Consumers might have to wait two to three years for their perceptions of inflation to normalize, as highlighted by Fed's Daly, leaving many still wincing at higher prices. Meanwhile, falling home prices are causing significant distress, particularly in ten states where mortgage balances now exceed property values. ➡️ Episode 252 of The Higher Standard podcast dives into the alarming drop in US mortgage applications, which saw a 17% decrease—the largest since April 2020—along with potential benefits for homeowners in certain cities as interest rates tumble. The discussion also covers the anxiety surrounding credit card debt among Americans and JPMorgan's new strategy to attract affluent clients with enticing branch experiences. Wrapping up, Chris, Saied and Haroon tackle why so many companies are firing Gen-Z employees, emphasizing a disconnect between workplace expectations and work ethic in today's job market.

Kamala Harris has a plan to make it easier for first-time homebuyers to buy a house, but it comes at the expense of institutional investors. Eviction filings surge throughout the Sunbelt states, EVEN as apartment rent prices fall across all bedroom counts. And could commercial real estate's struggles lead to you paying even higher property taxes? We're getting into it all in today's headlines show! First, we're talking about Kamala Harris' new proposal to kick Wall Street out of the single-family homebuying arena, potentially opening up space for first-time homebuyers to finally break out of renting. The proposal sounds promising, but is it too late to actually impact today's housing market when institutional investors take up such a small amount of the single-family supply? We're giving our takes on the new proposal. Apartment rent prices fall across all bedroom counts for the first time in years. But, even with seemingly improving rent affordability, eviction filings have surged across the South. Even with the rent drops, are tenants simply unable to pay such high prices for everything, rent included, in 2024? Lastly, we're talking about how the decline in commercial real estate and office space has led to cities increasing property taxes, and by no small amount. In This Episode We Cover Whether Kamala Harris' anti-Wall Street ownership proposal could work for homebuyers Why apartment rent prices are falling, and whether or not this will continue Single-family rents and why we AREN'T noticing them fall too The real reason evictions have seen such a spike across the Sunbelt states Commercial real estate-caused property tax hikes happening in THESE cities And So Much More! Tommy talks to Ronal Serpas, Professor of Practice in the Department of Criminal Justice at Loyola and a former NOPD chief
In a significant announcement, the U.S. Department of Justice reported a decline in violent crime across major U.S. cities. Attorney General Merrick Garland highlighted the findings from the Major Cities Chiefs Association Violent Crime Survey, indicating a substantial reduction in the first half of 2024 compared to the previous year. The survey reveals that nearly 70 major cities have experienced a decrease in violent crime, including a notable 17 percent drop in homicides. This positive trend follows last year's historic drop in homicides nationwide and marks one of the lowest levels of violent crime in five decades. The Justice Department attributes the success to a comprehensive strategy launched three and a half years ago focusing on partnerships with federal, state, and local law enforcement agencies, as well as community-based initiatives. Despite these achievements, Garland emphasized that the fight against violent crime is ongoing. Learn more about your ad choices. Visit megaphone.fm/adchoices

Join host Paul Johnson on New Frontiers as he delves into a thought-provoking discussion with guests Bob Robb and Henry Thompson. This episode explores the concept of an "American Apocalypse" as presented by three prominent writers, discussing the political, economic, and social challenges facing the United States today. Topics Discussed in This Video: - The Trump-Biden Debate: Paul, Bob, and Henry discuss their perceptions and expectations surrounding the debate between Joe Biden and Donald Trump. They discuss the key issues they hope to see addressed, including solutions to America's financial crisis and foreign policy strategies. The panelists speculate on how each candidate will behave and whether there is anything that could change their minds regarding the candidates. - America, The New Soviet Union?: Henry Thompson presents Neil Ferguson's controversial comparison of the U.S. to the Soviet Union in the 1980s. Ferguson suggests that America is on a similar path of decline, facing issues like declining life expectancy, increasing drug abuse, and aging political leaders. The panel debates the validity of these comparisons, highlighting the differences between the U.S. and the Soviet system, and discussing whether such a dramatic decline is likely. - A Civil War in 2024: The discussion shifts to Ray Dalio's claim that America is in a civil war. Dalio argues that political polarization and societal divisions are deepening, posing a significant threat to national stability. The panelists evaluate the current political polarization and social unrest, comparing it to historical periods of great stress in the U.S. They conclude that while political mobilization and sporadic violence are concerns, the likelihood of a large-scale civil war is low due to the strength of the U.S. military and policing systems. They emphasize the importance of pragmatic problem-solving leadership to navigate through these turbulent times. - Phoenix vs New York: Paul takes a personal angle on the debate comparing Phoenix, where he was once mayor, to New York. He critiques a promotional piece from The Atlantic, which he perceives as a hit job on Phoenix. Paul contrasts the resilience and effective problem-solving of Phoenix with the significant issues plaguing New York City, such as poor sanitation, homelessness, and an unfavorable business climate, leading to a migration trend towards Phoenix. He defends Phoenix's charter schools and water management, criticizing a negative portrayal by the Atlantic while humorously noting the heat and rat problems in New York.

The justices also specified that their decision would remain in place until the appeals process had ended.” You can read the full article here: https://www.nytimes.com/2024/04/15/us/politics/supreme-court-idaho-transgender.html 5:50- What's the best fast-food chain in America? 6:05pm- Elizabeth Goitein—Co-Director of the Liberty and National Security Program at the Brennan Center for Justice—writes “Buried in the House intelligence committee's Section 702 ‘reform' bill, which is schedule for a floor vote as soon as tomorrow, is the biggest expansion of surveillance inside the United States since the Patriot Act. Through a seemingly innocuous change to the definition of ‘electronic service communications provider,' the bill vastly expands the universe of U.S. businesses that can be conscripted to aid the government in conducting surveillance. Under current law, the government can compel companies that have direct access to communications, such as phone, email, and text messaging service providers, to assist in Section 702 surveillance by turning over the communications of Section 702 targets. Under Section 504 of the House intelligence committee's bill, any entity that has access to *equipment* on which communications may be transmitted or stored, such as an ordinary router, is fair game. What does that mean in practice? It's simple…Hotels, libraries, coffee shops, and other places that offer wifi to their customers could be forced to serve as surrogate spies. They could be required to configure their systems to ensure that they can provide the government access to entire streams of communications.” You can read her full statement on X: https://twitter.com/LizaGoitein/status/1734249938333167889 6:15pm- While appearing on MSNBC, Rep. In this Real Estate News Brief for the week ending April 6th, 2024... more prognostications on when the central bank may cut rates, which major cities are attracting the most home buyers, and why artificial intelligence could have a negative impact on commercial real estate. We begin with economic news from this past week. Fed Chief Jerome Powell expressed caution about when we might see the first interest rate cut. While many economists have been predicting three rate cuts this year with the first happening in June, Powell said it's too soon to say exactly when it may be appropriate to begin the rate cutting process. He spoke at Stanford University saying: “Recent readings on both job gains and inflation have come in higher than expected” and that policymakers believe rate cuts may be possible later this year but they need “greater confidence that inflation is moving sustainably down” toward the central bank's 2% target... ...That's it for today. Illegal immigration and border issues have long been a contentious topic, sparking intense debates over national security, human rights, and economic impact. With Mexico's refusal to accept migrants under the new Texas law and rising concerns about criminals infiltrating the U.S, the conversation has only grown more complex. In the midst of this melting pot of perspectives, Mike Lomas and Mike Sperrazza offer their unique viewpoints based on years of observation and personal experiences. For Mike Lomas, the current immigration policies are facilitating the entrance of criminals from other countries into the U.S while disfavoring law-abiding citizens. He is particularly bothered by the easy access illegal immigrants have to benefits and opportunities legal citizens have to strive for. On a similar note, Mike Sperrazza shows deep concern over countries like Mexico and Venezuela sending criminals to the U.S, while refusing to accept their own migrants. He underscores the need for stringent border control and strict immigration policies to safeguard American citizens and their interests. I'm Josh Cooperman and this is Convo By Design with a trip to Alabama. Yes, that Alabama. I do love sharing the stories of amazing creative types from locales where you would least expect to find them. Jeff Dungan is an extraordinary creative from and remaining in Alabama. Jeff has a gift for clean and modern designs within the framework of traditional architectural ideas. His story and path to architecture is special. His love for rural Alabama is strong and I have come to learn after many years traversing this country of ours that you can learn so much from journeys along the roads less traveled. Many in not most, pretty much all the design and architecture media does not recognize or even pay attention to the design fly-overs and that is to their detriment. Which is also why you should settle in and enjoy this conversation with Jeff Dungan of Jeffery Dungan Architects. A few announcements before we get into it. Are you enjoying the new content we rolled out so far this year? #WestEdgeWednesdays the Convo By Design #IconRegistry #DrinkingAboutDesign and #TheDesignMessengers. I hope you are. The editorial team wanted to provide a more diverse conversation, to celebrate some of the icons who have appeared on the show, to lean in on the changing nature of the design and architecture industry and collective communities, not the business per se, but the rapidly changing nature of things and how that affects the industry overall. I hope these new brand extensions are providing some inspiration. Make sure that you are subscribing to the show so you receive every new episode automatically when they are published. Thank you, Jeff. What a great chat. You can hear why I love doing this and this is why it is so rewarding for me to share these stories with you.Thank you to my partners and sponsors, ThermaSol and Design Hardware for your continued and unwavering support of the show and for the design community.
