Andy Gurczak is the Founder and CEO of AllCity Adjusting, a public adjusting firm dedicated to securing fair insurance claim settlements. With over a decade of experience, Andy has shielded thousands from insurance fraud and boosted their claims' value. His family's principle, "If you're going to do something, do it right or don't do it at all," flourishes through his firm's advocacy for property owners. Specialized in complex claims like fire, water, and hurricane damage, Andy and his team work across over 35 states. In this episode… Navigating property insurance claims can feel like an uphill battle, especially when facing denials, underpayments, or confusing fine print. Too often, policyholders accept the first offer without realizing they could be entitled to much more. So how can property owners make sure they're not leaving money on the table? According to Andy Gurczak, a seasoned public adjuster and expert in maximizing claim payouts, the key is understanding how insurance companies operate and knowing when to bring in a public adjuster. He highlights how insurers often use vague or technical loopholes to reduce or deny claims. Public adjusters act as advocates, ensuring claims are documented properly and negotiated aggressively. By getting involved early, they can reshape the outcome of a claim and recover tens or even hundreds of thousands more than initially offered. Andy explains how timing, wording, and knowing the system can make or break your settlement. In this episode of The Same Day Podcast, host Mat Zalk is joined by Andy Gurczak, Founder and CEO of AllCity Adjusting, to talk about how public adjusters help property owners win bigger insurance claims. Andy explains why claims get denied, how early involvement changes outcomes, and what documents and terms can make or break a payout. He also gives advice on how landlords can protect rental income during lengthy claim processes.
In this episode of The REconomy Podcast™ from First American, Chief Economist Mark Fleming and Senior Commercial Economist Xander Snyder discuss the impact rising insurance premiums are having within the commercial real estate market and how CRE property owners are adapting.

Mat Zalk is the President and Property Manager at Keyrenter Property Management, which has offices in Tulsa, Oklahoma City, and Arkansas. He focuses on the acquisition and management of single and multi-family residential properties on behalf of himself and a small network of investors. Before founding Keyrenter Tulsa, Mat was a Strategy Director at The Property Finder Group, where he worked closely with the CEO and senior management team on various international acquisitions, scaled local teams in the group's Saudi Arabia and Egypt offices, and executed a number of strategic projects in the core business market of Dubai. Mat has been an active investor since 2014 and is a licensed real estate agent in Oklahoma. In this episode… Lease renewals can be a tricky balancing act for property owners. Should you increase rents to keep up with rising costs or keep them flat to retain a good tenant? And how do you ensure the process runs smoothly without risking vacancies or miscommunication? According to Mat Zalk, a proactive lease renewal strategy ensures stability for both tenants and owners. He highlights the importance of starting the process 90 days before lease expiration to provide ample time for planning, communication, and decision-making. This timeline allows owners to weigh factors like market rates and tenant quality while giving tenants the clarity they need to make informed choices. By following a structured approach, property owners can align renewal schedules with peak leasing seasons, retain good tenants, and minimize costly turnover. In this episode of The Same Day Podcast, Mat Zalk explains the eight-step lease renewal process that every property owner should master. He discusses why aligning lease terms with peak rental seasons is critical, the importance of incremental rent increases, and how early communication can prevent unexpected vacancies. Mat also shares strategies for balancing tenant retention with ROI growth.

Luke Blahnik returns to educate us on the new Northwest Side Preservation Ordinance. Luke jumps right in by explaining the ins and outs of the expansion of the Predominance of the Block (606) District under this new ordinance. He breaks down the increased fees to demolish a multi-unit building, limitations on building single family homes, and requirements for selling a tenant-occupied building in the area. Luke, Mark, and Tom discuss how the Ordinance will not be able to accomplish the goal of preserving affordable housing and instead could have negative impacts to landlords and tenants. A main takeaway from today's show is to stay involved in housing provider communities and make your voice heard to stop policies that do not help landlords, tenants, and/or the City of Chicago as whole.
