moment. Not what they were back when I was making 7-figures, but what they were in that moment of financial scarcity. This approach is similar to the concept “So What, Now What” from my book Real Money Answers for Every Woman – meaning, “Okay, so this has happened, what are you going to do NOW?” In creating and committing to a plan, it’s essential to get clear on the “now” piece. What can I do now? What are my goals now? What is the next best step I can take now? What is my “why” now? The other part of this approach is having a why – a reason for working through your situation. The best advice I can give is to take it step-by-step and write everything down. What is your first goal? Is it to downsize and move into a smaller space? Is it to figure out your car situation? Is it to look at your budget? What is the new normal you’re willing to embrace? And what is the plan that goes along with that? In other words, for you to take your next best step, what do you need to do? Who do you need to call? Where do you need to go? What do you need to sacrifice? Add a Boost to Your Credit If you’re like many people, when you’re in a financial struggle, you avoid opening your mail, you stop answering the phone, and you likely avoid checking your credit report. Now, dodging your credit report is one of the worst things you can do. Why? It wasn’t until I was crying on the bathroom floor that I reached for my Bible and landed on Proverbs 17:16, “What good is money in the hands of a fool if they have no desire to seek wisdom? Once I opened up to the possibilities that were out there and asked for help, I realized the variety of resources available – and that was 10 years ago. Experian Boost® Score Today we’re going to take an in-depth look at Experian Boost score, One of the problems that FICO® has had in the past with other versions of a new FICO® score was trying to score people with a thin repository file. FICO® was trying to create a reliable scoring model that used fewer data inputs. The Experian Boost® score is the first-time additional data has been used from a financial intuition to supplement the repository file. They’re connecting bank payment history into this repository file, looking for consistent payments to creditors. Experian Boost® will be included in FICO 8 and FICO 9 credit scores FICO® has tried this in the past, they called it XP, they called it new FICO®, many times over the years they’ve tried to create a FICO® score using less information and it never worked. What’s different about this is that they are getting more information from financial institutions. What Experian Boost® is looking for is a series of payments to a creditor like a utility company or a cell phone provider, something that the consumer has set up to automatically pay or to pay through a bank account. Experian Boost® is linking consumer accounts much like an online mortgage application or TurboTax, they’re interfacing with the consumer’s financial institutions. Creating a credit history based on past payments that the consumers have made and adding it to the Experian repository file. I had made some payments out of my Bank of America account and when Experian Boost® reviewed that information. it gave me a few more points now this is not designed for somebody with a long credit history is really designed for somebody with a thin credit history somebody who does not have a lot of credit. The drawbacks from a lending perspective is that Experian Boost® will not look at derogatory information. It looks at payment history in consumer’s bank accounts. In my specific situation, it found a few payments out of one of my accounts and added it to my repository file. My DTE account added to my Experian® Boost score; 19 payments, a utility, average payment amount, then it calculates my score new score. In this situation, my score happened to go up, a few points from the boost. Experian Boost® will improve both FICO 8 and FICO 9 scores if your financial institution uses one of those scoring models then it could help you get a better rate on some financing. If a consumer is planning to apply for a mortgage Fannie and Freddie do not accept any other credit score other than FICO5 score. The Experian Boost® score will not impact a consumer’s mortgage credit score. Right now, Fannie and Freddie still require FICO5 I’ll be at the Building Community Conference in Lansing speaking about all the latest developments in credit scoring.

Having a lower credit score could mean paying more to borrow money or not being able to borrow money at all. But more and more places are looking at your credit score before they will do business with you...cell phone companies, utilities, or apartment rentals. So having a good credit score is essential.
