The third guy was the best date of the three. They had a romantic dinner at Bolsa in the Bishop Arts District. However, he is planning on moving in a month! He had such game that he invited her. Will she go?Max is continuing his journey of self-love and self-exploration. He joined a Facebook group called "Gay Man Thriving" which is a company that works with gay men tired of being alone. He joined their 5 Day Challenge which focused on empowerment and daily affirmations. Think of it as a vision board for love, dating, and self hotness. Jeremy sits down with Bob Darrouzet of Trinity & Design District Real Estate. Since 1980, Bob has specialized and concentrated his real estate activities in the area known today as the Old Trinity Industrial District and the Dallas Design District. He has sold over 200 buildings over the last 30+ years and leased even more. Born and raised in Dallas, Bob entered the world of commercial-industrial real estate in 1980. Initially, he worked all over Dallas' vast industrial warehouse districts, but by 1982 he became fascinated with the old Trinity Industrial District and found himself spending a great deal of time there. As early as 1982, he leased his 1st standard office-warehouse on Slocum St. to a showroom user and spent most of the next 30 years expanding the Dallas Design District as a viable choice to one of the four large institutional showroom plazas or the World Trade Center. Today, the Design District consists of over 380 showrooms many of whom are lifelong clients of Bob.

Nando Chang was born in Chiclayo, Peru and is the chef of Itamae AO, a Nikkei restaurant in Miami, Florida. It is the reincarnation of Itamae, the beloved Nikkei restaurant that began as a family food hall stall and later restaurant in Miami's Design District. Nando's sister, Valerie Chang, who I interviewed on this podcast more than a year ago, opened Maty's, a Peruvian restaurant in Midtown Miami in 2023, and it has gone on to be nominated for pretty much every major media award for U.S. restaurants since then. The plan from the beginning, however, was to install a more intimate version of Itamae in an adjacent space.The new Itamae, Itamae AO, is tasting menu only. Nando talks about why he won't call it an omakase, his thoughts about fish butchery, and how he got into fish aging, but also how he understands its limitations. We also discuss Nando's rap career, which included an album called Ceviche, with a track titled Sushi Chef, and how it's still very much a part of his life. He talks about how he was influenced by other chefs cooking Nikkei food, such as Llama Inn and Llama San's Erik Ramirez in New York, and getting to know Maido's Mitsuharu Tsumura in Lima and how it helped him confirm many of his views about Nikkei food and where it is going.I have probably said this before but there's often this idea of Nikkei food when it gets exported abroad that it is just ceviche and sushi on a menu together. That's a very limited view of this style of cooking, which, to me, is much more about freedom than limitations. The Chang family, who are Chinese-Peruvian by the way, have understood this very well since they started opening restaurants in Miami. Nando talks a lot about not just doing what everyone else is doing, but doing things that make sense to him. In 2009, while expecting their first child, visual artists and life partners Leyden Rodriguez-Casanova and Frances Trombly co-founded a new artist space in their hometown of Miami. They named it Dimensions Variable after their short-lived visuals-only blog that had showcased the kind of challenging art they rarely saw supported or valued in their city.Using a donated space in Miami's Design District, Leyden and Frances worked in their personal studios in the back, and in the small front space, Dimensions Variable started curating exhibits. Leyden was committed to imbuing their new venture with the ethos that had guided a previous Miami-based venture named Box that he'd co-run years before. Dimensions Variable would support great art and artists without placing the demands of the market ahead of the artists' needs or aspirations. Since its founding, Dimensions Variable has had to relocate several times for reasons beyond their control due to the increasingly treacherous real estate market in Miami. Since 2019, though, they have operated out of their largest space yet comprising 4,500 square feet in Miami's Little River/Little Haiti neighborhood. In 2019 they also registered as a non-profit organization and since then have continued to support a wide range of artists with residencies, exhibits and, since DV is also a gallery, sales.Here Frances and Leyden discuss very frankly the lessons they've learned in the last 14 years in how to make Dimensions Variable sustainable through thick and thin while remaining as welcoming and enriching as possible to the art and artists they are passionate about supporting.https://dimensionsvariable.net/

They discuss the PatBO flagship boutique retail store within the Design District in Miami, FL.You can see the project here as you listen along.More than just a store; this space transforms the shopping experience into a work of art. The scope is a tenant improvement of 2,700 square feet over two floors, including cutting through the existing concrete slab to install a feature stair. The exterior was also modified to create visible separation from the adjacent stores. When you go to Miami each year, you are hoping to discover something new, something fresh, an artist that changes the way you look at the contemporary art landscape. For Radio Juxtapoz, we were able to go North while heading South, where we hosted a live panel conversation with Saimaiyu Akesuk, an Iqaluit born, Kinngait-based artist whose distinctive patterns and oil pastel animal drawings drew the eye of Canada Goose and the Canada Goose Art Collection. Last week at the Canada Goose pop-up store in Miami's Design District, and in an evolution of its longstanding program, Canada Goose commissioned Saimaiyu to create three new print works, with proceeds from the sales of the works to benefit Inuit artists and communities across Canada. On episode 28, Dr. Amy Sapola and Farmer Lee Jones talks with long time friend of the farm, Chef Bradley Kilgore. Chef Bradley Kilgore was born and raised in Kansas City. After relocating several times to work and train in Denver, Italy and Chicago, Chef Kilgore worked at world renowned restaurant Alinea In Chicago before leaving to open L2o under Chef Laurent Gras. Later, both restaurants garnered the honor of 3 Michelin Stars. He has now planted his feet in the beautiful city of Miami. In the summer of 2015, Chef Kilgore opened Alter in the art focused Wynwood district of Miami. There, he offered Progressive American Cuisine, garnering National and International recognition for his work. At Alter he highlighted indigenous Floridian ingredients and up to 15 course tasting menu and wine pairings. The wine program was named Top 100 in America by Wine Enthusiast several years in a row. Alter received 4 stars from the Miami Herald within a few months of opening, making Chef Kilgore the only Chef in the history of the Miami Herald to receive 4 Stars two times. Alter was also named restaurant of the year by Eater, and Chef Kilgore was named Chef of the Year by the same publication in both 2014 and 2015. Shortly after, and on a meteoric rise, his cuisine was rapidly gaining national attention. From this, Bradley was named Best New Chef in America by Food & Wine Magazine in 2016. later that year Alter was named semifinalist for the prestigious James Beard awards in the category "Best New Restaurant", and Chef Kilgore in the category "Rising Star chef of the year" twice in 2016 and 2017. At Alter, he became well known for his hyper creative presentations and genius flavor combinations. The 15 course tasting menu and wine pairings were unlike any the region had ever seen. In 2018, The James Beard foundation named him a finalist as "Best Chef South". Alter was Internationally recognized twice as a "Diners Discovery" by the prestigious voters of San Pellegrino's "The World's 50 Best". For five years he was the Culinary Director for the Adrienne Arsht Center and had a signature restaurant, Brava, by Brad Kilgore. Chef Kilgore and his team oversaw all Culinary production in the world class performance hall and the fine dining restaurant. In late 2018 and 2019 he opened the first of two new restaurants in the Design District, Kaido, an Asian and Japanese Cocktail Lounge and Restaurant with Internationally Renown Mixologist. Worlds 50 Best recognized Nico de Soto and Ember a Wood-Fire American Bistro. In 2020 Kilgore Culinary teamed up with Trilogy Developers to design and operate an incredible world class, private, members only racetrack resort called The Concours Club. Found there is the Modern American restaurant, Verge. Currently under construction, he will oversee all of the Culinary operations for the soon to be built Concours Events Center designed by Pininfarina Design House coming in late 2023. His team's most recent project is as Culinary Director with the first hotel in the history of Wynwood, the Arlo. Chef Kilgore is the Culinary Director of the entire property which boasts three different venues and all of the catering offerings as well. MaryGold's Brasserie is the signature restaurant where his culinary creations shine. He has also collaborated with BarLab Hospitality, one of the World's 50 Best Bar Operators on all Food & Beverage services for the property. The hotel opened in November 2022.

I'm Josh Cooperman and this is Convo By Design with the third installment from a live event at the Soho House studio in West Hollywood, California. Candace Hickman of Soho House Design has has followed a really interesting path along the way to a 15+ year career in hospitality design, from boutique restaurants in Hong Kong, to flagship properties for Soho House & Co. Designer Resources ThermaSol - Redefining the modern shower experience. The Oasis Alliance - Providing design to those in need. ICAA Southern California - SoCal is Southern California's preeminent resource on classical architecture and the allied arts. I met Candace in the living room of the Soho House - Melrose studio, a building that has some serious design history after serving as home base for Rose Tarlow in the West Hollywood Design District. The building itself deserves mention for a few reasons. It is the only showroom of its kind that I know of in the design districts of Los Angeles with an A-Frame built into the architecture placing windows in want is similar to a central atrium allowing for natural light to flood the space. This makes the showroom bright during the day and moody at night allowing designers and clients alike to see the furnishings in different types of light and space. The Soho House line is create, unique and designed to foster conversation and silent enjoyment alike. Candace and I sat to talk about this and other topics on an afternoon in May when Soho House so generously offered to host the Convo By Design 10th anniversary party. An event for a small, incredible group of industry insiders, designers and architects, most of which who have appeared on the show. The event was also sponsored by SoCal Design Magazine, Southern California's premier design publication. In 2005 Candace was approached by Soho House to lead design for the Soho House Hong Kong development, given her established prominence in the Hong Kong interior design world. Relocating to Soho House's New York design studio, she became established as the Design Director for North America, soon completing her first project at Little Beach House, in Malibu. Candace has since led interior design for seven Soho House properties, each project noteworthy for its crafted references to locale. Significant examples include Dumbo House – a club space perched above the historic Empire Stores building in Brooklyn, NY – and Soho Warehouse at the Arts District of Downtown Los Angeles – an adaptive reuse of a former warehouse, to a 40-bedroom hotel compound. As Lead Designer, Candace has liaised directly with high-profile private clients, bringing Soho House design nuance to their personal residences. Her work has been featured in Architectural Digest, The New York Times and Elle Décor as well as others. We talk about this and so much more, right after this. Cimone Key is the founder and chief executive officer of Cimone Key Creative Studio, an award-winning branding and digital marketing agency. Growing up from coast to coast, with roots extending back to Germany, Cimone is well-traveled and well-versed in the world of design, connection, and entrepreneurship. It was her passion as a young girl, knowing in her heart she was born to utilize her perspective in a profound way, that inspired Cimone's unique journey to open her own design studio. It all began with her investment as a student at The Art Institute of Dallas, which propelled her into the world of design. Here, she was awarded the best portfolio of her graduating class, which recognized her engaging style and elegance. While growing up, Cimone battled with her eyesight and was declared legally blind at the age of 21. She knew this wouldn't define her, for her purpose was much bigger than eyesight. After undergoing laser surgery, she miraculously regained 20/20 vision and it changed her life forever. Soon thereafter, Cimone's professional career advanced quickly into Corporate America, where she served three different Fortune 500 advertising agencies within the first 3 years. In 2015, she was unexpectedly fired and thus began her journey to start a business. Within her first year in business, she then pursued a Web Design Certificate at Southern Methodist University (SMU) in order to offer her clients an array of services. These experiences, combined with her faith and action, ultimately brought to fruition a full-service agency located in the prestigious Design District in Dallas. As of today, CK Creative Studio is the agency that DEI (Diversity and Inclusion) brand managers from large corporations trust with their visual marketing presence, and for small businesses who objectively seek out a boutique agency to handle all of their needs. Jessi is a real life Elaine Benes from Seinfeld - crazy things tend to always happen to her - it is like a constant reality TV show. Jessi tells us the craziest story that has ever happened to her - this story is insane - she worked for a diamond jeweler that turned out to be the biggest con artist who stole over 5 Million Dollars in diamonds from people by targeting widows. Don't miss this story - it involves the Secret Service agent as Mitt Romney and District Attorney and Jessi had to testify in court. He used Jessi to smuggle the stolen diamonds.When he found out that Jessi ratted him out he started following, stalking, chasing and threatening her. In the end Pete Minassian got convicted and had to serve 4 1/2 years in prison. He recently got released and is roaming the streets freely. He actually showed up at Bottled Blonde where Jessi was working and she had him thrown out immediately. Then we learn all about how difficult it is to date in the DFW night club scene. Jessi is a huge believer in "CHICKS BEFORE DICKS". They say dating is like a cesspool in Dallas. Jermey thinks its because they work in sexy places where it is dark lighting, fun music and alcohol. People see them as different people than they are in real life. Their hours are super difficult to deal with. People they date get super jealous which is understandable since they are constantly getting hit on. Texas has the most beautiful women working in the industry - some of their boyfriends come into the bar to see what they are doing. Jessi recently dated someone - it was awesome for 2 weeks - that is all he could handle of her schedule and it was over before it even began. Jermey gives us a rundown of the places he has worked and that he wants to work in the industry for the rest of his life. Luci Giangrandi is a Miami-raised kid whose star has risen. Specifically a Michelin star. She co-owns Boia De, a restaurant she opened with her co-chef and partner Alex Meyer in a strip mall in Little Haiti three years ago. They were named co-nominees for the James Beard Award for best chef in the South. And now, their little spot has got a star from the Tire Man. But she actually started out as an aspiring food writer before training in the Scarpetta kitchen of “Chopped!” judge Scott Conant. Miami first found out about them when they moved to Miami together and opened a tiny taco trailer in the Design District, La Pollita, where they made a killer chicken sandwich.
