Most people understand the world of rental properties, house flips, and other common real estate investments. But there is another little-known niche that provides strong cash flow and profits without most of the headaches: note investing.   My guest today is Scott Carson from Austin Texas. What Are the Top 5 Database Marketing Mistakes Mortgage Brokers Make?

I Love Mortgage Brokering

Play Episode Listen Later Nov 23, 2020 28:20

Today we are joined by Ryan Wiley, a broker based in Toronto and CEO of TheVIPClub.io. Ryan will be bringing us through the 5 mistakes brokers make when marketing to their database and the 3 things you can do to bring in a lead within 24 hours. [2:53] Can you tell us about yourself? I’ve been a broker for approximately 12 years. 7 or 8 years ago, my business plateaued, and I realized I wasn’t spending enough time or energy on my database. I connected with Scott, who owned The VIP Club at the time, and the business grew 40% year over year. I purchased The VIP Club around a year ago and realized my passion for marketing. [4:06] How many emails do you send out a month? Between 80,000 and 90,000. It’s always growing. I created a fake email address and joined 100 brokers’ lists to learn about the competition. [5:25] Let’s go through the 5 mistakes brokers make when marketing to their database. What is the first mistake you see? Not having a list/database. Not updating or being consistent with their lists. There are simple steps you can take to automate the process. [7:30] What’s the second mistake? Constantly marketing about interest rates. If you are hitting people over the head with rates, what’s the first conversation they are going to want to have? It confuses them when you try and explain rates aren’t the most important thing. It sets you up for future failure and comes across as inauthentic. [10:13] What’s the third mistake? Not having calls to action. Putting information out there with no engagement. It’s as simple as putting a calendar link in an email or asking a question. It’s about creating connection. [12:38] What’s the fourth mistake? Not connecting with clients. Making it all about you and your business. It should be about what you can do for them. It starts with a question. In The VIP Club, we do contests where you have to answer a question to win. Choose strategic questions and look for opportunities in the responses. You aren’t trying to reach your whole database, just a section that you can go deeper with. [18:08] What is the fifth and final mistake you see brokers making? Putting out generic content. The content isn’t relevant or has no personality. Sign up for other brokers’ lists and look at what they are putting out. [20:30] What are the 3 things brokers can do to bring in a lead within 24 hours? These things are simple and cost no money. Ask those strategic questions. Try business related questions to start. Currently, there are rate specials so let your list know there’s opportunity for them to save money. Put together a blurb and send it out. Put a call to action at the end. Build a case study. Explain how you have helped a certain type of client out in the past. Send it out, explain it and give a call to action. It will resonate with some of your list. [25:42] Any final thoughts? These are simple things. We can go into deeper strategies on another episode. The energy you put into this can be repurposed in many different ways.   Contact Ryan here: https://thevipclub.io and ryan@thevipclub.io Contact Scott here: scott@ilovemortgagebrokering.com If you’re interested in becoming a deal creator, visit https://www.10loansamonth.com/call/ to find out more.

In 2012, the chair of IS at CSU created the IS co-op program. This is an experiential learning co-op program, alternating schooling and co-ops. Approximately 160 students enrolled currently in the IS program today. The students who apply for the program are typically students with a GPA of 3.0 or above. Top students usually get multiple offers in the program. Students can have up to 3 experiential learning opportunities during their undergraduate experience. Many employers hire out of the program, but it is not a requirement of employers. Students can enter the program until they have had a programming class. Usually this is in their second year in the program. The program requires a minimum 2.5 GPA. The experiences range from help desk work to Business Intelligence work. The variety is wide in the field and this can help student home in on their areas of interest. For employers, the periods are January through June or July through December. Employers submit job descriptions in advance and are “matched” with students. Employers interview the students, provide offers and pay them for their internship. The university is truly only the matchmaker. Employers can rehire students or hire them full time if the experience works well. You can reach out to Sharen at s.bakke@csuohio.edu to learn more. Around Town: Tours of Cleveland Scott O’Con has a background in HR and came to Cleveland not that many years ago. He and his husband move to Ohio for a job opportunity from Virginia. When you are looking for a remote Alaskan experience one of the things you don't normally hear is "easily accessible". Yakutat is at the very northern end of what is known as SE Alaska. There are no roads going in and out of Yakutat and the only ways in are by boat and plane. In Alaska the first thing you think about when someone says plane is a float plane. Yakutat is actually served by Alaskan Airlines which drops in a commercial plane twice a day. If you plan it right you can leave San Francisco or LAX in the early morning and be fishing in Yakutat by noon. Yakutat Charters is the premier Fishing Charter business based in Yakutat. They have 5 fully equipped fishing boats with all the latest gear and electronics. Scott Chadwick is the owner of Yakutat Charter and has been living and working in Yakutat most of his life. He is also one of the best halibut fishermen you will find and knows the waters off Yakutat as well as anyone. Yakutat is considered Alaska's most productive Halibut fishing destination and you can keep 2 Halibut a day in 2020 verses just 1 in most of the other Alaskan fishing destinations. Fish in excess of 100 pounds are very common and the average size of Halibut caught in Yakutat is 39 pounds, this is about 10 pounds more than the next best destination. The waters off Yakutat also hold King Salmon, Silver Salmon, Lingcod and various Rockfish, which Scott also fishes for. There is always something to catch in Yakutat. How to Fix Broken Teams with Scott Carley Broken teams need fixing. Scott Carley is known as The Change Energiser. That's because, he helps fix broken teams. If Scott comes into your life, he'll change it. It's what his friends noted about him. They helped him re-position himself as The Change Energiser. His business is all about changing broken teams. He brings a lot of energy with him. The epithet The Change Energiser has liberated him. Does Scott have a Special Cape? http://thenext100days.org/wp-content/uploads/2018/10/Scott-Carley-Cape.mp4 What does The Change Energiser do? Scott works with fractured, stalled or broken teams. They have lost their buzz, their mojo. Scott helps them clarify their priorities, to re-energise their broken team work and help them to cast vision. He brings in that change energy to those teams or conferences. Where the team's buzz has flatlined. Why does the buzz go? Teams get beat up. Sales people getting no after no after no. Its like a team shelf life. Team work has a team shelf life. When it loses its active ingredient, it needs pepping up again. Most importantly, this applies to financial advisers, corporate companies. Scott is a Vistage speaker. What is a Fractured Team? A great team is energised and looks forward to meetings. A fractured teams doesn't want to show up. Key players dont turn up to meetings. They aren't working well together. Their purpose is divided. Where do you start to put it right? Scott recommends holding retreats. They can be all day, half day or quarterly. Contact Scott! Scott mentioned a Houston based company. It was growing like topsy. The COO of the firm called in Scott. They were drowning. How could Scott help? He started by making clear what the top team's roles actually were. They didn't know. Their titles mis-represented what they did. Importantly, Scott has the outside voice. Scott can say things from a completely different perspective. That gets their attention. Are Texans American Yorkshireman? http://thenext100days.org/wp-content/uploads/2018/10/Are-Yorkshiremen-Like-Texans.mp4   Where do these retreats take place? Out of the office. A hotel with conference room. The key is to do something fun the night before. Golf, murder mystery, treats. He took some fire fighters in charge of pensions skeet shooting. That's clay pigeon shooting to you and me. Scott was able to set the stage. Doing it afterwards gives a chance for people to ask questions after that day. Graham recommends Scott takes his Texas clients to The Dixie Dude Ranch just outside San Antonio. What types of individuals actually fracture teams? So, what kinds of people exist in fractured or broken teams? Drama Queen Darla - never ask her how she's doing. You'll get an earful. Dishonest Dan - if his lips are moving you are NOT getting the full truth. Arrogant Arnold - he is so stuck on himself. Missing Martha - where is she? she's supposed to be here. What'd she call in sick for today? Divisive Dale - he has a way of saying things before you come into the meeting that makes things divisive. Debbie Downer - she's got nothing positive to say. 2 more that the #MeToo movement that have brought to our attention! Miley Cyrus - That would be a distraction. Regardless of what she's wearing, she is a huge distraction. Usually, sexual. What does Scott mean? Surely not...I'd welcome her in my team! :)             Charlie Sheen - you could never sit him beside or across from a woman. How do you address their behaviours? When you establish you have one or more of the characters above, it provides an opportunity to look at the FIVE FRACTURES. A step by step process. Let's say one of your team is a TRASH TALKER. So, maybe there is a character like Drama Queen Darla or Divisive Dale. They are discussing an issue, but not with the person like Missing Martha.

First of all, Welcome to my channel! My intention with this channel is to draw parallels between chess, art and technology. If you have ideas or topics that you would want to hear regarding chess, please do let me know. Let’s get started!       Scot Gresham-Lancaster is a composer, performer, instrument builder, educator and educational technology specialist with over three decades of professional experience. Scott has worked with variety of different artists, one of them being a modernist giant John Cage. John Cage was a close friend of another very influential artist Marcel Duchamp, who was expert in chess. In 1967, Cage came up with the idea of using chess board as medium for live performance. Photoreceptors on the board would translate signals into the sound, so artist were composing music while playing chess. At 50years anniversary of the original piece, Scott reinvented ‘’Reunion’’ to perform at 9evenings Art exhibition in Seattle. Astrophysicist and head of ArtScienceLab Roger Malina and Neuroscientist Gagan Wig were part of the performance playing chess, while visually projecting data of aging process.   Short video about the performance.   Read more about the original piece.   Contact Scott to hear more about the artwork.
