A quiet tram stop. A porcelain-skinned woman. And a stare that felt like it cut through the soul. While visiting his cousin in Portsmouth, one man had a chilling encounter that still haunts him to this day. It started with a glance from a pale stranger who seemed frozen in place — until she wasn't. Her glassy grey eyes locked onto his, her smile unblinking… and then she was closer. Rocking. Humming. Watching. What happened next was so sudden, so unnatural, that he ran for his life and hid behind a dumpster — but even there, the humming followed… Follow Be. To start the show Jason is joined by the Mayor of St. Paul, Melvin Carter. They talk about their early experiences with the fair, Jason empty nest as of tonight and a myriad of other topics including: state/county employees returning to the office, an election opponent that used to work for him, what St. Paul has been investing in and voices his support for third term of Governor Tim Walz (he's running for Mayor of St. Paul… not Governor). Jason is joined by Trisha Hayde (lead RN at Livea) to talk about navigating the fair while maintaining a weight loss journey. They discuss framing GLP 1s usage as a tool instead of a quick fix, microdosing and witnessing client transformations. Then, Andy Lindus from Lindus Construction joins Jason to close out the first hour. They talk about dorm room makeovers that sometimes include professional interior designers, State Fair etiquette and the renovations they had to make to their booth this year already.
According to Alex Nyhan, it's a great time to be a neighborhood retail owner. Booming retail sales, digital retailers' drive to establish a brick-and-mortar presence, and the desire to get close to the customer are all powering occupancy. In this lively discussion, the CEO of First Washington Realty tells how the company is bringing fresh ideas to a 140-property that spans 22 states and Washington, D.C. He details a brand-new experiential concept at their property in West Hartford, Conn., as well as a redevelopment project that's breathing new life into a vintage property in Kansas City.Nyhan brings an eclectic background to his role as First Washington's leader. He spent several years working in Latin America between college and graduate school, an experience that informed a challenge he faced years later as First Washington's CEO.He's earned an MBA and a master's degree in public administration from Harvard, served as an adviser for the World Bank and handled complex real estate deals for Washington, D.C.'s economic development department. After making the transition to commercial real estate, he held leadership positions for Forest City Enterprises. But the diversity of Nyhan's experience extends beyond real estate. He's also an accomplished musician who plays keyboards in a band that performs in the Washington, D.C., area. For a change of pace, we'll even take a few minutes at the end of our conversation to talk music. Take a listen.

Red Voodoo is a Sacramento-based rock band formed in 2018, known for their high-energy performances and a modern take on classic rock. They are influenced by 70s and 80s rock, incorporating polished harmonies and catchy hooks. The band consists of Dino McCord (lead vocals), Davin Loiler (lead guitar), Andrew Edwards (bass), and Andy Nathan (drums). Red Voodoo has gained recognition for their stage presence and has opened for established rock acts like Sammy Hagar, Y&T, Everclear, and Slaughter. They released their debut single, "Rise Up," produced by Tesla's Frank Hannon, which gained popularity on underground radio. Their music often features a blend of classic rock sounds with a contemporary edge, appealing to fans of bands like Van Halen, Sammy Hagar, and Boston. The band is also known for their energetic live shows and aims to make rock music mainstream again. The band's name, "Red Voodoo," was inspired by Sammy Hagar's album of the same name, but the band also uses it to represent the "magic of creating fun rock and roll music" and the energy they put into their live performances. They have also released an EP titled "Red Voodoo" which showcases their musicianship and songwritingBecome a supporter of this podcast: https://www.spreaker.com/podcast/arroe-collins-unplugged-totally-uncut--994165/support.

Joining us today is a singer and songwriter who's gone from living paycheck to paycheck while posting cover videos online to Eurovison success and playing Wembley alongside bona fide rock legends. It's the joyous Sam Ryder!Ahead of the release of his sophomore album and headline show at Wembley Arena, he talks about how he survived on “crumbs of comfort” from his early days in the music scene while struggling through difficult jobs. Consistently doing things for the right reasons was eventually rewarded as he graduated from doing weddings - something he still loves - to playing stadiums, his Glastonbury debut and celebrated performances around the world. Despite the success, Sam remains the same humble, joyous soul he was before the deserved accolades that have come his way in recent years.Fill out Stak's listener survey here to have a chance at winning a PS5! In this episode, I sit down with Craig Grant, CEO of RETI and renowned tech educator, for a high-energy conversation about how artificial intelligence is transforming the real estate industry. From practical insights on leveraging ChatGPT and Google Gemini for day-to-day efficiency, to a deep dive into must-have tools like Canva Pro and the game-changing HeyGen video platform, we unpack what's working now for agents looking to level up their business with the power of AI. Craig shares his perspective on the meteoric rise of AI, why every Realtor needs to embrace it, and how the right technology can automate heavy lifting—without sacrificing legal or ethical standards. We discuss real-world examples, from creating marketing content at lightning speed to AI video editing with Descript, and even how tools like Reimagine Home can help you virtually stage and redesign properties in seconds. Whether you're a seasoned pro or just curious about new tech, Craig drops invaluable nuggets on avoiding AI pitfalls, choosing the right platforms for your workflow, and the importance of always treating artificial intelligence as your first draft—not your final word. He also gives listeners access to his resource-packed slides and a treasure trove of vetted AI recommendations to supercharge your marketing, client communications, and productivity. Here's a surprise! An extra episode of Haptic & Hue. We said we were taking a break for July and August and yes, we are. But we thought we would give you a taste of what Friends of Haptic & Hue sounds like and invite you to join the other podcast that we make every month. So here is the episode of Travels with Textiles that was uploaded for Friends in May this year, just as UNESCO announced that it was adding an old quilting practice to the list of crafts that have intangible cultural heritage status. Quilting in a flat frame with a rocking stitch has a history that stretches back certainly to the 16th century and maybe much further. This is one of the original forms of quilting on cloth, creating beautiful and complex patterns as it is done. This technique often produces a style of quilting known as whole cloth quilts. Hand quilting in a frame is being placed on the Red List of Endangered Crafts by the Heritage Crafts Council as the number of elderly practitioners of this skill, mainly in Wales, Northern England and the Scottish Borders continues to dwindle and quilting frames disappear. But here we talk to two quilters who are seeking to reverse that by recognising, protecting, and reviving whole cloth quilting, and the tools needed to carry it out. For more information about this episode and pictures of the people and places mentioned in this episode please go to https://hapticandhue.com/tales-of-textiles-series-7/.
