Christopher Lento, founder of Em Capital, brings 25 years of real estate experience and an engineering mindset to the multifamily investing world. In this episode, he chats with Dave about his transition into syndication, the importance of truly understanding every part of a deal, and how aggregating best practices across his portfolio helps him stay competitive. Listeners will hear how Chris manages a mix of mid-rise and garden-style properties across the Southeast, his “buy box” for evaluating deals, and why being a connector—not necessarily the implementer—creates leverage and scale. Chris also pulls back the curtain on his capital-raising approach, including how partnerships with well-aligned co-GPs have helped him close multi-million-dollar acquisitions—even in the middle of economic uncertainty. Key Takeaways: Chris' current portfolio spans 850 units across 8 properties. His team focuses on value-add multifamily in the Southeast U.S. He emphasizes deep understanding of each property's operations—without micromanaging. Strategic partnerships with experienced co-GPs power much of his growth. He prefers assets under management (AUM) as a success metric over total door count. - Get Interviewed on the Show! - ================================== Are you a real estate investor with some 'tales from the trenches' you'd like to share with our audience? ...Widespread heavy rain threat developing from the central and easternGulf Coast to the entire East Coast tonight into Wednesday......Arctic air to plunge south and eastward across the northern Plains,Upper Midwest, and Great Lakes tonight into Wednesday......Another round of significant lake effect snow to begin Wednesday andcontinue through Thursday downwind of the Lakes...A developing storm system over the Southeast U.S. is set to bringwidespread heavy rains from the central and eastern Gulf Coast to theentire East Coast tonight into Wednesday. A wave of low pressure willrapidly strengthen and move northeastward across the interior Mid-Atlanticand Northeast, dragging a strong cold front along with it. Ahead of thefront, warm and moist air will set the stage for numerous showers andthunderstorms, some of which could become strong to severe. This isespecially the case across eastern North Carolina on Wednesday, where theStorm Prediction Center has issued a Slight Risk (level 2 of 5) for severethunderstorms capable of producing damaging wind gusts. Elsewhere alongthe Eastern Seaboard, the main concern will be a period of heavy rain withembedded strong thunderstorms and intense downpours. Despite much of theregion currently experiencing moderate to extreme drought conditions, therain, while mostly beneficial, could still lead to some localizedinstances of flash flooding. The more urbanized locations and poordrainage areas would have the greater risk of flooding issues. The cold front will sweep across the East Coast Wednesday into Thursday, with much colder air surging in from the north and northwest in its wake. This Arctic blast will first plunge into the northern Plains and UpperMidwest tonight before expanding eastward across the Great Lakes,Mid-Atlantic and Northeast Wednesday and Thursday. High temperatures thenext couple of days will be roughly 10 to as much as 30 degrees belownormal. The cold post-frontal air mass will also help to change rain tosnow across the western slopes of the Appalachians and interior portionsof New England and the Northeast with at least modest accumulationslooking like a decent bet.Attention then turns to yet another round of significant lake effect snowdownwind of the Great Lakes Wednesday through Thursday. The aforementionedArctic air will stream across the still relatively warm Great Lakes andignite intense bands of lake effect snow, initially downwind of LakesSuperior and Michigan on Wednesday and then downwind of Lakes Erie andOntario Wednesday night into early Thursday. By the time the snow startsto taper off on Friday, snowfall totals of 1 to 2 feet are likely in thefavored Snow Belt across portions of northwest and western New York State, far northwest Pennsylvania, far northeastern Ohio, the Upper Peninsula ofMichigan and the western portions of the Lower Peninsula of Michigan.

It's Wednesday, October 2nd, A.D. 2024. This is The Worldview in 5 Minutes heard on 125 radio stations and at www.TheWorldview.com. I'm Adam McManus. (Adam@TheWorldview.com) By Jonathan Clark The more gov't corruption, the more persecution of Christians International Christian Concern released a report on the connection between government corruption and persecution. The report notes that countries with significant abuse of public power for private gain are also countries with high levels of persecution for Christians. Countries like Afghanistan, China, India, Iran, Nigeria, and North Korea. The report referenced multiple studies that “highlight how corruption within governmental, legal, and societal institutions can exacerbate religious persecution, leading to discrimination, violence, and marginalization of religious minorities.” Iran launched missiles against Israel Speaking of Iran, the country launched dozens of missiles into Israel on Tuesday. There were no immediate reports on any casualties or damage caused by the strike. The attack comes less than a week after Israeli airstrikes killed the leader of Hezbollah, an Iranian-backed terrorist group in Lebanon. Israel has also started ground operations against Hezbollah this week. The U.S. stood by Israel, promising severe consequences for Iranian missile attacks on Israel. J.D. Vance beat Tim Walz in Vice Presidential debate Referring to last night's CBS Vice Presidential debate in New York City between the Republican VP nominee J.D. Vance, an Ohio Senator, and the Democratic VP nominee, Tim Walz, the Minnesota Governor, radio talk show host Erick Erickson sent an email with the subject line: “Even the Democrats Know Vance Won.” He wrote, “JD Vance just turned in the very best performance of a national candidate in decades on a debate stage. He handled himself extremely well.” Vance: Kamala ensured border crisis by dismantling Trump policy When asked about immigration, this was Vance's answer. VANCE: “We have a historic immigration crisis because Kamala Harris started and said that she wanted to undo all of Donald Trump's border policies, 94 executive orders, suspending deportations, decriminalizing illegal aliens, massively increasing the asylum fraud that exists in our system. That has opened the floodgates, and what it's meant is that a lot of fentanyl is coming into our country. “I had a mother who struggled with opioid addiction and has gotten clean. I don't want people who are struggling with addiction to be deprived of their second chance because Kamala Harris let in fentanyl into our communities at record levels. So, you've got to stop the bleeding. You've got to reimplement Donald Trump's border policies, build the wall, reimplement deportations.” Walz lied about being in Hong Kong during Tiananmen Square massacre Talk show host Erick Erickson said Governor Walz did not hold up and opened himself up to more attacks for lying about being in Hong Kong during the 1989 Tiananmen Square massacre. Indeed, listen to his inability to answer a straight question from CBS News moderator Margaret Brennan, reports the National Review. BRENNAN: “Governor Walz, you said you were in Hong Kong during the deadly Tiananmen Square protests in the spring of 1989, but Minnesota Public Radio and other media outlets are reporting that you actually didn't travel to Asia until August of that year. Can you explain that discrepancy?” WALZ: “To the folks out there who didn't get at the top of this: Look, I grew up in small, rural Nebraska, town of 400, town that you rode your bike with your buddies till the street lights come on. And I'm proud of that service. I joined the National Guard at 17, worked on family farms, and then I used the GI Bill to become a teacher, passionate about it, a young teacher. My first year out, I got the opportunity in the summer of ‘89 to travel to China, 35 years ago be able to do that. “I came back home and then started a program to take young people there. We would take basketball teams. We would take baseball teams. We would take dancers, and we would go back and forth to China. The issue for that was, was to try and learn. Now, look, my community knows who I am. They saw where I was at. Look, I will be the first to tell you, I have poured my heart into my community. “I've tried to do the best I can, but I've not been perfect, and I'm a knucklehead at times, but it's always been about that. Those same people elected me to Congress for 12 years, and in Congress, I was one of the most bipartisan people. Many times, I will talk a lot. I will get caught up in the rhetoric, but being there, the impact. It made the difference. It made my life. I learned a lot about China. I hear the critiques of this.” BRENNAN: “Governor, just to follow up on that: The question was, ‘can you explain the discrepancy?'” WALZ: “All I said on this was as I got there that summer and misspoke on this. So, I will just, that's what I've said. So, I was in Hong Kong and China during the democracy protests went in, and from that, I learned a lot of what needed to be in governance.” All that to say, Walz was in the United States, not Hong Kong, during the Tiananmen Square massacre, reports Reuters. Hurricane Helene claims 140 lives; Nearly 2 million without power Rainstorms followed by Hurricane Helene dumped over 40 trillion gallons of water across the Southeast U.S. over the last week. The storm has caused at least 140 deaths across six states. Hundreds of people are still missing, and over 1.7 million homes and businesses are without power. North Carolina faced some of the worst flooding. Among the damage there was Ridgecrest Conference Center in Black Mountain, the host of many Christian retreats over the years. Christian groups like Samaritan's Purse have been providing supplies and aid in the region. On Monday, Former President Donald Trump visited hurricane-ravaged Georgia alongside Franklin Graham, the founder of Samaritan's Purse. Listen to Graham's comments. GRAHAM: “This building behind us represents hundreds of thousands of people that have lost homes, businesses, friends, loved ones. And it's going to take an army of volunteers and people to respond. And, of course, at Samaritan's Purse, we want to respond, always in Jesus' name.” In Mark 9:41, Jesus said, “For whoever gives you a cup of water to drink in My name, because you belong to Christ, assuredly, I say to you, he will by no means lose his reward.” Georgia's Heartbeat law declared unconstitutional In other Georgia news, a state judge ruled on Monday that Georgia's heartbeat law is unconstitutional. The ruling came despite the Georgia Supreme Court upholding the law last year. Georgia's 2019 Living Infants Fairness and Equality Act effectively banned abortions after six weeks of pregnancy. The latest ruling would allow abortions up to 20 weeks. Chris Carr, the state's Republican Attorney General, announced he will appeal the ruling. He said, “We believe Georgia's life act is fully constitutional.” Kris Kristofferson died Kris Kristofferson died Saturday at 88 years of age. Haunted through his lifetime by the Christian faith, the singer songwriter of "Why Me Lord?" and "Sunday Morning Coming Down" was known for his contemplative lyrics. KRISTOFFERSON: “Lord, help me, Jesus, I've wasted it. So, help me, Jesus. I know what I am. Now that I know that I needed You so, help me, Jesus. My soul's in Your hand.” Alex Kendrick chats with Adam McManus And finally, today, as I guest host for Kevin Swanson on Generations Radio, I chat with Alex Kendrick who co-wrote and directed the Christian film called The Forge. It highlights the power of Christian discipleship. KENDRICK: “We wrote this script about a young 19-year-old who has graduated high school, trying to figure out what direction he goes in life. His father's abandoned him, but he does have a praying mother, and she's asking God to send someone into his life that can call him to faith in You and help mentor him as he steps into manhood. “We watch the path of young Isaiah, the 19-year-old, go on the ups and downs of stepping into manhood, embracing responsibility, and growing in his faith. By the end of the film, we hope that people say, ‘I want that to happen to me' or perhaps one of your children.” Take a listen to my conversation with Christian filmmaker Alex Kendrick at Generations.org/radio. That's Generations.org/radio. The Forge is still in 700 theaters. So, make plans to see it this week if you haven't already done so. To find a theater near you, go to TheForgeMovie.com. My family laughed and cried. And we were inspired to be better disciples of Christ and to help fulfill the Great Commission by making disciples. Watch the trailer. Questions About Branding and Marketing: Stuckey's is known for its nostalgic appeal. How do you balance honoring that nostalgia while also appealing to modern consumers? How important has social media and digital marketing been in the rebirth of Stuckey's? Questions About Leadership and Vision: What's your long-term vision for Stuckey's, and how do you plan to continue the momentum you've built? What advice would you give to other entrepreneurs wanting to start their own business? Questions About Partnerships and Community: How have partnerships with retailers and other brands contributed to the comeback of Stuckey's? Stuckey's has deep roots in Georgia. How important has the local community been in your company's resurgence? Can you share any upcoming collaborations or new product launches that will be part of Stuckey's comeback story? It all started with a borrowed Model A Ford and a $35 loan With that, W.S. “Sylvester” Stuckey, Sr. founded Stuckey's as a roadside pecan stand along Highway 23 in Eastman, GA in 1937. With that Ford that he retrofitted to haul pecans and the loan (from his grandmother), W.S. drove around the countryside and bought pecans from local farmers to sell at his stand, along with local honey and souvenirs. His wife, Ethel, added her delicious homemade candies – southern delicacies like pralines, Divinities, and our iconic Pecan Log Rolls. Through grit and determination, the Stuckeys grew the stores from these humble beginnings to a roadside empire. At its peak in the 1960s, the little pecan company had become an integral part of the American road trip. It boasted 368 stores in over 30 states, each offering kitschy souvenirs, clean restrooms, Texaco gas, and of course, our famous candies. Stuckey's also owned a candy plant in Eastman to allow for larger production of sweet treats, a trucking company, and a sign company that produced the 4,000 Stuckey's billboards that dotted America's highways. Stuckey's merged with Pet Milk Co. in 1964 to add capacity and capital for the company to grow. Decline and Rebound W.S. Stuckey, Sr. died in 1977, the same year that Illinois Central Industries, a Chicago conglomerate, bought Pet Milk Co., and they began to close Stuckey's stores across the country. Stuckey's fell into a decline until 1984 when W.S. “Billy” Stuckey, Jr., son of the founder and a five-term Congressman from the 8th District of Georgia, acquired Stuckey's and began to turn the company around. Under Billy's helm, the Stuckey's Express concept – or a store within a store – was launched, and the company expanded to over 115 franchises in 17 states. The Eastman candy plant continued operations by a third-party contractor but was shuttered in 2009 during the Recession, although Stuckey's branded candies continued to be produced by outside vendors. In November of 2019, Ethel “Stephanie” Stuckey, Billy's daughter, took over as CEO of Stuckey's. In August of 2020, Stuckey's acquired Front Porch Pecans, a pecan snack company that sells to domestic and foreign markets, including grocery channels in the Southeast U.S. With this merger, Stuckey's gained management support with R.G. Lamar as new President to run Stuckey's with Stephanie. In January of 2021, Stephanie and R.G. acquired a pecan manufacturing facility in Wrens, Georgia to drive growth of the company through snack and candy making. Later that year, they added a third equity owner, Ted Wright, a marketing professional based in Atlanta. Today, Stuckey's is making a comeback, thanks to reinventing the brand as a pecan snack and candy company. They are once again making the delicious products that Ethel first made in her country kitchen, and Sylvester sold at his roadside stand. There are still 13 original blue roof Stuckey's stores in operation. These stores are not owned or operated by the parent corporation but are licensed to sell our products and remain an important part of our past and story. Stuckey's growth lies in our partnership with almost 5,000 retailers nationwide, including Hobby Lobby, Bealls, Ingles, Wawa, TravelCenters of America, and others, that sell our delicious pecan snacks and candies. The company also maintains an online store, a fundraising business, and a corporate gift program. In August of 2022, R.G. Lamar, Jr. transitioned to the role of CEO, and Stephanie Stuckey assumed the role of Chair. They continue to run the day-to-day operations of Stuckey's, with R.G. driving internal growth and Stephanie being the external face of the brand. In this episode of The MHP Broker's Tips and Tricks podcast, Maxwell Baker, president of The Mobile Home Park Broker, interviewed park owner Steve Case about his industry experience and involvement with SECO. This and every Tips and Tricks podcast episode is brought to you by The MHP Broker's' proprietary Community Price Maximizer. Use this four-step system to get the highest price possible for your mobile home park or RV community when you sell it through The MHP Broker. Guaranteed. Ask Max for details. Here Are the Show Highlights: - Steve Case has conducted numerous mobile home park transactions, and was a co-founder of the innovative and highly influential Mobile Home University series of educational programs. (Max, 1:10) - Steve started investing in mobile home parks while he was still an active-duty Air Force pilot planning his eventual retirement. In 1999 he became interested in the industry and started by networking with, and picking the brains of, legendary industry mentors Lonnie Scruggs and Lonnie Too. Steve bought his first park in 2000, after reading and studying Lonnie's book on the topic, and later ran a few deals with Lonnie. (Steve, 1:54) - Along with partner Corey Donaldson, Steve started Mobile Home Park University in 2004 as a prime industry educational resource. By the time he retired from the Air Force in 2006, Steve owned six or seven mobile home parks and about as many self-storage facilities, all of them in the Southeast. Through Mobile Home Park University, he brought in such industry heavy hitters as Lonnie, Dike Spottiford, Dave Reynolds and Frank Rolf to speak. They also ran boot camps for more in-depth industry training. (Dave, 2:50) - By 2008, Steve's commitments to a growing family led to him taking a backseat in the educational program. Eventually, he and Corey sold mobilehomeuniversity.com to Frank Rolf and Dave Reynolds. (Steve, 3:50) - In potentially running deals with their students, Frank and Dave run the program a little differently than Steve and his partner had, but it's just as informative and innovative. (Steve, 4:27) - One of the first things Max did after becoming a mobile home park broker was to take Frank and Dave's home study course. He found it to be very valuable. (Max, 5:22) - More recently, Steve was also a co-founder of the Southeast Community Owners (SECO), a very influential industry association and annual trade show to this day. The specific audience for SECO includes mom-and-pop mobile home park owners, rather than big corporate entities. SECO is a non-profit, and virtually every penny is raises goes to help support U.S. military veterans who are park residents in financial need. (Max, 6:16) - Steve had met Spencer Rohn, a fellow board member, when asked to join the board of the Georgia Manufactured Housing Association. He and Spencer discussed the need for establishing an organization that would address the education and networking needs of those who owned parks, as well as those who were considering buying or selling parks, or were otherwise interested in joining or growing their place in the industry. They founded SECO in around 2008, initially with as few as eight or ten participants, and it's steadily grown since as an important annual event. (Steve, 7:11) - Today, the name is misleading since the organization isn't exclusive to community owners in the Southeast U.S. anymore. They come from all over the country. In addition to park owners, attendees have included manufacturers, brokers, vendors and others even peripherally connected to the industry. While Steve went largely inactive by around 2018, Spencer asked him to take on the educational element of the program this year. In response, Steve put together a program of twelve educational sessions with park operators. (Steve, 8:03) - Speakers involved with this year's program, which will take place September 10-13 in Atlanta, include Ben Braband, Cole Phillips and Jefferson Lilly, among others. Whether you're a rookie or have been in the industry for years, there's something for all. One of the popular topics, for instance, is the importance of due diligence and how to do it right. (Steve, 9:08) - There will also be a series of round-tables which might include 700 to 800 participants this year. There will be two industry-expert hosts at each table, and participants can ask questions and get answers directly from the pros. (Steve, 10:04) - In addition to being a great networking and granular educational resource, SECO performs a valuable service to military vets in need. That's a no-brainers since so many of the people in the industry and involved with SECO are themselves military vets. That includes Max (U.S. Marines), Steve (U.S. Air Force), Dave Reynolds (Army), and Spencer Rohn (Navy), among others. (Max, 13:06) - A recent example of where SECO donations went is a vet in need of air conditioning in his home who wa helped through the referral of park owner David Roden. This year, since the event will take place over 9/11, the speakers will include two high-ranking military officers who are now involved in the industry. These are retired Air Force Lieutenant Colonel Scott Mann, and retired Marine Major Scott Using. Both have written highly respected books on the industry. (Steve, 13:30) - Scott Mann is routinely on Fox News and he spearheaded Operation Pineapple Express, which got people out of Afghanistan before it fell. (Steve, 14:45) - There will be no selling during the course of SECO. That's not its purpose. (Steve, 15:18) - This lack of promotion is what makes this show different than entrepreneurial events led by the likes of Tony Robbins, and Grant Carbone. While those shows are great in their own way, the ultimate purpose is to upsell additional information or activities. That's not how SECO operates. (Max, 15:34) - While it might be too late to attend this year's show (unless you happen to live in or near Atlanta), you can join SECO at any time so you can be sure you're in attendance next year and beyond. Just go to the website at secoconference.com to learn more and to join. (Steve, 19:45) - You can also reach out directly to Max and he'll tell you how to join SECO and answer all of your questions. (Max, 20:12) Thinking of joining SECO? You should be if you're currently involved in the mobile home industry in any way, or plan to be. You can call Max atThe Mobile Home Park Broker, learn more about SECO and our innovative Community Price Maximizer platform to optimize your park value and sale price. Just drop Max Baker a line at info@themhpbroker.com or give him a call at (678) 932-0200. Power Quotes in This Episode: (About Mobile Home University) “And we just had a blast teaching people about the industry that were new to it, maybe coming from the multifamily or office space, and we did a few boot camps along the way and it was a great time.” (Steve, 2:50) “...that was the very first thing I did when I jumped into mobile home park brokerage. I bought (new Mobile Home University owners) Frank and Dave's home study course. I mean, it's a great course, man, and if they were able to absorb the stuff that you were doing and during that time, man, the course has been pretty amazing over the years, and it's gotten better and better.” (Max, 5:22) “We came up with an idea, Spencer, myself and another operator up in the northern part of Georgia, to get together just for a day, get as many community owners as we could to get together and talk about how we could help each other out with different tips, techniques, things that we were experiencing. I think at that first meeting there was eight or ten of us. I think it was in 2007, it could have been 2008. After that we did this annual thing that kept growing and growing.” (Steve, 7:11) “Spencer has done a phenomenal job in expounding upon it, bringing in manufacturers, bringing in vendors like yourself, the brokers, the different lenders, service agencies, those sorts of things, putting them all into what we call a convention.” (Steve, 8:30) “So I think this year is going to be the best educational platform we've ever had.” (Steve, 10:04)

Raised in a very musically inclined family, Tucker has always loved to sing and in 2008, he decided to get serious with his music career. He began playing in local honky-tonks with his father around Rock Hill, SC and he soon broke out as a solo artist playing acoustic gigs in the area. Tucker put together his first band a couple of years later and began to realize his full potential. He then started on his journey to Nashville. Tucker is influenced by some of country music's most known legends, such as George Strait, Alan Jackson, Johnny Cash, and Conway Twitty and modern artists like Jake Owen, Jason Aldean, Chris Stapleton, Blake Shelton, Luke Bryan, Kenny Chesney, and Garth Brooks. His southern upbringing shines through his songs and his music reflects the new country sound with some 90's rockin' ways. In 2013, Tucker made lots of friends in “Music City” Nashville, TN and in October of 2013, after being referred by Hall of Fame songwriter, Sam Tate, Tucker became a SESAC-affiliate known as Guitbox Publishing. Later in the same year, he released a four song “EP” produced and engineered by Pat Holt and recorded in Nashville, TN. In December, a CD release party at one of the Southeast's premier country night clubs, Coyote Joes in Charlotte, NC, helped spark his self-written single “Tonight”, a song that gained radio airplay. Tucker finished the new album “Where Did You Go” in 2017, which features versatile, fan-pleasing songs. Matt's high-energy stage presence and electrifying show has driven his growth in recent years. Matt and the band are continuing to grow, gaining popularity and fans across the U.S. and beyond. The band, including 5 talented musicians, a built-in Road Manager and Sound Engineer, have their eyes set straight for the top. Having toured the Southeast U.S. promoting the single “Blue Collar Anthem” from the album “Where Did You Go”, the band shared the stage with some of the greatest names in the country music industry such as Jason Michael Carrol, Trent Tomlinson, Blackhawk, Josh Thompson, Jeff Bates, Ray Scott, Outshyne, LoCash, Chase Rice, Chris Lane, Canaan Smith, many regional up-and-comers and the list goes on! Matt and the boys continue to work hard to put together a crowd-pleasing, high-energy show that showcases Matt's original songs while covering old favorites and current day hits. Matt Tucker is currently one of the Carolinas' top independent country acts and he continues to spread his fan-base well beyond the region. Tucker plans to bring the package until the receiver is found! Look out for MT "Country Rockin" a town near you! In a decision reversing five decades of legal precedent, the U.S. Supreme Court effectively stripped environmental protections from nearly half of the wetlands in the nation. Also, the new White House Office of Environmental Justice will coordinate EJ efforts across all federal agencies. EPA Region 4 Administrator Daniel Blackman discusses how the office can help address the disproportionate pollution and climate-related damages that environmental justice communities in the Southeast U.S. often suffer. And thirty years ago, a neighborhood group in Tucson started harvesting local rainwater by directing runoff into street-side basins filled with native, food-bearing plants. How “planting the rain” improves neighborhoods, builds climate resilience, and helps the desert bloom. -- And thanks to our sponsor: Oregon State University. Tornadoes cause destruction & deaths in the Southeast U.S.
In 2007 people began going missing while out on what they thought were ordinary hikes in National Forests of the Southeast U.S. Their debit and credit cards would be used several times for cash withdrawals after their dissapearacnes and then soon their bodies would be discovered. Often these bodies would not be found whole. The killer would be caught on bank security cameras although he himself well enough that he couldn't be identified. This killer made a monumental mistake however, when he abducted Meredith Emerson. In the struggle for her life she would create a cascade of evidence that would lead to Gary Hilton's capture, although she would pay for it with her life. For decades Americans have relied on wood, oil, and gas to power, heat, and cool our homes, and the water we use to drink, cool, and bathe in. But these things have helped fuel our climate crisis – by some estimates, residential energy use accounts for about 20% of US greenhouse gas emissions. That's a lot. Not to mention, burning wood inside and using gas stoves and fireplaces, and water heaters are just straight-up terrible for our health. Great news though. An electric future awaits us, and now, having passed the IRA, there are a huge variety of rebates to help you electrify your home, to become less dependent on the grid, to save money over time, and breathe cleaner air inside AND outside. But where do you start? It's a great question, and one I've been wrestling with recently. I want to make my home reliable, resilient, and healthier. And together, with you and millions of other Shit Givers, I want to take a huge chunk out of US emissions, to slow the climate crisis. But in order to do so, I needed some help. So I called John Semmelhack. John is co-owner, with Neil Comparetto, of The Comfort Squad LLC, a home performance contracting + consulting firm serving Charlottesville, VA, and Richmond, VA. John is a pioneering practitioner of the "electrify everything” movement and is the self-declared “Minister of Heat Pumps” for the Southeast U.S. And his company, The Comfort Squad, helps clients create healthy, comfortable homes that run on clean electricity. Today we're going to take you on one of his standard home performance assessments and paint a picture for you of the healthier, all-electric home. ----------- Have feedback or questions? http://www.twitter.com/importantnotimp (Tweet us), or send a message to questions@importantnotimportant.com New here? Late in 2020, several pharmaceutical companies developed vaccines for Covid-19 that received FDA approval, first for emergency use and then for general use. Next came the question of whether the federal or state governments should mandate vaccination or leave that decision to individuals. The states have generally deferred to the federal government, and Congress punted punted the question to President Joe Biden. At first, he tried to persuade the public, and numerous people were vaccinated. In September 2021, however, the President changed course, expressing dissatisfaction with the rate of vaccination. Among other things, he ordered the Occupational Safety and Health Administration (OSHA) to promulgate an Emergency Temporary Standard (ETS) requiring all employees at companies with 100 or more employees to be vaccinated or receive weekly negative test results to remain at the workplace. Numerous parties challenged the OSHA Vaccination Mandate. The U.S. Court of Appeals for the Fifth Circuit stayed the effect of the ETS, and OSHA agreed not to enforce it for the time being. All related cases have now been transferred to the Sixth Circuit, and the federal government has asked that court to dissolve the stay. In the second episode of this two-part series, we highlight the Farm Labor Practices Group, a diverse coalition of agriculture stakeholders committed to ensure a safe and productive farm experience for farmers and laborers. The group has also been a key supporter of COVID-19 relief efforts in the Southeast U.S., helping to provide personal protective equipment and educate workers on the best practices and health care options available to them as they navigate a global pandemic.

In this episode we had the pleasure of speaking with Donae Burston Founder and CEO of La Fete du Rosé. In this episode we speak to Donae about: Rosé, Rosé, Rosé !!!!! Lessons from Corporate America Marketing to the Community And so much more…………… Donae's Bio Donae Burston is a luxury wine & spirits leader with over 15 years of industry experience. Born in Baltimore, Maryland, Donae achieved a Bachelor of Science degree, majoring in Mathematics from Clark Atlanta University in 1998. He concurrently completed a second degree in Industrial Engineering from Georgia Tech, before he began his career in the information technology sector, initially consulting on Healthcare Systems. In 2003, Donae entered the alcohol industry, working on the promotional side of a number of iconic brands in the U.S, before he joined the luxury group, LVMH. During his 10+ years with the company, he worked across brands such as Dom Perignon, Veuve Clicquot, Ruinart, Moet & Chandon, Belvedere Vodka and Hennessy Cognac. While with LVMH, in 2011, Donae created the first-ever luxury champagne bar in a sports arena at American Airlines Arena during the Miami Heat's championship run. In 2016, Donae became the Regional Director of the Southeast U.S, Caribbean and Latin America regions of Armand de Brignac Champagne in which he was responsible for the brand's commercial and marketing goals in each territory. While with Armand de Brignac, he achieved a 206% increase of sales in the Southeast U.S. for the brand. Throughout his career, Donae found that in general, the wine industry was not embracing the multicultural consumer (in messaging, marketing/event participation, social media, etc). As an African-American man himself, he wanted to create a quality product inspired by his zest for life and travel that honed in on catering to the margin that had been overlooked, particularly when it came to rosé. With a commitment to create a St. Tropez rosé that is both authentic and exceptional, in 2017 Donae went directly to the esteemed Domaine Bertaud Belieu winery. After several trips and a number of blending and tasting sessions, in summer 2019, La Fête du Rosé was born - a brand that speaks to all demographics with a focus on targeting the multicultural audience; hence the name “La Fête” – which translates to “the rosé party” – one that everyone is invited. Donae splits his time between Miami and Atlanta, where he lives with his fiancée and their 2 year old son, Noah. Welcome to the Hidden South - a collection of conversations between myself, Brent Walker, and the people I meet throughout the Southeast U.S. This is episode number 8. This episode is part of a series of written and audio stories called True Romance that will take an honest, in-depth look at romantic relationships. Go to thehiddensouth.com for more stories from this series. I met Wali, a 32-year-old teacher, while he was visiting a friend in New Orleans following a breakup with his girlfriend and his second hospitalization for bipolar disorder. We stayed in touch and when he returned a few months later, he agreed to share his story with me. This interview took place on August 17th, 2019, a few days prior to Wali's new podcast going live. It's called the 730 Podcast. It explores how mental health issues intersect with the African American experience. Have a listen. It's definitely worth checking out. --- Support this podcast: https://anchor.fm/hidden-south/support
Welcome to the Hidden South - a collection of conversations between myself, Brent Walker, and the people I meet throughout the Southeast U.S. This is episode number 7. This episode contains graphic descriptions of heroin use. I met Paul in an art market just outside the French Quarter where he was selling multi-colored, one of a kind, painted sports coats to tourists. I immediately recognized Paul as someone who had a story to tell. This interview was recorded at Washington Square Park in the Marigny. Paul told me about his many struggles and his recent victory after finding The Moth in New Orleans. This is Paul's story. --- Support this podcast: https://anchor.fm/hidden-south/support
Welcome to the Hidden South - a collection of conversations between myself, Brent Walker, and people I meet throughout the Southeast U.S. This is episode number 6. I met with Ember on her fortieth birthday. Our conversation took place on the hood of her bus in the Upper Ninth Ward in New Orleans, LA and focuses predominantly on love addiction and borderline personality disorder. Show Notes Hearing Voices is an organization, with groups in 25 countries, that provides community support, and refuge for those who hear voices, see visions, and experience other forms of extraordinary perception. I found this short video very helpful in explaining the importance of the Hearing Voices Network. Earlier this week, I posted Dawn's story about borderline personality disorder. Her story sheds additional light on BPD. I recommend checking it out. Welcome to The Hidden South, a collection of intimate conversations with people throughout the Southeast U.S. My name is Brent Walker. This is the first of what I hope to be many episodes of The Hidden South. Since this is the first episode, let me tell you a little about my project. I've been a photographer for many years. In 2014 I began hitting the streets of Atlanta's most impoverished neighborhoods and asking people to tell me a story about something that changed their lives. After we were finished talking, I'd take their picture and post their story and photo online. In 2015, after a harrowing Kickstarter campaign, I took a trip around the Southeast U.S. and created my first book, The Hidden South - Come Home, which largely focuses on addiction in the South. Since the book has come out, I've delved into other areas of interest. For the last year and a half, I've focused on Mental health in the U.S. and have a book completed that has not yet been released about that subject. Now I'm in New Orleans and am gathering a collection of stories and portraits of people who have a meaningful connection to this very important place. The episode that you're about to listen to touches on all three, addiction, mental health, and New Orleans. I've known David in passing for a few years. He was a barista at a coffee shop I often went to on Lower Decatur in the French Quarter. He was also roommates with a friend of mine, Corey, who died from a fentanyl overdose last year. I met David in the Marigny, a vibrant, beautiful neighborhood just outside the French Quarter. The children that you'll hear in the background were selling cookies and lemonade close by. A side note: I did not anticipate this being my first podcast episode so I wasn't worried about the noise around us and I recorded directly onto my phone. In other words, the quality of the audio isn't great. Expect modestly better in the future. You can view hundreds of stories and portraits including David's at thehiddensouth.com --- Support this podcast: https://anchor.fm/hidden-south/support
Isaac Lidsky is an American corporate speaker, author and entrepreneur. Before losing his sight he played Weasel on NBC's Saved by the Bell: The New Class. He is the only blind person to serve as a law clerk for the U.S. Supreme Court.Lidsky graduated from Harvard at 19 with an honors degree in mathematics and computer science. He graduated from Harvard Law School magna cum laude. As a U.S. Justice Department lawyer, Lidsky argued more than a dozen appeals in federal court on behalf of the United States and never lost a case. He founded a nonprofit organization to fund the development of treatments for blinding diseases and within 5 years grew it to a dozen cities nationwide and more than $5 million. The technology company he founded sold for $230 million. In 2016 Lidsky set out to share with others his empowering approach to living and leading, and he was promptly recognized as a visionary thought leader. Penguin Random House acquired for publication his first book, Eyes Wide Open, and it hit the shelves as a New York Times best seller in March 2017. TED invited Lidsky to present a mainstage TED Talk at TEDSUMMIT 2016 in Banff, Canada, and it was viewed more than a million times in 20 days. Lidsky now speaks to and works with organizations around the world. He has been recognized for his achievements dozens of times and his leadership is routinely sought after. He is an advisor to a $1+ billion tech “unicorn.” He is a member of the Young Presidents' Organization (YPO), the world's premier peer network of chief executives and business leaders, and was tapped to lead the Orlando Chapter and to serve on the Regional Executive Committee for the Southeast U.S. and Caribbean. He was asked to join the Young Entrepreneur Council. He has been appointed to State leadership positions by the Governor of Florida and to a federal position by a U.S. Senator. He sits on the Board of the Florida Hospital For Children. He was named 1 of 4 Temple Bar Scholars by the United Kingdom's Inns of Court and brought to London for a month-long idea exchange with UK Supreme Court Justices and leading barristers.Perhaps most striking, Lidsky is only 37, and he is blind. Born with Retinitis Pigmentosa, a rare degenerative disease of the retina, from age 12 to 25 he slowly lost his sight. As his bio makes clear, neither his youth nor his blindness have limited him, however. This is true in his professional life and personal life alike. Isaac married Dorothy, the love of his life, in June 2004. In September 2010 she gave birth to their triplets, Lily Louise, Phineas and Thaddeus—collectively, “The Tripskys”—and in December 2015 baby Clementine completed the family.
