But unfortunately, when some people start their business they start doing things quickly without building a solid foundation for their business, and resultantly their business fails. This foundation is basically about knowing who you are, what you are, why you are doing what you are doing, how you need to interact with your employees, what you should expect from your employees, and understanding your company culture. In short, you need to be mindful of your true passion/purpose and you need to align your true self with your business to run a fulfilling and long-lasting business. Corey and Julie are also talking about the challenges a business owner faces while selling his business and how he/she should deal with those challenges. They are also emphasizing on having a well-documented detail of your business, including a full job description of every employee, so that when you flip your business your employees could easily fit into the new system. They are also advising newly owned business owners that they should give their time, at least 6 to 12 months, to their new business before rendering its responsibility to managers and employees. They say that after spending enough time on your business, render its responsibility to workers in your team instead of doing it all on your own. Remember that it is not right to involve yourself in everything of your business rather hire people and let them do the job on your behalf. This means that in 2021, the oldest members of this generational cohort are turning 22 years old. As members of Generation Z begin entering the workforce, it is important for employers to address some of the commonalities and misconceptions surrounding these young adults. My guests for this week's episode of the What's The Difference podcast are Dr. Corey Seemiller and Dr. Meghan Grace, generational researchers and the co-authors of Generation Z: A Century in the Making. During our conversation, we discussed several of the major misconceptions that are often held about Generation Z that aren't supported by the facts. It is important to note that, while common patterns do appear within members of any generation, those patterns are by no means universal. It is important to remember that every individual is unique and that generalizations don't always apply. Common Misconceptions About Generation Z One of the most common misconceptions people tend to hold about Generation Z is that they're “glued to their phones”, that they excel in technology but struggle to operate without it. As Corey and Meghan explained, members of every generation have adapted to smartphone technology. Generation Z is the first generation to have never seen life before the internet, it's true, but the evidence shows that they aren't significantly more attached to their phones than other age groups. Generation Z can also be seen as flighty, ready to leave their employer for another job opportunity at any moment. However, Corey and Meghan's research shows that Generation Z will happily stay with an employer, provided their needs and expectations are being met. Many members of Generation Z value transparency and honesty from their employers, and they want to feel satisfaction in their work. Addressing the Needs and Expectations of Generation Z in the Workplace Many members of Generation Z value diversity, equity and inclusion, and they are adept at detecting inauthentic action. If a DEI practitioner truly wants to engage with Generation Z employees, it is important to be authentic about your work. If a business says they value diversity and inclusion but their senior staff is made up exclusively of straight, white, cisgender men, their DEI messaging might very well appear inauthentic. As another example, if a business changes to a rainbow logo for LGBTQ+ Pride month in June but then does nothing to show support for the LGBTQ+ community and employees within the organization who identify in that community, Generation Z employees may call attention to this lack of alignment between stated DEI messaging and an organization's visible actions. It is a difficult path and it is almost synonymous with going through a grind. But if you are an entrepreneur by your choice and you are doing something that you love - regardless of how many hours you are putting in - and your work is truly aligned with your core values then you don’t feel the hard work. Rather you willingly put hours into your work. Jessica says that to achieve success in life you don’t need to live the way society expects you to live. You don’t need to do a 9 to 5 job, you don't need to earn a certain level of income to be happy, and you don't need to retire at a certain age - work as many days as you want. Live your life the way you want to live it and make your own decisions because we achieve success only when we live authentically as our true selves, at our soul level, and in alignment with our true mission, purpose, and passion in life. But if we put our energy into something that doesn't relate to us then we cannot be successful. Don’t avoid or suppress your emotions because emotion is a powerful tool and every human emotion serves a greater purpose. Moreover, live in the present moment and don’t bother yourself about the past because you cannot change it. Let your past go and enjoy your present. You cannot change your past but you can manipulate your future through visualization and manifestation. Also, don’t try to control the uncontrollable events of your life and surrender in front of uncontrollable things and then see the magic. Whether we are its origin or its receiver, we all experience anger throughout our lives. While anger isn’t necessarily “bad,” it is a critical emotion to understand, for what we do with anger has the opportunity to bring our loved ones closer or push them away from us. And like other emotions, we become more accustomed to anger the more we express it without restraint, creating a toxic habit that can lead to contempt in our relationships. Anger becomes more difficult to manage when it becomes a habit, for habits are executed without much conscious effort. Although the anger habit can be hard-wired in a person’s brain, bodywork therapist and Still Point Wellness owner Corey Costanzo suggests that a person can break free from anger’s chains through awareness, conscious work, and education. In this episode, Corey and I define anger as the need to be in control of external factors. We reveal how helplessness leads to frustration and, eventually, anger. We highlight different means of expressing anger in a healthy, non-destructive way. We discuss how anger impacts relationships and creates codependent dynamics in family systems. Codependency is rather insidious: though many people are familiar with the term, they don’t know how it manifests in families and impacts relationships. Awareness, Corey Costanzo stresses, is key to healing it. Corey is a licensed addictions counselor and bodywork therapist, somatic experiencing practitioner, a master didgeridoo player, and a good friend of mine. Together with his wife, Robin, Corey co-owns Still Point Wellness, a premier Esalen Massage and Salt Water Floatation spa in Asheville, North Carolina. Today, Corey and I explore the hallmarks of a dysfunctional family and how it breeds codependency. Many of us maintain daily practices. They bring us to a state of a balanced and stable mind. For some, that practice is yoga or meditation, while for others, it could be writing morning pages or creating art. For Corey Costanzo, it’s doing didgeridoo meditation sessions. Corey - a colleague and long-time friend of mine - is a master didgeridooist who has been playing the instrument for over 20 years. For over 100 days since the COVID-19 pandemic started, Corey has been hosting 20-minute didgeridoo meditation sessions at Still Point Wellness on Facebook. Corey is a licensed massage and bodywork therapist, a licensed addictions counselor, somatic experiencing practitioner, and co-owner of Still Point Wellness, a premier Esalen Massage and Salt Water Floatation spa in Asheville. By transforming his morning routine with the didgeridoo to a shared experience with an online community, Corey continues to realize the connection between cultivating personal practices and wellbeing. He stayed in his room the whole time, interacting with those who came through, discussing his inspiration and purpose for the room, and answering any questions those touring the house may have had. As a result, the phone has been ringing off the hook ever since. That’s what you’d hope for but given the quality and stunning nature of what Corey was able to create, you’d also expect that to be the case. On this episode, Corey generously shares how he made the most of the opportunity and gives sensible and practical advice about how to get your foot in the door with showhouse organizers in your neck of the woods. The strength of your showhouse participation is your relationships While the prestige and notoriety of being involved with a showhouse are typically very beneficial to you as a designer, you can’t do it alone. Corey explains that much of his success with the Kips Bay project flowed out of the existing relationships he had with General Contractors, photographers, manufacturers, and more. In his mind, the real strength behind your participation will come from the relationships you’re able to forge. Corey explains why you should work to ally yourself with reputable vendors and manufacturers long before a showhouse project comes on your radar, how to go about it, how to negotiate donations or cost-splits for the showhouse design, and what it takes to work as a team to pull off an incredible effect from your room(s). The secret behind successful press coverage for your showhouse room When Corey approached the design of his room in the Kips Bay project - the library - he approached it from a very different angle than you might expect. Historically, the library would have been a gentleman’s office or “man cave” of the day, so Corey wanted to bring a 21st-century approach to the room. He reversed that traditional approach into a way to pay homage to the significant role women have played in society. He suggests that designers have a very clear plan and inspiration behind their room design in a showhouse so that they can easily and passionately talk about it with those who are interested - including the press. There’s nothing more un-press-worthy than a designer who only talks about color palettes and furniture choices for their room. My guest today is Corey Northcutt, the founder of the Northcutt agency. The company is highly successful and Corey has built an impressive SEO and Cloud service. However, it wasn’t always that way. Before Northcutt, Corey was a co-founder of Ubiquiti, a web hosting company. That company grew wildly, but it became a nightmare once the four business partners involved began seeing dollar signs. Corey tells me about his time in a highly political and stressful business. His story is a cautionary tale about how to structure your company in the beginning to maintain a fair balance of power. Corey left his company in a massive blow-up that left him aimless and shell-shocked. He tells me how he found his direction and how he’s done things differently this time around with Northcutt. On today’s show, we talk through a ‘hostile work environment’ that’s hard to make a joke out of. Corey Northcutt experienced first-hand what it’s like to have your baby ripped away from you—and there was nothing he could do about it. Founder, Smounder As Corey found out, it didn’t matter one little bit that he was the originator for Ubiquity, his web hosting company. Yes, he owned the domain name and he had done a lot of the back-end work to get their servers up and running, but in the end, that wasn’t enough to get him anything better than a buyout. Unless you have the right operating agreements or other paperwork in place that cements roles, expectations, salaries, etc., you lose a lot of your authority (and in this case importance) to a company when you bring on partners. And most of us need partners! Someone has to fund the expansion or figure out how to distribute on a wider scale. One of Four And here’s the other fun factor. Once you bring on your partners, you become a voice among many. While there are a lot of ways this can work for you, there are also a lot of ways it works against you. The biggest detractor to multiple partners (especially without a tie-breaker) is decision making. Your voice, which used to be 100% of the decision making process is now only 25%, for example. So unless at least two of your other partners agree with you, you’ll never have final say on something. This bleeds into the exit process as well. If everyone is after something a little different, it’s hard to align operational goals, let alone exit ones. Someone wants the most about of cash possible, someone wants to stay on as a developer, someone wants to sit on the board with stock options and earnouts. That’s

Corey Peterson is finally living what he calls the ‘Sunsets and Palm Trees' lifestyle, but his path was not an easy one. Like many a real estate investor before him, Corey got into the fix and flip business, and while he looked successful on the outside, he was a wreck on the inside. Running rehabs was running him ragged, and he was spending his Saturdays with contractors—instead of his family. Corey knew he had to do something differently, and that's when he made the transition from single- to multifamily real estate. Today, Corey is the owner of Kahuna Investments, a multifamily firm that provides its investors with stable cashflow and long-term capital appreciation. Since 2011, Corey has been involved in the ownership and management of commercial properties worth a total of $31M, and he is a sought-after speaker in the multifamily investing space. Having love and support makes everything we do easier. The topic for today is what it means to be a supportive spouse, and my lovely wife is here on the show with me. Shelley Peterson is part of Kahuna Investments and helps with all aspects from finding deals to using her amazing communication skills to connect and communicate effectively. When I lost my job at Edward Jones and was struggling to build up my business, in spite of fear and insecurities, Shelley stood behind me with faith and unwavering commitment. Even though it took time for my efforts to pay off, Shelley never gave up on me. We talk about early struggles, mistakes made, and how hard work and perseverance paid off. When that is ripped away this is where faith and belief come in. Shelley’s faith, love, and commitment to Corey outweighed her insecurities when Corey was working constantly to try and build a business after losing his job. How Corey was relentless to get his business off the ground and was in the office until the early morning hours. Corey does this because he wants to provide and do what is best for the family. How couples have to work through doubts and struggles. Building the initial inertia is a lot of work. When times were rough they moved out of their home and moved in with Shelley’s sister. They had to make sacrifices. As a couple you have to make tough decisions to get ahead. Corey told Shelley that one of these days he would enable her to retire from her job. It took three years, but they got there. Not working an outside job has been an absolute joy for Shelley. A supportive spouse gives you a comfort level that is needed. Taking a step back, listening to your partner, and finding balance. We’ve always been able to communicate well together. Entrepreneurship requires a different support staff. Don’t underestimate the power of a supportive spouse. Shelley saw Corey as a diamond in the rough, and Corey thinks of her as his polisher. The power of having time and money through real estate.
