NAR has a new opportunity for you, our members! NAR has partnered with Columbia College for a higher education opportunity in real estate. NAR Academy at Columbia College seeks to facilitate excellent college and certificate programs for agents, brokers, and other industry professionals. In today’s episode, Marc and Raj talk about the courses offered through NAR Academy as well as some of the many benefits of pursuing this education. Marc was part of NAR’s initial efforts for a degree-granting, accredited institution called REALTOR® University. This program recently graduated their last student, but they saw that there was a greater need for a larger offering at the Bachelor’s and Associate’s level, rather than just at the Master’s level. The partnership they found in Raj and Columbia College is exactly what they were looking for. They’ve created NAR Academy, with the goal of filling the gap when it comes to real estate by offering a larger variety of college certificates and degree programs. The course offerings cover the business of real estate and the different areas that are crucial to real estate (marketing, finance, etc). They offer five real estate-specific programs: Real Estate Leadership certificate, Digital Marketing for Real Estate certificate, Real Estate Negotiation certificate, as well as two degree programs: an Associate’s in Real Estate Management, and Master’s of Business Administration (MBA) with an emphasis in Real Estate Management. These programs are a great start for people who want to get a College education, or for those that want to finish a degree, and also provides the best of both worlds in terms of accredited College education and NAR benefits. One of the great things about NAR Academy is that it is flexible with people’s schedules, and also accept transfer credits for anyone who has previous higher education. The online courses are taken in eight-week sessions, and students can choose the pace at which they want to complete the programs. The certificates are “stackable” — if you take the certificate courses, you could apply those credits to the Associate’s degree. If you are pursuing the Master’s, you take the same courses as other MBA students, and then you can take emphasis-area courses in real estate. Today we speak to Francisco Siervent, Owner of Keystone Law Firm speaking on the 3 Thing missing from Most Living Trust. Let's dive into these 3 missing items. 1. Don't Avoid Living Probate - within a living trust, there is verbiage that informs your loved ones if something were to happen and you become incapacitated such as a Stroke, Dementia, Head Injury, or any other reason you could not make decisions for yourself. This is called a Guardianship. A Guardianship is when someone needs to step in and help make decisions for medical, medication, or you're all over health and well being. The other part of this would be a Conservatorship. A Conservator is someone who would help make financial decisions and help pay for the bills of the loved one. In Arizona, we are one of the few states with Mental Health Power of Attorney. When someone does not have these documents within their Living Trust, even when they are living, they would need to go to the Probate Court and have the Courts assign a Conservator and Guardian. This can be very messy and extremely expensive. When coming from another state, check into the Mental Health Power of Attorney's as some state may not require this document. 2. Doesn't get Created Early Enough - When there is a situation with an urgent problem, such as someone is in Hospice or has been given a short amount of time to live. When someone is in this situation, it's hard for a loved one to put a Trust together. What Fransico explains that when in this situation, a Will, which is written instructions, is needed. At this point, the person will still go to Probate, but the instructions will be in writing so the Probate Courts will at least know what direction to go. This isn't the most ideal situation, but at least you have something written for the Family, Attorney, and Court to go by. 3. Too Complicated to update them - Many families who had made Trust years ago, don't think or don't want to get a review because they feel it will take too long, be too expensive, or just don't want to make any more decisions about their Trust. Francisco explains that it's easier then you think. Many times you just need to amend the Trust you already have or just add the documents, such as the Mental Health Power. Francisco explains that the easiest way to get started either in the beginning or when updating a Trust, start with a few small steps such as asking these two simple questions, "Who's in Charge" and "Where do my items go". These questions will at least get you the bare minimum of how to start with a Trust. Then each year start to add more to your Trust. Eliane has long been known as a valley expert contributor on aging and senior matters. Besides her sought-after classes and talks, Elaine's training, articles, and work as Visiting Angles of Mesa's Director of Care Management has positioned her as a resource beyond the greater Phoenix. In this podcast, Elaine estimates that fifty percent of the people who call for care of an aging person is adult children. What’s more is, in the last two years, most calls are crisis-driven. This means that an event—likely a health event or fall—drives the search for more services. Sadly, Elaine explains that this is a shame because often if additional care is introduced sooner than later, crises such as these can be averted.Most people do not consider themselves caregivers, they see themselves as loved ones. And, the questions asked are not always the correct ones. When Visiting Angels meet with family members, questions are asked that allow a good look at the person’s health, wellness, finances, and circle of influence. All these factors play into what services are needed most and when.Elaine also explains that making decisions for loved ones when they have no idea what is wanted, it can be tricky. She urges families to have these conversations before they are crucial. Having conversations about care: How do you do this?How do you want things to happen? Children are urged to approach their parents and explain that as children, the parents taught them good planning skills. When they can approach the parent with an empowering tone, the parents’ desires and boundaries are now out in the open. The Men's Club has over 500 members, and the club provides support groups, social activities as well as an altruistic conscience for the Sun City Center Community. The Men's Club has a Prostate Support Group that meets monthly to discuss Prostate health. Monthly seminars are available to members, where distinct speakers provide valuable information regarding men's health. The Men's Club provides Lifeline Medical Devices to Sun City Center residents. The Men's Club will install the Lifeline device for free and the resident will receive a heafty discount off the monthly monitoring fee. What's a Senior Real Estate Specialist? Patti Phillips talks about being a Senior Real Estate Specialist. Patti Phillips never thought she would become a Senior Real Estate Specialist. When Patti was younger, she always thought she would be a mom and a housewife. That didn't work out the way she planned, and she decided to become a real estate agent in the year 2000. She was one of the first agents in San Diego to obtain the Senior Real Estate Specialist Designation. She prides herself in taking care of seniors in what can be an overwhelming and complicated process. It's a different process to work mainly with seniors than Millennials because seniors typically want a face-to-face process. Seniors don't necessarily go online and look at the house before they go to see it. They want a more personalized approach. That's where a Senior Real Estate Specialist can come in. Its also different when helping a senior sell a home that they've been living in for 40 years. Selling a home after living in it for so long can be a difficult and emotional decision. Many of her clients are widows who have never had to sign documents alone. Patti Phillips is very involved in the senior community. Not only does she specialize in working with seniors in her business, but every month she brings people who work with seniors together in her networking group called Serving Seniors Networking Breakfast. And if she wasn’t busy enough, she is also a standup comedian and president of the Encinitas Kiwanis Club. SOCIAL AND FAMILY: A Senior Real Estate Specialist, such as Patti helps many families by helping their parents sell their homes when they live out of state. She lives in an upscale senior mobile home park and does a lot of business in her own park. She says that she markets these mobile homes the same way she would a two million dollar home. This helps bring in more money for the family when the senior can no longer live alone (or no longer wants to live alone), and move into an independent or assisted living facility. She becomes friends with many of her clients, especially when they move into her community, especially since many senior communities also have lots of events that people can participate in, and being social is one of the things that can help keep you healthy. ADVENTURE AND TRAVEL: Patti is not only a Senior Real Estate Specialist, but she is also a comedienne. That's adventurous in itself! VOLUNTEER AND PHILANTHROPY: Patti volunteers at the Encinitas Kiwanis Club. She's very involved in her community. When she retires, she'll be ready to Rock her own Retirement with all the outside activities she's doing. SANDWICH GENERATION ISSUES: Think about your parents. Are they living in the home that they can stay in? Are there stairs that they will need to climb? Can they “age in place” in their current home? Do they want to plan ahead or do they want to wait until their is a crisis that forces them to leave? Patti's Advice to Pre-Retirees: Be passionate about something. She sees 83- and 84-year-old people that are still dancing.
