From working in the corporate world, to getting his MBA, to building his company and ranking in the top 1% of San Diego County Realtors, Phil's passion has helped him succeed and attain financial freedom. Today, Phil's teams include 22 employees at their Fix & Flip business and around 40 agents in their brokerage. In 2013, Phil graduated with an MBA in real estate and finance from San Diego State University. After getting his broker's license, he left the corporate world and pursued real estate. In 2015, HomeSmart Realty West recognized and awarded Phil as the Top-Performing Realtor. He is currently a Broker Associate and Realtor at Big Block Realty, Inc. By 2016, business had taken off and Phil's brothers both joined his company. Since then, they've grown and expanded the company, and in 2019, they completed around 170 flips. Then along came Covid-19. How has Phil managed to keep his business afloat without any staff layoffs? We hear that his company helps every one of their employees buy a property, and he tells us about Matterport. How is he leveraging digital infrastructure and tools to compensate and adjust for the uncertainty that comes with the pandemic? Phil says they're signing twice as many deals now than before Covid-19, and he gives some valuable advice to sellers. If you're looking for ways to keep your business afloat, you want to know where to find buyers for your properties, or you need advice on how to price your properties to sell, this episode has all the information you need. Highlights of the Interview: Phil's company helps every one of their employees purchase a property as part of their retirement plan. In their lower-end market, they're still doing five or six flips a month. They've managed to keep the business active without any staff layoffs. His team's dedication has driven them to work harder and, as a result, they've signed twice as many deals as before the pandemic. Take care of the people that work for you, and they'll take care of you. Their pricing strategy has allowed them to sell a property for $100,000 over asking price – during the pandemic.

Mark continues to work full time as a Project Manager/Chemical Engineer performing project execution of engineering, procurement, and construction projects in the pharmaceutical, chemical, and food industries and is licensed as a Professional Engineer. He has a separate (Fix & Flip) real estate investment firm, Langdon Properties LLC focused on buying distressed properties, renovating the properties and then re-selling them. Completed 12 Fix & Flips and found out that Fix & Flips are the same as a W-2 Job. Mark and his wife have high net worth from real estate holdings, mutual funds and stock portfolio which allows him access to $2.0 MM various credit lines including raising private money to finance his deals. Takeaways: For 27 years he has self-managed 10 rental units. October 2018, shifted to multi-family with 500 units a year. En este Episodio estaremos hablando con Gabriel Castro y el no va a compartir su experiencia acerca del negocio del Fix & FLip en Español. Es un emprendedor Latino de 27 años. De nacionalidad ecuatoriana, de orígenes humildes. Desde niño su madre le inculcó la idea de que es un “Gran Vendedor” Dejó su hogar a la edad de 13 años. Enfrentó a esa edad todos los retos que vivir en la calle conllevan. Sobreviviendo de un accidente que casi le cuesta la vida emigró a los Estados Unidos a la edad de 18 años, Fue detenido por inmigración al cruzar el Río Bravo, estuvo preso durante 3 meses, una juez le concedió la estadía en Los Estados Unidos de Norte America y desde ese momento su vida cambió. Empezó a capacitarse de manera autodidacta ya que no tenía ni educación ni conocimiento del idioma. Trabajó como Asesor Comercial en una Empresa Inmobiliaria que vende Casas en Ecuador desde USA, lugar en donde rompió récord vendiendo 39 casas en su primer año. Al siguiente año abrió su primera empresa de Bienes Raíces “Negocia Ecuador” llegando a tener 7 oficinas en Ecuador y Estados Unidos. Luego ingresó en la industria del Real Estate en NYC trabajando como un Agente en Century 21. Al siguiente año abrió su primera empresa de Real Estate en New York “N E International Realty” en ese mismo año se inició como wholesaler en la Industria del Fix and Flip hasta convertirse en un activo inversionista de esta industria. siempre vio que toda la información importante de la industria del Real Estate estaba en Inglés por lo que se tomó la responsabilidad de traducir la industria al español para que la hispanos puedan entender y ser parte de esta industria.

Mark continues to work full time as a Project Manager/Chemical Engineer performing project execution of engineering, procurement, and construction projects in the pharmaceutical, chemical, and food industries and is licensed as a Professional Engineer. He has a separate (Fix & Flip) real estate investment firm: Langdon Properties LLC focused on buying distressed properties; renovating the properties and then reselling them. Completed 12 Fix & Flips and Found out that Fix & Flips are the same as a W-2 Job. Rentals Prior to October 2018 - (10) units total: (SFH & 1-4 units) self-managed over the last 27 years. Started last year October 2018 doing Multi-Families: - 21 unit in Greensboro, NC (JV with 1 partner) - 18 unit in Alabama (100% owned) - 32 unit in Hickory, NC (JV with 2 partners) - 48 unit in Louisville, KY (100% owned) - 107 unit in Louisville, KY (Acting as GP/KP Loan Guarantor) - 62 units in Morgantown, WV (JV with 2 partners) - 210 units in Birmingham, AL (JV with 3 partners closing early Oct) Looking to transform into doing syndications moving forward. Mark and his wife have high net worth from real estate holdings, mutual funds and stock portfolio which allows him access to $ 2.0 MM various credit lines including raising private money to finance his deals. On this episode Jeff goes over a deal that he has been working on and really breaks it down by the numbers to show us that by looking at a deal in just one other way how the opportunity becomes clear, and how to create a win/win for everyone involved. He dives into the details and demonstrates how to look at a deal from a Buy & Hold perspective in order to show how a property produces a return for the investor and specifically a good cash on cash return. This is important to learn because if you have a property that you're looking at where the numbers don't quite work for a Fix & Flip, maybe the seller needs too much or owes too much money, you can analyze the deal as a Buy & Hold where you don't need to spend as much to to get the house in rental condition and by taking that into account the deal then works because less cash is needed up front. If the deal can produce a 10%, 15%, or higher Cash on Cash Return as a rental property then it may work for you or you can certainly find another investor that it will work for and wholesale it! This is how you make deals work.

I've known Ian Szabo for a very long time, since about 2008 when I first joined REIN and there was a lot more of him. He's since lost 40-50 pounds and written two best selling books: Reno to Riches and Fix & Flip. At the time he'd started his transformation already from his renovation business to full time investing for himself. Ian then wanted to give back to the community by starting his flip school and his current focus, Ian's short bus talks where he video logs from a refurbished, pimped out short school bus. You see, Ian rode the short bus in school with the other kids with learning disabilities giving him limited beliefs about himself. Ian has since purchased a short bus, repainted it a deep orange, installed a roof top patio, installed new benches complete with flat screen TV and Play Station gaming console. Ian just recently interviewed Gary Vayneychuk the media baron who LOVED the short bus. I'll include a link in the show notes.
