Late 2020, in the ‘middle of the pandemic' I was interviewed by former guest Niraj Shah for a mediation platform project he was working on. We chatted about creating balance from chaotic and unexpected situations. Young people unable to buy homes because of stratospheric price increases are cheering the downturn in some housing markets around the world. But they'd better be careful what they wish for: Frothy housing prices, empty office buildings and even a refusal to pay mortgages by many Chinese have the potential to turn a global economic slowdown into something much worse. In this season's final episode, we explore the confounding real estate market, where prices in many countries have reached unsustainable levels despite a global pandemic. First, reporter Maria Paula Mijares Torres relates the struggle many low- and middle-income Americans face following rent increases averaging 14% nationwide, with some places like Miami seeing a 41% spike. About 8.4 million people in the US are behind on rent payments, and with the end of many Covid-induced eviction moratoriums, advocates for the poor fear a surge of people will be made homeless. Bloomberg economist Niraj Shah crunches price-to-income and price-to-rent ratios to determine which housing markets are the frothiest. Topping his list are New Zealand, the Czech Republic, Hungary, Australia and Canada, with the US coming in seventh. While the subprime-fueled financial crisis is still fresh in some people's minds, better mortgage quality and the growth of fixed-rate mortgages means "there is some hope that we are not going to see the worst of this," Shah says. Stephanie talks global real estate risks with John Authers, Bloomberg Opinion columnist and author of "The Fearful Rise of Markets." The commercial real estate market is "probably the single greatest cause for concern," Authers says, particularly in New York. For developers there, a sharp increase in the supply of commercial real estate in recent years, a steep drop in occupancy rates and rising borrowing costs have created a very tricky situation. In this episode, the guys talk about when fake news takes over your brand and where the line might be in getting involved with debunking conspiracy theories. Chad talks about why eCommerce sites can't let the algorithms run wild and Nico lays out all the latest conspiracies. There are a lot of conspiracy theories out there: plenty of people believe there's more to the assassination of President John F. Kennedy and some think that the U.S. military experiments on aliens and their spacecrafts inside Area 51 that there is a tourism industry in Roswell, New Mexico built around the conspiracy. Another popular conspiracy theory is Bigfoot. Just how popular can Bigfoot be? Well, as of November, 2020 there have been 2,032 reported sightings on Bigfoot in Washington state alone. What these three conspiracy theories have in common is that they have nothing to do with marketing. However in today's episode we talk about one case where corporate marketing and conspiracy theories meet. CSN Stores was founded in 2002, the name derived from a combination of its two founders' initials: Niraj Shah and Steve Conine. CSN Stores did well in the beginning. In 2006, the company earned $100 million in sales, and between 2007 and 2010 it expanded in the United States and in international markets.  In 2008, Boston Business Journal ranked CSN Stores as the #1 fastest-growing private e-commerce company in Massachusetts, and the #4 fastest-growing private company overall. By 2011, Shah and Conine decided to rebrand CSN Stores.  The goal of the rebranding was to direct traffic to a single site and to unify the aesthetic of the company.  One of the major ways they accomplished this was by changing the company's name from CSN to Wayfair. Some people may still be stuck back on the name change thing. If so, you might be wondering, ‘What does Wayfair even mean?'  Nothing. It was chosen by a branding agency. ‘Wayfair' is simply a combination of two words that tested well with focus groups. After all, as of June 2020, anything to do with Wayfair and names is suspicious. Names are what led people to believe Wayfair was part of a human trafficking ring. Claims of Wayfair's human trafficking first appeared on June 14th, 2020 having originated in the QAnon community. It started when a well-known activist tweeted about the high price of storage cabinets being sold online by Wayfair. They went on to point out that the cabinets were "all listed with girls' names." Other users then began alleging that the pieces of furniture were named after girls because they actually had children hidden in them as part of a supposed child trafficking ring.  QAnon followers continued to make supposed links between the fact that some pieces of Wayfair furniture are expensive and named after girls, the names of whom match actual cases of missing children in the US. Wayfair claimed the astronomical pillow prices were a glitch. That's when QAnon activists started to put a new theory forward.  They said that after they put stock-keeping unit (SKU) numbers of specific Wayfair products into Yandex - a major Russian search engine - images of young women would appear in the search results. Putting Wayfair products' SKU numbers into Yandex did return image results of young women. The explanation for which came down to… a glitch in the search engine. In fact, Newsweek reported that a Yandex search for "any random string of numbers" would return the same results. Despite any and all debunking, the digital wildfire had spread. According to Facebook-owned social media analytics tool CrowdTangle, as of July 2020, the term Wayfair generated 4.4 million engagements on Instagram and prompted more than 12,000 posts nearly a million direct engagements on Facebook. As far as their response goes, Wayfair kept it short and simple. They came to their own defense saying, "there is of course no truth to these claims.” Fortunately for Wayfair and their rather unenthusiastic defense,

The survivor of a stroke at only thirty, he turned his life around to focus on his health and wellbeing. When he started meditating, he knew he had found the key to recovery and decided to share it with the world. From idea to conception Mind: Unlocked started as a side project. Meditation was a big part of Niraj’s life and he started looking into the science of why it works. What he found was so interesting that he decided to try offering practical, science-led meditation sessions to busy professionals in London. From the first class’ first attendees, his project grew into seventy popular sessions. That’s when Niraj realized there was an unmet demand for science-led meditation and he decided to take what worked in person and make it available for a global audience, online. While he had never built an online product before, Niraj followed his instincts, and it paid off. Instead of building the platform before seeing if it would be popular, he put together a list of seventy members of his audience and surveyed them. He asked what they would be looking for in a meditation platform, and really understood what his product had to focus on. Then, he offered them a 60% discount on Mind: Unlocked, telling them it would be ready months later. As he was building the site, he made sure to keep updating them and keeping up the noise around his project. As the product developed and got better, Niraj and his team gradually increased the price of the service. Getting big PR with a little strategy When it comes to PR, Niraj also followed his instincts. And again, it paid off; Mind: Unlocked was recently featured in Cosmopolitan. Unfortunately, Niraj has not been able to invest in PR yet, because of financial restrictions. But his personal relationships made through networking landed him visibility in the media. He also says that knowing nothing about marketing and PR helped him because he was able to try out things. Niraj explains that his initial PR outreach was focused on bringing value to the people he contacted, not the other way around. He offered them to try out Mind: Unlocked to ease their stress. After selling their first small business and shuttering their second, former college roommates Niraj Shah and Steve Conine thought about getting "normal" jobs. But in the early 2000s, they stumbled across an unexpected trend: people were buying furniture online to get a wider selection. Within a few years, Niraj and Steve launched 250 different websites, selling everything from barstools to birdhouses. Eventually, they consolidated these sites into one giant brand: Wayfair. The company now carries more than 14 million items for and last year brought in more than $9 billion.

After selling their first small business and shuttering their second, former college roommates Niraj Shah and Steve Conine thought about getting "normal" jobs. But in the early 2000s, they stumbled across an unexpected trend: people were buying furniture online to get a wider selection. Within a few years, Niraj and Steve launched 250 different websites, selling everything from barstools to birdhouses. Eventually, they consolidated these sites into one giant brand: Wayfair. The company now carries more than 10 million items for home and last year brought in more than $4 billion in sales. Plus, for our postscript "How You Built That," how Carin Luna-Ostaseski fell in love with scotch and became the first American woman to create a Scotch whisky company.
