欢迎收听雪球和喜马拉雅联合出品的财经有深度雪球国内领先的集投资交流交易一体的综合财富管理平台聪明的投资者都在这里。听众朋友们大家好我是主播匪石,今天分享的内容叫巴菲特新买入了15年涨40倍的霍顿房屋——对比中美房产商差异,来自浪里掌帆人。巴菲特掌管的伯克希尔披露了半年报,前五大重仓股没变,依然是苹果、美国银行、美国运通、雪佛龙、可口可乐公司5家公司。但老巴最近还加仓了好几家房地产商,持有约597万股的霍顿房屋,价值7.264亿美元;约15.3万股Lennar股票,价值1720万美元;1万多股NVR股票,价值7060万美元。其中霍顿房屋加仓市值最多,近15年来的股价走势看,从金融危机最低的3.17涨到现在的123,相当于15年涨了40倍。那么,中国的房地产商也正在经历一场危机,有没有哪家地产公司能够欲火重生,像霍顿房屋一样让大家大赚呢?想要回答这个问题,必须搞清楚中美房地产商的差异。从全世界来看,房地产典型的运作模式有六种:1)以美国“三巨头”为代表的住宅建筑商模式;2)以中国香港本地开发商为代表的“开发+持有”双轮驱动模式;3)以新加坡凯德集团为代表的资产管理人模式;4)以日本房企为代表的集团综合开发模式;5)以美国西蒙地产和中国香港领展房地产为代表的REITs模式;6)以世邦魏理仕为代表的综合服务商模式。美国的住宅建筑商干的也是开发,基本没有自持物业,乍看之下和国内的地产商类似,然而其中的差别却非常之大,且听我一一道来。1、买地差异房地产商最重要的原料就是土地,土地的成本高低对最终赚钱多少有极大的影响。从买地来讲,国内这些房地产商就已经输在了起跑线。以万科为例,按照初善君的统计:“从2011年-2022年十二年间,万科卖房子一共收到34791亿元,其中拿地花了12172亿元,占比35%;支付的税费4647亿元,占比13.36%。两者合计48.36%,差不多接近50%了。然后是上游企业,包括建筑、材料等等几十万家企业,拿走了12248亿元,占比35%。最后才是银行、员工和股东,一共11.16%,而股东永远是最少的。”房地产会向银行借钱,咱们大多数银行也是国资控股,也就是说你每花100万买的房子,就有50万以上支付给了国家,房子的真实建筑成本占比其实不大。国内没有广泛实行的地产税,卖地收入是地方政府得大头。房价越高,地价越高,土地财政的钱袋子就越鼓,所以作为单一的供应方,各个地方政府有充足的动力做高地价,房地产企业在买地的时候缺乏议价权。再加上国内买地是分期全额支付,超过一定时间不开发的话,政府理论上可以直接将其收回,这就导致国内房地产商在买地时的资金占用大,开发容错率小,利润空间自然就小了。但美国的卖地制度却不一样,房地产商可以通过期权锁定土地储备。土地期权是美国特有的一种工具,住宅建筑商与土地持有者签订契约,从而获得在未来以确定的价格购买该地块的权利,等于提前锁定了土地储备。期权费通常为地价的10%-20%,而如果判断土地并不适宜开发,仅损失期权费。霍顿房屋一般有70%左右的土地都是通过期权锁定的,土地储备覆盖倍数在6倍以上,但负债率却远低于国内房企的平均水平。美国很多地方政府的财政支柱是房产税,不是卖地收入。房地产商很多时候是和私人土地持有者打交道,不存在单一垄断的土地供应方,有这讨价还价的余地。在这种玩法下,霍顿房屋的资金占用小,开放容错率大,利润空间自然就大了。2、建设及销售周期我们国家是小区式的整体开发,一修就是上千户,本身的建设周期相对就长。由于买地的资金占用大,利息成本也高,国内的大部分房地产商采取了预售制,通过期房的方式先薅走买房者的羊毛。国内这些房地产的报表利润基本都是结转两三年前的销售收入。这种模式会极大的拉高负债率,一旦周转出现问题,就很容易导致短时间内崩盘,这就是恒大、融创、碧桂园等相继倒下的重要原因。美国没有我们这么大规模的整体开发和资金占用,霍顿房屋接的单子包括联排住宅、复式住宅和三层住宅等多层建筑,建设周期7个月左右,基本实现当年销售、当年回款和当年结算。因此,霍顿房屋的负债率低,资金回笼快,现金流状况好。3、财务表现资产周转。买地和销售的差异最终导致了房子周转率的不同。万科的土地周转率只有0.34左右,而霍顿每年的周转率1.4次。负债率。吸取了金融危机教训的霍顿房屋在不断降低自己的资产负债率,目前只有34%,现金短债比大致为4.5:1,没有任何的还债压力。万科的资产负债率,近十年都在80%上下,这还是运作较为正规的,其他通过表外融资的一些房企可想而知,负债率直接拉爆。我们推行的三道红线标准是“剔除预收款项后资产负债率不超过70%、净负债率不超过100%、现金短债比大于1”。这三道红线折杀了多少国内房企,但人家霍顿房屋是轻轻松松达标。净利率。霍顿房屋近十年的净利率是在不断上升的,从7个点到17个点多。万科六七年前的净利率还可以,但是这两年出现了大幅下滑,从顶峰的16%跌到去年的7.45%。随着市占率的提升,霍顿房屋的净利润在这十年来也是不断增长,最低增速10%,最高增速76%,看起来就是成长股,13年4.6亿美元利润,22年接近59亿美元利润,利润的增长推着股价走,霍顿房屋股价不断创新高是必然的。总之,国内地产商在拿地、建设和销售周期上都很难有本质性改观,和美国地产商业模式完全不一样。地产商过去的发展得益于城市化率的快速提升,随着城市化进程接近尾声,这种差的商业模式弊端显现,对股东来讲不是一门好生意。

AXS Green Alpha ETF (NXTE) The folks at Green Alpha have been managing sustainable investments for years… they know what they're doing. (NYSE:NVR) Hedge Fund Holders: 39 Pennsylvania-based home construction and mortgage services company NVR ranks 3rd in our list of the top homebuilding stocks popular among elite hedge funds. 2. D.R. Horton, Inc. (NYSE:DHI) Hedge Fund Holders: 46 1.
