Episode 2 - Dirt Simple Photo Gallery Dirt Simple Photo Gallery is the program that started me down the Plain Text Programs path. It predates my own thinking about Plain Text Programs by at least a decade. Ever since I wrote it I use it all the time. It is now my preferred web page generator for all kinds of web pages, not just galleries. Like most of my programs I wrote it because I needed it. Vivian and I were putting on music events like Blues Fest, Sunday In The Park, Jazz Thursday, New Jazz In Jonesboro, and Bebopalooza. I recorded all the shows. Sometimes video, always audio. And we loved taking pictures of the musicians singing and playing. After the shows we would dump the photo files to a hard drive, make all the original photos read only, and back them up to a CD or DVD. We really enjoyed scrolling through the photos, picking the ones we liked, cropping them and enhancing them, and resizing them for the internet. And then that's where it fell apart. We recorded the show. We took the pictures. We cropped the pictures and had them ready to go for our Delta Boogie website. And we didn't want to write the html. Some days we would have five or six bands playing. We usually had ten to twenty photos of each band that we picked out of hundreds of photos taken. Do the math. That's a lot of typing HTML code like a href =, img src, etc. A lot a captions to write. A lot of work to get done in a week. Because the next weekend we had another show. Another set of photos. Another bunch of html backlog. And the thing I found out. If we didn't get the pages posted right away we almost never had time to post them later. I mean we had kids to raise, cooking to do, cars to fix, school to attend, not to mention work. So, I loved writing programs more than I loved marking up html. And I could write one program and avoid marking up tons of html. And so I wrote the Dirt Simple Photo Gallery. Even back in the dark ages of the internet also known as the nineties there were photo gallery programs. And just like today they were cumbersome and running them was a lot like data entry. You know what I hate worse than writing html? Data entry. I had this idea. I would take all the photos we had ready for a gallery and I would upload them to a directory on our server. Then I would upload an index.php file and we'd have a photo gallery. And that's just how Dirt Simple Photo Gallery works. And if that's really all you need you're done. It wasn't quite all we needed. So I added a title.txt file and a notes.txt file so there could be a bit more than just the photos and captions on the web page. I was careful that I didn't have to write any html in the notes.txt file. The program even automatically turns copy and pasted links into hot links. Now, you can include html in the notes.txt file. You can even embed iframes if you want to include an audio or video player. But you don't have to. Also, iframe embeds are just a copy and paste exactly like links. Easy peasy. There's also the problem of the captions and the sort order of the photos. Captions I use the file names to carry the meta data required for captions and sort order. These are the characters I use in the file names. Alphanumeric, commas, apostrophes, dashes, and underscores. I don't use spaces but the underscores are converted to spaces in the captions. I use Thunar and I love the bulk rename option where I can search and replace a set of file names and change all the spaces into underscores. I have code that allows you to include special characters in your captions by using html character sets but it's confusing to think about. And I discovered the only special characters I really needed were dashes, commas, and apostrophes. All three of these characters are legal in file names on all major systems. Dashes are not problematic. Commas can cause problems if you are using comma delimited data but, I'm not, so no worries. Apostrophes can also be an issue because in php they are used as single quotes and can be used to delimit strings in the code. There is a way around this with php. Use double quotes to surround the entire string. If there is a place inside of that string where you would use single quotes, which is not uncommon in html, replace the single quotes with escaped double quotes, that is ". So that's what I did. So now I can use all the apostrophes I want in my file names and they fly right through my code, never accidentally truncating a string and throwing errors. Commas and apostrophes are important in captions. Captioning group shots without commas leads to misunderstanding people's names. And if your caption has a possessive in it like Joe's Garage leaving the apostrophe out is just wrong. Using double quotes in a file name will truncate strings in the php code and throw errors. Usually, anywhere you would want a double quote a single quote will do. There are other special characters, like dashes, that aren't problematic. Forward slashes and back slashes should not be used in file names ever. Some special characters may work on some systems and not on others. I've been using this program for almost 25 years and I really want commas and apostrophes and don't really care about other special characters in captions. You may have special needs for special characters I don't. That's why it's open source. If you need something the program isn't designed to provide test it. Fix it. Right now there are fewer than 100 lines of code in the program. I have confidence in you. Sorting Default sorting of images is alphabetical by file name. If you just name your files with good captions and don't add any numbers as a prefix that's what you'll get. Alphabetical by caption. This may be just what you need. If, however, you want some other sort order you can prefix your files with nnn- where n is any integer. 000-filename.ext displays the picture at the top of the page. If the photo is narrow enough, the text from notes.txt will wrap around it to the left. All the photos numbered 001- to 999- will display in a single column below the text. Unnumbered photos will also display below the text in alphabetical order. So if you want a photo at the top of the page add the prefix 000- to the file name. If alphabetical order is what you want for the rest of the photos you don't have to rename them. Permitted extensions are jpg, png, or gif. (It's hapeg stupid!) It's easy to add other permitted extensions in the code but, of course, they have to be rendered by a browser. I did not include the jpeg extension choosing to rename jpeg files to jpg. This made it slightly easier to code. There is a config.inc file where you can set your table width. The default is 700. I resize my photos to be 600 max width. I usually use jpg files with a quality level of 90. This reduces storage space and enables fast loading of images. The config.inc file also allows you to change background color, text color, link color, etc. There is also a CSS section in the config.inc file so you can change the font, the headline sizes, etc. Or add your own CSS. If you have trouble getting the text wraparound to look good on your page there is a way to disable it in the config.inc file. Install the page with ftp. Make a directory, where you want it on your website, and give it a good name. Upload index.php, title.txt, notes.txt, config.inc, and the image files into the directory. Go to your website and check it out. That's it. Page maintenance is the same. Fix captions by renaming files. Add and delete images. Update the title or the text in notes.txt and upload the changes. Change the font, colors, or CSS in config.inc and upload the changes. I have put up a demo site on infinityfree.com. So what we're gonna do is we're just going to allow him to explain His, his his his HealthBeat and his some his 75% solution, which is the solution he has got for those people who are currently Having to adapt to the video meeting world and how you can make best use of your technology to prove your presentation capabilities. So, Alfred, welcome back to It's Not Rocket Science five Questions Over Coffee.Alfred Poor [00:01:07]:Cheers to you. I'm so glad to be back.Stuart Webb [00:01:11]:I've got a I've got water in front of me at the moment because I probably have There's waterAlfred Poor [00:01:16]:in here, but you can't tell.Stuart Webb [00:01:19]:Excellent. Alfred, I mean, you you I I introduced you there with the the 75 solution. Who who is the the solution aimed at? Who are you trying to help with this solution?Alfred Poor [00:01:29]:So the the the the key to that quest answer to that question is in the in the name. The 75% solution actually comes from a report by the Gartner Group. They came out with a report that predicted that for this year, 75% of all business meetings are going to be held online. That's internal and external. That's talking to investors, potential partners, customers, you know, staff, teams, management, whatever. And my whole point is that the pandemic gave us video meetings as a as a target of opportunity. It was easy to do. They're convenient, and and they don't take a lot of technical skill.Alfred Poor [00:02:11]:You just open up your laptop and have at it. My problem is that people aren't being intentional about how they present themselves in those settings. And if you're gonna be spending 75% of your meetings online, why wouldn't you want to make the most of that time? You're that's a huge investment of your time and money for your company. Why wouldn't you wanna maximize the benefit?Stuart Webb [00:02:37]:Brilliant question. And, you know, I look at so many people who are currently taking those. I I spoke to 1 executive who, Being being female had gone out and equipped herself with an entirely new wardrobe in order to make sure that she was presenting her best self on video, something which I have never considered myself. So, you know, what do you find in the people that are making those mistakes who who who don't try to maximize their their their best time and their best, best view when it comes to video meetings.Alfred Poor [00:03:08]:I I for me, the keyword is intention. Yeah. I don't think they're doing it intentionally, and that's the whole point. They're not intentional about the impression they make.Stuart Webb [00:03:18]:No. It's it's they're not talkingAlfred Poor [00:03:20]:to people. Is We've all met CEOs and and executives and founders who you bring them into a boardroom for a presentation and they're just amazing. You put them up on stage and they just kill it. You know? Just audiences in their hand. You put them on a Zoom call, and it looks like they've joined witness protection. You know? They're just I don't think that they stop and think about whether or not what's coming through actually represents their brand, their company, Their their professional and personal image, and it's so easy to do it better. And Yeah. I would argue that when you do do it better, people notice.Stuart Webb [00:04:02]:Yeah. So it's that, It's that laptop on the desk with the view sort of strangely up the up the face, isn't it? It's the it's the poor, like yeah. That one. The that's the poor view.Alfred Poor [00:04:16]:I mean, you know, I I've yet to find anybody where the up and nose looking at the ceiling camera angle is is flattering. You know, when you look like this, it's more engaging. It's you know, people will be able to pay more attention to you and be making contact with him, you know, eye contact. There's a whole lot of pieces that go into it. But, you know, basically, You need to get your camera up so it's about eye level. You need to look at the camera, and you need to show more. You don't wanna just be this disembodied head because then you don't get the hand motions. You don't get the the body language.Alfred Poor [00:04:54]:You know, there's a whole lot missing in your communication, which which we count on.Stuart Webb [00:04:59]:Yeah. Absolutely. I'll find I and and and that's another great tip that you just sort of gave us there with the With old camera, isn't it? Because, you know, I'm now currently looking at you. The camera is actually above my screen. I have to consciously shift my gaze to a camera and not stare at the screen because otherwise, it looks as if I'm looking down. And it's a ridiculous it it just doesn't look right, does it? But IfAlfred Poor [00:05:24]:somebody if you were in a conversation with somebody at an event or a meeting or whatever, and they were looking down like that and not at you, what would you think?Stuart Webb [00:05:32]:Yeah.Alfred Poor [00:05:33]:Yeah. Are they are they, you know, withdrawn or, you know, total paralyzed by by Introversion. I mean, you know, what what's going on with them? Why why aren't they looking at me? Now here's a if you want a quick, Almost no cost tip. To solve that, go to the your local store, gift shop, or whatever and get a pair of those little googly eyes that you can, you can stick onto anything, Stuart stick them up next to your camera. It'll give you eyes to look at and it'll make it much easier for you to to focus on the camera.Stuart Webb [00:06:11]:Great tip. I love it. I actually, I would say it's more A checklist for you to be intentional about.Stuart Webb [00:07:59]:Yeah. Okay.Alfred Poor [00:07:59]:You don't know what you don't know? So This gives you a list of things, oh, I never thought about. You know, should I be wearing stripes when I'm, you know, you know, finely striped clothes when I'm on camera? Probably not. But, you know, have you thought about what you're wearing? A lot of people just go on with what whatever they wear. When you well, first of all, this is my brand. So, but whenever you see me on on online on, you know, in a video setting, it's gonna be solid colors. It's gonna be In the blues and the grays for me, that's all by design. It's not it's not by accident. That's it's intentional.Stuart Webb [00:08:38]:I think that's a brilliant that's a great word you keep coming back to. That's the word intentional. You have to be intentional with these things, don't you? Barbara, was there a was it was was it this Gartner course, Gartner report, I mean, or anything else which really highlighted to you the importance of sort of Taking this step because I know that you're a you're a you're a really experienced speaker. Is is the world of speaking currently really being changed I I for this world.Alfred Poor [00:09:04]:Absolutely. I mean, this had its genesis years years ago. I've been doing virtual for probably 9 years now. I've done, you know, been a speaker at online conferences. I've produced my own online webinars and other events. I've produced, you know, online series of Presentations by other speakers. I actually produced a series of online trade shows about, for consumer electronics companies. So, and this was all pre pandemic, so, you know, I didn't jump to this because of the pandemic.Alfred Poor [00:09:42]:I already had these skills in my in in my kit bag, as you would. But so when the pandemic hit, I saw these other speakers saying, you know, all my on-site Gigs have been canceled. So I started doing workshops for them, showing them some of the key points about what you need to do to trans Trans transition between online, you know, on-site to online presentations.Stuart Webb [00:10:08]:Yep.Alfred Poor [00:10:09]:Yep. In doing that, it was very very well received, but in doing that, I realized I had a ton more than would fit in a 45 minute presentation. And So the project went through a number of different iterations and now exists as this 75% solution in which is intended to give found give executives and and teams the skills they need Starting wherever they they happen to be with whatever budget and skills and knowledge they have, what they can do to to make a better impression. I I follow what I call my, principle of the three i's for making improvements. Webb can make improvements, and this is beyond just presentations, but it Stuart that's how I came up with it, you want to make, improvements that are incremental. Don't try to do everything at once. Webb wanna make them intentional. There's the intentional again.Alfred Poor [00:11:04]:Don't just accept the default settings. And you wanna make them impactful. You wanna choose the ones that are gonna have the biggest impact. And so when I work with a client, I've helped them. It's not a course. It's not some series of things that they have to work through. I work with them custom and find the one thing that's gonna make the biggest difference for them, and we get that working. And then I find the next thing and the next thing and so forth.Alfred Poor [00:11:29]:And so it's continuous improvement and just gets better and better.Stuart Webb [00:11:33]:I love it. Alfred, I've I've asked you questions, and, you've answered them, but there must be 1 question that you're currently thinking. I wish you'd get around to asking because that's one that really sort of knows it. So what's the question that you're wishing I could ask? And, and then, obviously, asked the question you need to answer.Alfred Poor [00:11:50]:Well, I think it is, where's the passion come from for this project.Stuart Webb [00:11:57]:I like the question. I love the question.Alfred Poor [00:12:00]:And and for me, I've been working doing a lot of work with Stuart ups Because having worked with technology for as long as I have, I've been very excited to see the New companies coming along, the founders with their great ideas and how they wanna solve big problems with them. And the problem is that most of these founders are now having to make their pitches online, And this is life or death for their for their project. If they don't get the funding, and right now, funding is very tough for a lot of technology sectors. If they don't get the funding, that's you know, that could be the end of the dream. And so One of one of the motives behind the the 75% solution is to include founders in this, the ones who are just getting started. Help them think about the things that they hadn't thought about and so that they can be more effective when they're talking to funding sources because, you know, again, for them, it matters the most.Stuart Webb [00:13:07]:I love that. I love that. Alfred, as ever, it is brilliant to, to hear your views on things. You have some absolute gems of thoughts, And I love the fact that you bring passion to this, and you bring the the passion to help founders, people who who really have got to nail this and get it right in order to be able to get their company off the ground. In this Real Estate News Brief for the week ending May 20th, 2023... what the Fed Chief is saying about interest rates and potential rate cuts, how the FHFA is responding to a controversy over new rules for home loan fees, and why mall owners have become interested in pickleball. Hi, I'm Kathy Fettke and this is Real Estate News for Investors. If you like our podcast, please subscribe and leave us a review. Economic News We begin with economic news from this past week, and the Fed chief's response to predictions about what the central bank plans to do next. Jerome Powell spoke out at a conference at the Federal Reserve Bank of Chicago and said that Fed officials have made “no” decision yet on their next move. Many economists are expecting a pause in rate hikes, but the Fed is determined to bring inflation back down to the 2% level, no matter what. A decision would be made after the Federal Open Market Committee evaluates “all” the most recent data. (1) Powell may have also dashed a few hopes for rate cuts later this year. He says: “The data has continued to support the FOMC's view that bringing inflation down will take “some time” and that rate cuts simply are not part of the Fed's current forecast. But he also says that interest rates are currently high enough to slow economic growth, and hopefully tamp down inflation without further credit tightening. Meantime, the U.S. leading economic index, or LEI, shows a decline in April, for the 13th month in a row. The declines have pointed toward a potential recession, but so far, that hasn't happened. The index was down .6% last month with eight of the ten economic indicators showing a decline. (2) Initial jobless claims were down last week, thanks to an effort in Massachusetts to reduce fraudulent claims. They fell from 264,000 the previous week to 242,000 last week. Overall, they have been slowly rising since January. The number of continuing claims was also down by about 8,000 with about 1.8 million people collecting benefits. (3) New home construction was higher in April, thanks to an outsized demand among consumers, despite high interest rates. The government says they rose 2.2% for the month with more activity in the Midwest and the West. That's for both multi-family construction, which was up 5.2%, and single-family, which was up 1.6%. Building permits were down, however, by 1.5%. (4) The home builders confidence index also reflected a positive outlook among builders. The National Association of Home Builders say the index was up five points to a central balance point of 50 in May. Anything above 50 is positive, and below 50, negative. The reading for May is the first time it's been out of negative territory in almost a year. (5) The latest report for existing home sales is for February, and according to the National Association of Realtors, it surged 14.5% as interest rates experienced a temporary dip. It was the biggest monthly increase since July of 2020 when sales skyrocketed 22.4%. NAR says that single-family sales are currently at their highest level since the association started tracking them in 1999. (6) Mortgage Rates Mortgage rates are still moving sideways. Freddie Mac says the 30-year fixed-rate mortgage was up just 4 basis points, to 6.39%. The 15-year was unchanged at 5.75%. (7) In other news making headlines... FHFA Rescinds New DTI Fee Structure The FHFA is rethinking its controversial new up-front fee structure for single-family home loans which placed more importance on a borrower's debt-to-income ratio than it did on credit score. The government finance agency has now rescinded the new fee structure for Fannie and Freddie loans, and is asking for input on the goals and policy priorities that the FHFA should pursue in regards to an upgrade of the pricing framework. (8) When the FHFA announced the previously upgraded pricing structure, there was an outcry from real estate organizations, including the Mortgage Bankers Association, the National Association of Realtors, and others. It kinda blew up in the media, because it appeared to raise the fees for people with higher credit scores while lowering fees for low income borrowers, and gave the appearance of an unfair fee subsidy. The FHFA denies that the fee structure was based on the idea of a subsidy. But it is now accepting feedback from the public on how to adjust the fee structure to better reflect loan risk in order to protect Fannie and Freddie against those risks, and without unnecessary expense for borrowers, especially those struggling with affordability issues. Mall Owners Filling Empty Stores with Pickleball Courts! Mall owners have a new strategy to fill vacant stores and attract more people. They are turning to the fast-growing sport of pickleball, and replacing shuttered stores like Bed, Bath, and Beyond with pickleball courts! (9) The combination satisfies a need on both sides as consumers gravitate toward locations that offer fun, social experiences and not just a place to shop. Malls have already been incorporating things like theaters, arcades, and amusement parks into their shopping locations. So now, they are adding pickleball, and other experience-based activities like skydiving and virtual golf. Pickleball is currently the nation's fastest growing sport. As reported by CNN and the Sports & Fitness Industry Association, it's up 159% over three years to 8.9 million players in 2022. That's it for this episode of the Real Estate News for Investors. If you've tuned into Breaking Walls episodes before, you know I rarely editorialize. I'm just the messenger bringing the news. The origins belong to men and women who gave radio their blood, sweat, and tears through radio's highest highs and lowest lows. I grew up in a home with my grandparents and great-grandparents listening to The Golden Age of Radio. It was a hobby and nothing more. By the time I was a sophomore in high school, I came to a crux: Do I attempt to live out my childhood dream of being on the pitcher's mound in game seven of some future World Series, or do I focus on getting into one of the top art colleges in the country? I chose the latter. But it wasn't an easy choice. My high school art thesis centered around a rhetorical question: “What does it mean to me to be an American?” Since age eight Baseball has been one the strongest answers. For those tuning in that aren't baseball fans, I'm sorry. There's nothing I can say to make you feel emotion towards the game, but I can also try. Take this clip for instance. It's Wednesday, October 4th, 1995 and those damned New York Yankees are back in the playoffs for the first time in fourteen years. The Yankees captain is Don Mattingly. A beloved family man from Evansville, Indiana, for six seasons he was arguably baseball's best player. Though only thirty-four, a bad back made him a shell of his former self. Mattingly played seventeen-hundred-eighty-five regular season games before getting the chance to play in the playoffs. If you've watched enough baseball — especially with the Yankees — you know that ghosts are always around the corner. And that's essentially what tonight's episode is: A ghost story. Some ghost stories are scary and some are sentimental. Sometimes, they're a little of both.
