There is a big challenge in today's marketplace that's popping up left and right for sales professionals—Decision Deferment Objections. If you're running into stakeholders who say, “Let's just hold off a bit,” “We need more time,” or “We want to wait until the market settles,” then we're going to dive into why this is happening and, more importantly, how you can handle these sales objections with confidence and skill. Turbulent Times Breed Buyer Fear The market is swinging like a pendulum on steroids, and it's making everyone skittish. You've got tariffs, trade wars, and a spike in economic uncertainty. Buyers read The Wall Street Journal or check their news feeds, and the headlines scream “Turmoil!” They panic. So they defer decisions, walk away from deals, or play the “wait and see” game. Decision deferment objections are a natural consequence of fear. People want to avoid making the wrong move. It's easier to hit the pause button than to commit to something they're not 100% sure about. That fear, in many ways, is irrational. But it's a brick wall that will shut down your deal if you let it. So how do you avoid letting hesitation, stalling, and decision deferment kill your deals during market uncertainty? It starts with a fundamental truth: to succeed in this environment, you must sell better. Because when people are fearful, indecisive, or uncertain, how you sell matters far more than what you sell. Why Buyers Pull Back and Defer Decisions In uncertain and volatile times, mistakes come with severe penalties. A stakeholder who chooses the wrong vendor, invests in the wrong technology, or commits resources too soon might put their entire business or career at risk. So they freeze. They put it off. They say, “We'll need a little more time to think about it,” or “We need to run the numbers again,” or “Let me talk to my boss.” If you haven't uncovered real fears, addressed them, and methodically advanced the deal, you'll hit a wall of deferment decision objections at maximum force. That's why I often sound like a broken record—but repetition is the mother of skill. The basic steps to closing in an uncertain market are fundamental: Execute your sales process flawlessly Consistently ask for micro-commitments to advance the sale Present a compelling, airtight case for change Ask your stakeholders to make a decision confidently and without hesitation Handle objections with empathy Closing Is Not a Single Moment in Time A lot of sales reps treat the close as one magic moment—like flicking a switch. But in reality, closing is a series of micro-commitments that happen throughout the sales process. Every time you get a commitment to a next step, your buyer to leans in just a bit more, and you set the stage for a final “yes.” When times are normal, a halfway-decent rep can skip a few steps and still get deals across the finish line. But in a crisis or uncertain market, that sloppy approach falls apart. You must consistently get micro-commitments and keep advancing—because if you let the ball drop even once, you'll give your stakeholders an opening to stall or back out with objections like “We going to hold off,” or “We're just going to stick with what we have until the economy gets better.” Tough Objections? Check Your Upstream Sales Process For this reason, if you are getting hammered at the close with brutal objections, it usually means you made mistakes earlier in the process. So instead of obsessing over how to wordsmith your objection rebuttals, you might need to re-examine how you qualified and sold from the get-go. Tough objections at the 11th hour are typically a symptom of an earlier problem. So, what do you do? Qualify better upfront—Are these the right prospects? Are you sure they have a budget, authority, need, and timeline? Is there a compelling reason for them to change? Ensure you're dealing with real decision makers—If you're stuck with “influencers” ...

In this episode, Emily interviews Meagan McGuire, a Certified Student Loan Professional and consultant with Student Loan Planner. Meagan goes over all the pertinent terms of the upcoming modified REPAYE plan, which is expected to join the other options for income-driven repayment plans in 2023. The relatively more generous terms of the modified REPAYE plan, such as the revised payment calculation and the interest subsidy, make it an attractive option not only for borrowers already in repayment but also for those currently eligible for deferment. That's right! If you are a grad student, don't default into deferring your student loans after the administrative forbearance ends! Instead, consider whether it's worthwhile to enter repayment under modified REPAYE. You could potentially avoid all of the interest that would have accrued on your unsubsidized loans during grad school and/or reduce the number of years you have to pay on your loans post-PhD—all for free or a low cost. If you hold any federal student loans, do not skip this episode!

The Department of Education recently announced some significant temporary changes to the Public Service Loan Forgiveness (PSLF) program called the Limited Waiver Program. Who? Full time service members and federal employees are all eligible, as well as those of you working full time for state governments and most non-profits.What is PSLF? It's a Loan Forgiveness program. If you work for a qualifying employer, have qualifying loans, work full-time, and make 120 on-time monthly loan payments, you can apply and have the remaining balance of your student loans forgiven. Why? Why has there been a change to the program? As it turned out in practice, PSLF was mostly an unfulfilled promise. Many borrows misunderstood the requirements, were misled by loan servicing providers, or never even qualified in the first place. The recently announced changes to PSLF are supposed to help correct some of these problems and fulfill the PSLF promise.What has changed? A key requirement for PSLF is that you must have federal Direct Loans to qualify. The Federal Family Education Loans, Federal Perkins Loans, and Graduate Plus Loans are not a federal Direct Loans and don't qualify. Loan payments under those programs didn't count toward forgiveness. To meet this requirement and qualify most borrowers consolidated those loans into a federal Direct Loan. If you didn't before, there's good news. Now, any payments you made in the past in these federal student loan programs count toward your 120 payments, BUT only if you consolidate to a federal direct loan by Halloween 2022. Don't know what kind of federal loans you have? Log into your account on StudentAid.gov https://studentaid.gov/fsa-id/sign-in/landing , and go to the My Aid page StudentAid.gov/aid-summary/, then scroll down to the Loan Breakdown section. If you haven't already, consolidate (DON'T refinance), consolidate into a federal Direct Loan . You've got one year. Details here https://studentaid.gov/app/launchConsolidation.action Once consolidated into a Direct Loan, your previous monthly payments made before October 31 this year, 2021, in those other federal loan programs will count toward PSLF retroactively. Change #2. Past payments under any repayment plan now count toward loan forgiveness. Up to now, you had to enroll in an Income Driven Repayment (IDR) plan like ICR, IBR, PAYE, and REPAYE or the standard 10-year repayment plan. These payments are supposed to be automatically recounted, but keep an eye on it.Temporary Change #3. Some borrowers missed out because their payments were off by one or two pennies or late by just a few days. As a fix, the Department will automatically adjust PSLF payment counts for payments made on or before October 31, 2021 for borrowers who have already certified some employment for PSLF. This look back is a temporary benefit. So if you have not yet applied for PSLF forgiveness or certified employment do it by October 31, 2022 to get all those payments counted.Lastly for service members, months spent on active duty will now count toward PSLF, even if your loans are in deferment or forbearance. Winter Grazing The Government has deferred imposing almost all of its proposed winter grazing regulations for a year, a move that's been met with scorn from environmentalists and animal advocates. Winter grazing - a practice where livestock are strip-fed a crop, often in extremely muddy conditions - has come under increased scrutiny in recent years. In 2019, winter grazing hit the headlines when environmentalist Angus Robson went public with his campaign to expose what had been happening on farms across the country. The photos and videos of cows standing and giving birth in muddy paddocks prompted Agriculture Minister Damien O'Connor to launch a winter grazing taskforce. The Agriculture Minister and David Parker, the Environment Minister, proposed a suite of new rules to improve winter grazing practices, which agriculture lobbyists decried as unworkable. They protested, and the Government's latest announcement indicates that the lobbyists have won. Parker and O'Connor announced recently that they would allow the industry to self regulate for the next year, allowing Farmers to develop their own so-called ‘modules' to manage their winter grazing practices. In a statement, Parker said the deferment will allow an intensive winter grazing farm plan module to be developed, tested and deployed ready for formal incorporation into wider certified freshwater farm plans in 2022. Not everyone is happy about this. In fact, many people are deeply unhappy about this. Greenpeace Senior Campaigner Steve Abel said the Government had been ‘owned' by big dairy, calling the decision ‘pathetic'. SAFE CEO Debra Ashton questioned what the Government would do to ensure the welfare of animals in the interim. Green MP Eugenie Sage said it's a bad outcome for rivers and animal welfare. Commercial fishingConservationists are calling for mandatory measures to protect the overfishing of Tarakihi. This was after the fishing industry admitted to breaking its promise to follow voluntary restrictions. Forest and Bird said last week that Tarakihi have been fished down to 15 per cent of their original levels, well below the 40 per cent minimum level considered safe from overfishing. In 2019, Stuart Nash, the fisheries minister at the time, decided to take a phased approach to rebuild the tarakihi population, making an initial 20 per cent cut to commercial fishing quotas, but then pulled back for a 10 per cent reduction instead. But Stuff has now reported, in a briefing to Fisheries Minister David Parker, Fisheries Inshore chairman Laws Lawson admitted fishing boats were failing to keep out of areas they promised not to fish, putting juvenile Tarakihi at risk. A report, titled The future of commercial fishing in Aotearoa New Zealand, was prepared by the Prime Minister's chief science advisor Professor Dame Juliet Gerrard. It suggested more needs to be done to reduce gaps in data and knowledge, noting that while we have a lot of data about the ocean, in many ways we also know frighteningly little. Dr Michael Plank, a professor at the University of Canterbury who was on the panel responsible for preparing the report, said the findings stressed the importance of taking a holistic view of the ocean. He said one of the things the report identifies is the need to move towards managing ecosystems as a whole, rather than managing individual species. Salmon farmingFootage of Compassion in World Farming's undercover investigation and an accompanying report released on Wednesday uncovered the grim reality for many fish raised in Scotland's salmon farming industry. Their findings were released by a global network of 40 NGOs in over 30 countries, including SAFE in New Zealand. Scotland is the third-largest producer of farmed Atlantic salmon worldwide and exports fish to over 50 countries. The industry produced about 38 million fish in 2019 and the Scottish Government is planning to allow massive industry expansion by 2030. Over 22 Scottish farms were investigated between September and November 2020 using drone technology and underwater divers. On several farms, investigators found severe sea lice infestations and high levels of mortalities. As many as a quarter of the fish die before they make it to slaughter. The investigators also found fish crammed in barren underwater cages. Salmon are natural migrators, but in fish farming systems they have nothing to do but swim aimlessly in cramped conditions for up to two years. Compassion in World Farming is now calling for a moratorium on the expansion of Scottish salmon farming, with a view to phasing out intensive salmon farming. New Zealand farms king salmon, not Atlantic salmon, but the investigation raises questions about how salmon are farmed in New Zealand. Broadly speaking, we farm salmon in very similar ways, and now that we know what's happening in Scotland, there are justifiable concerns for salmon farmed in New Zealand. ★ Support this podcast on Patreon ★

n this podcast I will answer the question: How do get our of my student loan debt? Many people do not realize the impact of student loans when they are going to college. Once out and faced with all of the other financial challenges, repaying student loans can be a challenge. Here are 4 tips to address student loan debt: 1. Loan Forgiveness If you work for a government entity or an approved non-profit, such as: a teacher, doctor on a reservation, law enforcement, etc, you may be able to reduce your total student loan. The Public Service Loan Forgiveness Program allows you to reduce your payments in relation to your income and after 10 years of paying (120 payments). Employment (at least 30 hours/week) with the following types of organizations qualifies for the forgiveness plan: Government organizations at any level (federal, state, local, or tribal) Not-for-profit organizations that are tax-exempt under Section 501(c)(3) of the Internal Revenue Code Other types of not-for-profit organizations that provide certain types of qualifying public services Serving in a full-time AmeriCorps or Peace Corps position also counts as qualifying employment. 2. Don't Fall Behind The penalties for falling behind on student loan payments are significant and student loan debt is pretty much inescapable. 3. Bankruptcy Doesn't Help For 99% of student loans, bankruptcy does not discharge this debt. Bankruptcy can remove credit card, mortgage, and car loan debt but not student loan debt. 4. Adjust the Duration You can ask for an extension if it's necessary. You have two options: Deferment – if you have not gotten a job yet you may get up to 3 years of deferment, but depending on the loan, the interest may continue to be applied. There is a deferment option if you go back to school. Forbearance – can be granted if you are ill or experiencing a financial hardship (layoff) or a military deployment. With forbearance your payments may be suspended or reduced for up to 12 months. Interest continues to apply to the loan balance. However, we recommend (if possible) paying off student loan debt in a reasonable amount of time (generally, within 10 years).
Since we covered building wealth through real estate in the previous episode it seemed only fitting that we discuss the tax advantages of a 1031 exchange. A 1031 exchange is identified as Section 1031 of the tax code, and this allows you to defer paying capital gains taxes when you sell an investment property and reinvest the proceeds from the sale into a property of ‘like kind'.
