This morning I went to the gym, hit the sauna with my buddies, and got pulled into a mastermind I didn't see coming. Five hours of human conversation later, I came home buzzing. Not because anyone paid me. Because I remembered something we're all forgetting. We're getting siloed off. AI is making it worse. The most valuable thing you'll own in the next few years isn't a skill or a tool. It's knowing exactly who you are and connecting with other humans from that place. Audit your actual actions to discover the worldview running your life. Knowing who you are makes decisions feel simple. Once you write it down, the noise around you starts to fade fast. A couple of interesting property developments for you. 1. Half finished town houses in Christchurch. 2. Lack of demand for off the plan deals from developers. That last one came from a select committee hearing last week. The head of Kiwibank was suggesting there is a stark lack of appetite for off the plan stuff because of the risk you take on what the value will be when its done i.e are you underwater? And also the risk you take that the thing will never be finished. Which dovetails into the first observation which comes out of Christchurch, a city in which you would quite rightly ask; how is it possible things aren't booming in that part of the world? As always, the answer is in the detail. The Christchurch problem is around small townhouse-type builds close to the city, often with no garage. In other words, building for a world view that isn't that of the average New Zealander. Once again we are supposed to be like Amsterdam or New York. Except we aren't and will never be. Cars are important. You have seen it in Auckland as well with apartments with no parks. 'It's so cool, we're all on e-bikes". Except we aren't, so the cars are stacked on the streets outside, blocking trucks and generally proving theory isn't reality. Plans? Who would take the risk? Tell me what the market is going to be in two years - no one can! That's a real problem and does remind us a consent is not a house. But the key is our need and desire for housing hasn't really changed. Cheap builds will never thrive and builds with no garages will never have a demand. Rightly or wrongly the dream that has never really faded is a house. A detached house, maybe with a bit of lawn and most certainly a place for a car. The stats show it. First home buyers are in the market right now and standalone homes are what they want. They will borrow and bleed to do it. What the trendies want and what the real world is prepared to pay for it are, to some degree, at odds. And that is why the areas of the market that have trouble, have trouble, because theory and ideology doesn't have a deposit. The buyer does. This isn't about excluding men—it's about designing work for the reality of the majority of the workforce. It's about admitting that compassionate systems cannot exist if we pretend we don't have gender-specific needs. Things aren't quite as sunny on the environmental front as some recent guests suggest. According to the award winning science writer Peter Brannen, our planet is in an unprecedented crisis. We're burning 500 million years of the earth's history in a few decades, Brannen warns, so we should all quit pretending that our recycling will miraculously save the planet. That said, though, his latest book, The Story of CO2 is the Story of Everything, is the complex narrative of how carbon dioxide (CO2) both made and might unmake our world. So CO2 is simultaneously the good guy and the villain in our environmental story. Without carbon dioxide, Brannen warns, Earth would freeze into an uninhabitable ice ball. But too much creates a Venus-like greenhouse hell in which all life would be quickly extinguished. We hang in a delicate sweet spot that took nature millions of years to manufacture —and we humans are now disrupting this ecological balance at breakneck speed. The result is what Brannen calls a terrifying planetary experiment with no safety net. So stop pretending your recycling will save the earth, he warns. Fixing the planet will require more than a new Tesla and regular trips to Whole Foods. 1. CO2 is Earth's Essential Paradox Carbon dioxide both enables life and threatens to destroy it. Without CO2, Earth would freeze into an uninhabitable ice ball within decades. But too much creates a Venus-like greenhouse hell. We exist in an extremely narrow window that took millions of years to establish.2. We're Conducting an Unprecedented Planetary Experiment Humans are burning 500 million years of stored solar energy (fossil fuels) in just a few decades, releasing ancient CO2 at a rate 100 times faster than natural volcanic processes. This speed overwhelms Earth's natural ability to rebalance the system.3. Individual Consumer Actions Won't Save Us Recycling, driving electric cars, and other personal choices create demand for better technologies but won't solve a problem of this scale. The focus on consumer responsibility was actually a strategy pushed by fossil fuel companies to deflect from systemic change.4. Technology Offers Hope, But Carbon Removal is Fantasy Solar power costs have plummeted dramatically, offering genuine reasons for optimism. However, carbon capture and removal technologies are thermodynamically expensive and cannot scale to meaningful levels—they're "basically useless" if we don't first cut emissions to nearly zero.5. Democracy May Be Too Slow for Climate Action International climate treaties produce "mealy-mouthed press releases" while missing targets.
