Captain Durham addresses the issues firefighters face when dealing with electric vehicle (EV) fires, particularly the challenges posed by thermal runaway events in lithium-ion batteries. Durham covers various methods and tools for extinguishing EV fires, such as firefighting foam, Class D extinguishers, pancake and piercing nozzles, and fire blankets, and ultimately concludes that the best strategy is to let the battery burn out, a process that takes about an hour.

Roy L Hales/Cortes Currents - The Strathcona Regional District (SRD) may have a nasty surprise for property owners in Campbell River and Area D. They may soon be asked to approve an additional $54 million debt to finance the second phase of the new REC-REATE Strathcona Gardens project. When they originally consented through an Alternative Approval Process (which automatically passes unless 10% of the electorate object), taxpayers were informed the cost was almost half of what is now being put forward “The April 2023 staff report indicated that both phases of the REC-CREATE project were going to be included. They had a Class A estimate they were using for the swimming pool and Wellness Center and they had a  2019 Class D estimate for the ice arena. They also said that the Class D estimate for the ice arena had been escalated. So you would assume by reading that the April  2023 staff report was costed up to be based on current construction costs and inflation.  In addition to that, what I found in the staff report was that they said that the $73 million would include both phases and that staff would strive to deliver the project within the $73 million budget.  That staff report, since it was in April 2023, was less than two years ago,” explained Deborah Rasnick, a professional accountant who worked in senior budget positions of BC public sector organizations for 15 years. “ The new business case that was presented in December of 2024, and approved tentatively by the Strathcona Gardens Commission now, has an estimated cost for phase two only of $58 million. That's on top of The previous approval. So the total cost now of the entire REC-REATE project could increase to around $130 million, and that's an 80% increase from the prior amount.”  “Same thing goes with debt. The original approval allowed for the SRD to borrow Up to $64.67 million and that was approved through AAP. Now this new REC-REATE project phase two, as they're calling it,  wants to allow for an additional $54 million, creating a total debt of up to $118 million, providing they get authority to do that from the participants in the Strathcona Gardens service area.  That increase to total debt reflects an over 80% increase from the prior balance as well.”

This week's EYE ON NPI is loud and proud - it's the Diodes Incorporated PAM8019E Class-D Audio Amplifier and Headphone Driver (https://www.digikey.com/en/product-highlight/d/diodes/pam8019e-class-d-audio-amplifiers), a combo audio amplifier that will add high quality analog audio output to your next design without breaking the bank. We've stocked and used the PAM series of audio amplifiers for over a decade, one of our best sellers is the PAM8302 (https://www.adafruit.com/product/2130) breakout which is a monophonic class D amp for basic projects. Things we like about it: its very inexpensive, it's rock solid, 3~5V power, hard to 'pop' and can drive 4~8 ohm output. But it's only one channel and we often get asked if we can stock a stereo Class D. Also, it's pretty common for us to get requests for headphone drivers. The PAM8019E (https://www.digikey.com/short/b3r00dw5) can do both, and has a lot of nice little details. First up, this is an analog in/out amplifier - no PDM or I2S or TDM. So this is good for either all-analog setups or when you have already converted your digital audio to 'line level', about 1Vpp. Since it's stereo out, there's also stereo input: don't worry about DC bias because you can couple in with 1uF and it will internally bias to half-VDD. Unlike the PAM8302 (https://www.digikey.com/en/products/detail/diodes-incorporated/PAM8302AASCR/4033281), this isn't differential input, reference is ground. You can use either the Headphone amp or Speaker amp, but not both: the selection is done with with a digital input pin which will do a smooth pop-free hand off. For the outputs, there's the stereo Class D outputs. These come as two tied-load bridges (https://en.wikipedia.org/wiki/Bridged_and_paralleled_amplifiers#Bridged_amplifier) which means you can just tie the two sides of each speaker to positive/negative without any capacitors. Class D is an efficient amplification architecture (https://en.wikipedia.org/wiki/Class-D_amplifier) and if done at a high enough frequency - in this case around 400KHz - the inductive load of the speaker acts as a filter so no separate RLC is required. For EMI purposes, the datasheet recommends a simple 100MHz 600ohm ferrite bead plus 1uF capacitor just to reduce the sharp square waves. For headphone, the chip uses a Class AB (https://en.wikipedia.org/wiki/Power_amplifier_classes#Class_AB). These are going to give cleaner output because there's no intermediate PWM stage: speakers tend not to be good enough to notice the hiss added from Class D, but headphones are much more sensitive. Also, at the ~50mW output we're talking about, there's not a lot of benefit to optimizing power. Since headphones are by design 'single ended', you will need 220uF caps on the output for high-pass filtering. Some modern audio amps have a 'floating' ground generated to sink the current for cap-less output but these tend to be more expensive and also wouldn't be compatible with line-level inputs. Some nice details we like to see in an amp, especially one this affordable: spread-spectrum so the high frequency PWM isn't centered on one spike, undervoltage-lockout, short-circuit on all outputs, pop-free, non-clip power limiting and separate not-in-line audio level selection. The last one is particularly nice because on the PAM8302 we have to put an analog rheostat in-line with the input pins to reduce the gain from 15x down to 1x or 2x. This would require a stereo pot, which can get scratchy and fail over time. On the PAM8019E (https://www.digikey.com/short/b3r00dw5), the gain is set with a DC voltage which means you can set it with a potentiometer or a DAC output, and you don't have to worry about jitter or scratchiness because there's hysteresis over 64 points. The crash on Towne Lake Parkway claimed the lives of Esteban Cortez-Rendon, 18, and Gabriel Escandon, 17, while three other teens in the car sustained injuries. Oliver Luis Roman, 18, of Powder Springs, faces charges including two counts of vehicular homicide, two counts of serious injury by vehicle, reckless driving, and violation of a Class D license. Following his arrest, Roman was booked into the Cherokee County jail and is currently being held without bond. On Thursday evening it will be clear, with a low of around 27 degrees.Grant Wood Elementary School in Iowa City was placed on hold about 9 a.m. Wednesday after an armed parent in the office began to threaten staff members.According to a criminal complaint, the parent, identified as 31-year-old Brandon J. Jones, of Iowa City, entered the building to confront the principal about sending his son home from school. Staff told police he entered the main office and demanded to see the principal. He threatened to assault the principal and another staff member who tried to de-escalate the situationJones had a handgun on his hip and proceeded to hand it to his girlfriend, who had come into the school with him, saying something along the lines of “hold this so I don't do something stupid with it,” the complaint states. She took the gun outside.Jones then went into the school hallway, against protests of staff, and began looking for the principal. When staff told him they were calling the police, he went outside where he took the gun back from his girlfriend before being stopped by police, according to the complaint.Jones faces one count if carrying weapons on school grounds, a Class D felony, and two counts of first-degree harassment, both aggravated misdemeanors.During the incident, the building was placed on hold, which means classroom doors were closed and locked, and no one was allowed in the hallway or around the building. Classes resumed as normal for the remainder of the day and school counselors were on-site for any staff or student who would like to speak about the incident.No candidates on the ballot in Nov. 7 city and school elections in Linn and Johnson counties requested recounts, according to county auditors.Two races came down to just a few votes. Candidates had until Nov. 17 to ask for recounts. No challenges arose, so the winners stand. In Solon, city council member Daniel O'Neil narrowly unseated incumbent Steve Stange in the race for mayor, receiving 191 votes — nine more than Stange.In an at-large Alburnett school board race for three open seats, newcomer Mary Bauercamper defeated incumbent Yon Abel by just two votes to secure the third seat. She received 202 votes total — about 14 percent of ballots cast.With its outgoing athletics director David Harris headed to Tulane University in January, where he'll assume the same role, the University of Northern Iowa on Wednesday announced former University of Iowa AD and retired Big 12 Commissioner Bob Bowlsby will step in as interim AD.In doing so, Bowlsby will make a return of sorts — as a Waterloo native and UNI athletics director from 1983 to 1991. Inducted into UNI's Athletics Hall of Fame in 2004, Bowlsby currently is serving on the steering committee for UNI's $250 million “Our Tomorrow” fundraising campaign.“Very few opportunities could have lured me out of retirement, even on a short-term basis,” the 71-year-old Bowlsby, currently living in Dallas, said in a statement Wednesday. “Plenty of people have contacted me, but when President Nook called I certainly listened intently.”After starting in the Northern Iowa athletics department Bowlsby served for 16 years as the athletics director for the University of Iowa.Bowlsby was appointed Big 12 Conference commissioner in 2012, overseeing the addition of BYU, Central Florida, Cincinnati and Houston to the conference.

This week's EYE ON NPI is in a class of its own, it's Richtek's RT9120S Series Class-D Audio Amplifier with DRC Control,(https://www.digikey.com/en/product-highlight/r/richtek/rt9120s-class-d-audio-amplifier) a powerful amplifier with a wide operating voltage range, high efficiency, high wattage and many supported input formats We love I2S audio amplifiers here, they're a huge step up from PWM + analog amplifiers (https://en.wikipedia.org/wiki/Pulse-width_modulation) in that you will get much higher audio quality due to having true analog output and the DAC being tuned for 16, 24 or 32-bit audio. Most simple PWM is maybe 8 or 10 bits! As long as your microcontroller or microcomputer has I2S output support, you can use 3 or 4 pins to generate a bitstream of audio. For example, our Stereo Bonnet (https://www.digikey.com/en/products/detail/adafruit-industries-llc/3346/6573323) adds two single-channel I2S amplifiers to the Raspberry Pi so that it can drive 3 Watt speakers. But what if you need more MOAR power? This is where this I2S amp will shine: it can handle up to 30W per channel, stereo, and best of all it does not require an MCLK input signal (https://en.wikipedia.org/wiki/I%C2%B2S) so it will work great on Raspberry Pi computers of any size - although of course it will work on other microcontrollers and microcomputers as well. Let's take a look and some of the features we like in this chip. First thing to note is that there are a few options in the RT9120 family (https://www.richtek.com/~/media/AN%20PDF/SG017_2022.pdf): the RT9120 is the original, the RT9120S is an upgrade - it can now support 30W instead of 20W thanks to an RDS(on) as low as 90 mΩ and has 94% efficiency over 92%. It does seem to be pin compatible, so if you're using the non-S version this ought to be pin-compatible for an upgrade. This amp is Class D, which means if you're used to class AB amps that require massive heat-sinking, you'll be please to know you can likely get away without requiring a heat-sink - although you'll probably want a big back ground plane and 2 oz copper to help dissipate via the thermal-package ground pad. The trade off is you will need some passive components on the output of the amplifier, because it generates a high frequency - up to 1.5MHz - PWM signal that needs to be filtered down to 10-20KHz. It looks like this amp can use simple ferrite bead + capacitor outputs, but for the best EMI filtering and sound, a 10uH + 0.47uF capacitor is needed for each 'leg' of output. As this is a powerful amp, and since people will want to play it loud, and you'll want to avoid nasty clipping, the RT9120 also features Dynamic Range Compression (https://en.wikipedia.org/wiki/Dynamic_range_compression) which will slowly turn down the gain as the signal gets louder, so that you don't get square wave distortion. Lastly, you will need to control the chip over I2C, it isn't free-running. However, this means you can enable filters, change the Class D frequency, adjust the gain digitally instead of reducing the signal depth, and get an error output report to know if there's a short or open on the speakers, or missing I2S signal lines. However, if you're using a Linux-based system there's already a Richtek-authored kernel driver you can use.(https://git.kernel.org/pub/scm/linux/kernel/git/stable/linux.git/tree/sound/soc/codecs/rt9120.c) Sounds good? I think so! On Monday evening it will be mostly cloudy, with a low of around 41 degrees.According to reporting from the Associated Press, Iowa Governor Kim Reynolds is expected to endorse Florida Governor Ron DeSantis in his bid to secure the Republican nomination for president. DeSantis has been struggling to maintain his claim to be the solid 2nd place alternative to former President Donald Trump, and an endorsement from Gov. Reynolds could give his campaign a boost in momentum as the Iowa Caucuses are rapidly approaching.The Trump campaign was quick to criticize the news that Gov. Reynolds could endorse a political rival.“Kim Reynolds apparently has begun her retirement tour early as she clearly does not have any ambition for higher office,” the Trump campaign said in an emailed statement. “Earlier this year, she promised her constituents that she would remain neutral in the race, yet she has completely gone back on that promise. Regardless, her endorsement will not make any difference in this race.”Trump is the heavy favorite to win in Iowa. DeSantis is competing with former U.N. Ambassador Nikki Haley to emerge as the second place choice in Iowa and on to New Hampshire.But we've got our local elections to focus on this week.Tuesday is Election Day in cities and school districts across Iowa. Voters will choose representatives on their city councils and school boards, and they'll weigh in on ballot issues that could raise property taxes to pay for new schools and community facilities.But early voting numbers reported in two Eastern Iowa counties show early interest in weighing in on those choices is lagging compared to the last city and school elections in 2021.As of Thursday, Linn County Auditor Joel Miller said turnout was down about 50 percent from early voting in 2021, totaling 4,785 ballots cast.Miller said he thinks there are too many other distractions and voter apathy all contributing to a lack of turnout for this election. He estimated 75 to 80 percent of Linn County's registered voters will opt not to vote.In Johnson County, election technician John Deeth said the county finished the 2021 election with 3,898 absentee ballot requests. Deeth said he did not anticipate turnout climbing as high as 2021, when, like in Linn County, there had been more contested elections.A 17-year-old faces a felony charge after authorities determined he posted an Oct. 27 social media threat against Metro High School, Cedar Rapids police said Saturday.The arrest marks the second time in a month that police have detained a teen for posting threats on social media against Cedar Rapids schools.In the latest arrest, the threat against Metro quickly was determined by police to be unfounded and classes in the district went on uninterrupted. But the threat was then shared by others on social media, police said.On Friday, a 17-year-old boy “was located by CRPD officers and taken to detention,” according to a police news release. Police said the teen, who they did not name, is not a student in the Cedar Rapids Community School District but they did not say where he is from or where he was located.Police said the teen will be charged with intimidation with a weapon, a Class D felony. The case, once the teen is charged, will proceed through juvenile court, according to Linn County Attorney Nick Maybanks.

Ready For Takeoff - Turn Your Aviation Passion Into A Career

On the afternoon of May 11, 1996, Valet Flight 592 pushed back from gate G2 in Miami after a delay of 1 hour and 4 minutes due to mechanical problems.There were 110 people on board: 105 passengers, mainly from Florida and Georgia, and a crew of two pilots and three flight attendants. At 2:04 PM EDT, the DC-9 took off from runway 9L (now runway 8R) and began a normal climb. At 2:10 p.m the passengers started to smell smoke. At the same time, the pilots heard a loud bang in their headsets and noticed the plane was losing electrical power. The sag in electrical power and the bang were eventually determined to be the result of a tire in the cargo hold exploding. Seconds later, a flight attendant entered the cockpit and informed the flight crew of a fire in the passenger cabin. Passengers' shouts of "fire, fire, fire" were recorded on the cockpit voice recorder (CVR) when the cockpit door was opened. Though ValuJet's flight attendant training manual stated that the cockpit door should not be opened when smoke or other harmful gases might be present in the cabin, the intercom was not functional and informing the pilots of what was happening was difficult. The flight data recorder (FDR) indicated a progressive failure of the DC-9's electrical and flight control systems due to the spreading fire. Kubeck and Hazen immediately asked air traffic control for a return to Miami due to the increasing smoke in the cockpit and cabin, and were given instructions for a return to the airport. One minute later, Hazen requested the nearest available airport. Kubeck began to turn the plane left in preparation for the return to Miami. Flight 592 disappeared from radar at 2:13:42 PM, the exact time that it crashed. Eyewitnesses nearby watched as the plane banked sharply, rolled onto its side and nosedived into the Francis S. Taylor Wildlife Management Area in the Everglades, a few miles west of Miami, at a speed in excess of 507 miles per hour (441 kn; 816 km/h). Kubeck lost control of the plane less than 10 seconds before impact. Examination of debris suggested that the fire had burned through the floorboards in the cabin, resulting in structural failure and damage to cables underneath the instrument panels. The NTSB report on the accident stated, "the Safety Board cannot rule out the possibility that the flightcrew was incapacitated by smoke or heat in the cockpit during the last 7 seconds of the flight."   At the end of a fifteen-month investigation, the National Transportation Safety Board (NTSB) determined that the fire that downed Flight 592 developed in a cargo compartment below the passenger cabin. The cargo compartment was a Class D design, in which fire suppression is accomplished by sealing off the hold from outside air. Any fire in such an airtight compartment would quickly exhaust all available oxidizers and then burn itself out. As the fire suppression can be accomplished without any intervention by the crew, such holds are not equipped with smoke detectors. However, the NTSB quickly determined that just before takeoff, 144 expired chemical oxygen generators, each slightly larger than the size of a tennis ball can, had been placed in the cargo compartment in five boxes marked COMAT (company material) by ValuJet's maintenance contractor, SabreTech, in violation of Federal Aviation Administration (FAA) regulations forbidding the transport of hazardous materials in passenger aircraft cargo holds.[a] Failure to cover the generators' firing pins with the prescribed plastic caps made an accidental activation much more likely. The investigation revealed that rather than covering them, the cords attached to the firing pins were simply cut or duct-taped around the cans, and Scotch tape was also used to stick the ends down. SabreTech employees indicated on the cargo manifest that the "oxy canisters", which were loosely packed in the boxes that were each sealed with tape and bubble wrap, were "empty". ValuJet workers then loaded the boxes in the cargo hold in the mistaken belief that the devices that they contained were just empty canisters, thus being certified as supposedly "safe" to transport on a passenger aircraft, when in fact they were neither simple oxygen canisters, nor empty. Chemical oxygen generators, when activated, produce oxygen for passengers if the plane suffers a decompression. However, they also produce a great quantity of heat due to the exothermic nature of the chemical reaction involved. Therefore, not only could the heat and generated oxygen start a fire, but the oxygen could also keep the fire burning. The fire was worsened by the presence of two main aircraft tires (one of them mounted on a main wheel) and a nose tire and wheel that were also included in the list of materials shipped as COMAT. Investigators determined that one of the oxygen generators was likely triggered when the plane experienced a slight jolt while taxiing. As the aircraft taxied and took off, the generator began accumulating heat, soon setting fire to its surroundings. Laboratory testing showed that canisters of the same type could heat nearby materials up to 500 °F (260 °C). The oxygen from the generators fed the resulting fire in the cargo hold without any need for outside air, defeating the cargo hold's airtight design. A pop and jolt heard on the cockpit voice recording and correlated with a brief and dramatic spike in the altimeter reading in the flight data recording were attributed to the sudden cabin pressure change caused by one of the wheels in the cargo hold exploding due to the heat. Investigators also determined that in this process, the fire began to destroy control cables that ran to the back of the aircraft, which explained why the pilots began losing control before the plane crashed; the NTSB concluded that the aircraft was under positive control by the pilots until the time of the sharp right turn and dive immediately prior to impact. Smoke detectors in the cargo holds can alert the flight crew of a fire long before the problem becomes apparent in the cabin, and a fire suppression system buys valuable time to land the plane safely. In February 1998, the FAA issued revised standards requiring all Class D cargo holds to be converted by early 2001 to Class C or E; these types of holds have additional fire detection and suppression equipment.

It will also be breezy with a northwest wind of 10 - 20 mph with gusts as high as 30 mph.Two athletes being investigated for illegal sports betting now face felony identity theft charges, the most serious counts filed to date in the ongoing state investigation of gambling on Iowa campuses.Eyioma Uwazurike, a former Iowa State University football player and current member of the National Football League's Denver Broncos, and Paniro Johnson, a current Iowa State wrestler, each have been charged with Class D felony identity theft, according to court documents filed in Story County.In Iowa, a Class D felony carries punishments of up to five years in jail and a fine of between $750 and $7,500. Uwazurike and Johnson also still face an earlier charge of tampering with records, an aggravated misdemeanor punishable by up to two years.Both men have pleaded not guilty to both charges, and both are scheduled for separate jury trials at 9 a.m. Oct. 24 in Story County District Court.The new identity theft charges, filed last week, allege Uwazurike and Johnson fraudulently used another person's identifying information for their benefit in an amount exceeding $1,500. Court records in both men's cases describe how they allegedly engaged with another individual to create accounts with sports betting companies and then placed bets from those accounts.A Palo man accused of pushing an 8-year-old boy into a fire pit this weekend is also facing a trial on a charge that he assaulted his girlfriend in June.According to a criminal complaint released Tuesday, the boy ran Saturday from the home that Christopher Wayne Maas, 42, was staying in on First Street in Palo. After reaching a nearby park, the boy told adults there that Maas, his mother's boyfriend, had shoved him into a firepit, causing severe blistering to his face and shoulder.The Linn County Sheriff's Office said it was looking for Mass, and he turned himself in Sunday at to Cedar Rapids police, where deputies took custody.Maas was charged with child endangerment causing serious injury. He was released from the Linn County Jail on Tuesday after posting a $5,300 surety bond and a promise to appear in court Sept. 11.Maas also is facing a previous charge in Linn County Court of assault causing bodily injury in relation to a June incident. He is accused of assaulting his girlfriend by dragging her off a bed, causing her to hit the back of her head on a bench, and slamming a car door in her face after he tried to drag her out of the vehicle, according to a criminal complaintFormer President Donald Trump will be among the thousands in Ames on Saturday to watch the annual Cy-Hawk football game.Trump's campaign announced Tuesday he would attend the game, but did not say whether the former president and current front-runner for the Republican presidential nomination would hold any public events while in Ames.Kickoff for the game between the University of Iowa Hawkeyes and the Iowa State Cyclones is set for 2:30 p.m. Saturday at Jack Trice Stadium.

RAGBRAI riders in Coralville had to take shelter as Friday night's severe weather brought strong winds that knocked out power, downed trees and damaged buildings.The storms moved in as Coralville was set to welcome thousands of cyclists for an overnight stop on the Register's Annual Great Bicycle Ride Across Iowa with a festival and concert by a rock band. Instead, campers were encouraged to seek shelter in City Hall and schools to ride out the storm.“Due to severe weather we have had to make the difficult decision to cancel the Bush concert this evening,” RAGBRAI told cyclists over Facebook.Reports to the National Weather Service included wind gusts up to 90 mph in Hiawatha, downed power lines and toppled trees in Marion, Shueyville, Swisher, Tipton and other locations. A tree fell on a mobile home in Wyoming in Jones County, a report to the weather service said.Meanwhile, you-pick farms across Iowa are struggling this summer due to heat, drought and haze. He had his first appearance in court Friday and was released from jail on his own recognizance.Burkhalter is accused of having sexual contact with a patient on six occasions between October 2020 and May 2021. Four happened during scheduled clinical appointments, during which he was to provide mental health services, and two happened at the patient's residence, according to criminal complaints.A no-contact order has been filed on behalf of the victim.

She caught playing partner Ariya Jutanugarn with an eagle on the par-5 14th hole to reach 18 under, then closed with three straight birdies to pull ahead of Jutanugarn and Xiyu Lin. NHL – Why Marty Walsh left the Biden administration to run the NHL players’ union Marty Walsh was less than halfway through his term in the Biden administration as labor secretary when the phone rang with an interesting opportunity. The university announced his resignation Saturday night. Huggins was charged with driving under the influence on Friday night after his SUV stopped in the middle of traffic in Pittsburgh with a shredded tire. According to a criminal complaint, a breath test determined Huggins' blood alcohol content was 0.21%, more than twice the legal limit. Last month the university had suspended Huggins three games for using an anti-gay slur while also denigrating Catholics during a radio interview. Huggins entered the Basketball Hall of Fame last September and was the third winningest coach all-time in Division I. NCAA – NCAA medical committee seeks to remove marijuana from banned substances list A NCAA medical committee is recommending the removal of marijuana from its banned drug list and suggesting that testing should be limited to performance-enhancing substances. To pass, the legislation must be introduced and approved by all three NCAA divisions. A final decision is expected this fall. The proposal is one of several recommendations by the NCAA’s committee on competitive safeguards and medical aspects of sports. He and another prolifer were attacked from behind and the thug ran away.” Mark Crosby and Dick Shafer have been confirmed as the victims in Friday's attack. Both men are over the age of 70, according to police reports. WMAR reported that surveillance video shows the suspect tackling Shafer, disturbing a large flower planter outside of the abortion facility. When Crosby came to Shafer’s aid, the assailant shoved Crosby to the ground, and the person was seen punching and kicking him in the face. At 10:39 a.m. Monday, Maine State Police Trooper Denver Roy attempted to stop a vehicle heading north on Interstate 95 in Houlton, Maine. The driver did not stop, instead continuing north. Trooper Roy "observed a sign indicating that the operator had an explosive device on-board," the MSP wrote. It is not clear what sort of sign was displayed. When the vehicle eventually stopped between the U.S. and Canadian ports of entry, troopers commanded him to get out of the vehicle. The proposed deal to raise the debt limit facing Congress includes a measure to end a temporary freeze on student loan repayments.

So we've done some research for how the industry has done historically, and from what we've seen, the collections actually go up during recession because people are, you know, hunkered down. They don't want to get evicted 'cause they really have no other option at this point. So they just really want to prioritize the rent. I will say over the last few months as I think we've been going into this recession, we've seen that, so we've seen our collections have kicked out quite a bit. And so we're in high nineties for the first time. We generally hover in the low nineties on our collection and we're 98% collection. We're starting to see that trend.  [00:00:49] Sam Wilson: Brett Bowman is the CIO and co-founder of Suncrest Capital, which has acquired over 1,100 mobile home lots across 20 communities in less than two years. Brett, welcome to the show.  [00:01:01] Brett Bowman: Thanks, Sam. Great to be here.  [00:01:02] Sam Wilson: Hey man, the pleasure's mine. Brett, there are three questions I ask every guest who comes to the show: in 90 seconds or less, and you tell me where did you start, where are you now and how did you get there? [00:01:10] Brett Bowman: Yeah, so I started with single-family rental. Now I'm doing mobile home parks, at a syndication level. So we've got, like you said, we're actually just a little over 1200 units now. We just had a big closing last week. And to get there, you know, honestly, the one thing I can attribute to is partnerships. So I started off partnering as a limited partner. Grew into junior GP where I kind of started learning how to really take on deals, work with investors, underwriting, forecasting, all that kind of stuff, obviously, the operation, and then currently have a partner, Ryan Hill, that I do everything with at this point. [00:01:45] Sam Wilson: Man, that is awesome. What do you feel like have been the, I know one of the things we talked about here earlier, or before we even started recording was systems and relentless grit. It's one thing to have grit, but it's another thing, you know, if you don't have systems that go with it. How did you develop the systems that have helped you guys take down this many units so fast? [00:02:04] Brett Bowman: Yeah, good question. So this has been a lot, lot of work over time. The main system we employ is actually from Gino Wickman's Traction book, Entrepreneurial Operating System or EOS. And there's a few aspects of it, but the critical one for us anyway is every Monday we have a 90-minute weekly pulse where we go through, really, anything like all the high-level issues and it's just, it's a standing agenda. I can go into more detail if you want, but it's a standing agenda that every week we don't have to, we just rinse a repeat. There's not really a whole lot of up has to go into the agenda. You spend a lot of time talking about your key issues and for us, some of those issues have to do with either collections or some major project that we need to make sure we get right. And then you talk about what do you need to do over the next one to two weeks to fix this issue. So you kind of drill down the path in a very eye size chunk. The other aspect about it is setting annual and quarterly goals. And so we're really relentless about how we structure those goals, measuring the goals, tracking every single week, how we're doing on the progress, all those kinds of things. So there's a few things we've done from an operations perspective. On the deals perspective or on the acquisitions perspective, we've kind of tried to do the same thing, but we use Trello as a tool that we use for tracking a lot of different things. We do projects there, we do our mobile homes there, we do deals. And we essentially start every deal in the vetting column. And if it passes that, then it'll go to the next column and the next column. So we have a few phases we go through just to underwrite the deal, and once we've underwritten it, we decide, okay, we're going to make an offer. Then we move it to the next, where we're like kind of negotiating it, and then a few of them getting into that column. For the most part, I'd say one out of 20 deals maybe gets to an offer stage for us, 'cause we're eliminating quite a few. And honestly, we have a team of really strong VAs that help us do most of the first part of the process, which I think is unique for us. Most people are doing that themselves. And I actually have an underwriter by background, so that's something I enjoy doing. But we have a team of VAs that can take so many more deals than I can. And then we do the final stage of underwriting after that.  [00:04:09] Sam Wilson: How do you, I guess developing even, I mean, the systems inside of systems, but developing the system for a team of VAs to underwrite those deals and not unintentionally, but pass up on things that might have some merit to 'em. [00:04:26] Brett Bowman: Yeah, for sure.  [00:04:27] Sam Wilson: What's that system been like where you can train somebody else to say, you know, put this in the round bin, or no, let's advance this to the next stage? [00:04:35] Brett Bowman: Yeah, good question. So and I probably shouldn't call them VAs per se 'cause they are, you know, typical RVAs, generally we're paying $5 or $6 an hour. This team, we pay $20 to $25 an hour. So they're definitely higher skill set, but they're virtual technically. [00:04:49] Sam Wilson: That's a salary of 50 grand a year.  [00:04:52] Brett Bowman: Yeah. I mean, it's nice 'cause we have that flexibility. We can use them as needed, but not always. But we have triggers. So we have different rules of thumb that we've given them that if we put it in a column and to move it, they have to get kind of a buy-in from one of us. So one of our employees is actually a finance or has a finance background as well. So he kind of manages them and he'll give the yes or no to move it as a pass of it forward, but they'll generally come to us and we'll recommend it. So they'll say, Hey, we've reviewed this. We think we should advance for these reasons, or We think we should pass for these reasons. And almost always, we agree with whatever their recommendation is. The only time we've pushed against it is if it's a market we know well, and we think that we can get better on the assumptions, things like that, that we might push against the recommendation.  [00:05:36] Sam Wilson: Yeah. 'cause I mean that's just the word assumptions there was, I think the key. There are, I mean, underwriting is a lot of assumptions. And getting into that where you're like, oh, okay, this is, we can do this in this market and training someone else to understand kind of that. It's subjective in its own right. I think knowledge is a challenge. Building that process, what's that been like, you know, taking it out of your head and getting it into a remote team's head? [00:06:04] Brett Bowman: Yeah. So when we first started working with them, it's been probably 18 months now. Their background is more in multifamily, so they hadn't really done mobile home parks before. So I developed my model first and they were using my model. And then one of my partners, Matt, I used my model and kind of advanced it to the next level. So they're now using that model. And to my knowledge, the only mobile home park model these guys have ever used is our model. So we know exactly, you know, when you're using your own model, you know exactly where to go to play with the numbers 'cause it's just, it's easy to know where your assumptions lie, right? So training them on the big unique aspect of mobile parks is infill. So if you're buying a hundred mobile park space, but there's only 80 that are filled in, you've got a big assumption of how fast can I fill those other 20. So we always look to make sure that they're infilling of the places we think is realistic because if I say I can fill all of those in six months, that's very different than, it's going to take six years to fill 20 spaces. That can change your IRR assumptions dramatically. So we got to make sure that's right. We also have kind of given the rules of thumbs for like where we want them to start on CapEx numbers, where we want to start with operating reserves. And then we also tell them where we need our splits to be for investors, the investor IRR. Those kinds of things we've all got documented, so they kind of know what they're looking for and that's part of the reason why they're able to recommend whether to pass or fail 'cause we've given them those metrics.  [00:07:26] Sam Wilson: Let's talk a little bit, I love that. Thank you for taking the time to share with us kind of how that process has evolved 'cause I'm sure it has been a process and I'm sure it's something where you guys are constantly tweaking it, going back and saying, hey, we could improve this along the way, but it's getting it started, I think is the key there. So good for you for getting things figured out, getting the deals to your VAs so they can even underwrite it. The mobile home park space is very competitive. A lot of money has come into it as you well know. I'm not in the mobile home park space, so I'm telling somebody that probably knows way more about this than I do. But what's that process been like building the acquisition side or even just the lead development side of your business?  [00:08:04] Brett Bowman: Yeah, so I would say if I was going to start off with this and didn't have any leads at all, I would start with Crexi. I go to Crexi and set up alerts for states you're interested in, size you're interested in, asset class, all that kind of stuff. I would also say just get a digest 'cause I used to do it where every deal would come to me, and now I've decided it's one email a day, which is nice 'cause I can see all the deals at once real quick. So I still do the Crexi thing. But then over time, I've developed relationships with brokers. So I've got, I'm on most brokers' lists, at least in the markets we're in, at least as far as I know. I guess I wouldn't know if I've got a broker that I'm not on their list, right? So developing relationships with the brokers, and then it took us more time, but over the last several months, we've also developed a cold calling team. So we have a handful of people that just part-time do cold calling for us, and part of that process is we've got to build lists for them to call and make sure the lists are accurate, and not the whole thing in and of itself, and then they call. And then depending on how that deal looks, we'll underwrite that deal. So there's kind of the three different, there's the Crexi, the individual brokers, and our cold calling are kind of our three inflows.  [00:09:08] Sam Wilson: How much of your day now is spent actually managing people versus managing the business itself? [00:09:16] Brett Bowman: I would say for me anyway, most of it's the business for me. For Ryan, my partner, that's more the kind of operations guy, he's probably the opposite, where he's spending most of his time on people, like managing people, training people, holding people accountable, checking out a project satisfaction kind of stuff is more him. [00:09:33] Sam Wilson: Got it, got it. No, that's great. I love the delineation of duties there. I just, when you build systems, I think that's one of the things that every business owner's end goal obviously should get to the point where it's like, hey, you're managing people who are managing the process. It sounds like you guys have done that there, which is really great. But I also just wondered, you know, what that process looked like for you. So it sounds like you are more on the asset management side of things, in the day-to-day, is that right?  [00:10:00] Brett Bowman: Yeah. And really what I'm working on is more of the, like, you know, just to do another Gino Wickman book, right? Rocket Fuel is kind of a sister book to the Traction book, and Rocket Fuel is all about finding the right partnership. And essentially there's two types of partners that they talk about. They talk about a visionary and an integrator, right? And an integrator is more about, like, being able to pull the right people together, the right systems day to day. And the visionary is a little bit more like high-level looking strategy. So Ryan and I, technically we've taken the test, we're technically both visionary. Like, he's acting as the integrator 'cause we need someone in that role. And he's kind of the best suited for it at the moment. So for me, I definitely am more far-ranged, like, where do we want to acquire, what markets do want to expand into, building relationships with high net worth individuals from an investor perspective, things like that. Do we need to hire more employees? How are we doing recruiting-wise? Where do we go? And Ryan's more, okay, we've got these projects, need to be executed, need these contractors. He's meeting with contractors, meeting with our property managers, those kinds of things.  [00:11:01] Sam Wilson: Got it, man, that's really, really cool. Tell me about the mobile home park market. You know, we've seen here in the last couple of months, especially with interest rates rising, with cost of debt, you know, skyrocketing, we've seen some softening in some asset classes that have been particularly hot. I know mobile home park's very attractive as well. What's the market like? What's the state of the market in the mobile home park space?  [00:11:24] Brett Bowman: Yeah, it's gotten crazy for sure. In fact, over the last couple of years, we've been into it, we've seen it get hotter and hotter. People who have been doing it 20 years have just said the same thing. It just keeps getting hotter and hotter. What's been interesting this past year with rates changing. I'll just give you one of our acquisitions as kind of a case study. We really like Springfield, Missouri. We had four parks there about a year ago that we closed on. So in December of 2021, we had kind of a pocket listing come in from a broker that offered another portfolio of six mobile home parks in Springfield, which, of course, we were very excited about. We ended up getting it under contract in February at 18.5 million. And it was, you know, the rates were in the threes. We were looking at some really nice leverage. And then by the time that we were getting closer to closing at the end of April, early May, rates have changed so much that everything kind of fell apart on the deal. Fortunately, we had, you know, enough people in the deal that wanted to make it done, that we continued to work through it and had various crazy creative things we were trying to do to make this happen between seller financing, preferred equity, all that kind of stuff. Ultimately, we ended up doing a retrade on it. So we re-traded it down to 17.5. And then on the GP side, the partner side, we took a little bit of a shared what we normally would make from a commission standpoint and a back-end standpoint so that we could keep our investors whole on what they were going to make. And so between the retrade and then our concession, we were able to still get the deal done with the same terms we'd expected for our investors. And we finally just closed on that two weeks ago. Oh, and then the other thing I should say is we had the seller increase rent in July while we were under contract to, not quite market, but still closer to market, which helped improve the cap rate, which helped improve our going in that service coverage ratio, which, with increasing rates, was kind of critical going in right? To have that going in DSCR be more sustained. So few things we had to change in the environment to make it happen. I definitely think having the rent increase go live before you buy is a great tip for future people. I think we'll do that. Maybe not every time, but I think we'll consider that every time. And yeah, I just think going forward, these deals are going to be tighter and tighter with the rates continue to go up and sellers, I just don't see them getting realistic anytime soon from a cap rate perspective.  [00:13:39] Sam Wilson: Don't expect that anytime soon. What was that conversation like with the seller, getting them to increase rates? I mean, I think it would be kind of interesting to be in that position as a seller, having a new buyer come in and say, hey, you go out and, you know, Mr. Seller go out or Ms. Seller go out and increase rates. I'd be like, well, shoot, why didn't I do this two years ago? [00:13:58] Brett Bowman: Yeah, it was interesting for sure, and that part wasn't as hard of a negotiation as, you know, obviously we're re-trading another million, we're taking a million dollars off the purchase price. That was the harder conversation. But the rent increase, we just kind of showed him the numbers and said, look, you know, with this, our cap rate was, I think we were at 6% cap rate, or maybe it was 5.8, something like that cap rate. And increasing the rent took us to about 6.5, which made the debt service coverage ratio show above 1.35. And so it was relatively, hey look, we need you to do this. We have to have this in place for at least one to two months before we close. That's the only way we're going to get this bank to finance it. And so it was kind of, If you want to close, if you want the money, you got to do it kind of a conversation. So it was a little bit more straightforward than a lot of negotiations are.  [00:14:43] Sam Wilson: Right. No, I think that's an absolute pro tip. Absolutely. Thanks for sharing that. I hadn't actually heard of anyone, I mean, I'm sure it's happened a lot more than I know, but that anyone's successfully pulled that off. They're pretty close getting the seller to raise. [00:14:57] Brett Bowman: It's nice 'cause not only do you walk into the better cap rate, better coverage, but you also aren't the bad guy 'cause the seller did it. So you come in a few months later, or even a month later and you've, you know, even though you're the one that pushed for that rent increase, you get to start fresh with the residents and, you know, have your own policies come in.  [00:15:14] Sam Wilson: Yeah, absolutely. Speaking of policies and not being the bad guy, I read a, there's a newsletter that comes out every, I think, it's called MHC or MHP Weekend, I don't know, I can't remember what the name of the newsletter is, but I read it every weekend 'cause it's always interesting just to hear what's going on the mobile home park communities. And, you know, there's a lot of a lot of activity, a lot of buzz about communities pushing back on rent raises, on people going to the city level or the county level and, you know, forcing landlords to not be able to raise rents, things like that. Have you experienced any of that, seen any of that in your portfolio and or around you? Can you speak to that at all?  [00:15:54] Brett Bowman: We haven't seen it yet. So the markets we're in are, we're mostly in Kansas City, Springfield, and then up in Des Moines. So far those markets haven't seen that too much. The closest we've come is in Des Moines. There's a larger operator that owns a couple of mobile home parks, and their rents are close to $700 a month, where we've done two increases and we're still around 400. They have taken a lot of heat, a lot of bad press and we've, you know, had some homes move into our community from that. So there's been some, some word from, like, the local mobile home community association that there could be some regulation coming in largely because of some of these players raising rent so much, but nothing yet. Nothing's been official yet.  [00:16:37] Sam Wilson: Got it. Okay. Very good. Let's talk about tenants for a second. What's the kind of feel from the tenants right now? I mean, is it something where people are keeping up with their rent payments? What does this demographic do in a potential recession?  [00:16:50] Brett Bowman: Yeah, this will be our first recession that we've held mobile home parks for. So we've done some research for how the industry has done historically, and from what we've seen, the collections actually go up during recession because people are, you know, hunkered down. They don't want to get evicted 'cause they really have no other option at this point. So they just really want to prioritize the rent. I will say over the last few months as I think we've been going into this recession, we've seen that, so we've seen our collections have kicked out quite a bit. And so we're in high nineties for the first time. We generally hover in the low nineties on our collection and we're 98% collection. We're starting to see that trend. [00:17:29] Sam Wilson: That's amazing. That is not the answer I would've would've expected, but, you know, hey man, that's no complaints from the landlord side of things.  [00:17:38] Brett Bowman: No, not at all. And the way that I've heard it explained is, you know, you've got your top tier class A apartment complexes, and if people living in there start struggling, they're going to go down to Class D or Class C, you know. And so by the time you're down to mobile home park, it's not necessarily your bottom run 'cause, honestly, I think in some cases people prefer that over apartment complexes, 'cause, you know, you don't have immediate neighbors. You can park right next to your home. You've got bigger space, you own your home, those kinds of things, right? But at the same time, it's sort of the last safety net in a lot of cases, right? So by the time that you're there, you really want to make sure that you're safe. [00:18:12] Sam Wilson: What's one management and or ownership tip you might give? If somebody doesn't own a mobile home park right now, that's something you're like, hey, this is something we do at our parks to, you know, cueing off your word, safe there? Or it's like, what do you guys do to keep this, the right tenant, the right property, clean environment where people feel safe when they go home. [00:18:34] Brett Bowman: Yeah, we have a few things we do. The first is we have a very strict policy against having sex offenders in our parks. I haven't done a whole lot of multifamily myself. The only multifamily I've done has been, like, an LT. So I don't know if this is a common problem with multifamily, but in mobile home parks, we frequently will see that the previous landlords have had, you know, very severe sex offenders in their park. So we just sent out notices for sick. The six communities we bought, we have six we're evicting for that are sex offenders. And that's largely 'cause, you know, everyone, we all have kids ourselves and we just don't believe that we need to be the second chance for some people. And these communities have children running around, so we don't want that. That sends a message to the community. The other big thing that we do and again, probably doesn't really resonate with apartment complexes, but we make sure we trim trees all around. So tree trimming is often neglected by owners. And we've had trees fall and break homes before in the past. It's a big storm, so fortunately no one's been injured yet, but we like to prevent that from happening. So trees can be the enemy of a mobile home park if you're not on top of it. So, again, we just closed on this park about 10 days ago, this portfolio of six. So we're already doing tree trimming this week. [00:19:46] Sam Wilson: Right, and I could only imagine that for a lot of your legacy mom and pop owners, I mean, tree trimming is expensive. [00:19:52] Brett Bowman: It is, yeah.  [00:19:53] Sam Wilson: Across across. I mean, gosh, you can take down, I'm just thinking of the last couple of trees I've taken down on my own property. I'm like, well, there was 4,000 bucks a tree.  [00:20:00] Brett Bowman: It really does. It's crazy. I mean, we budgeted, I'd have to check for sure, but we probably have about $80,000 we budgeted for this portfolio for just tree trimming, just for tree removal. [00:20:10] Sam Wilson: Wow. Yeah. Yeah. And there's your answer as to why, again, legacy owners probably are going, eh, that's 80 grand. I don't need to spend.  [00:20:16] Brett Bowman: Yeah, exactly.  [00:20:17] Sam Wilson: That's fantastic. Let's rewind a little bit. How long have you been investing in real estate altogether? Single-family homes all the way through to mobile home parks. [00:20:25] Brett Bowman: I'm about 12, 13 years.  [00:20:28] Sam Wilson: Okay, cool. Let's rewind 12, 13 years. What is one thing you feel like you've done really well that other investors maybe that aren't as far along as you are, should emulate?  [00:20:37] Brett Bowman: Well, I mentioned the partnership thing. I probably would double down on partnership. So when I was doing single-family homes, it was just me. I was, like, learning obviously from realtors and agents and I was joining groups and, you know, there were in-person and Facebook groups that I was learning a lot from, read a lot of books, those kinds of things. But as I started getting into more multifamily, that's when I felt partnerships really helped because the level of complexity is just so much higher when you jump into something like industrial or retail. Even now, I've never done self-storage. I wouldn't want to get started on self-storage by myself. I'd probably want someone that has had a lot of experience that I can partner with and learn it from. So I think partnerships can be really critical. I would also hedge and say, you know, you don't want to just jump in just 'cause somebody's got this experience. You got to make sure you can mesh and you know each other and you can trust each other. So building a relationship before becoming partners, almost like dating before getting married, can be important too 'cause it's pretty hard to sever a partnership, especially once you've bought multiple projects together.  [00:21:35] Sam Wilson: Absolutely. Absolutely. Well said. And if there was one thing that you could go back and maybe do differently, or a mistake you could help our listeners avoid, is there anything that comes to mind?  [00:21:46] Brett Bowman: So every time we buy a property, we do what we call a postmortem, where a couple of weeks afterward, we all meet together and say, Okay, what did we learn from this acquisition? What went well? What didn't go well? And we always find things that are surprises every time that you're like, okay, I thought we knew everything about this before we bought it, right? And then a week after you buy it, you're like, okay, didn't know about this, didn't know about that, you know? So we just, we continue toward due diligence list, right? I would say the biggest thing, especially in mobile home parks. I think going forward, we will always scope sewer line, always. It's an expense. It's at least a couple thousand dollars to go out and, you know, if you end up not buying the mobile home park, you lose the money. But at the same time, you could get stuck with a mobile home park that has crushed in clay pipes that you got to spend 200 grand to replace all. So you'd be better off knowing ahead of time, hey, either I need to walk 'cause this is going to cost too much. Or I've got to go back to the seller and say, hey, we need a $200,000 price concession 'cause we've got to fix these pipes. [00:22:45] Sam Wilson: Right, man. I love it. I absolutely love it. Brett, you've given us all sorts of good things to think about here today from the scope in the sewer lines to, you know, partnering up early out of the gate to, what was your one earlier where you said, oh, it was getting the seller to raise rents before you even closed. So, yeah, lots of pro tips today. Brett, thank you for taking the time to come on the show. I've certainly enjoyed it. The pleasure's mine, Brendan, there are three questions I ask every guest who comes in the show In 90 seconds or less, can you tell me where did you start? Where are you now, and how did you get there? How did you get there? [00:00:59] Brendan Chisholm: Where did I start? 90 seconds or less. All right, here we go real quick. 10 years ago, or right when I graduated college 14 years ago, all I wanted to do was climb a corporate ladder. Didn't wanna do that anymore. So I decided to think real estate was the best way to do it. I started looking at turnkey turnkey pass of single family homes in the southeast and migrated myself up when I realized that didn't really turn equity or turn money as quickly as possible. Started looking into multi-family. , After that, just really jumped into it for a couple years before acquiring my first property. And then where are we now? As you mentioned, at the top of the show, just purchased my third property in under 21 months. And know that is, that is the plan. The snowball is, you know, officially rolling and keep on keeping the momentum going downhill. Man, that's, [00:01:45] Sam wilson: That's cool. Three properties in 21 months. That is momentum. That's absolutely momentum. It takes, , especially when people make the leap into bigger assets, I think it's commonly underestimated the amount of time it takes to get your first deal done. Yeah. I mean, was there, was there an on ramp period for you or was it just, Hey, we're gonna multifamily and you just started acquiring things? [00:02:06] Brendan Chisholm: It was an on ramp period. As I mentioned, I wanted to look at turnkey rentals cause I thought that would be the easiest path to do at least getting, cutting my teeth there. Then I started going, like, started reading up on bigger pockets. This was four and a half years ago, maybe five years ago at the time. And seeing what I could do, they're like, All right go to a investor meetup. And the first or second investor meetup, there was a gentleman there that started talking about multi-family and the power of the cap rate. And with my corporate background, I'm like, This is, this sounds. In theory, just as easy as trying to buy single turnkey assets, Joined his mentorship program for a couple year and a half and finally in February, 2021, I, along with, my investment partners closed on our first apartments indication. so that was, that was my first real estate investment. And as you mentioned now, it's just been momentum and just sticking to it. This is, this is all I focus on from an active perspective and just wanna keep on, keep on, keep, keep at it, um, and just keep my focus here, right? [00:03:10] Sam wilson: Hey, man, that's great. One every seven months is, is fantastic. progress and momentum. Nothing nothing to be ashamed of. Certainly on that front. When it comes to the types of assets you are buying, I know you and I talked a little bit here before we kicked this off, in that you're buying some assets and you're pumping a ton of money into these deals. Can you give me some kind of background on what flavor, I guess, of multifamily it is you're looking at and how you're finding value there? [00:03:37] Brendan Chisholm: Sure. The team I work with, we focus on value add, distressed investment types. So the value add is putting some, putting capital expenditures into the deal and forcing growth and noi mostly through reduction of expenses and increase in, in income. We're going in. , as you mentioned, it's, it's a heavier value add deal. The first. Property that we purchased, put about a million plus dollars into the property upgrading the kitchen, flooring, bathrooms, everything as well as the exterior to reposition the property and get it stabilized. Second one, similar strategy that we're implementing. The second property is 70 units in Rock Hills Health, Carolina, and we're doing a $2.1 million CapEx plan on that deal. Taking it back. I know. but, yeah, , doing a combined $30,000 per unit on both the interior and exterior work. Both these two properties have put in or we'll put in barbecue units, dog parks, playgrounds, completely repainted the, exteriors to give it, that fresh, modern vibe. And the living units are, , as close to. Class A minus that you, you'll see you go in stainless steel appliances, brand new modern cabinets, modern design to really capture that the market down there in markets that , we see a lot of rank growth in income, growth, population growth, everything that you're looking for in a multi-family acquisition at this this point what, when [00:05:03] Sam wilson: you say value add distressed, what does distressed [00:05:07] Brendan Chisholm: mean to you? Distressed under 85% occupied. Okay. It was just nine of the units when we purchased the property were completely down and uninhabitable so by occupancy level, you know, and based off of you, well many consider some of the definitions of the multifamily. That would be what we consider a distressed deal. , if it was fully, if, if it was stabilized above 90% or some, some may say 85%, it could have just been in that value add Strategy, but you know, we're ultimately looking at putting in, , based off of the unit count, , 20 to 30,000 plus dollars per unit. [00:05:44] Sam wilson: Right. And under 85% occupancy doesn't necessarily scream distress to me. Obviously, there's some operational improvements that might need to occur or there could be some, there could be some strategic reasons why that occupancy is lower. Are you buying like class C or Class D? I mean, pumping 30,000 bucks a. That's a lot of loot to throw into every single unit. I mean, can you, can you gimme some more color on that? [00:06:13] Brendan Chisholm: Sure these are class C properties or Class C assets that we're transitioning into a class C plus B minus asset. Got it. Most of the vintage that we're working with is early, mid sixties, early seventies properties. so those are, the two of 'em are, well, 60, 61, 65 and the other is a early seventies product. A lot of the interior units have been remodeled before, but had more of a 1990s feel to it. Although a nineties kid, I uh, I don't really, I don't really wanna make sure that we're trying to, you know, increase rents by providing that, that type of product to people. , so that's where, think that answers your question, Sam, of what we're looking at from , when we purchase it, as well as what the units will look like post, post renovations. Yeah, [00:06:58] Sam wilson: absolutely. Absolutely. Go back a couple of years, what are some things that maybe you're doing differently now than how you were doing them two years ago, or 21 months, I guess, as it is? [00:07:11] Brendan Chisholm: Sure. [00:07:11] Sam wilson: Or, I guess the other way to ask this would be say, are there some lessons learned that you would say, Yes, [00:07:15] Brendan Chisholm: definitely lessons learned we've done some things, ,when we first acquired the property of looking at what our, CapEx budget would be, , going on Home Depot, going on websites to find what , the cost would be, and then try to assign that to a cost per square. so in our underwriting now when we're looking at our underwriting, we're taking the actual costs that we've have got back from our contractors and being able to apply it on a per square foot basis. So we're seeing how much money it would actually cost so we can be more in tune with our underwriting. One of the other things that's we've implemented is interior and exterior trackers. For every single project that we're going through it. These are large capital expenditure budgets, so with a lot of different moving pieces to it. And , there could be 20 different items that we're looking to do on the exterior or need approval for on the interior. So we've created spreadsheets on our team to see where the status is of like, if we're gonna do, like regrading our landscaping, who's making the calls, and landscape architect, where does the bid stand? When was the bid submitted? When and what's the turnaround time? Just so we have more informed. Asset management calls with our property managers, with our construction teams. And since we're managing in multiple markets, there's different property management companies, so we don't want to have a blur between each deal where we're asking for , this could be something that's going on in property two instead of property one. So it just helps us stay on track with it too. And it's simple to say. What we've implemented over the past, I'll call it six months for our deals, is if we have a conversation. It's it's a summary of the conversation with the construction manager or the operations team, or the leasing team, or the property management team in general. That covers what we have just so everybody knows nothing gets lost in the cracks. So it's making sure every single task and every discussion with our business partners are tracked and there's an actionable item from there. [00:09:14] Sam wilson: How are you tracking those? Is that via follow up email? Is there a platform you're using? Who, who is writing down the the mid the meeting minutia? [00:09:24] Brendan Chisholm: Yeah it's first email. Then we use, I use monday.com. And that it helps tremendously , With our follow up and who's the person assigned to the task. And then it's just, we share a OneDrive amongst our team and we have all of these trackers assigned that we've created for each property. And whoever's in there is looking at it, updating it, and then just updating the Tatum, which we have the discussion. Right. How [00:09:46] Sam wilson: have you guys, you know, you, you're taking down deals as a team. How have you decided who handles what part of this business? [00:09:55] Brendan Chisholm: That's evolved over the past 21 months as well. The majority of us, there were six gps on our first deal. And you know, there's, that's a lot of hands on a 53 unit deal. , Sure is . So it's evolved in which. Each of our strengths are, we figure out what our strengths are, what we like to do amongst now there's four of us who are working together, who likes to do the asset management, The follow up, I'll raise my hand. That's me. There's other guys who focus more on the acquisition side to allow us to get those 21 units or the three properties in 21 months, and all of us separately focus on, our own group of investors to be able to do our capital raises, you know, market ourselves, market our market, what we're doing. But one person's more so involved with that on the retail side where our, for us, it's more of just internal family and friends that we're, we're trying to recruit to invest into a deal. [00:10:49] Sam wilson: No, I think that's, that's great. And I think that's always an interesting I mean interesting, um, just the relationship and how those, those are built out. Cause I mean, a lot of times we see that here in the space where there are multiple people with multiple different entities coming together to take down a deal, which is one of the cool parts about this business. but then deciding who does what and making sure that everybody stays on track is a unique, uh, Not problem, but just, thing to be solved, I guess. And how people solve that and take 'em down is, is always probably unique to those particular sponsors. So, curious, you know, how that worked out for you guys? What, what do you see in the acquisition pipeline or in the acquisition future, you know, for you guys? Is it gonna be more the same? Are you guys changing what you're buying? Talk to me about that. [00:11:38] Brendan Chisholm: We'd like to graduate ourselves into larger deals. so we're the most recent acquisition. It was a 45 unit direct from seller off market. And it was, it hit our return metrics, It hit everything that we were looking for, but we were, prior to that, we were looking at 75 to 150 units in the same markets that we currently have properties in. We'd like to have full-time maintenance and leasing person on staff. And then, start building out some of the economies of scale on our end there. We're still focusing on these value add deals as well as well as distress. It's you in a rising interest rate environment where rent growth has, like it's finally slowed down a bit. Just, you know, month on month, not year, on year. However, our business plan. Prior to, the tailwinds that we received from some of the rent growth was to add value to every single deal by increasing the rental income, figuring out if there's, additional ancillary revenues that we can generate in creating operating efficiencies. And we still think our business plan. through what we've seen over the past, six months going over now until the whenever it's just to continue buying value, add distressed deals, and forcing that appreciation on the property. [00:12:48] Sam wilson: You mentioned some team members that I would've traditionally thought were part of property management. Are you guys. In house managing, or do you guys have third party managers on each of these properties? [00:12:59] Brendan Chisholm: We have third party property managers on all of these properties. We don't have the scale yet in our local markets to be able to do a full time property management team yet. Got [00:13:08] Sam wilson: it. Got it. Okay. Okay. Very cool. And I guess , I guess, that's the next part of the business is when you, you start buying bigger assets, but what are you gonna, what are you guys gonna do you think, to stay competitive when you start buying bigger [00:13:21] Brendan Chisholm: assets? How do we say competitive? It's through those seller and broker relations that we have. I'm not saying we've gone out and acquired more properties than anybody else, but we make offers on deals, and we've proven we can close on 'em. So, and right now we have, we're gaining a track record of doing well and hitting our business plan. So I think , when you present that to a broker or a seller, there's a list of references that a company. Each of our, LOIs that go out that, hey, these guys actually can close. We've worked with, you know, multiple lenders now, both on , the agency side as well as the bridge side that say, these are the guys that can close deals. They go after deals and they deliver upon their word. [00:14:03] Sam wilson: I think that's fantastic. You mentioned something there I'm really curious about is the debt side of things. What do you see on the, on the debt side, what, how are you guys positioning yourselves right now as it pertains to debt? Is there anything unique you guys are doing? [00:14:18] Brendan Chisholm: I wouldn't necessarily call it unique, so we're adapting to the changes of what the debt market is giving us. Right. And our first two properties that we acquired in 2021 and early 2022, We're doing a bridge to agency loan. We've executed upon the first one. We got the long term debt set up, the second one, with the floating rate debt. Interest rates are going up. However, we accounted for that when we purchased the property, we've worked with our lender to make sure that there's a cap on, sofa right now. Right. And we've transitioned into our third deal because , we bought a fixed. a fixed loan from a community bank rather than a bridge loan. We saved 200 basis points by going fixed versus a floating rate. So there's, you know, some meaningful difference in And having that for your, your monthly debt service than what it would've cost us if we weren't bridge. Yeah. [00:15:10] Sam wilson: 200 basis points. That's substantial. What was the downside? I guess when they said, okay, here's, there's always the bait and then there's the hook. So right there, [00:15:19] Brendan Chisholm: the bait, the hook is, it's a recourse loan. However, Collectively, we feel in our heart of hearts and in our belly that regardless of what's going on, our business plan and the way in which we execute it is sound. And we were okay accepting that type of, with recourse, there has to be a zombie of pocalypse for us to for like if the, our break even occupancy for that property is 65% on like a, a long. Over the course of many months that happens in the market that we just purchased it at, based off of how quickly they're turning units and how low the days to rent are there's a lot more going on , in the world than worrying about our property being 65% [00:16:01] Sam wilson: but assuming a recourse loan, I don't, I mean, everything we do in the RV resort space is recourse. Yeah. It's just the way it is. There's not the option for non-recourse, so I don't know that just, and if you're not willing, I'm, This is my contention is that if you're not willing to go recourse on it, then you probably shouldn't be doing the. Right. I mean, either you believe in it or you don't. And it [00:16:23] Brendan Chisholm: That's a big thing. We believe in it. We believe in every single deal we do. We invest right along with our limited partners, and we're putting our money where our mouth is. The second, thing that they put us with was there's, the prepayment penalties are a little higher on, on the first three years. So it's, it's a three 22. Right. [00:16:40] Sam wilson: Okay. So for three years you have a higher, you have a higher prepayment penalty, but again, if your business plan is longer than that. Yeah. [00:16:48] Brendan Chisholm: Okay. Our, yeah, our business plans usually are, plus years, hold and do the execution within the first 18 to 24 months. Right, [00:16:56] Sam wilson: right. No, that makes a lot of sense, Brendan. That's, that's super cool. I love the way that you guys have found a way to get into some of. I'm gonna call 'em smaller deals. Initially outta the gate. You know, some stuff that needs some heavy value add, you guys haven't shied away from. You found a way to pump a ton of money into the deals and yet still have them make sense. And I think one of the things that we talked about off, maybe we didn't get the chat about here was just, and I know you briefly mentioned it, is that you've had a refi on one, if not two of these properties go down. And it's come out looking, looking very, very nicely for you and for your investors. So I love. Love the way you guys have had such fast progress here in the last 21 months. And then, you know, looking forward where you guys you know, you're looking to do larger deals here in the future, so that's absolutely awesome. Craig, welcome to the show.   [00:00:54] Craig Berger: Sam, thanks so much for having me. Really appreciate it.   [00:00:57] Sam Wilson: Pleasure is all mine. Craig, there are three questions I asked every guest who comes to the show: in 90 seconds or less, can you tell me where did you start? Where are you now? And how did you get there?   [00:01:05] Craig Berger: Where did I start? I started on Wall Street. As an equity analyst analyzing semiconductor companies wanted to do something more. I spent 12 years there. But after a while, I wanted to do something more. And so I left to roll up my sleeves and be a little more entrepreneurial. And fell multifamily was a great place to be so where am I now we've acquired close to 2000 units. We're past the startup phase, I guess I'd call myself an emerging manager. We're hiring and scaling the company across senior and junior positions. And where are we going? We're going bigger.   [00:01:42] Sam Wilson: I love it. I love it. Semiconductor research. You did that for 12 years?    [00:01:51] Craig Berger: Yes, sir.    [00:01:51] Sam Wilson: Wow. Okay. Forgive me, but I would think and again, I'm not a semiconductor. I'm not an engineer by any stretch. But in the end, I would think that would get very repetitive going, okay, another company they're building semiconductors. Okay, another company has that wrong? Or am I on my thumb there?   [00:02:07] Craig Berger: Well, it was hey, which companies are good stock longs or good stock shorts. So how to how to trade the stocks, which companies are coming out with, you know, groundbreaking material. It's all about sort of, you know, predicting quarterly earnings, annual earnings, who are growing well, who's not growing? Well, how do you make money trading stocks?   [00:02:28] Sam Wilson: Right, right. How I mean, that's a completely different set of skills than what we have here in the multifamily investing space. I mean, we're looking for, you know, good opportunities that produce solid cash flow that we can predict, you know, well into the future. Not, hey, what's the stock price gonna be tomorrow? Was that one of the attractors for you?   [00:02:50] Craig Berger: It was, I mean, there are some common skills like how to underwrite companies or properties, how to how to predict the future, what is the economic environment look like, you know, don't fight the Fed, everything's a cycle and economic cycle, right, buy low, sell high. So a lot of those concepts are transferrable, but a lot of new skills have had to be developed as I moved over and became what I call an entrepreneur and an owner and an operator you know, you have to kick your cushy off corner office to the curb, and you know, roll around in the mud and the muck to build a business like this.   [00:03:28] Sam Wilson: That's really insightful what you said about the common skills and not something I would have thought about is the research that you were doing all these companies it's, I mean, it's the same thing just moved into a different asset class and its own right.   [00: 03:24] Craig Berger: It is a lot of overlap but again, a lot of new stuff the whole operational skill people management, you know, daily operations, making your assets perform all of that is is new, which is what I wanted, I wanted to get out of a world of theory and judging other people's actions and into a world of doing that I felt multifamily was a great way to generate investor returns hopefully do good things for our residents that are you know, on-site and deserving of great things and hopefully be able to be a good community citizen.   [00:04:16]  Sam Wilson: Yeah, absolutely. That's really really cool. When did you know you were on to something? I mean, again, these are kind of two different animals. So how did you know that oh, hey, I'm gonna get out of being a researcher and then I'm gonna go into multifamily.     [00:04:31] Craig Berger: Sure. Well, I bought my first multifamily asset in 2015, about six months after I left my job, but I also bought and sold a couple of hotel assets Along the way, I've bought and sold a net lease asset along the way. So we've dabbled in, in different food groups and thrown spaghetti at the wall. And all of that was sort of a process of self-discovery and learning and growth and ultimately trying to figure out who I want to be when I grow up in this business, so to speak. And that's, that's an ongoing process and some of those experiences that I had along the way, I hope to be able to leverage and grow into a business in the future. Right now. I'm solely dedicated and focused on multifamily right now.    [00:05:14] Sam Wilson: That's great. I love love the word focus in your like you said, you're solely focused on that. And that's, that's, that's really, yeah, something I could use more of in my own life. It's a little bit more focused. Tell me this? What is one thing? You know, you've been buying multifamily since 2015? What's What is one thing that you would say, it's probably been the biggest surprise for you in the last seven years?   [00:05:36] Craig Berger: Wow, what's the biggest surprise for me, I'd say the bigger properties can be easier than the smaller properties, you get more support, more scale, more, more third-party management support, more contractor support, and even though it's, you know, hard work to come up with money and, and credentials, to borrow from banks and get big mortgages. A lot of other aspects of this business, I'd say, you know, a 300 unit deal is probably easier to own and manage than a better 90 deal.   [00:06:08] Sam Wilson: Yeah, and that's, that's something we've talked about a lot on this show is it's, it's just as much and or more work, the smaller the asset, which is, you know, the reason we scale into larger, larger properties, you guys have found an opportunity in the multifamily sector, is there a particular asset or particular class that you're buying? Or, you know, you're kind of spread out in the, in the geographic locations, but as a particular, ABC? And if so, why?   [00:06:33] Craig Berger: Well, our story is, you know, starting from scratch, and building a business from there. And so we started with, I'd called class Class D assets, and clawed our way up to class C, and then, you know, got some institutional partners and maybe started buying some B's and A's. So part of that is just sort of earning your way up to scale and, and having credentials. But, you know, I'd say going forward, we want to buy a mix of newer construction Class A and an older, older, vintage, you know, class C plus and Bs, we want a diversified demographic exposure in a diversified geographic footprint to basically manage risk, manage cycle risk, manage market risk, and not be overexposed to, you know, high demographic or low demographic and hopefully have a mix.   [00:07:27] Sam Wilson: What risks do you feel are potential in each asset, or each class of multifamily right now, and why are you diversifying that way,   [00:07:35] Craig Berger: You know, older assets just don't have as much remaining useful life, you know, rents, rents tend to be lower in class C, you know, the resident challenges can be a little greater than nonpayment of rent issues can be a little greater, but I think you also potentially have larger in percentage increase in top-line growth, you know, move from 750 of rent to 1000 of rent is, is, you know, 33% growth in top line. So, we, you know, we want some of those challenges and exposures. On the other hand, you know, the class A rents are already high. Is there a lot more upside from here? Maybe, maybe not? I think it depends on what markets you're in. Obviously, the assets tend to be newer, nicer, a lot more expensive per door, you know, if the economy goes into a recession, do you know higher earners get laid off more and, and have more risk of, you know, vacancy and concessions and the d product where maybe the low-end product and the lower end residence? You know, you always need security guards, people fixing your cars, you know, teachers, restaurant workers, I just feel like the job resiliency in the low end might be more stable than then in the high end. But you know, I don't have the answers, and not having the answers is probably why I want a diversified mix of product, asset classes and vintages and price-per-door price points. [00:09:15] Sam Wilson: I  understand that finding deals that make sense is probably the first step. But inside of that, is there a portfolio allocation percentage that you go to, you're like, Okay, I want 30% in class C one 20%. And there's anything like that, or is it really just does the deal make sense?   [00:09:33]  Craig Berger: I think it's more the latter. You know, I think for folks like a Blackstone or Carlyle and folks that have those kinds of resources, then portfolio allocation decisions probably make more sense. You know, for us, we're trying to find three, four or five, really good deals a year. And next year, maybe it's, you know, five, six, seven really good deals a year. So we don't sort of have an allocation today. But hopefully, in the future, we will have that problem.   [0010:05] Sam Wilson: Do you feel that everybody kind of has to go through that cycle of buying Class D to C to B to A, like you did? Or is there a better way?   [0010:15] Craig Berger: There's probably a better way I didn't do I didn't do the better way, but I think it's you know, it's go work for Blackstone or Angelo Gordon, or, you know, other smaller investment firms that are still doing large volume of business, you know, work for 24 months, and two or three different jobs, build, build relationships inside and outside the company. And then when you're ready to lateral over and do your own thing, you've got more credentials and experience. You know, for me, after working for 12 years on Wall Street for other people, I was thirsty to go out and do something on my own and create a company with the type of company culture that I wanted. But it's a much harder road to travel, you know, than what I described a moment ago.  [00:11:04] Sam Wilson: So right, right, what's one thing you're doing right now that separates you as a buyer, when you're going out and competing for assets?   [00:11:13]  Craig Berger: Wow, well, you know, 45% of the country rents, there's a lot of multifamily operators. So honestly, I don't think anything separates me from, you know, the other 1000s and 1000s of operators out there. There are a few things that I think we do well across asset management being hands-on with our assets, in terms of specifically in terms of acquiring assets and the process. I mean, you know, we try to source off-market and we have different resources that we utilize to do so we obviously bid a lot on market we underwrite a lot of deals, we make a lot of offers, we hang around the hoop deals that we bid on six or seven months ago are coming back to us as broken deals, just given the market dislocation and interest rates and pricing. And so there's no single thing but close broker relationships. nonrefundable deposits really help on you know, underwriting and bidding on a lot of deals really helps acting with integrity. So when you say you're going to do something, you do it and brokers and sellers in rely on that, those are a few things that hopefully help us get close. But it's a highly competitive process. And, you know, it's even in this environment, even though prices have come down. It's really hard to source. You know, a good...   [00:12:30] Sam Wilson: It most certainly is difficult to find a good deal not impossible. When these deals come back around with some price adjustments built in, I guess at this point, it does that what I'm hearing, you're saying that you're seeing prices come down. What do you guys do when that deal comes around? And you get a second shot at it? I mean, you watch what's your strategy from that point moving forward? Is it re-underwrite it, see where they are today? And then just make another offer? Or what's your process?   [00:13:56] Craig Berger: Yeah, well, first thing we ask ourselves is, hey, do we really, really want to own this asset? Because, you know, you buy an asset, you're stuck dealing with it for the next four, five, six, seven years, and you really have to make sure that that's an asset you want to be with for the next X years. But yes, we re underwrite it, we read, you know, updated financials, updated interest rate and debt, environment inputs, updated cap rate assumption, you know, but we generally feel like we know what it's worth from before, you know, it's harder environment to raise equity and today than it was a year ago. So 60s or 70s, build deals are just harder to get done, or a tertiary or quaternary markets are just a lot harder to get done. And so maybe I was willing to buy something a year ago and today I feel like possibly it'd be harder to get investor support for that kind of deal. So that sort of starts with some deep introspection and then goes to reassessing the numbers. And you know, ultimately having discussions with the brokers and sellers was about what price it can really get done.   [00:14:07] Sam Wilson: Right? No, I think that's really insightful. You said it's harder to raise equity. Now, can you explain that a little bit?    [00:14:15] Craig Berger: Well, stock markets down 25% bonds are down 20 plus percent. It's the first time in modern history where both stocks and bonds have fallen precipitously at the same time, usually its bonds or flight to quality when stocks are falling, or vice versa. This cycle, it's there's there are no safe havens. So you know, 25,30,40% of the dry powder capital on the sidelines has evaporated. And, you know, a lot of folks are concerned about a recession, whether it's, you know, a slowdown or recession, clearly, there's a lot of concern. So getting people to part with their cold, hard cash is just very challenging right now, that's true, whether it's individual high net worth, guys that we're pitching institutional guys that we're pitching, everybody's being a lot more selective, right? Just like I'm being more selective with where I'm gonna buy a deal. And what vintage in this environment, that, you know, everybody's being more selective and careful and holding on to their now shrunk in cash pile tighter and more carefully.   [00:15:22] Sam Wilson: Do you feel like as a deal sponsor, that there's something or that you and or us as sponsors, as a whole should be doing to educate our investors on this front? Because my contention, and it may be you can either agree or disagree, you know, whatever you want to do there. But my contention is that when everybody gets scared, and people stop investing is when you're probably approaching the right time to begin investing, you know, maybe not entirely, I mean, there's part of it, that there's some, you know, wisdom in waiting and making sure that the right time, but, you know, investor psychology says that people typically invest at the completely wrong time. So is there something you guys are doing differently to make sure that you stay in front of your investors where you're saying, Hey, let me let me build some competence into you into what we're doing? [00:16:11] Craig Berger: Well, that's a really insightful question. Look, prices have come down somewhere on the order of 10, to 20% in multifamily. So I think it's a 10 to 20% better time to buy than it was eight or 10 months ago, you know, will it get worse, will prices get cheaper? I don't know. But we are looking for opportunities now. And any deal that I buy, I have to have pretty good confidence that I can double our equity, you know, over a four to six year hold period. You know, there's a lot of benefits for investors to going into multifamily. In addition to doubling your money over roughly five years, and I just look at the NASDAQ or the stock market, I just don't think the stock market is going to double from here over the next five years. Unless the Fed starts easing and getting super loose again, in which case multifamily is also going to go haywire and shoot to the upside so I like multifamily, I think it's a great time to be buying right now. If you can lasso together the resources. Obviously, if you're one of the firm's that has on balance sheet dry powder, it's it's a tremendous time to throw your weight around and scoop up assets. Could things be cheaper in three months or six months? Anything's possible. You know, bridge debt is expensive folks that were over levered, are going to feel pain and in the coming year, it might be hard for them to refi with similarly high leverage, especially now with bridge that rates about 7%. So maybe, maybe things get worse. But I'd say we're at least, you know, halfway if not more, from peak to trough pricing and multi and, you know, we're out looking for opportunities and looking to double our investors' money reliably. And predictably over you know, over a five-year hold.   [00:18:03] Sam Wilson: I love it. I love the way you the way you're thinking about that. That's, that's really, really great. Certainly appreciate you given some insight on that when it comes to the tenant experience. What is one thing that you guys are doing that you feel like is different maybe than other people are doing in the industry as it pertains to your tenants?   [00:18:25] Craig Berger: Well, it's a huge industry. So I think everything's being done but we you know, we try to have resident events and resident engagements at least once a month and drive a real sense of community at the property level. We obviously are renovating the vast majority of our deals and looking to give our residents as high of a quality of life and quality of home living experiences as possible. You know, we're working on some corporate-level give-back programs for residents in need. We don't want to impugn property level performance by doing charitable giving at the property level but at the corporate level if there are you know, hardworking salt of-the-earth residents that then truly need a helping hands, I think it's important to work to give back to those folks. We're pretty small today but we're working on establishing some formal giveback programs at the corporate level. You know, and you know, we try to hire really good employees maybe better employees pay a little more get some better quality employees to have that extend over again to the residents and the properties overall. Overall look, feel, and experience quality of life.   [00:19:40] Sam Wilson: That's cool. Craig, I love what you guys are doing. Thank you for taking the time to come on the show today and really share with us your story of transitioning from Wall Street to multifamily investor I love the overlaps that you talked about the common skills there early on that you shared that you found to be super valuable. I think it's really cool that you just quit cold turkey and said, Hey, man, I'm going long in the multifamily space that takes a lot of courage and clearly you've done very well with it.
