We definitely require/recommend 4-wheel drive depending on the time of year. The Sangre De Cristos are the mountains you see in the distance as you look off the deck. People are welcome to walk/hike the property--we give wildflower seeds as a take home or for people to spread when they walk the property. The meadow to the west has tons of wildflowers already and it's gorgeous in the summer. There's a small aspen grove on the property just out the kitchen window that's perfect for leaf peeping in fall. Wildlife may be present: there are often herds of deer, we've also spotted a bobcat, and a local bear left a big paw print on our garbage can. Cows are free-range, so once our ring cam captured three cows grazing in the front yard. The altitude of Cripple Creek is 9,494' and the cabin is above that at 9,560'--definitely high altitude so we recommend drinking lots of water, sunscreen, etc. Hot tub: I think it's especially great on a clear night for stargazing. It's a dark sky there that you just don't get any more in the city. Amenities: We allow up to 2 dogs. The games downstairs can be a hit when people are snowed in or just a day of family time. We seem to be pretty even with the groups who come in: Couple groups. Family trips/meet-ups with family groups--we don't list as kid friendly since nothing is kid proof, but many come. When I first got started with my real estate investment career the idea of a turn-key rental always sounded enticing to me. The returns we earn on our short term rentals is a direct result of how efficiently and effectively we manage our short term rentals; there is a lot that goes into it. At the root of it all lies hospitality but since we don't have on-site staff like a hotel might, we have to offer the best hospitality in other ways—virtually. An exciting thing is happening in the real estate industry; the technology sector has finally entered and embraced this age-old industry. Today we have improved processes and efficiencies across the board and, for many, higher investment returns. Companies like Blackstone for example, have acquired nearly $600 billion in real estate world wide. That just wasn't possible to manage in the recent past. This week I will be discussing why I beleive virtual management is the future of all property management. I've been scaling slowly but have certainly learned a lot over the years. After managing over 25,000 guests with my team and I don't want you to make the same mistakes I've made. It's important to always remember there are two sides to every story. So from the less exciting side, today's story reads… “Short term rental owner fails to manage his property professionally, or hire the right manager, and now has another job has to go back to his day-job because his expenses have exceeded income” So what do you do? Option #1: You can catch all the latest youtube videos, blogs, and podcast episodes pulling out every tip and trick you've learned. This works for a lot of us (and recommended if you have the time) but a lot of us don't have the time. Option #2: Explore virtual management options where you can use the expertise of established companies (or co-hosts) to manage your properties professionally and many times at a discounted rate compared to traditional STR managers. Option #3: You turn to your local property manager knowing they have a firm grasp on the local market but the 25% commission digs even deeper into your pocketbook. Whatever way we go we need to be careful with who we entrust to help us with our properties and if we are managing them ourselves we need to make sure we don't skip any steps–the same steps professionals dedicate their careers to staying on top of. My pick? Option #2. Having a highly cash flowing short-term rental is not only liberating but it's motivating. When the cash is rolling in, occupancy is staying high, and the times are good, it seems like there is nothing but blue skies ahead and your next STR is always in sight. Until… something changes that stops you in your tracks. “I knew it was good to be true,” you mumble under your breath. Your Airbnb is banned! An ordinance or regulation changes and you can no longer rent your property as you were. What do you do now? While visiting friends and fellow short-term rental owners in Lancaster, Pennsylvania we visited a beautiful wedding venue with a huge barn turned into four or five short-term rentals. Generally when a property is automated, it only takes 2-4 hours a week to manage the property. Rental Arbitrage- Rent from a landlord and sublease on Airbnb to guests. Downsides are - landlord can terminate lease and Upfront cost of furnishing without guarantee of long term lease Buy and Hold - buying a house/condo/apt and renting it out on Airbnb. Capture the long term appreciation and the short term cash flow. General: Invest in a training program. This is truly a business - learn from someone who has already done it. It may cost you $1k to $2k to buy into a coaching program, but it's 100% worth it. It will dramatically expedite the learning process. Make sure the local county and city allow short term rentals Avoid HOA's if possible as they could ban STR's. Look for unique homes Evaluating an investment property: Have an investment analysis spreadsheet - can get these from others for free online With this spreadsheet, it will take an all encompassing view of all the expenses you need to think about when operating a short term rental. Will include mortgage, set up costs, down payment, monthly maintenance, utilities, trash, TV, Internet, HOA, Landscaping, etc… Air DNA, STR insights, Data Rabu These are tools that scrape the data from Airbnb/VRBO and forecast how current and active STR's are doing that are on the market. This can help you get a gauge on what is possible from a revenue standpoint. Help to forecast how much a home can make on Airbnb Cash on cash return: Using an investment analysis spreadsheet, calculate your cash on cash return - this is the number of years it will take to get your money invested back. Typically - 25% or better is a good cash on cash return. That would mean you would get all your money back on the investment within 4 years, and then from there you're just making profit.

I've been on the hunt to learn as much about short-term rentals and Airbnb investing as possible. After getting connected with Spencer and Ashley, I immediately knew there were no better people to learn from.Since 2018, they have accumulated 6 Airbnb properties, both in the Niagara region and in the US. One of the real estate investment strategies that has captured my interest as of late, is short-term Airbnb rentals. The idea of very high cash flow potential in high-demand areas is something I wanted to dive into further.I spoke with Matthew Campoli, a real estate investor and realtor in the Toronto area. How to find the best short term rental markets to invest in 2022.This topic has been beaten to death by real estate brokers and management companies on the podcast circuit, but we want to share our experience anyway - these tidbits may prove helpful on your next vacation rental ventureMarket saturation - asking around facebook groups and using tools like airdna (although you do not want to solely rely on these tools…)Can you find reliable help in that market? If you have an obscure location this may be harder than if you are operating in a tourism market and there are companies that cater to vacation rental businesses - this is huge Home values, right now they are dropping across many markets White sandy beaches, national parks, theme parks…Lenient airbnb laws Look at average daily rate, cap rate, occupancy rates ROI with a mortgage, you are looking at 5-10%... most people are breaking even if they are doing it right.. When you cut out the mortgage its much higher 12-20% in some cases more than that if the operator is exceptional Be contrarian sometimes, if you go where its hot right now…well the opportunities have probably dried up and the hotness is reflected in abnormally high property prices, lots of building activity, and saturation in the rental marketYour lifestyle is huge, like if there is somewhere you NEVER want to be…yeah do not suggest renting there.
