Taking a home from blah to beautiful through sophisticated makeovers is just one service that Southland Development offers. Eric Koehler, founder of Southland Development Services joins us on today's All About Real Estate episode to talk about his company's client-focused approach to home remodeling, how the kitchen and master bath are still two favorite areas to remodel and shares a bit on all of the many awards his firm has won. When the nation faced a financial crisis in 2008, many people were forced to find another career. Before the downturn, Koehler served as chief development officer of a residential construction company and managed a custom home-building business. Remodeling was a side job at the time but quickly morphed his business into a remodeling firm that took on whole-house remodels, then additions, kitchens, baths and more. Defying all odds, within two years, Southland grew to rank among the Top 25 Residential Remodelers in the metro area according to the Atlanta Business Chronicle. The company has also been named to a number of “Best Of…” lists throughout the Atlanta area and continues to be one of the largest remodeling firms in the metro area. Southland has also won several OBIE awards over the years. The ultimate recognition of the Southland team's quality work and client service occurred in 2015 when the industry's leading national trade magazine, Remodeling Magazine, selected Southland as one of the “Big50” home remodelers in the U.S. and Canada. How does a remodeling company that developed straight out of the recession acquire such recognition? “Word of mouth and happy clients,” explains Koehler. “Referrals from past clients and happy clients is what I work for. I want to hear people referring Southland and talking about their amazing home and remodel. It's what I strive for every day.” Another distinct aspect of Southland Development is using the same trusted subcontractors for every project. “Finding the right guys took a while, but I have a crew I'm in love with,” Koehler says. “We're a well-oiled machine, they know what I want, and I trust them with everything.” During the interview, Koehler discusses the occasional strange projects that his team works on and talks about unique challenges they have encountered over the years. According to Remodeling Magazine, big-ticket remodeling activity is enjoying record economic conditions and is expected to rise 5.1% this year alone. While remodeling is great for the economy as well as a home’s equity, problems can arise when owners take on the tasks themselves without the proper training and preparation. Of course, some of these problems can be avoided, which is why I have made a list of the three biggest mistakes homeowners can make while renovating. 1. Overestimating your skill. Tiling may look easy, but attempting to tile your whole bathroom without so much as taking a class or at least watching a YouTube video could be a recipe for disaster. Chances are you’ll either end up calling a professional to come finish the job, or rip it out and start all over again. To avoid making this costly mistake, take on something small first to see if you’re any good at it and, most importantly, if you have the patience to finish it with details all the way to the end. If not, it may be a good idea to get a quote from a professional who can get the job finished in a timely manner. “While remodeling is great for the economy as well as a home’s equity, problems can arise when owners take on the tasks themselves without the proper training and preparation.” 2. Underestimating your budget. It is a universal truth that no one ever puts enough money aside for the renovation. The last thing you want to do is have a problem that arises where you’ll have to change your plans or stop mid-renovation to find more money. Experts say to avoid this you should create your budget amount for the renovation and then add an additional 20% or more; if you think it will cost about $10,000 for your renovation, save $15,000 just in case. 3. Minimizing the timeline. Homeowners doing their own renovations can greatly underestimate the amount of time needed to make the changes mostly because of their inexperience. It is can also be shaped by individual needs; just because you can have two weekends to redo your kitchen before your in-laws arrive doesn’t mean that it can be finished in that time frame. There could be unknown issues that slow you down. Here are three ways to winterize your home. Making these improvements will save you money and add value to the home.Winterizing your home can pay for itself and then some. It can help you save money on costly repairs. The right project could save you money directly in the form of lower utility bills. The right winterization project could significantly increase the resale value of your home.But here's the thing: Not all winterization projects are equally valuable. That's why I've collected the top three projects that stand out in terms of the return they will give on your investment.1. Fiberglass attic insulation. Each year, Remodeling Magazine releases its Cost vs. Value Report for various home upgrades. This year, only one project had an ROI of over 100% and that was fiberglass attic insulation. If you add insulation to your attic tomorrow and decide to sell your home right after, you can expect that you will be able to sell for a premium. Even if you aren't selling your home just yet, then the improved attic insulation will accrue even more value, in terms of lower heating bills and increased comfort in your home.2. Energy-efficient windows. A typical window replacement yields over a 70% return in terms of the resale value of your home. Depending on the shape of your current windows, you could save an additional 15% or more off your heating bills. Plus, new windows can add even more value to your home in terms of increased thermal and acoustic comfort, more light, and better design. New, energy-efficient windows bring a nice ROI.3. Gutters and downspouts. This last item won't save you money directly by cutting down your energy bills. It could, however, save you tens of thousands of dollars in terms of avoided repairs. Clogged gutters and downspouts can trap moisture. When the weather gets really cold, they can also help ice to form. The right project could save you money directly in the form of lower utility bills. The right winterization project could significantly increase the resale value of your home.But here's the thing: Not all winterization projects are equally valuable. That's why I've collected the top three projects that stand out in terms of the return they will give on your investment.1. Fiberglass attic insulation. Each year, Remodeling Magazine releases its Cost vs. Value Report for various home upgrades. This year, only one project had an ROI of over 100% and that was fiberglass attic insulation. If you add insulation to your attic tomorrow and decide to sell your home right after, you can expect that you will be able to sell for a premium. Even if you aren't selling your home just yet, the improved attic insulation will accrue even more value, in terms of lower heating bills and increased comfort in your home.2. Energy-efficient windows. A typical window replacement yields over a 70% return in terms of the resale value of your home. Depending on the shape of your current windows, you could save an additional 15% or more off your heating bills. Plus, new windows can add even more value to your home in terms of increased thermal and acoustic comfort, more light, and better design.New, energy-efficient windows bring a nice ROI. 3. Gutters and downspouts. This last item won't save you money directly by cutting down your energy bills. It could, however, save you tens of thousands of dollars in terms of avoided repairs. Clogged gutters and downspouts can trap moisture. When the weather gets really cold, they can also help ice to form. This can ruin your roof and sidings, causing tens of thousands of dollars in damage. It will also impact the curb appeal of your home, which generates higher returns in terms of resale value than remodeling the inside of your home. And those are three of the best winterization projects you can undertake to maximize your investment. The current trends are all about utilizing rich color, maximizing texture and creating comfortable interiors you can’t wait to relax in. Use these trends to get inspired to makeover your home’s interiors and create spaces you love that also appeal to your personal style. Remember, if you plan to sell in the next few years, you may want to avoid doing anything dramatic and instead incorporate small changes that would appeal to buyers.Why are these trends gaining popularity?The underlying theme of these trends is creating a home environment you love; one that appeals to your emotions and feels like a retreat from the stresses of the world. Although the home is a place where you can relax and spend time with loved ones, work expectations are beginning to blur the line between work and home. Even if people don’t work from home specifically, many are stretching their work hours into their evenings and weekends to complete work projects. It’s no wonder the Nordic concept of hygge (most often pronounced “hoo-gah”) has become a hot trend. A centuries-old concept, incorporating hygge in the home means creating simple and comfortable spaces that make you feel cozy and safe and appeal to your senses.1 The emphasis is on simplicity and fostering positive experiences, whether you’re spending time with family, reading a good book or catching up on work emails.WARM AND RICH COLORS.Whether you want to play with a bold color or stick with neutrals, one thing is clear—paint is the foundation of a great design. Painting your interiors has a return on investment of about 75 percent and is a relatively inexpensive project to complete, costing between $25 to $100 for paint alone.2 If you’re thinking of refreshing your home’s interiors with a coat of paint, popular colors include warm taupe, fresh green and dark tones. These colors are popular choices because they evoke feeling of warmth and coziness when you walk into a room.Wondering how to pair these colors? Taupe is the perfect alternative to traditional neutrals, such as gray and white, and goes well with cool blues, earthy greens and deep shades of wine. Green goes well with other earthy shades, such as copper and moss, as well as deep plum and bright pink. Natural materials and textures allow you to maximize the comfort of the bedroom, living room or family room. Wood accents give rooms an earthy feel. Incorporate rustic wood sculptures, trays and furniture into your space. Choose furniture made with sustainably harvested wood certified by the Forest Stewardship Council (FSC) or use reclaimed wood for an environmentally friendly alternative.If natural elements aren’t your style, but you want to add more visual interest to your room, try mixing patterns. Although it may have been avoided in the past, mixing stripes, florals and geometric prints actually help ground a space as long as the patterns feature complimentary colors or different shades of one color. If you’re worried about going overboard and making your room look “busy,” focus your mix in one area of the room. For example, add throw pillows in a variety of patterns to your sofa.GOING GREEN.According to a recent study from the American Psychological Association, people are more stressed than ever, with 24 percent of adults reporting they’re experiencing “extreme stress.”3 Top sources of stress include work and money. By incorporating small changes, like making your house more energy efficient, you can start to lower your bills and get back to relaxing and enjoying life like the Danish do (who consistently top the polls as the happiest people).Save money on your energy bills by sealing the “envelope” of your home, which includes the windows and doors, walls, floor and roof. The better insulated your home is, the less heat will escape and the lower your energy bill (and stress level) will be. The most heat loss occurs through the walls of the home: up to 35 percent of heat loss, to be exact.4 Ceramic insulating paint is a space-inspired coating of paint mixed with ceramic compounds and applied to interior or exterior surfaces. It seals your walls and prevents heat from escaping, which means reduced energy bills all year long.THE FUNCTIONAL HOME OFFICE.Twenty-four percent of employed people do some or all of their work at home.5 Since more people are working remotely than ever, home offices are becoming more popular. Even if you don’t plan on working from home, a home office gives you a place to pay bills, work on personal projects, plan your family’s schedule and more. Home offices tend to be multifunctional, serving as a guest room when family and friends visit, and have the potential to meet other needs that arise. The key idea behind hygge is to enjoy the environment around you and for each room to be a sanctuary to sink into at any given moment. Your home office is no exception! Maximize your productivity, efficiency and focus by painting the walls shades of green or blue.6 If space is an issue, create a nook by installing docking and tech cabinets that are big enough to store a printer and other small office equipment and files without taking over the room.If you don’t have room in your home for an office, look no further than your backyard. Shedquarters, small structures or sheds built in the backyard for use as an office or home-based business, are an attractive option for homeowners who don’t have a room to dedicate to an office and don’t wish to add on their homes. while the jury is out on how much value these structure add to a home, they can convert easily into a storage shed if you plan to sell in the future. SPLURGING ON KITCHEN RENOVATIONS.The kitchen is often the busiest, most hectic room in the house and one of the top renovation projects with a high return on investment.7 We do more than cook meals there; it’s where homework is done, bills are paid, weeks are planned and more. Kitchen remodels consistently show a respectable return on investment. According to the 2017 Cost vs Value Report from Remodeling magazine, a minor kitchen remodel touts an 80.2 percent return on investment.8 You don’t need to overhaul your entire kitchen to make it more hygge. Smaller additions can transform it into a relaxing and functional space you enjoy spending time with friends and family in.What does a “minor kitchen renovation” entail? In addition to replacing the fronts of your cabinets and drawers, it also includes replacing out-of-date appliances and fixtures. You may also consider replacing countertops. Quartz and quartzite are becoming more common as are other green laminate options, including ones that mimic stone, wood and concrete. Laminates install in less time, often over the existing countertop, make it an ideal choice for busy homeowners as well. Other hot kitchen trends include incorporating sustainable materials like bamboo into your countertops and floors and water filtration systems. Here are some ways to create a comfortable home while making it easier to put more money into your bank account on closing day.Small Maintenance and RepairsIf you think that home maintenance on the weekends waste your time and energy, think again. The small chores you do around your home prevents it from losing value. Neglecting small maintenance and repairs causes 10% of your home's value to walk out your door and slip through your windows. Most appraisers claim that homes showing little to no preventative maintenance can depreciate from $15,000 to $20,000.A study conducted by researchers at the University of Connecticut and Syracuse University shows that regular maintenance boosts your home value by about 1% per year. However, ongoing maintenance costs offset that value, which means that regular maintenance actually slows down your rate of depreciation. Furthermore, because home buyers generally notice any repairs needed upon buying a new home, proactive maintenance lets the home buyer know that he or she will not have to spend extra money to maintain the basics. This makes your home more attractive, and thus more likely to get higher priced offers.Maintaining the basics can cost you little money and certainly some effort, but there’s a way to accomplish this very important activity smartly. This article by HouseLogic, for example, shows you how to keep home maintenance below $300 a year. Planning ahead will also help make maintaining your home easier. Most professional appraisers and real estate agents recommend a proactive maintenance schedule that includes: · Keeping enough cash on hand to replace systems and materials· Creating and following a maintenance schedule· Planning a room redo every year· Keeping a notebook of all your maintenance and repairsLandscapingThe Virginia Cooperative Extension at Virginia Tech published a study that shows landscaping can increase a home's value by 15%. The study claims that a home valued at $150,000 could increase its value between $8,300 and $19,000 with the addition of landscaping. Particular landscape elements add different value. For instance, landscape design can increase your home's value by 42%, plant size can increase your home's value by 32%, and diversity in plants can increase your home's value by 22%.Replace Entrance DoorsIf your entry doors are wood, consider switching them out for either fiberglass or steel doors. Steel doors add style and architectural interest to your home while improving security; you can add a deadbolt and electronic keypads to keep out intruders. Unlike wood doors, steel doors do not rot or splinter. Alternatively, fiberglass doors can be designed to look like wood doors and give your home a modern look. Fiberglass doors conserve more energy than steel doors. Price-wise, a steel door will cost you $1,335 with a 91% return on investment whereas a fiberglass door will cost you $3,126 with an 82.3% return on investment.Garage Door ReplacementAt first, you might not think that your garage door increases the value of your home. However, your garage door distinguishes your home from the other homes on your block. As the largest entryway of a house, garage doors get noticed first because they're the focal point of your home. If you want to quickly increase the resale value of your home, you need to make the most of this space. Some interesting things being done with garage doors include: Increased Size: Bigger garage doors help homes stand out more.Bold Colors: Bright and bold colors now can complement the color of your home, or you can build a concept around the color of your home. Faux Wood: You can install fiberglass or steel garage doors that look like wood garage doors. This gives your home a new level of sophistication.Windows: Large Windows on your garage door improve the aesthetic of your home, and provide light into your garage so that it's no longer a dark space. More importantly, a garage door replacement will cost you $1,652 and add $1,512 to the value of your home; that's a return on your investment of 91.5%.Fiberglass Attic InsulationWhile energy efficiency is still not the sexiest selling point of your home, installing fiberglass attic insulation saves energy and garners a big payback on your investment. According to Remodeling Magazine's 2016 Cost vs. Value top trends report, fiberglass attic insulation gained the top return on investment among the 30 projects in this year's report. Using Remodel/Max as the cost source, a fiberglass attic insulation project cost $1,268 nationwide. Real estate professionals surveyed estimated that the work would boost the price of a home at resale, within a year of its completion, by $1,482. That's a 116.9% return on investment.Replacing WindowsReplacing your windows is another way to save energy and increase your home's resale value. Replacing your old windows with energy saving models will beautify your home, keep it comfortable, and ease the workload of your HVAC system. According to HGTV, you'll see a reduction in your utility bill by 7% to 15%. However, if you're selling your home, you could expect a 60% to 70% recoupment of your investment. The two types of replacement windows that fetch the best return are vinyl and wood. Remodeling Your KitchenKitchen remodeling can get expensive, but small renovations can make your home more buyer friendly. Changing your kitchen's texture and color using a matte finish and neutral colors such as putty or grey enhances your home's resale value. Because matte finishes have transitional qualities, your potential homebuyer can easily match his or her stainless steel or black and white appliances. Also, refinishing cabinetry, or switching to Energy Star™ appliances provide comfort you like and pizazz buyers adore. Flow is important to any interior design of a home. If you feel that your kitchen hinders a good flow, change it. A small investment to knock out a non-structural wall or remove a kitchen island creates space and provides flow that buyers love. A minor kitchen remodel can cost you $20,122 while putting $16,716 of resale value into your home; that's an 83% payback on the project. If you want to do a major kitchen model, this can cost you about $60,000 and put about $39,000 of resale value into your home, which is only about a 65% payback on the project. Therefore, consider a minor kitchen remodel first.Bathroom Addition or RemodelLikewise, carefully consider adding a bathroom or remodeling your bathroom. Switching out your frosted glass shower doors for glass doors, cleaning the grout, replacing the shower and floor tiles, switching out your sink or toilet, or replacing your sink and shower fixtures can cost you little money.Adding a bathroom can get expensive, but it can reduce congestion during hectic times and provide your guests with a bathroom. Consult with your real estate agent or a local appraiser before deciding whether a full remodel or addition is right for your situation. While a bathroom remodel will cost you about $18,000 with a return on investment of about 66%, a bathroom addition will cost you about $42,000 with a return on investment of about 56%. Therefore, it's best to do your due diligence before working on your bathroom.Your Needs and Buyers' WantsOn that note, if you need to renovate your home, be sure to consider how those changes will affect its appeal to future buyers. Knowing design trends will give you the opportunity to make changes to your home based on where your needs and your potential buyer's desires intersect, thus increasing your property's resale value drastically. Designers and design websites provide great ideas when you’re brainstorming home renovations. Keep in mind as you research, however, that you don’t want to sacrifice your needs for a comfortable home just for the sake of what you think a future buyer will want! Therefore, before you begin making any changes to your home, consult your real estate agent. Real estate agents, because we are constantly working with new buyer clients, have insider insight into what homebuyers are looking for now and in the future. Cable, R.A., PMP Center for Excellence in Project Management Executive Director Mr. Cable is a licensed architect and general contractor with over 35 years experience. His activities have included planning, design, and construction of buildings; building energy conservation research; management consulting; and teaching. In 1980 he was cited by Engineering News-Record as “one who served in the best interests of the building industry.” And, in 1992 he was selected by Remodeling Magazine as one of the 50 best remodeling contractors in the United States. Since joining the Clark School of Engineering at the University of Maryland in the fall of 1999, John initiated the graduate program in project management, an undergraduate minor, and the Center for Excellence in Project Management. He teaches courses in Project Management Fundamentals, and Managing Projects in a Dynamic Environment and is widely sought after for his seminars and workshops on a variety of Project Management topics. John is also chairman of the Project Management Institute’s Global Accreditation Center Board of Directors, a member of the Federal Government’s Project Management Working Group, and a member of the Science & Engineering Council of NASA’s Center for Program/Project Management Research. John is also a founding member of the International Project Management Educational Union along with Peking University and 6 other universities worldwide. In 2004 he coauthored a report for the National Academy of Sciences Federal Facilities Council on “Key Performance Indicators for Federal Facilities Portfolios”. Prior to joining the University, Mr. Cable was a Research Fellow in the Logistics Management Institute’s Facilities and Engineering Management group where he managed a variety of lead assignments analyzing facility design and construction practices, conducting benchmarking and business process re-engineering studies, assessing the use of information technology in the management of design and construction, managed business and program planning assignments, and training/assisting clients in becoming certified in compliance with ISO9000 Quality Management Standards. Prior to LMI, John created and managed a design/build firm specializing in renovation and new construction of residential, commercial and retail properties and directed energy conservation research in buildings for the U.S. Department of Energy.
