Dirk has been a Real Estate Professional in St. Augustine since 1984, who has handled just about every type of real estate transaction, including land development, joint ventures, and commercial, industrial, and business opportunities. Mark has worked in the business along with Dirk for about 25 years, eventually getting to create his own real estate company. Both have a wealth of knowledge and experience to share, and today's episode is all about expanding one's circle of influence. We'll be talking about how to build a network and increase one's chances of selling property. We'll be discussing how to stay consistent and generate leads using various tools and techniques and teaching you how to create a successful career. [00:01 - 07:43] Elite Agents Share Their Tips Dirk Schroeder is the broker at St. Augustine Properties, and Mark Trumbo is an agent that Dirk has worked with for many years. Dirk and Mark went to the same high school, and Dirk started his career as a broker at St. Augustine Properties shortly after graduating from high school. Dirk's father was a silent partner in a real estate company that Dirk worked for before he started his own brokerage business. Dirk took a class with Nancy Gentry at the Portales State Institute, passed the state exam, and got his broker's license. [07:43 - 15:06] Agent finds broker that matches ideals In order to become a real estate agent, he took a real estate investing class and then interviewed several brokers. He describes the cumbersome process of brokering properties in the 80s, before the internet and other new technologies emerged. He ended up signing with Dirk because he felt that Dirk was the best fit for him based on their conversation about his ideals for a family-oriented business. [15:07 - 22:39] The Importance of a Good Broker The importance of a good broker relationship: many agents say that the commission split means nothing if the broker isn't adding value. Tracy recommends Dirk as a great broker because he is always available to answer questions and provides valuable training. Technology has made it easier for agents to do their jobs, but it's important to have experienced brokers who can help guide them through complex transactions. [22:39 - 30:00] Century 21's Massive Education Network Helps Agents Succeed Century 21 is a large real estate company with many resources available online and in person. Agents should be spending time in education to keep their skills sharp and be prepared for the market. However, agents should also know when to stop focusing solely on learning and start doing actual work in the real estate business, as well as learn to manage their time to balance their work, education, and personal lives. Agents should also attend local real estate events and meet other agents. [30:00 - 37:33] Century 21 St. Augustine Properties Offers Tips for Agents in a Traditional Market Dirk talks about how Century 21 has changed the real estate business and how he has adapted to multiple market conditions in his 38 years of experience. Mark discusses how he is currently coaching agents to make offers that are stronger and more acceptable to sellers and to be consistent in their practices. The guests remark how the market is currently stable but predict that there will be an increase in population in the next five years, which will lead to an increase in demand for real estate. [37:33 - 45:13] Getting Agents to Do More Social Media Dirk emphasizes education and ethics as key ingredients to success in the real estate industry Social media is a major way the office tries to generate leads and stay in front of customers Mark focuses on using YouTube, Facebook, and other social media platforms to market his business and educate clients. Guests use the story of Patty Ketchum's mom sending her a card after her dad passed away, telling her to hire a real estate agent to sell the house, as an example of how to put a mental lock on clients through consistent marketing. [45:13 - 52:40] Century 21 St. Augustine Properties offers agents education to stay ahead of the curve In the 21st century, St. Augustine Properties is always challenging its agents with new education and training opportunities, according to Dirk. St. Augustine Properties offers a variety of classes to help agents be knowledgeable and prepared for any real estate situation. Dirk has been in the real estate industry for about 40 years, and he is still able to share his knowledge and experience with current agents. [52:40 - 1:00:02] Airbnb is causing the housing crisis on St. Augustine Beach There is a constant battle between people's existing property rights and the pressure from people who are in residential neighborhoods and are impacted by short-term rentals happening in their neighborhoods. Mark talks about how the city has limited the area of St. Augustine Beach to no more than 100 permits for the short term as an example of possible necessary regulations for these types of properties. St. John's County does not have any restrictions yet, but there are some forces that are trying to drive some legislation or at least for consideration to do some limitation on that. Hosts say that short-term rentals used to be called hotels, referring to how services like Airbnb should be regulated. [01:00:02 - 01:06:56] How to Stay in Front of Your Clients Guests talk about how easy it is to find good rentals in St. Augustine if you put effort into looking around and staying in touch with clients. They advise having a look at what the existing rental rates are wherever you're looking to invest while making sure that you're not overshooting. The importance of “old school ways” marketing is remarked on, as it can make agents and brokers stand out for potential clients. [01:06:56 - 01:10:34] How to Succeed in Real Estate with Tracy Hay Dirk likes using local publications outside St. Augustine records to cater to older folk who still like pen and paper. He also writes for the St. Augustine observer, not just for marketing purposes but for education. DIck has written 52 articles for the St. Augustine Observer and Cliff Lockton's Beaches Journal. He recommends joining a community of like-minded individuals to help expand your skills. Quotes: “You can only go so far within your community, and then you gotta go outside of the community. You need to have connections worldwide, and you need to get a world-class education.” -Dirk Schroeder “You need to know when to actually stop taking classes and get to the important stuff.” - Dirk Schroeder “There's working on the business and working in the business. Working on the business is marketing, social media, and searching for leads. Working on the business is calling leads, showing up to houses, and making it to appointments. You need to spend around 20% of your time working on the business before you can work in the business.” -Mark Trumbo “Social media is great, but you also have to be consistent with the old-school ways. Mark Trumbo is the Assistant Athletic Director for Student-Athlete Engagement at Syracuse. He's served in several capacities at Syracuse since 2013, including academic coordinator and student-athlete engagement coordinator. In 2017, Trumbo received the John Maxwell Transformational Leader Top 100 Award, which is presented to leaders across all industries making a significant impact in their community. In 2018, he was named “Advisor of the Year” for his contributions to SAAC. He's also been named to Greater Syracuse's “40 under 40” list. Prior to Syracuse, Trumbo spent time at Ball State University and Burris Laboratory School in Indiana.

Episode 8 of BMore Wired is titled "Fashion Police" after another not-so-Baltimore sports podcast gave us a shout out on the air recently. We greatly appreciate it. So much so, Scott made Jason and Jerry his "Beefed It!" of the week. Thanks for everything guys. Joe is a night removed from joining a New York podcast to preview the Baltimore Orioles and New York Yankees this week. On the show "Yanks Go Hard" Joe was asked about a season grade for the O's and that is a topic Scott answers on this show. The guys also go into detail about Dylan Bundy's first start, an MVP and LVP for each and discuss some of the trade rumors floating around. Scott goes ballistic about finding some starting pitching which is a must hear. Joe and Scott were pleased to have their first guest on this episode as The Baltimore Wire staff writer Kyle Andrews joins the show. Kyle gives his thoughts on the Orioles and also has a great story about a basketball game between some MLB stars that took place when he was part of the Orioles groundsk'eeping crew. We also discuss Baltimore Ravens kicker Justin Tucker getting a new contract and Kyle ends his time on the show discussing the Washington Wizards. We want to thank Kyle for joining the show. The guys continue the discussion about Tucker and dive into who they feel should be next to get a payday from the Ravens. We also got news earlier in the day that quarterback Joe Flacco will be ready for the start of training camp. Fantastic news for Charm City. The guys close out the show with two hilarious Crying Jordans of the Week and their "7s" which is a discussion of random stories in sports. Here are the "7s" for this week: 1. Henrik Stenson and Phil Mickelson put on a terrific show in the The Open Championship aka British Open. It was Stenson's first Major win and he broke a Major record wit ha 264 score, meanwhile it was the 11th time that Mickelson has been the runner-up in a Major tournament. 2. All-Star game festivities ended with the AL winning the game and Giancarlo Stanton winning the Home Run Derby, which Scott predicted. Mark Trumbo hit some bombs in the Derby and Britton got the save in the game which was great to see. 3. The most bizarre story of this week might be the news that Daryl Strawberry and the New York Mets used to get it on in between innings during games. Does this surprise anyone? Things used to be much different back then. And we are jealous we were not a part of it. 4. The San Francisco Giants lost an extra-inning game over the weekend after Santiago Casilla balked in the game-winning run. Scott has an interesting take as to why Casillia balked on the play. 5. Brock Lesnar is under scrutiny for potential doping violation and that makes UFC 200 the worst pay-per-view in the company's history. The "You don't think that he was on steroids? I mean, he's the biggest man I've ever seen," explains how we feel about this situation. 6. Sticking on the UFC discussion, there was a fight that ended with one fighter throwing a Poke ball at an opponent after knocking him out. The guys get a real chuckle out of this one. 7. Tom Brady was denied an appeal and will FINALLY serve his four-game suspension from Deflategate. Does anyone really care about the case? The one thing we all agree on is thankfully it did not go to the Supreme Court and cost us tax dollars over some deflated footballs. More important things going on in this country than Brady and his balls. This week's episode ends with our "Beefed It!" where Joe takes a shot at the Seattle Mariners, while Scott continues to let Jason and Jerry get some. It was another fun week for BMore Wired. Joe Serpico and Scott Rosario are back with of BMore Wired and we are feeling lucky since we are recording Episode 7 on 7/7. Well one of us is, the other had a miserable night at the casino. That story can be heard during our weekly segment titled "Beefed It!" The guys start the show discussing the Baltimore Orioles and the five players making it to the MLB All-Star Game: Manny Machado, Mark Trumbo, Matt Wieters, Zach Britton and Brad Brach. All are deserving of the honor, but Joe questions why Chris Davis did not make the game as well. We also make our Home Run Derby predictions and dig deeper into the Orioles recent West Coast trip in which they finished with a 4-5 record. We get into some Maryland basketball in this episode after one of our favorite Terps, Jake Layman, signed a three-year deal with the Portland Trail Blazers, with two years guaranteed. Arguably our favorite Terrapin ever, Juan Dixon, was also relieved of his duties on Mark Turgeon's coaching staff, but we expect him to find a job somewhere soon. NBA free agency was a wild one to say the least. Kevin Durant is now with the Golden State Warriors and Dwayne Wade has joined his hometown Chicago Bulls. The guys have varying openings on Durant's decision, but do agree that the mid-level guys in the NBA are getting some serious cash. Will the Cleveland Cavaliers respond? We offer one name that would be a serious game-changer to combat the Warriors' move. We dive into our 7s next and we are all over the place with these seven topics in sports: 1. We start with our buddy Johnny Manziel, who is now being courted by the Arena Football League. Scott has been saying he should do so for some time now. 2. O.J. Mayo's suspension is up next and both say he wasted an opportunity to make some money of his own. 3. Snoop Dogg bought Kobe Bryant a car, and as Joe described it, the car is "pimp." 4. Russell Wilson finally marries Ciara and that means he finally got to get some. The guys make fun of the couple and wonder how long it took. 5. Lionel Messi was convicted of tax evasion and was sentenced to a 21-month prison sentence, but will be placed under probation and pay a nice fine. We have a laugh at the fact that Messi was at the casino just hours before the trial. 6. The Euro final is Sunday and we make our predictions on who wins it all. We have different opinions on our winners, mostly based on the fact that Joe cannot stand the French. 7. Jon "Bones" Jones is the final discussion of the night and makes Joe's "Beefed It!" and Crying Jordan of the Week. UFC 200 is not going according to plan and Dana White has looked pissed in recent days. Scott's Crying Jordan of the Week is a fantastic edit with Pat Riley and Jordan's face perfectly meshed together after Wade's departure from the Miami Heat. The Red Sox signed David Ortiz to a one-year, $16 million contract extension with vesting options for 2016 and 2017 Sunday even though they didn't have to. This decision makes little baseball sense, and it appears it was made for public relations purposes. The Red Sox have set a potentially dangerous precedent with the decision to reward Ortiz with an extension for complaining about his deal all spring long. John Farrell has strongly implied that Grady Sizemore will begin the year as the club's starting center fielder, which should've been evident when he was signed in January. If Sizemore was healthy at the end of Spring Training, the plan was probably always to have him begin the season in the Major Leagues while Jackie Bradley receives more tutelage in Triple-A. The Boston Globe published a terrific, but disturbing investigative piece about Jared Remy's extensive criminal history in Sunday's paper. Though Alex previously believed Jerry Remy should stay on Red Sox telecasts despite his son's upcoming murder trial, the revelations outlined in the article may be too much for him to bear. In the "Around the League" segment, Alex rants against MLB's seemingly asinine decision to begin the regular season overseas in the wee hours of the morning Saturday. A few more Australian kids may have signed up for little league, but millions of fans were unable to watch the first game of the season because it aired at 4:00 a.m.! A new potential destination for Stephen Drew, top prospect George Springer's possible lawsuit against the Astros for sending him to minor league camp and more is touched upon as well. The guys wrapped up All Star Week with a star studded, action pack show! Mike, Troy, Chris and Jeff Herr were joined in studio by Curt Nelson, proprietor of the Royals Hall of Fame. (Jeff Logan was out on assignment.) The guys talked about the All Star experience with Curt but were quickly joined by Mayor Sly James. The Mayor discussed what it took for the city and the success that this All Star Week was. Then the guys were joined by NFL Hall OF Famer and future Royals Hall of Famer George Toma who helped prep Kauffman Stadium's field. He told his story of catching the 1st pitch from Hall of Famer Reggie Jackson with a little help from Joe Mauer of the Minnesota Twins. Finally the guys were joined by the Voice of Kauffman Stadium, Mike McCartney. Mike and Curt paired up to exchange stories of this week and weeks gone by. They told us how a ball hit violently by Mark Trumbo ended up on top of the Royals Hall of Fame and then inside the Royals Hall of Fame.
