There are countless myths and reports throughout human history of places where spirits come down to earth. Where the intangible meets the material world. In the US, there are few places that better demonstrate this crossroads than New Orleans. People have tried to explain how the joy of living here triumphs over everyday things like dysfunction and potholes, with slogans like “The Big Easy,” and “The city that care forgot.” One of the locations you can witness this triumph of the spirit is the corner of Napoleon Avenue and Tchoupitoulas Street. No, not Rouse’s. Across the street. At Tipitina’s music club. Keith Spera from the Times Picayune has called Tipitina’s, “a sacred space.” Dr. John called it, “The church of the funky saints.” And Jazz Fest co-founder Quint Davis has referred to it as, “The Vatican of New Orleans music.” Tipitina’s was founded in 1977 by a bunch of young people who knew nothing about business, music promotion, running a restaurant, a bar, or a radio station – it was the original home of WWOZ. These folks just wanted a place that celebrated New Orleans musicians and gave them a stage to play on - and a guarantee they’d actually get the money that people paid to come see them. In 2018, history repeated itself when the members of the New Orleans band Galactic bought Tipitina’s. Musicians are not typically known for their firm grasp of the music business, but the doors are still open and the revenue streams have diversified, including a record business called Tipitina’s Record Club. Robert Mercurio is the bass player in Galactic, part owner of the legendary Tipitina’s music club, and Co-Founder of Tipitina’s Record Club. Besides music, there’s another strand of New Orleans where art meets commerce, and where, literally, the rubber meets the road. Motorcycle design and manufacture. It’s a lot less celebrated than our place in the history of music, but if you know a thing or two about motorbikes you’ll know my other lunch guest today, J.T. Nesbitt. J.T designed and was part of the team that produced motorcycles called The Wraith, the G2 Hellcat and The Magnolia Special, for Confederate Motorcycles, and later an electric bike, The Curtiss One. They’re all elegant works of art and powerful machines. Today, JT is designing and building a new line of bikes under the banner of his own company, Bienville Studios. Currently he’s building a bike called the Magnolia 4. We find out all about it in this edition of Out to Lunch but for now all you need to know is Jay Leno has one on order. The Tipitina’s logo with the half-peeled banana is a New Orleans icon. For locals and live music lovers everywhere it’s as recognizable as the Nike swoosh or the Mercedes hood ornament. Nike and Mercedes spend millions of dollars each year to keep their brands in front of people. Tipitina’s brand is spread mostly by people paying them – to buy a T-shirt or baseball cap. The lesson being, when you have a product people genuinely care about and cherish, it sells itself. The same philosophy can be applied to the motorbikes coming out of Bienville Studios. Robert Mercurio and J.T. Nesbitt are both at the helm of very different but equally unique and valuable New Orleans pieces of art and commerce. Marvin Nesbitt, senior director of community development with Focused Community Strategies, joins host Carol Morgan on this week's Atlanta Real Estate Forum Radio episode. In this podcast episode, Nesbitt discusses Focused Community Strategies' recent developments in South Atlanta neighborhoods. Focused Community Strategies Mission For 25 years, Focused Community Strategies has worked diligently in South Atlanta to assist under-resourced communities and create the conditions for individuals to thrive at home. Focused Community Strategies utilizes three pillars for every project it takes on. Neighborhood engagement: Some current projects include health and wellness fairs, a food co-op and youth group activities. The organization offers these engaging events in partnership with the local Civic League. Affordable options for mixed-income households: Focused Community Strategies has built and sold over 200 affordable homes since its inception. This approach creates a sense of stability for the South Atlanta residents that the organization supports. Economic development: Focused Community Strategies' reach goes beyond real estate; the organization also finds ways to invest in the neighborhood's economy. Community Grounds, the organization's coffee shop provides a comfortable place for gathering and offers stable job opportunities, while its small market sells nutritious produce with affordable price tags. Nesbitt asked himself, “How do we create opportunities for future and further investment in the neighborhood while addressing the issues of food insecurity and economic mobility through workforce development?” Mixed-Use Development at Brownsville Pointe The organization recently acquired land in Brownsville and plans to transform it into Brownsville Pointe, a small but vibrant mixed-use development. South Atlanta residents can anticipate 18 apartment units, with 12 of those available affordably. When Nesbitt approached residents and neighborhood leadership about their desires for the project, there was a lot of demand for a sit-down restaurant. He says that Brownsville Pointe's commercial space will likely transform into an eatery upon completion of the development. The project is currently in the environmental remediation phase, but Focused Community Strategies plans to break ground this summer. “Brownsville Pointe, if you don't know, was the original name of historic South Atlanta before that name was changed decades ago,” said Nesbitt. “So, it's just our way of honoring the rich history and tradition of the neighborhood.” Challenges of Building in South Atlanta Nesbitt emphasizes that Focused Community Strategies' strong relationship with the Civic League provides much-needed clarity between residents and developers. Communication between both parties has eliminated most of the challenges, but the increasing popularity of the Atlanta Beltline has raised the costs of acquisition. “We have to compete with investors for opportunities and development in the footprint,” said Nesbitt. “All of that is just driving up cost and making opportunities or shrinking opportunities for nonprofit organizations like ours to continue to do the good work and ensure that there are homeownership opportunities.” Investing in Existing Neighborhoods Nesbitt believes in “stayfacation,” the affirmation that legacy homeowners should continue to have a place in the neighborhood and promote its values and traditions. In the spirit of neighborhood revitalization, Focused Community Strategies has partnered with the Community Foundation of Greater Atlanta and the City of Atlanta to breathe new life into Thomasville Heights. The organization supports legacy homeowners with anti-displacement services like home preservations and critical repairs since it's a neighborhood of choice for many homeowners. In his address to the IIEA, Mike Nesbitt, Leader of the Ulster Unionist Party, explores how the Belfast/Good Friday Agreement, signed on 10 April 1998, saw an all-time peak of hope for the future of the people of Northern Ireland and, by association, Northern Ireland's neighbours in the Republic of Ireland and in Great Britain. According to Mr Nesbitt, it is one thing to obsess over how that hope has waned, or who is responsible; it is another to deliver a vision to restore that hope. In his address, Mr Nesbitt will posit why he believes delivering a Prosperity Agenda has become a common cause for all of Northern Ireland's political parties, whatever their constitutional preference. Mr Nesbitt discusses how tackling health inequalities in his role as Minister for Health is part of the Prosperity Agenda, and how such health inequalities are, in fact, social inequalities, requiring a whole Executive response. Mr Nesbitt explains how he is leading with a clear target of lowering the disparities in healthy living predictions, as the most deprived areas of Belfast show a 14.2-year gap in life expectancy when compared to those in areas of least deprivation, a figure that Mr Nesbitt is determined to change. About the speaker: Mike Nesbitt is the Minister of Health in the Northern Ireland Executive. He is also the Leader of the Ulster Unionist Party, the only person to be elected to the position on two occasions, in 2012 and 2024. Mr Nesbitt is a four-time Member of the Northern Ireland Legislative Assembly for Strangford constituency. Previously, he was a broadcast journalist covering Northern Ireland's Troubles and the consequent peace process. He was then appointed as a Commissioner for Victims & Survivors of the conflict before entering politics.

Nesbitt's poems frequently deal with humorous, relatable situations that verge on the madcap. He is the author of numerous books of poetry for children, including Believe It or Not, My Brother Has a Monster (2015), The Biggest Burp Ever (2014), Kiss, Kiss Good Night (2013), The Armpit of Doom: Funny Poems for Kids (2012), The Ultimate Top Secret Guide to Taking Over the World (2011), The Tighty-Whitey Spider (2010), Revenge of the Lunch Ladies (2007), Santa Got Stuck in the Chimney (2006), When the Teacher Isn't Looking: And Other Funny School Poems (2005), and The Aliens Have Landed at Our School! (2001), among many others. In addition to writing books, Nesbitt has also written lyrics for the group Eric Herman and the Invisible Band. His lyrics are included on the CDs What a Ride (2007), Snail's Pace (2007), Snow Day (2006), Monkey Business (2005), and The Kid in the Mirror (2003).Nesbitt's poems have appeared in hundreds of anthologies, magazines, and textbooks worldwide, and were included on the television show “Jack Hanna's Wildlife Adventures” and in the film “Life As We Know It.” Nesbitt is a member of the Society of Children's Book Writers and Illustrators. Dr. Sterling Nesbitt is an Assistant Professor of Geosciences at Virginia Tech, as well as a research associate/affiliate of the American Museum of Natural History, the Vertebrate Paleontology Lab at The University of Texas at Austin, the Virginia Museum of Natural History, North Carolina Museum of Natural Sciences, and the National Museum of Natural History. Sterling is a vertebrate paleontologist who leverages his training in biology to understand how animals are related, how they evolved certain features, and how they have diversified over time. He is working to improve our knowledge of how life on earth has evolved over the past hundreds of millions of years. Outside of science, Sterling is passionate about travel. He loves visiting new places to experience other cultures, learn about their traditions, and discover fantastic places off the beaten path. He received his BA in Integrative Biology from the University of California, Berkeley and went on to complete his MA, MPhil, and PhD in Geosciences at Columbia University. Afterwards, Sterling conducted postdoctoral research at the University of Texas at Austin, the University of Washington, and the Field Museum before joining the faculty at Virginia Tech where he is today. Sterling is the recipient of the 2016 Virginia Tech College Award for Outreach Excellence from the College of Science. Sterling is here with us today to speak to us about his life and science.
