At 37, he is one of the youngest investors in commercial projects across the state, and has invested in at least 30 U.S. cities and one foreign country. Ari Rastegar's first development project in Dallas is a particularly ambitious one: 1899 McKinney, a 0.45 acre Uptown/Victory parcel near Victory Park in a prime location just north of downtown with physical challenges—it slopes, it's triangular—that have turned off previous developers. His acquisition is surrounded by some of the priciest dirt and buildings in Dallas. This is where Rastegar Property Company plans to build the city's next luxury, up-scale multifamily tower, including something this city sees infrequently: stellar, jaw-dropping architecture.   Learn How to Get Started in Real Estate? The Honorable Ron Kirk is the first African American elected as Mayor of the City of Dallas. He led the amazing transformation of a sleepy downtown Dallas to a city within a city - brimming with a bustling nightlife, parks, trendy restaurants and attractive downtown living. Unheard of before his term as Mayor. He led major expansion of thoroughfares, led the effort in pulling off what many said could not be done - bringing together voters and populations long at odds, divided by race and socio-economics, across the north/south divide; and, with tremendous opposition winning by a hair, the referendum to build the American Airlines Center, Victory Park --- resulting in a domino effect of economic development, business relocations and the Dallas that many have come to love today. Catching the eye of President Barack Obama, the President would name Mayor Kirk as U.S. Trade Representative. Ambassador Kirk shares with us techniques and tools, attributes and skills necessary to lead well - especially needed in the tumultuous political climate today. An intriguing conversation on what it takes to lead, connect and motivate. A conversation every public servant leader would do well and be blessed to listen. It doesn't get any better. Meanwhile, people from other parts of Texas think that Dallas is full of BMW driving trust fund bros. Although there may be some truth in all of those things, there are a lot of surprising things about Dallas. Here are the 5 most surprising things. #5 Walkability Dallas has several walkable neighborhoods including Uptown, Downtown, Deep Ellum, the Design District, Bishop Arts District, and Victory Park. According to Walkscore.com, downtown Dallas has a walk score of 91, and uptown Dallas has a walk score of 90. For comparison, New York City has an overall walk score of 88. So these neighborhoods are pretty great and Dallas has walkability that rivals that of other large cities. Practically speaking you should probably still have a car in Dallas, especially if you ever intend to leave your neighborhood, but if you live in the right neighborhood you can walk to everything you need including grocery stores, restaurants, gyms, and if you are lucky – your job, too. Plus with the DART continuing to expand service, you can get to even more places without the need for cars every day. #4 Greenspace Dallas has a lot of parks and other green spaces and trails such as Klyde Warren Park and the Katy Trail. According to the Dallas Parks & Rec department, the Dallas Park System is one of the largest municipal park systems in the country with 397 parks totaling over 20,000 acres of developed and undeveloped parkland. Of these parks, it includes over 160 miles of developed trails, 4 dog parks, and 7 lakes. One of the great things about the parks is that a lot of them have regular free or low-cost activities such as yoga, movies in the park, and various recreational sports leagues. If you can't find anything to do outside in Dallas, you obviously aren't trying very hard. #3 Diversity According to WalletHub.com, Dallas is the 5th most diverse city in the country. Dallas comes in behind Houston, Jersey City, New York City, and Gaithersburg, Maryland. That's not bad at all. The report took into account things such as industry diversity, income, age, religious affiliation, education, language, worker class, and marital status. #2 Distance from Fort Worth I blame the DFW airport name for this. It implies that Dallas and Fort Worth are next to each other. However, Dallas and Fort Worth are actually 32 miles apart from downtown to downtown. This may sound like a quick 30-minute trip, but add in the inevitable traffic on I-30 and that can easily turn into a trek that lasts over an hour. Just to be clear, Dallas and Fort Worth are two separate cities. Also, when someone says they are from Fort Worth, they don't mean Dallas, they mean Fort Worth. #1 How cold it gets Dallas basically has 2 seasons – summer and not summer. Everyone knows that it gets really hot in Dallas. However, it can get really cold too. January is the coldest month with an average low temperature of 37 degrees. But Dallas can get as cold as the teens and twenties during the winter, and that is absolutely no fun. The lowest temperature on record is negative 8 degrees Fahrenheit, but that is rare. Just know that when it comes to Dallas, you have to be prepared for the very very hot and the very very cold.

The architecture on this tower is truly spectacular, boasting the largest “living wall” in North America. I've included a link to a few articles that highlight this development in the description below. In this episode, we are going to discuss how Ari got started in real estate development, certain principles he finds important when developing properties, and loads of advice that he would give others that are looking to get into real estate development. Welcome to the Tearsheet Podcast. I'm Zack Miller. A lot of fintech is in your face. It's loud and brash and wants you to know how good it is. When Dave launched, the personal finance manager flew under the radar. To me and to Tearsheet, at least. But 3.5 million registered users turn to Dave to help them track expenses, avoid overdraft fees, and get paid early. But today feels like Dave's coming of age party. The company is launching a full blown bank account, something co-founder Jason Wilk is calling 'Banking for Humans'. In addition to the personal finance functionality Dave is known for, Dave will also help clients build credit by reporting expenses like rent and utilities. The Dave account comes with overdraft protection and helps account holders find side hustles and forecast future expenses. Dave is also announcing a $110 million debt raise from Victory Park to scale the company on its way to become a viable challenger bank in the US. CEO Jason Wilk is my guest today on the Tearsheet Podcast.
