Homebuilder confidence improved in May as builders saw signs of stronger late spring housing demand, even with mortgage rates climbing back toward 6.6%. In this episode, Kathy Fettke breaks down the latest National Association of Home Builders sentiment report, what's driving renewed buyer activity, and why affordability challenges are still putting pressure on the housing market. You'll also hear why fewer builders are cutting prices, how incentives are still shaping the new construction market, and which regions of the country are showing the most strength right now. For real estate investors, this episode highlights what builder sentiment could mean for housing supply, buyer demand, and investment opportunities in the months ahead Source: https://www.cnbc.com/2026/05/18/may-homebuilder-sentiment-improves.html
Homebuilder mergers and acquisitions (M&A) seem to slide into the zeitgeist now and then, catching our attention and making us wonder what happens next. M&A is having a moment now. From the rush of big Japanese operators into America to American builders partnering with their brethren to make them stronger, M&A is in the headlines. But sometimes it's useful to step back and see the big picture. What is motivating this? What are the strategies in play? What makes a deal, and what might break a deal? Moelis & Company is an international investment bank and strategic advisor in a wide variety of sectors. Bob Crowley is a managing director at Moelis & Company who handles housing. He has been in the M&A game for a looooong time (I tried not to do so many o's that it would make Bob mad). During that time, Bob has been a part of some of the biggest mergers in the business and still is today. He sat down with me on the latest episode of the New Home Insights podcast to provide that big picture.

Ted speaks with Jude Charles, a documentary filmmaker who focuses on creating and sharing the stories of designers, builders, and architects. Jude shares how storytelling goes far beyond marketing, explaining how deeply understanding a client's journey, challenges, and purpose allows for more meaningful and impactful narratives. He walks through his process of uncovering authentic stories and why trust is built when people are willing to share their personal experiences openly. The conversation explores how storytelling directly impacts business relationships, helping companies connect with clients on a deeper level and differentiate themselves in competitive markets. Jude discusses the importance of road mapping client goals, aligning messaging with long-term vision, and using documentary-style content to communicate values, not just services. He emphasizes that great storytelling requires patience, clarity, and a willingness to dig beneath the surface. Jude also opens up about his personal journey, including overcoming rejection, navigating loss, and finding clarity in his purpose. He shares lessons on resilience, leadership, and the role of vulnerability in both life and business. In this episode, we break down the newest Housing Market Index from the National Association of Home Builders and Wells Fargo, including the key components that matter most: current sales conditions, future expectations, and buyer traffic. But more importantly, we look at what this data is signaling beneath the surface. Home builders are on the front lines of the housing market — they see demand in real time before it shows up in home prices, inventory, or closed sales. That makes this one of the most important forward-looking indicators in real estate.

Rogers Healy joins Morning Movers to break down the latest homebuilder's earnings report as D.R. Horton (DHI) falls after missing on profits. Rogers says this is usually a slower time of the year for the homebuilder group, stressing this report isn't "terrible news." When looking at the margins, he adds that its inventory isn't "flying off the shelf" like investors might want to see but adds that the margins are still okay in his opinion. Rogers says the average home age for first-time homebuyers is 38 years old, which indicates newer homes are needed.======== Schwab Network ========Empowering every investor and trader, every market day.Subscribe to the Market Minute newsletter - https://schwabnetwork.com/subscribeDownload the iOS app - https://apps.apple.com/us/app/schwab-network/id1460719185Download the Amazon Fire Tv App - https://www.amazon.com/TD-Ameritrade-Network/dp/B07KRD76C7Watch on Sling - https://watch.sling.com/1/asset/191928615bd8d47686f94682aefaa007/watchWatch on Vizio - https://www.vizio.com/en/watchfreeplus-exploreWatch on DistroTV - https://www.distro.tv/live/schwab-network/Follow us on X – / schwabnetwork Follow us on Facebook – / schwabnetwork Follow us on LinkedIn - / schwab-network About Schwab Network - https://schwabnetwork.com/about

Home prices are falling fast in some prime real estate markets across the country while others remain stubbornly stuck. What's the defining factor between a stable housing market and one where sellers are actively cutting prices? Housing inventory! This metric defined the 2020 - 2022 run-up in home prices, but the rubber band of demand is snapping back as buyer power grows, housing inventory rises, and investors get even better buying opportunities. Remember when people said, “I'll buy when prices drop”? Well, now might be the time. ResiClub's Lance Lambert joins us to provide a holistic view of housing inventory, prices, demand, and emerging opportunities. Lance walks through the most up-to-date data on where housing inventory is rising fast, where prices are quickly declining, and which markets are holding on as sellers remain in control. We'll also talk about why homebuilding costs are about to JUMP and the reason Warren Buffett sold his homebuilding stocks shortly after buying them. Will construction slow down, limiting new inventory and leading us back into ultra-low supply? If so, this could push home prices higher, creating a prime opportunity for real estate investors. In This Episode We Cover: Is spiking inventory a worrying sign for the housing market, or are we merely normalizing? What to look at in your housing market to forecast whether prices will rise or fall Why are homebuilding costs about to JUMP, and could this lead to even more inventory problems? The new housing trend: Older renters, but could this mean more demand for rentals? And So Much More! Links from the Show Join BiggerPockets for FREE Let Us Know What You Thought of the Show!
