Small to medium business owners thinking of selling may be in luck. The average sale price for an SME business has increased by 30 percent over the last three years, with the single biggest quarterly jump occurring in 2022. ABC Business Sales Managing Director Chris Small says more buyers are seeking higher quality businesses, and that's driving the average price up. Chris Small says there's also a 'flight to quality' rationale impacting the rise in prices, especially following the uncertainty of recent years. EPISODE 94 - Clark, John, and Will take another stab at guessing the final sale price of another super high-end card – This time it's the Luka Doncic 1/1 Logoman that was up for auction on PWCC. They discuss whether getting it less than $4.6 million (which is what it sold for in March 2021) is a good deal or if it's crazy to buy high-end cards in this bear market. Then in this week's Hobby Headlines, the guys talk about set collecting on a budget as a way to have fun in the hobby more as a collector than an investor (especially with current investments in sports cards being more risky during the bear market.) Some ideas of what fellow collectors could try to build a set in while some of the card prices are low include: insert card sets from the junk wax era for those who are nostalgic about the hobby; non-rookie patch autograph cards of players from your home country (ie. Canadian basketball players); and second- or third-year cards of stud players. The guys then get into a new segment called, "Worth A Flyer," where they suggest a couple of players and cards that seem to be dirt cheap right now that might be worth gambling on to see a nice return in the future. But they stipulate it might also go down to zero, which they would be okay with since it's not a big investment to begin with. Lastly, as usual, the show ends with the regular "Pick One" segment where each host names two cards or sets, and then debate which one they would rather invest in. Are price drops a sign of a crash? Well, it's more a sign of a correction. People don't like this home at this price. Right now, this is more a sign that there are homes priced inappropriately. 5:45 - Sale Price to Listing Price Ratio - We've seen high ratios - well over 100%. Now we're seeing lower values, but the values are still over 100%. The premium on properties is substantially lower. Know what the data is, and how to interpret the data. Days on Market (DOM) is another common statistic. DOM has been as low as 4 days. A much more balanced market can see DOM at 20 or 30 days. 11:30 - Market is Shifting, but It's Still a Seller's Market - How much of a shift is it? Will it crash? We still need a lot more inventory. This isn't a "bubble." This is a supply and demand issue. 13:30 - Local Comps - When a buyer is looking in this area, they'll likely take a look at these properties as well. On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over this question: “Is it better to worry about increasing your sale price, or is it better to increase your unit count?” Tune in for all of the opinions and things to think about! Episode Highlights: When you do a lot of units, you can develop a process, develop your system, and become more efficient. When you do fewer units, you are just reinventing the wheel all the time. It also goes down to whether you are the type of person who likes instant gratification. Once you get up to ~35 to 40 deals, it's almost easier to do something like ~65 or 70. And then once you get to 80, it's just easier to do over 100. As per Jenn the unit count goes up until you get to some point at which you have too much and then there could be diminishing returns. If you are starting up your business, you need to do deals because unit count matters the most in the beginning. You can be somebody who sells a million-dollar house, or you can be somebody else that sells four houses for a million. In coaching, when you are creating clarity around your goal, the first thing we are talking about is how many deals you want to do because this business will fund your life. If you are ramping up and running a business, unit count matters to get your processes in place in the fastest way, and the easiest way to get your process in place is to do a lot of units. We have Javon Martin from the J Martin Real Estate Group out of eXp in Houston, TX, for the tiebreaker. Jenn can understand from people's point of view that if you want to make more money, you will get paid more when you increase your sales price, but it is still the unit count. How do you get better quality and provide better quality? 3 Key Points: Unit counts mean nothing to Monica as a business because her efficiency comes from profitability. If you could make the same amount of money and do 20 deals versus 60 deals, she would do 20 deals. Focusing on the money doesn't always mean that the units will come. To increase your business, it is better to increase your unit count. Jenn always tells real estate people to chase the unit counts.
