Anne's presence in Bath has little impact on her father, Sir Walter, and eldest sister Elizabeth, who have been enjoying the faster pace of the city. Anne finds a reinvigorated Mr Elliot who has renewed his intentions to respect and fulfill his aristocratic duties, much to Sir Walter's pleasure and he appears exceedingly attentive to Anne. Sir Walter's companion, Mrs Clay, is invited to stay longer despite Anne's arrival, sparking rumours of an inappropriate attachment. Elizabeth and Sir Walter's obsession with society is exposed as they pursue, somewhat inarticulately acquaintances of higher rank, an activity supported by Mr Elliot. Anne ponders the attentions of Mr Elliot; is he using her to gain favour with her sister, Elizabeth? Or are his affections more closely directed? Are you wondering whether it's a good time to take out a large home loan to renovate or buy a house? In today's episode, I talk to a mortgage broker, and you'll learn what's happening with home loans and interest rates in 2024 and 2025. You'll also learn about current housing demand in southeast Queensland and which banks will support the environment to help you make the right decisions.I'll talk to highly respected mortgage broker Richard Jefferies from Newbridge Home Loans in Brisbane.KEY POINTS SUMMARYTo conclude today, I want to draw your attention to three main points.1. Richard forecast that interest rates would remain fairly stable over the next twelve months. 2. There's a high demand for more houses all over Australia, coupled with a shortage of available houses. Southeast Queensland alone has a shortage of about 14,000 homes a year, and this demand is pushing up house prices with no sign of stopping.Brisbane's long-term average medium house price growth rate is around 6 - 8%. And this means two things:House prices are rising steadily. If you're a first-time home buyer in southeast Queensland, get into the market before it becomes even more unaffordable. It also means that property in southeast Queensland is very desirable for investors.3. If you are looking for a bank that supports the environment, there are a few around. Richard mentioned a great website listing banks that don't invest in fossil fuels. Here is the link:Compare Bank Table - Market ForcesINTERVIEW QUESTIONS00:45 What's happening in the current finance market about borrowing money?02:27 In your experience, what changes have you seen over the last few years in the size of mortgages people have taken out?04:11 How does Brisbane relate to the other capital cities around Australia?06:31 Where do you see borrowing going in the next twelve months?07:35 How are environmental features valued by the banks?10:07 Are any banks doing anything for the environment? Whilst her sister and brother-in-law remain in Lyme, Anne visits her friend and mentor, Lady Russell. Despite a strained start, the women are able to converse more freely, with Anne revealing her suspicious that Captain Wentworth is attached to Louisa Musgrove. A visit by the duo to the tenants of Kellynch Hall reminds Anne of what her father's hubris has lost them, and she is also informed that Captain Wentworth has been speaking of her. The return of Mary and her family to Uppercross fills the house with light and laughter, a stark contrast to before where the cloud of Louisa's injury cast a pall over the whole party. A letter from her sister Elizabeth alerts Anne to the presence of Mr Elliot, the cousin to whom she became reacquainted at Lyme, in Bath, where he has regained his place within the family. Lady Russell and Anne determine their presence will be much better served in Bath. What intrigues await them there – and how will this affect Anne? This episode covers chapters 13 and 14 of Jane Austen's Persuasion. We hope you enjoyed this episode of Ballarat National Theatre's adaptation of Jane Austen's Persuasion and will join us each week until all the episodes have been released. Competition does wonders for reflecting on what might have been as Wentworth observes another man noticing Anne. The Elliot's cousin, and heir to Kellynch Hall, has coincidentally arrived in Lyme and is staying at the same hotel as the Uppercross party. Having previously rejected the Baronetage, and a family plan to engage him to Anne's sister Elizabeth, his estrangement from the Elliot's is still raw for Anne. However, opportunities arise for conversation and clearing of air. Girlish tomfoolery results in injury and the ever-noble Captain Wentworth reflects on his culpability in seeking Anne's counsel; yet his demeanour is staid. How different this man is from the Wentworth Anne knew all those years earlier! Mary's inability to read the room continues as she invites herself on a walk with the Musgrove girls, Anne and Captain Wentworth. Louisa is a terrible flirt and her impropriety leads to idle and potentially damaging gossip being revealed to Captain Wentworth about Anne. An opportunity to visit the stunning seaside town of Lyme provides a much needed intermission to the somewhat claustrophobic environment of Mary and Charles' home at Uppercross. There, Anne finds she is able to be of assistance to a grieving man, which finally provides her with a sense of accomplishment. This episode covers chapters 10 and 11 of Jane Austen's Persuasion. The tension in the air whenever Anne and Captain Wentworth are in each other's presence could be cut with a knife, not that anyone else is paying attention to Anne. All the ladies are enamoured by him and hope that he will pursue a suit for one of them. Alas other men currently pursuing the Musgrove girls are put out at this supposed new competition. Anne enjoys the refreshing company of her new friends, whilst observing her sister and her husband, Charles' somewhat disorderly domesticity and, as usual, being overlooked other than to assist in resolving disputes. The dashing Captain Wentworth arrives to visit his sister, the new tenant of Kellynch Hall, resulting in he and Anne meeting for the first time since the dissolution of their engagement. How does his renewed presence impact Anne – and is the love they once shared truly extinguished? Can he ever forgive her for the events of eight years prior? This episode covers chapters 6 and 7 of Jane Austen's Persuasion. We hope you enjoyed this episode of Ballarat National Theatre's adaptation of Jane Austen's Persuasion and will join us each week until all the episodes have been released. Welcome to Kellynch Hall, the ancestral manor of Sir Walter Elliot and the home of our forgotten and ignored heroine, Anne. Sir Walter, a vain and extravagant man, has found his spending has put them in a challenging financial position and our story begins with the Elliot's being forced to leave their home and rent it out to recoup costs. It's always exciting to explore mysterious worlds. On this episode, Padma Menon, a very talented philosopher and dancer, takes us into the mystical world of Ancient Indian Goddess traditions and the power of dance to reconnect with the sacredness of our bodies. Padma enlightens us as to what is the Goddess tradition, examples of Goddesses and their specific practices, and how knowledge of all these ancient traditions help women in their daily lives. Padma's work is based in Indian philosophy and reviving ancient practices of dance contemplation. Padma and I discuss what it means to find our own inner source of truth and light to bring it forth, non-duality, and truly connecting with our bodies and finding ourselves in movement. Padma Menon is a dancer and philosopher who is a pioneer in reviving the ancient practice of dance contemplation. She helps those seeking to reclaim their sacred selves by generously sharing her lifetime's knowledge in sacred Indian dance, philosophy and ritual—so that they can experience unconditional freedom, taste their true essence and move in this world in a sacred way.You can fin out more about Padma and work with her here:www.movingarchetypes.com.auFind us on Facebook: https://www.facebook.com/movingarchetypes/Youtube

We’re back, baby, and Sean Szeps and Zoe Marshall are discussing going back to work after having a baby. How do you deal with the fact that you’re still the same person but EVERYTHING has changed? Should you feel guilty for being excited about leaving the house and having a shower for once? And how do you deal with colleagues who think comments like: “OMG! I could never leave my baby that early!” are helpful? Plus, how do you get the balance right when it comes to screen time for your kids? Zoe has been letting Fox watch more TV than she’s comfortable with and she’s decided that Peppa Pig is a bad influence. Chocolate for breakfast Peppa? Not on Zoe’s watch! And after being bombarded with your questions about how she got her baby to sleep for NINE HOURS, Zoe gets her sleep training guru, Jen Hamilton, on the line to ask everything you wanted to know. Should you stick to a strict routine or is it better to go with the flow? Is it important to wrap your baby? Music or no music? Do you have to dim the lights or do you want them to go to sleep with the lights on? Should you leave your baby to cry? SO MANY QUESTIONS and Jen from Wot Baby has all the answers.
