Intro.(1:18) - Start of interview.(1:51) - Manny's "origin story". He grew up in Oxnard, CA. He went to Cornell University for undergrad and "that's probably the first time he realized that the rest of the world did not look like Oxnard." His foray into film studies, including at Université de la Sorbonne Nouvelle, also known as Paris III.(8:05) - His decision to go to law school.(9:34) - His start with Sonnenschein Nath & Rosenthal's (now Denton's) SF litigation practice. Later, his experience at the California Department of Justice (Consumer Law Section). His time with the Consumer Financial Protection Bureau (he was an enforcement attorney between 2011-2014). That was his first experience "building something."(14:38) - His time with Affirm (31st employee and first attorney). He was there between 2014 and 2019.(15:19) - His decision to leave Affirm to be appointed as the new Commissioner of the California Department of Business Oversight (now Department of Financial Protection and Innovation). The Department oversees the operations of state-licensed financial institutions, including banks, credit unions, money transmitters, issuers of payment instruments and travelers checks, and premium finance companies.(20:30) - His take on "fintech": "A lot of people use this term [fintech] as a noun, but I think of it more as an adjective that describes an ethos that embraces the democratization of financial services." Fintech also encompasses ubiquity ("meeting the customers where they are"), the increased computing decision-making power (larger data-sets), and interoperability.(26:49) - His take on the rise of Buy Now, Pay Later (BNPL). "In the early days of Affirm that term did not even exist, what was used was point of sale."(32:07) - His take on the rise of crypto through a regulatory lens. "Think about functional regulation." e.g. Store of value ≠ money transmission ≠ smart contract features, etc. "It's important to articulate what function you're worried about, define the activity and figure out who has the authority to regulate that specific activity."(37:27) - His take on how some in the private sector have proposed new regulatory frameworks, e.g. Coinbase's "Digital Asset Policy Proposal" or Andreessen Horowitz's "How to Win the Future" housed in their new web3 policy hub: "I think the self-regulatory approach and proposals put forward by private actors is smart and practical." If you're self-employed and a real estate investor, you want to be having these conversations before you're going to file your tax returns. If you know, we're looking at getting you pre-approved to accomplish something, and you're not where you need to be, it's your opportunity to change that equation. I'd say go through that pre-approval process early, let's identify where you need to be from a net income standpoint.  [12:47] In theory, when I'm doing that rental income analysis, as long as we can document that this was a one-time extraordinary expense. I can add that back to the equation. So, you have to keep some good records and some documentation. What my underwriters' need is some ammunition to say that all right, these expenses here were a one-time expense. So, I'd love to see invoices or stuff that you're not replacing every year or every couple of years. You know, presumably, you put a new roof on, that is something that potentially we can add back to your qualifying income. But painting, handyman stuff, appliances, you know, the stuff that you're going to kind of encourage yearly, so we're gonna hit you with it. [25:06] Ultimately, duplexes are going to have different guidelines and rates, and costs compared to single-family residences and triplexes. There's lots of nuance to all those guidelines. But just in general, more units are gonna be more expensive, and you're gonna have more restrictive guidelines. And so those are certain things we want to get out in front of and get out early when you're getting ready to do a project. [36:38] The advice I would give to myself is that I should have jumped to the next step of my career sooner. As I think of each step that I made from a home loan consultant to a branch manager and building a team and all of these steps that ultimately advanced my career, I should have done them sooner. Don't be afraid to take the leap to that next step, have some confidence and go for it. On today's show, Debbie brings in Team Member and Loan Officer Carrie Margulies to talk shop. They start the show off with “Catching Up with Mom” where they chat about last Father's Day weekend, Debbie's Lake Havasu birthday and the big upcoming fireworks concert in Moorpark/Thousand Oaks on July 3rd. Wednesday, June 2nd, 2021 - Debbie opens up today's show by bringing in seasoned loan officer Larry Ehrlich AKA the Mortgage Dad to explore various topics. They discuss what was first to crash during 2007, 2008 and 2009 with the correlation of investment properties and second homes. They also point out how current investment properties have quite a bit higher of an interest rate compared to primary residence properties due to lenders protecting themselves from future disasters. Debbie is also determined to do future business with the online gamers out there, especially because she is now officially sponsoring a video game team. Larry gives advice to other loan officers on how important it is to treat their clients like family, especially because of these future clients making the most important choice and investment for their livelihood. Debbie expresses that the goal of her show is to educate loan officers and future buyers. Debbie and Larry both state that walking clients from start to finish is very much an important process, especially when it comes to closing costs, appraisals and home owner's insurance. Larry talks about how canceling PMI insurance can save buyers a substantial amount of money. Debbie points out that she is licensed in California, Arizona, Washington, Nevada, Idaho, Oregon, Texas, Tennessee, Georgia and Florida. She also talks about how she can help with references for clients in other states she is not licensed in. Debbie briefly talks about the importance of being an actual mortgage licensed bank in comparison to the larger conglomerate banks. She also expresses how working with a smaller team of her own is extremely beneficial, especially with clients having access to all of her team members personally. A Look Into the Markets "But if you try sometimes, well, you might find, you get what you need" ... You Can't Always Get What You Want -- The Rolling Stones. "Don't Fight the Fed" The Federal Reserve has been very clear on their communications over the past 18 months. They want to see inflation run hotter before even thinking about raising interest rates. And when we say interest rates, the only interest rates the Fed can control are short-term interest rates, by hiking or cutting the Fed Funds Rate. Long-term rates, like mortgages, are driven by the financial markets and inflation expectations. Yes, the Fed is buying bonds to manipulate long-term rates -- more on that below. If inflation is rising, it puts upward pressure on long-term rates, which is exactly what has happened over the last two weeks as inflation expectations rose to the highest level in two years and the 10-year yield spiked to 1.19%, the highest level since last March. The Quandary? More stimulus is on the way. The incoming Biden administration has put forth a plan to spend trillions of dollars to help revive and stimulate the economy, and this is a major reason why inflation expectations, real asset, and commodity prices are rising, thereby causing the spike to be higher in long-term rates. The incoming huge stimulus and rising inflation expectations would normally give the Fed reason to stop buying bonds every month. Remember, the Fed is currently purchasing at least $120B in Treasurys and mortgage-backed securities (MBS) each month to artificially help keep long-term rates relatively low. So, with inflation rising, does the Fed stop buying bonds and let market conditions dictate the real pricing of interest rates? Not any time soon. And while some Fed members were out talking about "tapering" purchases, Fed Chair Powell spoke on Thursday and told the markets they will continue the present bond buying program. This means we may see a continued uptick in inflation expectations, and the Fed may be pressured to do even more, like buy additional bonds to help keep long-term rates low. Bottom line: With only a couple weeks into 2021, we are already seeing a shift towards slightly higher rates. Looking Ahead Next week the economic calendar is light, but corporate earnings season will be in full swing. This means we will hear what corporations are thinking about current and future conditions. If stocks move higher on the notion of better days ahead, rates may follow suit. The opposite is true. Today we revisited 2019's FHA and VA loan workshop, stopping it along the way to cover what has changed since just last year. The Future of Homeownership In a recent survey involving more than 100 economists, Zillow found that housing experts share the opinion that Generation Z is likely to become homeowners at a higher rate than millennials. Millennials are currently in the prime years for purchasing a first home, and yet homeownership among the group has fallen. Gen Z is currently 23 and younger, but in 15 years when they reach the age millennials are now, 45% of the economists polled believe over 60% of them will be homeowners. One of the reasons for the increase in homeownership is that the inventory crisis that makes it challenging for current buyers to afford a home is expected to resolve itself. In addition, economists believe that Gen Zers will be more likely to live in affordable areas versus the millennial generation who are drawn to expensive urban neighborhoods. Another contributing factor is that Gen Z is expected to enter the job market during an upswing in the economic cycle, although time will tell how the current pandemic will impact the economy long term. Millennials were coming out of college and entering the workforce right as the economy went into recession, creating income-related hurdles and career challenges. A recent study of Gen Z found that the majority of the Gen Z members polled prefer to move to diverse communities and want features like backyards with decks or patios for outdoor entertaining, open floor plans, garages, and hardwood flooring. Though members of this generation are digital natives, only 17% of respondents indicated that smart-home technology was an important feature for them. Forty-six percent, nearly half of all respondents, said they want a single-family home, while only 7% want a townhome, 5% want a multi-family unit, and 5% want a condo. Despite being better connected than previous generations, Gen Z is often referred to as the loneliest generation. It comes as no surprise then that one of their top priorities for a home is having entertaining spaces both inside and outside the home. They want large outdoor spaces for spending time with friends and family as well as open floor plans to optimize the space in their homes.
