Craig Stevens may be a Landscape Architect with a thriving business but he also stands outside his story and unashamedly admits to a 20-plus-year struggle to overcome drugs and alcohol. One of the secrets to his success is that he only hires formerly incarcerated or those in recovery. Craig, a distinguished CPA with over 30 years of experience in the financial services industry, has made a name for himself as the founder of groundbreaking real estate ventures. Apart from his successes in real estate, Craig is also known for his innovative wealth-creation strategies. He was featured in a TED Talk for his creation of the Wealth Factor, a platform that enables individuals to discuss their financial position openly and transparently. His passion for helping people grow their wealth has led him to start several startups that empower the common investor to access high-return investments that were previously out of their reach.Craig has had an impressive career in finance and real estate. As a CPA, he was the head of reporting in corporate finance for a large insurance company, where he was responsible for all financial reporting and analysis. Over the past 10 years, Craig has also been investing in real estate, spending his free time acquiring properties and expanding his knowledge of the industry. Last year, he finally reached a point where he was able to leave his corporate job and focus solely on his real estate ventures. Craig's accomplishments in both finance and real estate are truly noteworthy. His journey of leaving his corporate job and pursuing his passion for real estate was a nerve-wracking decision, Craig felt excited about his new business and the opportunity to lead it. However, he soon realized that running a business is a 24/7 commitment that requires constant attention and dedication. He then made a strategic decision to leave corporate America and start investing in real estate. Over a 10-year period, he acquired properties and built up an impressive real estate investment portfolio worth over 260 million dollars. This eventually led him to start his own real estate business and leave his corporate job behind. Today, he is focused on helping others to invest in large real estate transactions, such as 100-unit apartment buildings. By allowing investors to buy a share in the partnership, they can participate in the returns and tax benefits of real estate without having to manage the property themselves. He is passionate about empowering others to grow their wealth through real estate investing.Craig now teaches his wealth-creation strategies to others. His real estate investment model enables common investors to access high-return investments that were previously out of their reach. Through his startups, Craig empowers individuals to develop their personalized wealth growth strategies and make sound investments in the real estate industry. He found a way to simplify the process by focusing on three core areas: time, money, and knowledge. By drawing a triangle with each side representing the strength of their resources in each area, he was able to identify their strengths and weaknesses and work on improving them. In building a successful business or real estate investment portfolio, it's crucial to have a balance of time, money, and knowledge. By assessing your strengths and weaknesses in each area, you can create a triangle that represents the size and strength of each side. With this framework, you can identify areas for improvement and work to build a well-rounded foundation for your endeavors. It's important to note that having a lot of money isn't enough if you don't have the knowledge to use it effectively. With dedication and effort, anyone can build a strong triangle and achieve their goals.Craig works with corporate American individuals who lack time to study real estate investing due to their busy schedules. Many of these individuals also lack the knowledge required to invest in real estate. Operating properties directly makes sense for people who want to be hands-on in the daily operations of a property and who have the time and experience to be successful at it. There are many cases, however where people acquire properties and then encounter hidden challenges like bursting pipes, termites, cockroaches and other unforeseen headaches. That's why many people are better off and able to get better returns investing in other people's deals. After the due diligence of an operator, and the specific opportunity, the work is done, and the cash comes in. Craig Stevens, Founder of GroundBreaking Real Estate LLC, started out buying small residential units on his own but has transitioned to investing in and raising capital for other syndicator's deals.
There have been two further deaths in the past 24 hours, both in Hawkes Bay. Civil defence reported late last night that a woman in Putorino had died after a bank collapsed onto her home. Police visited the property following a missing person's report and undertook rescue efforts but were unsuccessful, they said. A body was found on the shore in Bay View, Napier shortly before eight-PM last night. It is not yet known if the death is connected to the flooding. In Auckland, the search for a firefighter trapped under a collapsed house in Muriwai has resumed this morning. Fire and Emergency says it's still holding out hope of finding Dave van Zwananberg in the wreckage today. It is more than 24 hours since he went missing. A colleague of his also caught in that slip has been identified as Craig Stevens - he's in a critical but stable condition in hospital. Auckland councillor Shane Henderson spoke to Kim Hill.

How do you leverage your existing skillset when leaving your corporate job for real estate investing? Craig Stevens the Founder and President of Groundbreaking Real Estate, an investment company that helps investors achieve sustainable returns on multifamily assets. He started his career in 2014, and over the past eight years, Groundbreaking has owned and operated over ten buildings with a fair value of about $5.8 million, housing more than 35 tenants. Craig came from a humble background, living in a trailer park with other families in similar financial situations. Growing up in that environment has helped Craig safeguard his wealth, and other people build wealth and success. Like many other investors, Craig used to be part of corporate America. He was a CPA until he realized he didn't want to work at a desk until he retired, then everything changed. How did Craig leave the corporate world and enter real estate? What drove him to invest in the short-term rental space? What gaps in the area did he manage to fill with his system? KEY TAKEAWAYS 1. As you build wealth, looking back at your roots and humble beginnings will help keep you grounded. 2. Short-term rental properties can be more profitable with the proper management systems in place. 3. Don't invest in a property without educating yourself. Learn as much as possible, set goals, and determine your strategies before pulling the trigger. 4. When you quit your 9-5 and start a business, you have to identify your weaknesses and determine how you can address them. Teams from several New Zealand Universities as well as NIWA have recently discovered a large Amphipods ecosystem underneath Antarctica. Amphipods are a crustacean largely found underwater, and in these circumstances over five hundred metres under the atlantic ice sheets. The team found the ecosystem by accident after drilling through the river nearby and discovering the animals on their cameras. To learn more, Liam spoke to NIWA oceanographer Craig Stevens about their findings and how the ecosystem could be affected by climate change.

Today we are going back to a defining moment in Australia's sporting history: The Olympic swimming selection trials of 2004.The nation held its breath when Ian Thorpe slipped on the blocks in the 400m qualifying heats for Athens 2004, earning an automatic disqualification from the stickler official.Thorpe claimed a noise caused him to jump. the blocks. What was that noise? Was it the sound of sponsorship dollars going down the drain? Or perhaps the NRL's Phantom Siren diversifying into new sports?Anyway, his appeal was unsuccessful - and our dreams of back-to-back Gold in the 400m were dashed. That is, until teammate Craig Stevens bowed to public pressure, stepping aside to give his place to Thorpe and pocketing $130k for the "tell all" interview rights. Was this a Gallipoli-like sacrifice, or just another small step towards the general malaise of Australian society?Audio production courtesy of Tim ‘T-Dog' Eldridge. Born in Havana and raised in Long Island and Miami, Belkys is a natural who took every possible lesson, from piano to ballet to tap. Completely bilingual, she started her television career as a reporter for a South Florida cable station. During her tenure at the Miami Fox affiliate, Belkys has covered major news stories and, up until recently, co-anchored the pop-culture driven Deco Drive. Now you can catch her anchoring the 5,6,10 and 11pm newscasts, alongside Craig Stevens. When she's not on the set she's in the kitchen, hosting her popular “Bite With Belkys” cooking segments and her Emmy nominated 30 minute “Bite” specials.
