We hosted this event for the first time in our clubhouse and enjoyed helping our teen members get as much information as possible. An estimated one in three Americans is sleeping regularly in a separate bed from their partner — a move dubbed “sleep divorce” — due to snoring and sleep disorders, according to a recent survey by the American Academy of Sleep Medicine. In the headlines on #TheUpdate this Tuesday, The distraught mother of a 31-year-old woman found fatally shot, wrapped in a sleeping bag and left out with the trash on a Kips Bay sidewalk said that she fainted when she learned of her daughter's death. Mayor Adams declared the Big Apple a has-bin city— unveiling its first official individual trash container that will soon be required for all small residential buildings, including brownstones. And in Texas, power started to come back for some of the millions of homes and businesses left in the dark when Hurricane Beryl slammed into the Houston area, while the weakened storm moved east, spawning suspected tornadoes and causing more damage.

Nadia Vitel spends a couple of days moving personal items into an apartment in Manhattan's Kips Bay, and she is captured on security cameras going in and out several times on March 10. Vitel spends two days on Long Island then on March 12 she heads back to the Kips Bay Apartment. Vitel's son, Michael Medvedev, talks with her on Tuesday the 12th, but after the 12th, she isn't answering calls or returning texts. After 2 days of no contact, Medvedev calls police to do a welfare check on his 52-year-old mother. Waiting for the police, Medvedev convinces the building super to let him into the apartment. Walking through the apartment, nothing seems amiss, except his mother is not in the apartment. As they are walking out, Medvedev notices a duffel bag in a closet, seems out a bit out of place. The investigation into the death of Nadia Vitel starts with her injuries and the surveillance cameras in the building. Vitel suffered blunt force trauma to the head, multiple facial fractures, a brain blee, and two broken ribs. Her body is found on Thursday March 14th, Investigators look back and find surveillance video showing Vital as she brings her personal items into the building on the 10th. Vital leaves the building just after 11 am on March 10th, and 19-year-old Halley Tejada and 18-year-old Kensly Alston, are seen trying to enter the building around 2 pm the 10th. 1 hour later Tejada and Alston are on camera in the building and seen on elevator surveillance camera entering Nadia Vitel's apartment. NYPD police chief Joseph Kenny says Halley Tejada and Kensly Alston were squating in Nadia Vitel's apartment. When Vitel returned to the apartment March 12, she confronted the squaters who proceeded to allegedly beat her to death, and cram her body into a duffel bag. Tejada and Alston allegedly through Vitel's personal effects and more in the trash, then left the building in her Lexus SUV. Using Vitel's bank cards, Tejada and Alston charge their way to Pennsylvania where they are involved in a traffic accident on March 13. Alston gives police a fake name, slowing the process of clearing the accident. Once Vitel's body is found on the 14th, her Lexus is reported stolen, and the US Marshal's are able to track Tejada and Alston to Lower Paxton Towship Pennsylvania where they are placed in custody. We are thrilled to welcome the talented and hilarious Mikel Welch this week. Mikel shares his colorful journey with us to becoming an interior designer and TV show host, going from offering free design on Craigslist to now working on The Drew Barrymore show and co-hosting Roku's Murder House Flip. Mikel talks with us about how set design informed his perspective on home decor, the bold move he made with Steve Harvey that paid off, how he taught himself design, and the importance of knowing what you are working with before you commit to anything in design. Mikel also has great advice for spray painting, finding the right plants, and navigating thrift stores. What You'll Hear on This Episode: Mikel has always been bold and not afraid to jump in and say “yes”. Posting on Craigslist to help people decorate one room led to Mikel meeting a decorator on Dexter, which opened his mind to the wonderful world of set design. His rule of thumb — if you can touch it, it needs to be real! How Mikel creates drama when working with a neutral palette. What's really behind those big barn doors in his NYC apartment. The importance of planning out the scale and laying out images to see if the elements work. Don't be shy to get in there and really work it through. Ways we can create impact and have fun with spray paint. Why Mikel calls showhomes the gift that keeps giving and his love of Kips Bay. His thrift store rules learned from Emily Henderson. If it's not a hell yes, it's a hell no! And always do a second lap. Decorating Dilemma Hi Melissa! Thanks for writing in. Mikel loves your Pinterest board of wonderfulness but wants to narrow it down so we can get down to what will work best. First, start with wallpaper, which should be the backdrop. Mikel would like to see soft white trim, which would make it bright and airy, and really balance things off. For the awkward window, large drapery is one option. Another can be a singular rod with pinch-pleated draped, in a solid color. In terms of furniture, consider spray painting the dresser so it matches the crib and swapping out the hardware for something more modern. Your artwork may work great on a larger wall as your impact pieces, and it will pick up on the wallpaper just across the way. We know you believe the layout is awkward, but make some of these changes and we think you will be pleasantly surprised! Last but not least, Mikel has to say it — the carpet has got to go! If you rip it out in just the nursery, hopefully, there's something great underneath. You've got the bones, now you just have to lay everything down! Andrew Cuomo has approved a bill requiring licensing of the state's elevator mechanics but, in a deal worked out with lawmakers, has delayed it taking effect until January 2022, the New York Post reports. The bill was introduced after an August 2019 incident in which a man was crushed to death in an elevator in a Kips Bay apartment building. The "Elevator Safety Act" requires the state Labor Department to license mechanics and others involved in elevator maintenance; requires more extensive training and education; and creates a nine-member Elevator Contractors License and an Elevator Safety and Standards Board. It originally was written to take effect in June but the Legislature pushed it back in a compromise with the governor's office. However, the law moves up the date for NYC officials to comply with mechanic licensing from three years to two and allows the city's Department of Buildings to enact stricter licensing requirements. He stayed in his room the whole time, interacting with those who came through, discussing his inspiration and purpose for the room, and answering any questions those touring the house may have had. As a result, the phone has been ringing off the hook ever since. That’s what you’d hope for but given the quality and stunning nature of what Corey was able to create, you’d also expect that to be the case. On this episode, Corey generously shares how he made the most of the opportunity and gives sensible and practical advice about how to get your foot in the door with showhouse organizers in your neck of the woods. The strength of your showhouse participation is your relationships While the prestige and notoriety of being involved with a showhouse are typically very beneficial to you as a designer, you can’t do it alone. Corey explains that much of his success with the Kips Bay project flowed out of the existing relationships he had with General Contractors, photographers, manufacturers, and more. In his mind, the real strength behind your participation will come from the relationships you’re able to forge. Corey explains why you should work to ally yourself with reputable vendors and manufacturers long before a showhouse project comes on your radar, how to go about it, how to negotiate donations or cost-splits for the showhouse design, and what it takes to work as a team to pull off an incredible effect from your room(s). The secret behind successful press coverage for your showhouse room When Corey approached the design of his room in the Kips Bay project - the library - he approached it from a very different angle than you might expect. Historically, the library would have been a gentleman’s office or “man cave” of the day, so Corey wanted to bring a 21st-century approach to the room. He reversed that traditional approach into a way to pay homage to the significant role women have played in society. He suggests that designers have a very clear plan and inspiration behind their room design in a showhouse so that they can easily and passionately talk about it with those who are interested - including the press. There’s nothing more un-press-worthy than a designer who only talks about color palettes and furniture choices for their room. Engaging with reporters about your room’s theme and inspiration provides a spin on the work that interests a wider audience and attracts press coverage. Listen to hear the entire conversation. Whether you already own or you’re looking to buy into the City’s fastest growing market, we’ll keep you up to date. You’re listening to New York’s Real Estate Market Update from the Ratner Team. Manhattan’s iconic skyline is home to millions, but the Multifamily market is still steadily suffering a decline – both across the borough and across the city. Sales volume this quarter totaled $1.7 billion: a large number in theory, but a shocking 30 percent decline over last year’s Q4. However, there is good news. Square-footage pricing continues to rise, up 29 percent from 2016 to an average of $630. Average selling prices in Manhattan have increased enormously, up 37 percent from last year’s records and coming in at $554,000 across the island. While total transactions have decreased 40 percent, with just 103 sales in the 2017’s fourth quarter, sales are still as lucrative as expected from this vibrant borough. Though Manhattan’s volume market is trending down, the top sales numbers still rival the skyline in height. December’s top sale is located in the Two Bridges neighborhood, where 275 South Street sold for a striking $167,500,000. This magnificent waterfront property commands not only impressive views but also impressive living spaces: 19 newly-renovated floors with modernist appeal and prime access to nightlife, galleries and restaurants. At just $637 per square foot, that sale doesn’t even begin to the average square-footage of these top ten most expensive Manhattan neighborhoods this quarter: Chelsea, home to the High Line elevated park and art galleries galore, tops off the list at an average of $1,802 per square foot. Greenwich Village comes in second at $1,535, with the Upper West Side a close third at $1,225. Lincoln Square listed at $1,020 per square foot, Kips Bay at $1,011, East Village at $983, Lenox Hill at $920, Yorkville at $881, and Manhattan Valley at $843. Tenth but certainly not least, Clinton – Hell’s Kitchen area averaged in at $728 per square foot. Harlem was the neighborhood with the highest volume of multifamily sales in Q4 2017, with 25 total transactions. Both Yorkville and Washington Heights followed close behind, claiming 10 sales each. Bargain-seekers should consider looking in Washington Heights, as the average price per square foot was only $276 at the close of the year despite growing interest and activity in the neighborhood. - If you like this information, the best way you can support us is with a 5-star rating. Home to millions, Manhattan’s apartment complexes help to make up the iconic one-way streets and skyline of the prized island. However, the Multifamily market is one that’s actually on a relative volume decline in New York City, and this quarter’s data in Manhattan reflects the downward trend. Sales volume this quarter totaled $1.2 billion, which is a startling 31 percent decline over last year’s report. Square-footage pricing increased minimally, settling around $599 dollars on average—up just 10 percent from last quarter. The average selling price across the island was $445,000, increasing 11 percent from last year. Overall, we saw 104 total transactions in the third quarter, which is down 35 percent from last year. The overall market may be trending low, but the top sales for Manhattan still sit in familiar sky-high territory. Our top sale in the third quarter of 2017 was a block of units in the Manhattan Chelsea neighborhood of 109-111 West 27th Street, selling for $141,500,000. Built in 1908, these 11-story units are located just outside the Flatiron district with enviable proximity to landmarks like Madison Square Park and multiple transit lines, demanding a price tag of $559 per square foot. That price, though, doesn’t come close to the average square-footage of these top ten most expensive Manhattan neighborhoods this quarter: Carnegie Hill, the land of historic lineages, groomed brownstones and museums tops off the list at an average of $1,840 per square foot. The West Village comes in second at $1,356, with the Upper West Side a close third at $1,140. The East Village listed at $1,019 per square foot, Kips Bay at $907, Chelsea at $755, Yorkville at $696, East Harlem at $450, and Harlem proper at $387. Tenth but certainly not least, the Washington Heights area averaged in at $322 per square foot. Of all the neighborhoods, Harlem had the highest volume of Multifamily sales this quarter with 18 transactions, followed closely by East Harlem, which claimed 15 sales. If you’re hunting for a bargain, Inwood’s average price per square foot this quarter was a mere $204. Sharyn McBride: Where Travel and Design Collide Today in The Lounge, Nick chats with Sharyn McBride of Belson Design and Design Tours. Sharyn is located in beautiful Melbourne, Australia and is driven to expose her fellow Aussies to a design education that reaches far beyond her native shores. Find out more, in this episode of The Chaise Lounge. Breaking the Ice First and foremost...Nick wants to visit Australia and he isn't shy about sharing it! After making that point clear, he learns some interesting fashion tidbits from Sharyn. She is a big fan of shoes as a go-to statement accessory. Her faves are colorful ankle boots. Though not necessarily a fan of the Ugg boot, she is happy to share that these are originally from her native land and that it was interesting to watch them evolve from house slippers to full-on streetwear. Her favorite room in her well-designed house is her master bedroom. It is truly her sanctuary. The only spot that is off limits is her garage full of finds from her travels abroad, which can get a bit messy! The best advice that she received from her parents growing up was to never give up and her mum's especially sage advice: don't leave the house without lipstick! Getting into the business Sharyn McBride started her career as a buyer in the fashion industry. She noticed a gap in the market after welcoming her own baby boy and created a line of embroidered bespoke baby blankets. Sharon fell gravely ill in the early 2000's and faced a two-year climb back to health. It was at that point that she decided that she would exclusively pursue creative work. She knew that all of the efforts and hard work would give her that sense of joy and satisfaction; as long as she pursued her passion. Her interior design career began in her home and friends' homes. It was also at this time that she realized that exposure and education equaled really great design. She traveled to around her native Australia and to the US; New York specifically. There she was able to learn more about show homes, such as Kips Bay and the design markets available to designers in the US. Belson Design was launched soon after in 2016. The Development of Design Tours After having the opportunity to travel to the US, Japan and other parts of the world, Sharyn realized just how little exposure the Australian design community was getting. There were so many more resources to discover beyond her borders. There was an opportunity to give Australian designers access to show houses and masters of design such as Frank Lloyd Wright. Sharyn developed tours to the US and Japan that she now runs three times a year! Nick gave a great suggestion to set up US tour groups to come down to Australia…let's see if this takes off! Sharyn is all for being a part of orchestrating culture absorbing trips. Making time for Design Despite running three 7-9 day tours a year, Sharyn still finds time to serve her clients through Belson Design. Her upcoming projects include a mid-scale home renovation and her very first commercial gig at tile showroom in Melbourne. She is mainly a one-woman show but has the helping hands of a part-time tour assistant and design assistant. She also has built great relationships with contractors, so her clients have that additional option if they do not have contacts of their own. Sharyn is adamant about being confident as a designer and not being afraid to value your services as they should be. She charges per service for her initial contact with clients. She has differing fees for consultations, mood boards, and full design plans. Never let a client rush you into decision making. As creatives, we need time to absorb and create our plans. The Keys to Successful Marketing and Presentation Sharyn really believes in great presentation. That starts with a great website and business cards. These are just the initial tools, however. The magic is in pounding the pavement…network, network, network. Get as much exposure as you can.
