During this episode of the Lab Coat Agents Podcast, host Jeff Pfitzer speaks with Krista Mashore, a coach, speaker, and best-selling author of five books who has ranked in the top 1% of realtors. They discuss the amazing results that can come from embracing video, showing up where your audience is on a consistent basis, and positioning yourself as an authority. Episode Highlights: Krista Mashore has been in real estate for 19 years and was formerly a teacher. Teaching and coaching are her passion. She sold 69 houses her first year. Her best year she sold 169 homes. Now she spends 95% of her time coaching. Start embracing and adapting to technology and change. After 4-5 months of creating content consistently, realtors can establish the know, like, and trust factor. Start thinking about how to show up as the authority figure. Be willing to do what people aren't willing to do now so that later you don't have to. We can be victims of our excuses or we can be someone who takes action. One video can translate into seven or more pieces of content to use across platforms. Show up where your customer is even when it’s uncomfortable. You are also adding value to your listing presentation by demonstrating how you leverage video. If people aren't using social content correctly, it means nothing. Just get started by talking about anything community or real estate related. You might need to hire someone who teaches you how to properly distribute the video. Take old tactics and bring a 21st-century twist to them. People will know you're the authority figure when you expose yourself to the masses on a consistent basis. One idea for content creation is to share what you learned today. Instagram Stories is your own reality tv show. Document your life and sprinkle in business. You will get over your fear of video by getting out of your head. Use your platform to connect with your community. Commit to consistently producing content. The hardest and most important part of the sales cycle is lead nurture. You can convert leads more easily when you have established a relationship. Krista describes how her coaching system works. Learn more about Krista’s books and where to find them. 3 Key Points: Understand the power of leveraging video correctly. Re-purpose video content across different social platforms to maximize reach and efficiency. Be willing to invest in your education. Learn from others who have already done what you hope to achieve. He talks about working with a volunteer-based board, who makes decisions, and to consider the message that compensation communicates. The CFO of a higher ed institution is a strategic leadership position that requires a mixture of talents. Not only must they have a strong financial background, but they must also be able to look across the spectrum of the operations at an institution, and sometimes that includes security and financial aid. The role requires looking at an institution from a 30,000 foot perspective vs. a day-to-day task position which is how a controller should be looking at an organization, e.g., accounts balanced, etc. One of the reasons that it is critical to have a CFO who can look at long-term impacts of finances, is that of deferred maintenance which currently has a $2 trillion price tag in higher ed. One of the great things that Columbia is doing under Hartman is upgrading plant equipment. This is where a good understanding of numbers and projecting in the future is critical – Columbia has come up with a creative way to trim down its $10 million deferred maintenance bill by swapping out all its plant equipment. Through the savings in utility costs plus the rebates which they have gotten, they have been able to replace their old equipment and the savings have paid for the new physical plant. Also, they have a written guarantee from their contractor that the savings realized from replacing their old equipment would pay for the new equipment. Many institutions nowadays are including maintenance in the fundraising/development monies raised. Columbia is in the middle of a fundraising drive for $10 million for a new building, and in a major gift from one of their board members, they have included 15 years of maintenance costs for the building. Over 70% of higher ed CFOs are reporting they have less faith in the sustainability of institutions, and institutions need to rethink how they’re doing things. An example of this is that academics are not changing, because they are not preparing their graduates to step into the job market. One area of concern for faith-based institutions is the ability for their students to get federal financial aid. Given the current political challenges coming out of Washington, there is no telling what the new Higher Education Act will look like, which puts into question the ability of students to obtain federal financial aid to attend college at faith-based institutions. Some institutions are moving forward on their own with innovative solutions, e.g., Grove City College and Hillsdale College, but others need to follow suit. Higher ed shared governance has morphed into something different than it was intended to be, i.e., many faculties believe that they should have a say in how a college is run. The intent of shared governance was that faculty were the experts in curriculum and research. However, the courses that they are developing do not meet the needs of the businesses who are hiring graduates, and so they should take input from other resources to ensure that graduates have the skills that are needed in today’s workplace. Key Points: Understand the difference between a CFO and a controller. Your CFO should have a strategic 30,000-foot level perspective and a strong operations background on top of financial acumen. Look at creative ways to upgrade your plant equipment. There are companies out there who will give you a guarantee that the cost savings realized through replacing your equipment will pay for upgrading the equipment. Include deferred maintenance costs in the gifts that donors give to your institution. Faith-based (and all) institutions should aggressively pursue new avenues for assisting students to finance their education. There are a couple of institutions out there who are doing a great job of this, e.g., Grove City College and Hillsdale College. Shared governance has gone too far in that faculty believe they should have a say in everything. When it comes to curriculum, they are the experts, but as far as how to run an institution, no. Institutions must rethink how they are delivering education and creating an environment for learning. Graduates are coming out of University unprepared for their first jobs, and faculty should be consulting with businesses to ensure that the curricula they design meet future employers’ needs. Mark Mikelat joins us in studio this week to chat about TWITTER! Twitter is a mystery to us.. we'll just come out and say it: We kinda suck at Twitter. We don't understand the whole 140 characters or less, abbreviations, acronyms, etc jam that is Twitter. So we REALLY needed to have Mark in-studio to help us! Mark is an online marketing expert who specializes in helping small businesses with their marketing systems. As small business owners, the biggest mistake we can make is being great at what we do (photography... what what!) but not learning how to properly market ourselves so nobody knows we exist. So here are some tips from Mark on how to get your voice heard on Twitter! Be sure to tune in for more: Key Points: Understand the advantages and disadvantages of Twitter (and other social media networks): Mark used the following analogy to describe Twitter marketing vs. Facebook marketing: Twitter marketing is like a conversation in a hallway. It's super fast but it's dispersed. You might only be chatting for 30 seconds, but other people might overhear you. Facebook is like a conversation in a bar. It's longer, friendly, and more casual, but people can change the subject on you. Once you understand WHY you should be using Twitter, you can better understand HOW to use it. Avoid selling to people on Twitter: Don't go on Twitter and tell people to BUY THIS BUY THIS BUY THIS. Instead, use Twitter to stir interest in yourself and your product/services. Use hashtags (2 to be exact) to connect with people, and have a conversation with someone via Twitter about your work, your product, etc. You want to create engagement instead of just selling to people. Here's another analogy: think abut your favorite celebrity on a late night talk show (I'm going to imagine Justin Timberlake on Jimmy Fallon... just saying). They chat about their life, funny stories about their kids, etc for quite awhile before mentioning the real reason they're there (to market their film, album, etc). They're marketing themselves but they're not being super obvious. Keep an 80/20 ratio: You want 80% of your social media chatter to be engaging, inspiring, and educating your audience. The remaining 20% can be spent promoting yourself. This way you're using Twitter marketing to create interest without only selling yourself and boring/annoying people! Create engaging posts that make people want to know more: You want your Twitter post to be super brief but super interesting, so people really want to click it to hear more. Asking your user a question can be a great way to do this. Think about the last marketing post YOU clicked on. Why did you click on it? What made you interested in that particular article or post over others? Try to infuse your twitter posts with the same technique. Decide your business vs. personal post ratio: This is something we've always wondered. Should we have a business-only Twitter account and then a personal Twitter? Or should we mix them together? We actually struggle with this with ALL types of social media. Mark says it's totally fine to keep them separate, depending on your threshold of sharing your personal life with the world. However, if your fans are okay with your it, it's not a bad idea to share some photos of your personal life on your business social media. It lets people get to know you better and relate to you more. So don't bombard people with your pets, kid, etc...but don't be afraid to share enough for people to feel like they know you on a personal level. Mark has a bajillion more tips for you (this is one of our longest episodes) so be sure to tune in and download our podcast to hear more! Mark is also sharing his Twitter success kit absolutely free for you guys! This is a fantastic resource; he wants to make all of us Twitter rockstars! There are 20 videos here that show you guys exactly how to be a Twitter marketing expert! These videos cover a ton of different topics, including how to get followers on Twitter, how to monetize on Twitter, etc! Go HERE to download! Mark ALSO wants to give you the email marketing success kit! This is another amazing tool (and possibly another show topic!)... this kit includes 20 videos again, but these are all about email marketing! To get this kit, text the word "Mark" to 22828.
