The Building Code
Getting financially fit for next year's builds with Carla Merrill

The Building Code

Solid financials keep builders in fighting shape to handle the day-to-day and big picture challenges thrown at the construction industry. In this episode of “The Building Code,” Zach and Charley pick up financial pro-tips from Carla Merrill, a consultant who helps builders integrate their financials with software like Buildertrend and CoConstruct. Carla offers practical advice for builders looking to better organize or order their books to protect their profits and reputation. WHAT ARE THE KEY PRACTICES OF A FINANCIALLY FIT CONSTRUCTION COMPANY? “Statistically, it's been proven that builders who track their cost on a daily basis usually finish their projects on time and within budget. And so, you do have to have that job costing component set up in order to be able to do that. So a financially healthy (company) would be one who is regularly, whether that's daily or at least weekly, tracking their estimated versus actuals, which can be done on a budget page in Buildertrend. (A company) who's staying on top of their upgrades and additions and price changes by using tools such as change orders and purchase orders so that they don't fall behind on that, and they don't end up eroding their profit as the project is progressing, which can easily happen. And then they're integrating actually with QuickBooks so that they can see it.”   WHAT'S ONE TACTIC BUILDERS SHOULD FOCUS ON BEFORE THE END OF THE YEAR TO GET THEIR FINANCIALS IN ORDER? “I always tell people the end of the year is a perfect time to figure out what your overhead costs are and make sure that you're taking that amount and that you're allocating it to your projects.” Plus, tune in to hear Catie Brown of Buildertrend's data and research team highlight how builders can instill a growth mindset in their organization.   LINKS AND MORE Related content:   Learn more about Carla's consulting services.   Master Buildertrend's accounting integrations for free.   Listen to our last episode on how to retain top talent in construction. “The Better Way” a podcast by Buildertrend: Ready to optimize how your team plans projects with the world's No. 1 construction management software? What We Discuss with Andy Norman: Like our bodies, our minds and cultures have immune systems, and they can break down under certain conditions. How the root cause of contemporary divisiveness is a compromise of these mental and cultural immune systems. What it takes for certain ideologies to weaken our mental and cultural immune systems. Why, if you want to effectively persuade others, you must also show your willingness to be persuadable. How you can inoculate your mind (and help others protect themselves) against divisive ideologies to build the mental rigidity to withstand their influence. And much more... Shannon Shearn, COOAs a critically acclaimed circus acrobat and elite athlete, Shannon did what it took to maintain the weight to look the part, no matter how unhealthy the path to get there. This led to disordered eating – a common issue in the world of professional athletics – and a loud inner critic who constantly told her she was never thin enough, never small enough, and never quite good enough, either. When she became a mother, her struggle with “bouncing back” and weight gain contributed to her feelings of failure at this new chapter in life, which led to depression and an inability to be fully present for herself, her life, and her family. She needed to make a change to save her life and reclaim her happiness, so she embarked on the journey of redefining what it meant to live fully and win in the ways that matter most. Shannon rose to a place of sustainable health and self-love and began guiding her clients through the same journey with incredible and lasting results that didn't feel like work, sacrifice, or suffering.Liz Dickinson, CEOLiz Dickinson is no stranger to the struggles that come with trying to lose weight. With each pregnancy, she gained stubborn weight that overstayed its welcome well beyond the baby's due date. No matter how hard she tried, the weight would always come back. In 2000, Liz thought she had finally cracked the code with a strict regime of counting calories. To support this, she created the Mio watch, which calculates a daily net calorie balance by tracking food intake and calorie burn. Liz ranked #15 on the World's Top 50 Game Changers in Wearable Technology by Wareable.com and Mio became world-famous; not as a diet product, but as the world's first heart rate monitor without a clumsy chest strap.Shannon and Liz united on the mission to bring a powerful, proven, and lasting solution to the weight loss industry, and Relish Life was born. Higher turnover. An aging workforce. Surging demand. Construction businesses face a trio of challenges stressing their workloads and their workers. So how are construction owners attracting and keeping their best talent? In today's episode of “The Building Code,” Zach and Charley discuss how builders can empower their workforces with Benji Carlson of Breakthrough Academy. The Canada-based construction company consultant seeks to help transform honest, hardworking contractors across North America into thriving entrepreneurs. Benji highlights strategies to engage, retain and develop your workers, including how to rethink the compensation question. WHY DO CONSTRUCTION COMPANIES STRUGGLE TO HIRE AND KEEP THEIR TOP TALENT? “A lot of construction companies struggle to create and articulate a clear career path for people. High performers don't want a dead-end job. And a lot of people, a lot of owners don't, I think put themselves in the shoes of an applicant, of a candidate, enough.” HOW ARE CONSTRUCTION OWNERS SUCCESSFULLY MAPPING CAREER PATHS FOR THEIR EMPLOYEES? “They're thinking through how their organizational chart is designed. And they're linking one step, one node on the system to a higher one, to a higher one, to a higher one. They're getting very clear on what skills, what aptitudes the person needs to develop to move up, what results that business owner would need to see from the employee to move them up. So, it's not just giving promotions willy-nilly. There is actual measurable stuff that you need to see.”   LINKS AND MORE   Related content: Read more about why the construction industry's churning workers faster than other industries.   Listen to more advice from Benji on charting career paths for your best employees.   Download Breakthrough Academy's training checklist for retaining top talent.   “The Better Way” a podcast by Buildertrend: Ready to optimize how your team plans projects with the world's No. 1 construction management software? Why We Are More Vulnerable To Harmful Conspiracy Theories Than We Think | Andy Norman

Misinformation is like a virus, spreading quickly and propagating in a way that doesn't benefit its host. Andy Noman describes harmful ideas as acting like “mind parasites” that deploy clever tactics to infect our thinking by circumventing our mental immune systems. And we're even more susceptible to bad ideas than we realize.  So how do we immunize ourselves against mind parasites? Can we reach herd immunity? Can we critically think our way out of this epidemic of unreason? After 30 years of research on this topic, Andy has concluded that the traditional models of critical thinking are not up to the task in our hyper-connected world. We need a more comprehensive framework for inoculating our minds against viral nonsense.  Andy Norman is an award-winning author who teaches philosophy at Pittsburgh's Carnegie Mellon University. He has recently published his new book, “Mental Immunity: Infectious Ideas, Mind-Parasites, and the Search for a Better Way to Think”: https://amzn.to/3o6OjbU. We are thrilled to welcome Andy as part of our series on understanding more about Conspiracy Theories. Our conversation with Andy reveals details of his framework for strengthening our own mental immunity. We hope you enjoy listening! My guest today is Andy Norman. Andy is a philosopher and the director of the humanism initiative at Carnegie Mellon University. He is also the founder of CIRCE, the Cognitive Immunology Research Collaborative. In this episode, we discuss his new book "Mental immunity: Infectious ideas, Mind parasites, and the Search for a Better Way to Think." We talk about how bad ideas operate like parasites. We talk about the notion of a mental immune system. We talk about the virtues and dangers of being open-minded. We discussed Richard Dawkins's notion of selfish genes and his coinage of the word "Meme". We talked about conspiracy theories, we talked about whether you should seek out disagreements with your friends and family or whether you should simply keep the peace. We talk about policies like stop and frisk and how to weigh lives saved against more abstract moral gains. We talk about what makes good ideas, "good" and bad ideas, "bad". We talk about the Milgram experiment and the Stanford prison experiment. We talk about cultures of cheating and cultures of honesty in different sports, and much more.

Self-talk is the ongoing conversation we hold with our self in our mind. It includes thoughts about ourselves (“I'm worthless” or “I'm not good at this”) as well as thoughts about our circumstances (“I'll never get out of this slump” or “This will completely ruin my day”). We all hold these kinds of ongoing conversations with ourselves, and although we might not always be aware of it, these conversations have a significant impact on our mood and our behaviors. This starts with taking the thoughts we do have and reframing them so that we allow grace for ourselves and have healthy mindsets about challenges. So repeat after me:If think think this: I can't do this, it's too hard.Think this instead: I can do this by breaking it down into smaller steps. If you think this: They are doing better than me, I'm a failure.Think this instead: I admire their success. What can I learn from them?If you think this: I hate my body and the way that I look.Think this instead: My appearance does not define my worth. My body lets me do the things I love.If you think this: I should be further along in my life by now.Think this instead: I am on my own journey. What can I do today to move closer to my goals? If you think this: I'm so stupid. I shouldn't have made that mistake.Think this instead: I was doing the best I could at the time. What can I do differently in the future?Long before psychology came around, God said our thoughts determine our feelings and our feelings determine our actions. If we want to change our lives, we have to control the way we think. In Psalms 42 and 43 (usually associated together), David actually is talking to himself on three separate occasions with the same basic premise. These words were likely written when he was in exile after being banished by the betrayal of his son Absalom. In the context of Psalm 42:5, He is far from home and close to despair so he says to himself:"Why, my soul, are you downcast? Why so disturbed within me? Put your hope in God, for I will yet praise him, my Savior and my God." - Psalm 42:52 Corinthians 10:5 is the strategy we are given to have victory in this area as Paul says: "We demolish arguments and every pretension that sets itself up against the knowledge of God, and we take captive every thought to make it obedient to Christ."There isn't a better thing you can do for your mental health and self-talk than to start believing what God says about you. Always remember that you are valuable, significant, forgivable, and loveable. Let God renew your mind (Romans 12:2) because your life is shaped by your thoughts (Proverbs 4:23).Remember that as you are talking to yourself that you are talking to somebody made in the image of God. Somebody that God loves so deeply that He died for them. Accept the grace and forgiveness that God has already offered you and start believing that what He says about you is true. After all, you are talking to God's child.

We're probably all familiar with the term “Buy 1, Get 1,” but what about “Buy 1, Give 1”? B1G1 founder Masami Sato shares what inspired her to create this global giving initiative and social enterprise by partnering with businesses all over the world and helping them create an impact through their projects. Thirteen years later and as of this interview, B1G1 has already partnered with 3,000 businesses and created 220 million impacts (and counting)! While traveling the world and being exposed to different situations, Masami already felt the inkling to want to be part of the solution to many of the problems she encountered. But, it was not until she had her first child that she realized she really wanted to do something to help. And so, she opened up a food business. Years later, it dawned on her that instead of being afraid to start something big, she could start doing small things daily. Then, B1G1 was created. Initially selling one meal for every meal packet they sold, she decided she wanted to help other businesses make an impact as well and turned B1G1 into a social enterprise. Through the NGOs they work with, they are able to identify the issues people face as well as the solutions or high impact projects that can be done to address these issues.Though money is a common way of measuring impact, in B1G1, they measure impact through impact, habit, and connection as well as the length of time people have access to resources and, of course, they make sure their impact is aligned with the Sustainable Development Goals. Speaking of money, they actually bootstrapped the company in its early days, but thankfully, they now get to enjoy doing what they are doing and focus on helping people and businesses. There are two sides to B1G1, the company side, which entails them being listed as a B Corp, and the charity side, through which they find partners, list their projects, and hand out contributions. And in order to be sustainable, they utilize a business membership model or subscription-based model that their members pay a monthly fee for. Now, what kind of businesses work with B1G1? Well, they partner with big and small businesses alike, and Masami also shares how they vet the businesses that would like to partner with them and, once they've set up a partnership, how they help each other out.Though the pandemic brought about new challenges, luckily, the fourth quarter of 2020 was actually record-breaking for them. And so, with trials and tribulations come victories as well. This is why Masami reminds us to appreciate the journey and not to focus too much on the destination. In 10 years, Masami is optimistically ambitious and hopes that B1G1 partners with 1 million businesses.Masami's key lessons and quotes from this episode were:“What if instead of trying to do something big in the future one day, what if we did something small but did it every day?” (7:17)“In B1G1, we focus on three things that we think can be integrated in [the] business-giving space, which is impact, habit, and connection.” (15:14)“As a social enterprise, the model itself is that our mission is really about transforming how businesses do what they do. And as a result, we want to inspire all those businesses to feel that what they are doing is actually really meaningful and important in the world, so they add value to their customers and clients through what they are doing already.” (19:40)“When we tap into that feeling of why they are doing what they are doing and then introduce B1G1 as a way for them to create their legacy and also to make their business much more meaningful, and purposeful, and rewarding for them as well as for their team if they have other teSupport the show (https://www.buymeacoffee.com/impacthustlers)

On this week's episode, Host Susan Guthrie is joined by top family law attorney, Holly Davis, to discuss the fascinating celebrity divorce of Ben and Julianna Zobrist, which has been playing out for months in the media with allegations of fraud.  Susan and Holly unpack the claims and bring a dose of reality into the conversation to help you to understand the role of fraud in divorce. Former Chicago Cubs pitcher, Ben Zobrist has been very vocal in his allegations and claims of fraud in his divorce proceeding but is any of it true and if it is, what effect does it actually have on the divorce?  Top family law attorney, Holly Davis discussed the facts of the case and what the legal effect of Ben's position is when it comes to a final judgment from the court.  It is not unusual for a disgruntled spouse to cast aspersions on their ex, but is it just legal positioning or will it actually affect the outcome and sway the judge in court? Find out in this fascinating episode! Some of the topics we discuss: Judges are supposed to be neutral, but will facts like this tend to push them to one party's side?  How can an allegation of fraud play out in a divorce case? Does it become a separate case, or do the two legal cases become combined? How would a finding of fraud manifest in a final divorce decree?  How commonly does fraud come up in divorce cases?  Does having an affair increase the risk of being accused of fraud in a divorce proceeding? Can Zobrist make any other claims, like "mental anguish"?  More information About This Week's Special Guest:  Holly Davis Holly R. Davis is a founding partner of Kirker Davis LLP. WHAT'S CHANGED? “Now it is much more common for folks to plan ahead, and a lot of times they are putting the elevator in before it is physically looked at as a need, or if that is not in the budget, they might just stack closets in advance so that however many years in the future, when an elevator is in the budget or is needed, it is that much easier to add to the home.”   HOW HAS BUILDERTREND BENEFITED YOUR TEAM'S WORK AS A SUBCONTRACTOR?   “One reason that we like Buildertrend is that those jobs tend to go relatively smoothly. It might be because the type of builder that uses Buildertrend is the type of builder that really is deliberate with open communication with their clients and subcontractors, or it might be because of the added benefit that Buildertrend provides with communicating with subcontractors like us. But in any event, it does seem to help things go smoothly.”   LINKS AND MORE Related content: Explore the elegant elevator offerings of Arrow Lift that have Charley raving.   Are you a subcontractor curious about Buildertrend? Lisa is joined by John Jaquish, PhD.. Dr. Jaquish has spent years researching and developing improved approaches to health. He is the inventor of the most effective bone density building medical technology which is now partnered with Tony Robbins and OsteoStrong for rapid clinic deployment. Inventor of X3, a technology that is proven to develop muscle much faster than conventional weight lifting, all with the lowest risk of joint injury, Dr. Jaquish methods are used in training the world's most elite athletes and associations such as the entire Miami Heat organization, various NFL and NBA players, as well as Olympians. Dr. Jaquish's book explaining his non-conventional approach to human physiology is a WSJ best seller. He joins Lisa today to talk about his book Weight Lifting Is a Waste of Time : So Is Cardio, and There's a Better Way to Have the Body You Want. Book Description: You've been lifting for a few years. When you take your shirt off, do you look like a professional athlete? Do you even look like you work out? Many fitness "experts" defend weights and cardio like they are infallible, but where are the results? Why does almost nobody look even marginally athletic? Fitness may be the most failed human endeavor, and you are about to see how exercise science has missed some obvious principles that when enacted will turn you into the superhuman you always wanted to be. In Weight Lifting is a Waste of Time, Dr. John Jaquish and Henry Alkire explore the science that supports this argument and lay out a superior strength training approach that has been seen to put 20 pounds of muscle on drug-free, experienced lifters (i.e., not beginners) in six months. The Building Code
Building customer relationships to last with Paul Ledet

The Building Code

Play Episode Listen Later Oct 21, 2021 33:10

Chris Ledet Homes has thrived in southeast Louisiana despite the ups and downs of the building economy and routine setbacks from hurricanes. A secret to their longevity? Customer service that connects with the homeowner and extends well behind move-in. On today's episode of “The Building Code,” Zach and Charley talk to owner Paul Ledet about what it takes to create customer relationships that withstand the stresses of construction. Ledet also shares his thoughts on taking over his father's business, navigating new tech and the personal touch of customer relations, and the hardest part about building in a hurricane hotspot.   WHAT ASPECT OF THE BUILDER-HOMEOWNER RELATIONSHIP DO YOU FEEL BUILDERS STRUGGLE WITH? “I find that the more transparent you are with having your selections or allowances open and available, and my vendors are uploading quotes that they can view, I mean, that goes a long way for an owner to be able to see a flooring selection, to be able to click through there, and they can see, basically, exactly the labor amount, the flooring amount, the square footage, the labor rate, the flooring rate. And they just give them a better sense of trust, I suppose. I know not everybody does that and that may be a weird concept for some builders, but when you open that door to have that trust and communication, I find that the jobs, generally, go a lot smoother.”   HOW HAS THE PANDEMIC COMPLICATED CUSTOMER RELATIONS? “The last two years have been pretty weird with COVID. Lots of loose ends that are way more loose ends than normal, things taking lead times, are taking forever and you try to move them in without appliances and stuff. Managing their expectations is the key, but even then, we're trying to manage them and we're wrong several times because we rely on information, too, but really just trying to manage their expectations and trying to set deadlines, but not, ‘Hey, look, we're trying to commit to this two weeks, but we want it to be finished before you move in.' That was a real tough one for us.”   LINKS AND MORE Related content: Download Buildertrend's guide to maintaining strong relationships during a custom build.   Enjoy hearing Paul's take on building?
